    ! Amazing house with top notch facilities Here for two day stay for sisters 60th birthday, 9 of us had loads of room, enough bathrooms, room to spread ourselves about. A great kitchen table which accommodated the months load of food and drink we arrived with :) And the quality of the bed linen and towels, wonderful Added bonus of a games room and some lovely walks straight from the door Just arranging another birthday vacation here for next year but will be adding a few extra days Thank you for making our sisters birthday one to remember

  • "We stayed at Topthorn Barn as a surprise weekend away for my mum's 60th and we loved it."

    Everywhere was immaculate with everything available that you could possibly need. The games room and play room was a big hit for the kids (and adults if I'm honest) and everybody had a great time. The only thing that let it down ever so slightly was that the jacuzzi bath couldn't be used as a jacuzzi as I guess it hadn't been chemically cleaned but other than that everything was perfect and we would definitely go back.

    Sorry to hear that you were unable to use the jacuzzi but I assure you that it is chemically cleaned between guests. I appreciate that the numerous controls are confusing but the instructions are in the welcome book. I hope you are able to enjoy this facility on your next stay Kindest regards Property Owner

  • "I can't fault this property at all."

    We all had such a lovely time for a reunion after a long few years. Everything had been thought of. The rooms were all outstanding and the beds were remarkably comfortable. I'm often concerned with big properties that they may be cold but this was not the case! Lovely and warm and although big felt really cosy. The Aga was wonderful for warming up after a walk, as was the giant bath! All of our party had a fantastic time and have vowed to come back again. Would absolutely recommend this property to anyone looking for a group break. Thank you to the owners for your brilliant communication as well.

    The pictures do not do it justice. The attention to detail is superb. We loved this place. It was spotlessly clean so we wish to give a big shout out to whoever does this work. The Aga was incredible ensuring the place was snugly warm. The games room was a delight. The best place we've stayed at since booking our own accommodation over the last few years.

  • "Topthorn Barn met our expectations."

    It was as described on the website. It made a great meeting place for three generations of our family; members of which are now scattered across the UK. The kitchen table comfortably seats eight adults and three small children. The play room was a great bonus. It was well supplied with quality toys and books for young children. The Wendy House was also greatly appreciated. Although we visited the barn in mid-October we were still able to sit out on the first floor balcony and appreciate the view. The autumnal weather didn't encourage the use the barbecue area but it would be a great asset in warmer weather.

    We understood cottage was rural but was not advised access was down 4 miles of narrow lanes-any clients with large vehicles should be made aware-limited passing places! 2.Our party was 9.The electric cookers only were not big enough to cook a family roast.The option of the Aga was not best described-it is definately required if a large party is expecting to prepare large cooked meals. 3.Owners should have advised Sykes that building works were ongoing next door to the cottage.!!

    As there are many routes to Topthorn Barn, it would appear that you may have followed sat nav rather than the comprehensive directions provided at the time of booking. The three and half miles from Kendal allow for two lane traffic to pass with ease, with only the final half a mile of private lane being single track but has numerous passing places. As highlighted in the property details there was always an option to request use of the Aga. When you phoned and raised the issue, the owner ensured that the matter was immediately resolved. As the property is adjacent to a working farm it is accepted that works may be undertaken by the farm staff for which the owners have no knowledge of or jurisdiction. Although the owners tried to contact you after your stay, we were sorry you were unable to clarify your justification of the low ratings as when we spoke you informed us that you were very happy with the property and enjoying your stay.   • "Great house for our 3 generation family holiday."

    The children enjoyed the play room and Wendy house, the adults the games room and the seniors the space which allowed opportunities for a quiet half hour. The owners even purchased a second camp cot for us as we had 2 year old twins in our party.

  • "This property was beautiful, so many wonderful feature, with country homely feel, yet a bit of luxury too."

    It was perfect for the whole family (6 adults, 2 teenagers, 2 children and 2 doggies). Central to lots of destinations and comfortable for when we wanted to have a quiet day. The view was stunning, lovely waking up to the sheep roaming around. The kitchen was the perfect social space and there was plenty of room for the different groups within the family, some played in the games room, some watching TV, others reading in quiet areas of the house. Owners were great when we contacted them about the water tempreture not being great and the problem was solved. The only down side was that there were an awful lot of flies in the kitchen, maybe to be expected to some degree being so close to a working farm. However this did not detract from a fantastic break, great accomodation, in a wonderful part of the world. Thank you.

Offering a wonderful family getaway for eleven guests in the midst of rolling Cumbrian countryside, Topthorn Barn is a stunning stone property, boasting traditional character and charm.

Settled in the village of Whinfell not far from Kendal, Topthorn Barn is within easy reach of both the Lake District and the Yorkshire Dales, and enjoys a games room, spacious bedrooms and a lovely first-floor balcony.

Step into the entrance hall as you come in from the parking area, where a pretty bench awaits you to take off your shoes and get familiar with this family haven.

Head through to the kitchen/diner to find a huge range cooker amidst a collection of quality appliances in the fitted kitchen, as well as a long dining table for family meals.

The games room is the perfect spot for fun on rainy days, with a children's play room with plenty of toys too, leading out to the Wendy house outside.

Completing the ground-floor is the utility room with laundry facilities and the ground-floor shower room.

Take the stairs to find the first-floor sitting room where you can get settled before the woodburning stove on one of the plush seats, with a huge Smart TV to entertain.

A balcony runs the length of the property from here, with access from the sitting room and the following two bedrooms: a master super-king-size boasting a Smart TV and a fabulous bathroom, along with a king-size also benefitting from a Smart TV.

The first floor has a further bedroom comprising a family room with a super-king-size and a single, with another shower room on this floor, whilst up to the second floor there is a twin bedroom with a trundle bed, and a king-size bedroom, served by the second-floor bathroom, so everyone has a tranquil sleeping spot and somewhere to freshen up.

Relax out in the large garden with spacious lawns for up to three dogs to run around on, and luscious countryside views to admire from here or the balcony.

Topthorn Barn sits in a wonderful location for enjoying both the Yorkshire Dales and the Lake District, with the nearest town being the pretty market town of Kendal, known as the 'southern gateway to the Lakes', you can find a great many restaurants, pubs and shops along its cobbled streets and heritage within the 12th century ruins of Kendal Castle.

The local area around the property is great for walking so you can set off from your doorstep and explore the likes of Whinfell Beacon and Whinfell Tarn, and Grayrigg Forest.

Make a trip to the epic 14th century Sizergh Castle with large grounds to explore, or enjoy family fun at Lakeland Maze Farm Park for animal encounters, go-karts and a maize maze.

Kendal is home to two museums for those intrigued by history, including Lakeland Museum and Kendal Museum, while the imposing Elizabethan Levens Hall has much to offer within its ornate, oak panelled rooms and beautiful gardens.
