House had everything we needed to make it a really wonderful week away. Todmorden close to great things to do, nice walks and good links to Manchester. Owners really helpful. Only slightly negative point was the road up to the cottage was very steep and narrow but we managed fine with an SUV. Would definitely stay there again. Had a lovely week.

  • "Very enjoyable stay."

Even with the drive up, we have a fairly low BMW but with sensible driving, this didn't pose any issues. Lovely hosts, not imposing but there if you needed them. Our three dogs (greyhounds and a saluki X) enjoyed the countryside with numerous footpaths to explore both up and down the hill. The secure garden is great for late night doggy toileting with the ornate metal fence a decent height to deter potential canine escapes. Ours also enjoyed greeting Ben and Jacqui's two pooches, especially our own rogue, Dexter who liked to say a noisy hello on several occasions. Sorry Ben and Jacqui. On the approach to Rake Hey Farm through Todmorden, there is a Lidl, an Aldi and a large Morrisons, as well as an array of independent shops. So it is easy to stock up prior to tackling the hill, if like us, you are happy just to enjoy the scenery and chill. That said we did make a few external visits, to nearby Hardcastle Crags (National Trust), very nice walks and views as well as the usual NT cafe for tea and cake and also to Haworth, where we visited the famous Brontë Parsonage and the excellent nearby dog friendly Black Bull pub. We will I dare say be returning.

  • "First off I'd like to say the owners Jacquie and Ben are lovely and helped sort out issues from arriving."

The drive up to the cottage is very steep with two tight corners. Quite nerve racking and steeper than I anticipated. Please bear this in mind if you book this cottage and you are not a confident driver. First night the oven door wouldn't close properly, the two smoke alarms upstairs went off repeatedly every 30 mins during the night meaning little/no sleep as it disturbed us and the dogs. Ben did say we should have messaged but as it was after 11pm when we went to bed we felt we couldn't do that. Into the week the lack of hot water despite pressing the button advised to press in the welcome pack which when I asked needed re setting (power cut previous week and hadn't re set) and eventually we got hot water (cold showers not fun). Remote for TV in bathroom to control volume wasn't working so had to ask again for this to be sorted. Secure garden wasn't secure enough for us as one of our dogs got through-maybe some wire to stop this happening would be good. No chair in front of dressing table and also electrical point for hair dryer not near the dressing table so couldn't see what I was doing when drying my hair. I felt like I was having to contact the owners a lot which made me feel uncomfortable and with the garden issue we ended up feeling uncomfortable letting the dogs out in case they went in the owners garden. We left early (Thursday rather than Friday) as we just couldn't settle and relax. Cottage is lovely apart from the issues we had. Everything provided such as tea bags, oils, washing stuff etc. The issues and the rotten weather meant we had not a very enjoyable holiday unfortunately.

  • "The cottage is in a beautiful setting."

It is very comfortable and has everything you could need for your stay. It is well appointed and filled with quality linens, kitchenware etc. They left a lovely welcome pack of delicious local produce, tea coffee etc and also washing up liquid, sponges , tea towels etc which is rare in self catering properties in my experience and really helpful. The owners are extremely kind and helpful and they made us very welcome, going above and beyond to make our stay easy and stressfree. We spent ages sitting looking at the view and enjoyed the walks from the cottage. Prior to visiting I had become anxious about the access from reading other people's reviews. It wasn't as challenging as I had believed, although underconfident drivers may struggle. My husband found it got easier each time. The track is steep and windy and the lower section under the railway bridge is uneven with some potholes and this needs a slow careful approach. There are a couple of steep bends , our volvo v60 managed these as did a Toyota Auris. The Seat Leon struggled , but got up. This only has a 1 litre engine however and was heavily laden. The bottom of the access by the main road has several speed bumps close together as you turn in. It is worth the effort! (Our party found the access to the wedding venue we went to, more problematic.). Thank you.

  • "The road leading up to the property can seem a bit daunting when you first arrive but is not a problem after a couple drives up and down it and is definitely worth it for the beautiful cottage at the top ."

The cottage is very comfortable and equipped with everything you might need and there are lots of extra plates/glasses/cutlery etc means you don’t need to keep washing up after every meal. Our two dogs really enjoyed it, there was the garden to enjoy and chill out in after a lovely walk, of which there were many directly from the door, while the humans took in the views. Jacquie was approachable and always on hand to answer any questions you might have. We felt really comfortable and at home in the cottage and hope to return again some time soon.

  • "The cottage is very well equipped and comfortable."

However the stairs are steep and were difficult for us oldies. Our main issue with the cottage was the access road. It is long and very steep with horrendous potholes and ruts to navigate. Fortunately our car, a land-rover , could cope but we found it so daunting that we could not face a week of it and so left after 3 nights. It would be impossible to navigate the road without a robust 4x4 vehicle.

We're sorry you didn't enjoy your stay and that you didn't let us know of your issues before you left. Please be assured that, as per the notes on the listing, most cars can access the road adequately. Property Owner

The cottage is fitted out to the highest standard and is beautiful. Everything there that you would want. Lovely welcome pack of local bread, cheese, chutney, butter and milk. The bed was one of the comfiest I’ve ever slept in. Great views. Ben and Jacqui (the owners live next door) were fabulous. My little car struggled with the road up to the cottage (1 litre with 2 dogs, 2 people and a full boot), so Ben kindly took us into Tod to get our click and collect order from Morrisons. So very kind of them. If I ever get a car with a bigger engine, I will definitely be booking again. Thankyou

  • "The cottage was very well set up and great for our needs - spacious enough for 2 adults and 2 big dogs."

The front garden was enclosed enough that we didn't have to worry about meeting a sheep when we opened the front door to let the dogs out to do what they needed to. The big sofa protection sheets meant we didn't need to worry about where the dogs slept at night - at home they sleep in with us so this was new territory. The underfloor heating made everything very comfortable. The drive up to the cottage was slightly scary but the listing did explain that it was challenging so we can't say we weren't warned.

Extremely comfortable and we wanted for nothing. I can understand that the driveway upto the property may put some people off, but if you are after peace and quiet away from the world for a week, it is worth the effort. Great walks straight from the door, public footpaths everywhere, ideal if you have dogs. Would happily stay in this cottage again.

There was nothing more we could have asked for. My mum thought she was in heaven, soaking in the bath watching the tv. Our dogs thoroughly enjoyed it too. My only concern was the steep and winding track to the property however the owners offered to drive my car if I didn’t feel confident in driving myself. They even brought us some shopping whilst getting their own. Beautiful cottage and excellent hosts, couldn’t have asked for more.

Jacquie and Ben have paid great attention to detail in making the farm accommodation cosy, well equipped and with the added benefit of many creature comforts. We did not need to take advantage but it is a nice touch that the log burning stove is set up for a cosy fire with logs available for every night if you choose. It was also nice to be greeted with some handy groceries in the fridge - the fig chutney/relish being an especial favourite for us. Lastly, the dogs had a fab time and came home with coats shining and feeling like silk - Labradors love a stream swim!
