  • "Lovely spacious accommodation with ensuite facilities to master bedroom plus a large family bathroom with shower on the same floor."

    Unfortunately the shower fitments are poor quality and the shower head mostly spins round & faces the wall...really annoying after a few showers. The sun terrace/ balcony with furniture is a real bonus with views towards Morecambe bay. Washer and dryer available in the garage. Very large open plan kitchen/dining room with well stocked pots & pans, casserole dishes in many sizes includes a 50/50 split fridge freezer. The only thing I would add to the kitchen and I'm being picky here is a slow cooker as the accomodation is for 6 people and it would be a real bonus for cooking larger meals without standing over them. Beds fabulously comfortable with very spacious bedrooms that have plenty of storage. Walks down on the marsh land near the train station are okay in dry weather. Caution required for dogs as the trenches are filled with stagnant water & a bit pongy. Suitable dog walking areas are limited in the immediate village. We have a 10 month old Cocker with boundless energy and we found it a little restrictive for off lead walking but for anyone with a dog with a quieter lifestyle it would be fine. Everywhere spotless in the accommodation on arrival. Safety gates available to prevent dogs/ children from accessing areas you don't want them to. Limited ability to use the garden at the rear as it was particularly overgrown during our stay. Front garden could be made better use of i.e BBQ, rotary airer etc. Having said all that we've really enjoyed our stay and visited many places both coastal and rural and would highly this spacious property and the area for accessing the lakes and coastline. Very handy to have the train station on the doorstep which we used a lot ....leave the car on the drive

  • "1. The radiator in one of the bedrooms not working 2."

    Clear signs need to be posted for dogs to keep off lawns as one of the neighbours was shouting when my dog was walking supposedly on his lawn as there were no signs posted on the lawns infront of the houses, so one rude neighbour.

  • "Lovely cottage well equipped and comfortable The en-suite is a bit cramped as the sink is to large and in the wrong place."

    The bin hadn’t been put out by the previous occupants with rubbish bags at the side and in the garage but that was sorted after speaking to Sykes as we didn’t want the blame for leaving them. It was in a good area for exploring Lake District and is a very quiet area. We had a lovely week with our friends and our dog.

  • "Our holiday at Rockcliffe in Kent's Bank, Grange over Sands was very enjoyable."

    We stayed two weeks in early September and had great weather. The house was very well appointed in terms of home comforts with just about everything we needed for a memorable stay. Grange proved to be a lovely easy going and pretty town. It is an attractive place and good for the South Lakes. There is a very handy train station at Kents Bank, giving access to Lancaster, Arnside and further afield, on the days you don't wish to drive. There was little we could fault with the property, other than the tumble drier did not work, but the lovely sunny balcony meant drying out clothes was not a problem. It is dog friendly with a supply of useful items should you forget anything dog related. Thank you for a fantastic holiday ☺️.

  • "Very enjoyable week and the house was suitable for our needs."

    We were however disappointed on the condition of the house when we arrived! we had to spend over a couple of hours cleaning the fridge/oven and carpets and kitchen floor? We would have thought what with covid etc that the property would be to a cleaner condition than it was? maybe we were being over fussy but with two senior citizens with us they were not overly comfortable with the condition of the house. There was crumbs etc in the fridge food left in the freezer, hair in the bath rooms and on the carpets and sofa! and one of the bed sheets had a old blood stain on it??? we felt due to this we had to clean every thing before use and wash the plates/cups and cutlery etc. the barbecue was left greatest and with mouldy food on it? Like i said very happy with the accommodation but the cleaning left a lot to be desired??????

  • "This is a nice clean house with lots of potential & in a lovely area, but it definitely needs a lot of TLC with regards to the ongoing maintenance & updating of the property."

    The garden is definitely not as described on the listing, which stated ‘you can sit outside in the enclosed garden’ & there was a photo of a lawned area on the listing giving the impression that this is where you would sit. However the only enclosed bit of garden is the back garden which is steeply terraced, was totally overgrown & has no area for 6 people to sit in. The lawned area is at the front of the property but separate from the house across an access track & totally unenclosed, so completely unsuitable for sitting out in with a dog or young children. Both areas were also very overgrown with shrubs & trees completely obscuring the promised view, very disappointing. The listing needs to be corrected to reflect this & the photos need to be updated to show accurately the lack of view to avoid other people being disappointed. The roof terrace has a rotting & dangerous metal railing all around it which we had to secure with rope to close off open gaps (resulting from the corroded metal having broken off) which the dog tried to jump through. Definitely not suitable for families with young children, the rotting metal railings are dangerous. Also very disappointed to arrive after a long journey, use the WC & find that there was no soap available in any of the toilets to wash hands until after we unpacked. Very poor. Second stair gate (which we put up to stop the dog going upstairs) only had one wall fixing, so we had to jam it in place with pieces of cardboard. The kitchen blind fell down whilst we were there. A lot of the furniture was very old fashioned & long past it’s day. The beds were cheap & not good quality. The en suite bathroom is very small & not well designed (it isn’t possible to use the toilet without banging into the sink). All in all very expensive for what we got at almost £1500 for one week.

