    Owners were so lovely and even helped us guide our cars on the drive when we arrived. Lovely welcome basket of tea, coffee and cake. Milk in the fridge and hot tub bubbling away.     Having met the owners you can tell it's not just a holiday let to them, they truly care about your stay and they love the mill too,.a lot of love has gone into its renovation and decoration. Chris and Julie are very informative about the area, tell you everything you need to know about the property and make themselves available if you need them during your stay, appreciated their suggestions. Lovely welcome pack on arrival, cake, tea, coffee, milk and jams, all locally sourced. Had a fantastic girls weekend, explored the area for walks enjoying nature,sat in the hot tub looking at the stars and didn't want to leave the beautiful house.

  • "We had the most amazing 6 days, every little detail had been thought off and provided."

    The tea & coffee and milk in the fridge waiting, the homemade lemon cake was divine!! The house has all the amenities and was so cosy & comfy. The drinks fridge was very well used!! We loved the hot tub off an evening under the stars, the views from the rear off the property are honestly breath taking, we loved seeing how the river changes each day. This house is secluded in the middle off no where with no phone signal and honestly was just what we needed, to switch off. Kendal wasn’t too far off a drive and we did get out and explore and area. Everyone in our party 7 of us couldn’t fault anything & would gladly return in a heartbeat !!

  • "This place is in a truly unique position and the quality of the interior is wonderful."

    The owners are lovely & informative & have created a wonderful place to stay. The stunning countryside is all on the doorstep. Yet the position is close enough to visit any parts of the Lakes. After the fabulous walks the hot tub was the perfect wind down. All in all a fabulous place to stay! Sykes on the other hand were not that helpful. I asked them questions beforehand & was given the wrong information, more than once.

  • "WOW!! If you are looking for peace and quiet in a stunning location within a first class property - with great lake district amenities close by, book this property and you have found your Shangri-la"

    . Lovely owners gave us a great tour of the property and all of its amazing amenities on our arrival. We had a super welcome pack complete with a wonderful home made cake. Super bedrooms with very comfortable beds and great ensuite bathrooms. But by far the over the river patio is where you will ( weather permitting) spend most of your time. Many thanks Chris and Julie for sharing your wonderful property with us.

  • "Wow, the photos done do it justice."

    The sound from the river is incredibly soothing. Well stocked kitchen, superb comfortable beds. Living room was super comfortable for 4 adults, not sure how it would be for more. The “sunset terrace” is a fab place to chill and the hot tub was fab after a day out. Owners are fab. Going to break my golden rule of never returning to the same place and already booking for next year. Fabulous.

    This cottage has everything you could ever need for a weekend away. Hot tub was a lovely addition especially along side the breathtaking views.     The Old Water Mill is beautifully decorated to a very high standard, the kitchen is kitted out with all the equipment you can think of, great boot room with extra fridge and freezer too. Bedrooms are also of a high standard, very comfortable beds, lovely linen. Very clean throughout, we met the hosts and they were really lovely - we will definitely return!

    The cottage itself is impeccably presented, beautifully and comfortably furnished, spacious and luxurious, and the kitchen better equipped than any I have experienced before in many years of holiday-going. It had everything! All of that was enough to rate it 10/10. But that doesn't even mention the setting - which is beyond stunning. The balcony overlooking the river was fabulous, the outdoor furniture gorgeous, and the hot tub the absolute icing on the cake. The hosts were attentive and responsive, went above and beyond to ensure we had a perfect stay, and we did. Well worth every penny - we had a wonderful time.

  • "The Mill was absolutely beautiful!"

    We had a lovely warm welcome from Chris and Julie and they had thought of everything we needed for a perfect stay. The lemon drizzle cake deserves a special mention! The house had a lovely calm atmosphere as well as being spotlessly clean, the kitchen extremely well equipped, and the river and waterfalls were stunning. It was an area of the Lakes that we’d never been before and the countryside around was beautiful and very peaceful. Not far away were Windermere, Rydal and Grasmere. Rydal was good for a swim, and there were several good pubs to sample. Thank you Chris and Julie for a wonderful stay in your lovely Mill!

  • "First of all if I could give this ten stars I would."

    It is a fabulous property nestling by the river Sprint totally hidden from view. Julie and Chris were great hosts, we were given a warm welcome shown around the first class accommodation and were told some history. The attention to detail is truly unreal, everything you needed was included down to things like tinfoil, clingfilm and even dishwasher tablets. Thank you Julie for the little extras on arrival tea, coffee, wonderful home made lemon drizzle cake and even some milk in the fridge. Everything was immaculate and spotless. The location is amazing with the constant flow of the water over the rocks at the rear of the property and a short walk to see the river to the front. We were lucky enough to catch a glimpse of an otter scrambling over the rocks at the rear and then fishing in the river at the front. There is so much wildlife around you. At the end of the day there's a lovely hot tub to relax in with a fire pit next to. Truly amazing, this is highly recommend.

    Our hosts Chris and Julie have made the Old Water Mill into the most fantastic home from home with added luxury, they have truly thought of everything and then more. From the welcome basket, the guided tour, the log burner with an endless supply of logs to the interior décor and of course the hot tub – words are inadequate to describe just how outstanding this holiday home is. The location is absolutely delightful – peaceful and beautiful. We cannot recommend the Old Water Mill enough...

  • "We stayed here for 7 nights in February."

    Julie and Chris were the friendliest and most helpful hosts. After our stay here we have have realised a holiday abroad is not always required to relax. It was self catering, the kitchen was equipped with everything needed and it was clear a great deal of thought had gone into the set up and furnishings of the cottage. Each bedroom had an ensuite and the views of the river from every door/window were magnificent. The beds were huge and so comfortable! There were lots of opportunities to go hiking during the day and in the evenings the fire was very cosy. The hot tub made the cottage extra special. Julie and Chris live very close by and are available if any assistance is required. Thankyou to Julie and Chris for being wonderful hosts. We have had lots of holidays and travelled extensively, this is definitely in the top 3 of places we have stayed. Hopefully we will see you again in the future!

Cocks Close Estate

Cocks Close Estate is a 24 acre exclusive estate with half a mile of the River Sprint on one side and views up to the Fells and Mountains of the eastern Kentmere range on the other. The estate includes, ancient woodlands, pastureland and a 1 acre tarn. The estate rests on the outskirts of Garnett Bridge, Cumbria and is a fabulous selection of holiday lettings, including a large, stone-built cottage and three luxury, detached lodges that have been named after the animals that once made them their home. The lodges and their interiors have also been designed by the owners, giving them a very special touch! A historic market town with a fine reputation for shopping, Kendal nestles on the banks of the River Kent and is known as the Southern Gateway to the Lakes. Its old cobbled lanes and byways branch off the attractive main street, and the stone ruins of 12th century Kendal Castle sit perched on a hill with views over the town. Visit The Abbot Hall Art Gallery, its regular collection holding portraits by Kendal born George Romney and works by Turner and Ruskin, with other exhibitions through its links with the Tate.