  • "Reasonable value for the money but could improve."

    The upside, good size rooms, kitchen being fairly new and well equipped, with good size dining table and 6 chairs. Room for 6 in the lounge. Downside, poor internet speed, old tv, lounge furniture well used. Terrace, view obscured by trees, square table, difficult to get 6 people around. Bedrooms, old furniture, uncomfortable mattresses, very small en-suite shower room. General cleaning could be better, kitchen floor especially. Good location in Kent’s Bank close to railway station, about 40 minutes walk into Grange over Sands along the embankment.

  • "We had a pleasant stay at Rockcliffe, enjoying its location on the edge of Grange."

    Rooms were comfortable and clean. I would like to warn any guest that there is no watchable television due to extremely poor reception on any channel. Whilst we didn’t come on holiday to watch TV, we intended to catch the Olympics news each day and was a huge negative to not be able to watch anything at all, and not acceptable in terms of facilities (if you list a TV in your description). Otherwise, again, we were happy during our stay. Some areas are in need of TLC as others have stated, bathrooms have been modernised, perhaps other rooms could be too, and the garden and front refreshed.

  • "The house was bright, clean and well laid out with open plan first floor lounge leading onto a balcony and reasonable sized bedrooms."

    It's position was good, close to railway station, with adequate parking and a pleasant half hour walk into the town. The only drawback was that the stairs leading up to the living accommodation were steep and would not have been suitable for someone of limited mobility.

  • "Very good accommodation indeed."

    High standard throughout. Would suggest a replacement wardrobe for the on suite bedroom, the provision of some waste paper baskets and perhaps an update to a Smart (internet based) as current reception was poor. But very nice veranda, views and spacious accommodation in nice setting.

  • "A lovely comfortable, spacious house with wonderful views in a peaceful setting."

    Had everything you could want for a self catering holiday. Was a little disappointed at the size of the garden and the front of the house could do with a little tlc, but that didn’t detract from our holiday. Not suitable for the infirm due to the steps up to the living area. Our dog managed to get out of the back garden (top right hand side) so maybe the owners could look at this. Our first holiday with our new granddaughter so I didn’t want to come home! Love Grange over Sands and the Lake District in general. Will definitely stay there again.

  • "The cottage is very well presented and spacious."

    The balcony is much bigger than you would think from the photo easily accommodating 6 and more people. The kitchen is very well equipped too. The location is good being 5 minutes walk from the local rail station and 2 minutes from a footpath leading to Grange promenade. We enjoyed our holiday very much.

  • "Initial impressions on arrival was disappointment as the outside areas need some work."

    Trees and bushes in need of drastic pruning. Once in the property everything was as described and we thoroughly enjoyed our stay - apart from the weather. Small issue with bedroom curtains as these did not have sufficient hooks and were nearly off the rail. Unable to dispose of rubbish as outside bin full to the brim with more than a week until next bin collection. Location is ideal as a base to explore southern lakes.

    Better information about bins and recycling needed. Bins over flowing and none of recycling boxes the out of date information folder mentioned, were available. Already reported this. Kitchen was main area requiring improvement. Not the kitchen itself but equipment was a bit cheap quality or missing items normally provided eg potato peeler. Enjoyed house and stay though.

    Property is very clean inside but a bit of TLC required outside with respect to the area around the garage. As an aside I think the number of emails from Sykes is a bit OTT,especially those enticing me to make a booking for the autumn when I already have one....

  • "Very disappointed on arrival to find all the inside windows, including the large feature window in the lounge so dirty that I spent the first 30 minutes of my holiday cleaning all the inside windows."

    The back garden outside the kitchen window was very overgrown, full of weeds and messy, not something you want to look at first thing in the morning. An hour in the garden would have tidied it all up. The kitchen and bathrooms were modern and clean, thank goodness, but the rest of the furniture (side tables, wardrobes and chest of drawers) were very cheap and shabby as if they had come from a charity shop. Overall very disappointing.

  • "Property a little hard to find as there is no sign post or number visible from road as it's up a driveway to other houses."

    Back garden could do with good tidy and there was a lot of dog muck but I think that's more down to been like a jungle and can't find it. There is no shop near by its 10mins car or 30min walk. Property was lovely, modern, and comfortable with stunning views from balcony.

  • "Fabulous cottage great location yes half an hour walk out of grange but what a lovely walk on the promenade just a few steps from the end if the drive and the Kent’s bank railway station a few hundred yards from front door with trains to Ulverston Arnside Carnforth and Lancaster to name a few stops on the line."

    Very spacious cottage with great layout extremely comfortable and very warm and cosy. Lovely bathrooms and great kitchen space. Good parking space and dog friendly we would definitely stay here again.

  • "A great holiday house with thanks to the owners for making it very homely."

    Everything you need is there with a modern kitchen and bathrooms. Very comfortable big beds but pillows could be better. If you have a dog even towels, bags etc are there to use. The only downside with the dog is the small back garden. Also the garden paths were muddy and there were quite a few loose rockery stones which you have to be careful with. The views are good from the balcony but some trees are getting over grown so they are starting to block it. The most disappointing aspect of the house is the hallway. There has been a leak at some point which doesn't look good and smells musty. We had problems with the heating and had to contact Sykes. Couldn't ask for better service as within a few hours someone came out. As stated by a previous reviewer the outside light was not working but a new bulb was fitted by me!! Grange Over Sands is much better than expected. Lots of walks from the house and a good local park to run the dog. No supermarkets which was great as it was good to buy local produce. We would definitely return as we had a really enjoyable break.

  • "Even though property is marketed for 6, if there were 6 adults seating in the lounge it would be tight!"

    Garden needs securing around hedges and gate needs netting or something similar as our friends little westie got out! Otherwise superb property warm, cosy & fantastic sunrises over the bay. Window in main bedroom needs checking as not shutting every time & light for the garden is not working.

  • "Rockcliffe proved to be everything it said it was - and more."

    The house was spacious, well equipped and very clean, with an amazing view from the balcony. There are walks in all directions, perfect if you have a dog, and you are just a few minutes walk from the coast. The Pheasant pub at Allithwaite, (20 minutes walk or a few minutes in the car), serves great food and it is dog friendly, as is the Rose and Crown at Cark in Cartmel, (3 miles) and the Royal Oak in Cartmel, (2 miles). With Grange over Sands just a mile away and Cartmel 2 miles away, Rockliffe is ideally located if you don't want to travel too far every day, but want the peace and quiet of a small village like Kents Bank.

This superb detached cottage is situated in the small village of Kents Bank, just 1.5 miles from Grange-over-Sands.

Views over Morecambe Bay from the top floor, this delightful cottage is conveniently located within a few minutes walk from Kents Bank railway station and village shop.

This marvellous cottage is the perfect base for families and friends who wish to spend time together in a charming corner of Cumbria.

With wonderful styling and furnishings throughout, this cottage has a superb first floor kitchen and dining area.

Also on the first floor is a bright and contemporary sitting room with gas fire and a patio door which opens out on to a large sunny terrace, where you can relax with a drink and admire the forever changing views across the bay.

On the second floor are three bedrooms, including a master super king-size double room with en-suite shower room, as well as a family bathroom, and on the ground floor is a cloakroom with basin and WC.

Attached to this holiday home is a garage with laundry facilities and bike storage, and after a busy day exploring the area on foot or by bike, why not return and enjoy spending time in the rear, enclosed, terraced garden?

Being so close to the branch railway line it’s a shame not to hop on board and take a journey across the bay to the lovely seaside village of Arnside.

Alternatively, drive the few miles to Cartmel in order to browse the charming shops, or you may wish to dine out in style at the famous L’Enclume restaurant.

Younger guests will love the Lakeside and Haverthwaite Steam Railway which links in with the Windermere Steamers that take you up Lake Windermere to the bustling towns of Bowness and Ambleside in the beautiful Lake District National Park.

The charming Edwardian resort of Grange-over-Sands is set between the Lake District fells and Morecambe Bay and offers one of the mildest climates in the north of England. Formerly a small fishing village, the introduction of the Furness Railway transformed Grange-over-Sands into a fashionable Edwardian resort.
