  • "We had a lovely time, the only concern is when you book the entry should be 3/4 pm and exit should be 10/11am, as it still states due to covid restrictions, we did ask to enter earlier and that was much better."

    Rooms are great, bathrooms fine bar the main one in the main house heating did not work, so the bathroom was cold. Kitchen was nicely laid out with plenty of kitchen utensils but found no mixer/hand held or other which would have been a great help, when making Yorkshire puddings, the seating in the dinning room could do with some new seating as the bottoms had fallen out of a few chairs and had to use the kitchen seats as a replacement which meant the seats being moved back and fourth each time, so apart from the few things the house was well placed for walks, eating out etc, was just let down by those few things

  • "Very clean and tidy with more than enough provided to make any length of stay very comfortable."

    Particularly pleasing was the provision of enough tea, coffee, biscuits to keep us going for three nights. The only thing lacking was a large tea pot (or was it just that we failed to find it). The tv was unreliable, the signal coming and going, but whether that was the equipment or the lack of signal in Kettlewell I know not.

  • "A lovely property, perfect for a mixed large group."

    Very comfortable, plenty of space, LOTS of kitchen equipment. The Aga was a bit of a challenge! We know the area quite well and walked every day up or down the valley, using the small local bus a couple of times. Ate at the Blue Bell and wanted to go to the Kings Head but unfortunately his ovens weren't working! Overall it was excellent and would definitely book it again. The only gripe is the usual one - not enough toilet rolls!!

  • "Fantastic house for a large group, very comfortable and well equipped."

    Benefit of the separate annexe should anyone need a bit of extra space or privacy. Beds were very comfortable. House is located in the centre of Kettlewell with parking for one car on a drive (possibly a second very small car due to the tree on drive) and street parking outside the house. We ate at both the Blue Bell Inn and the Racehorses Hotel and both were very good with friendly staff and service.

  • "The outside lighting at the back of the property wasn't working which made it difficult to see the step in the dark."

    One of the ladies actually fell over and bruised her knee. There wasn't any spare toilet roll, luckily there was a local shop to purchase some. The downstairs toilet doesn't always flush. Other than that it was a beautiful property which we would look to book again.

  • "We spent a large family Christmas at Fern House in 2022."

    Myself and my wife, plus both daughters (including their dog) and sons-in-law and two Grandchildren. We absolutely loved the cottage. It gave us loads of room and was a perfect venue for Christmas in The Dales. Coupled with Christmas Dinner at the Racehorses Pub, it was a fabulous week. Particular thanks to the owners for really making an effort to decoracte the cottage for Christmas - with a lovely tree and several other sets of lights and decorations. The only issue we had was with the heating - it seemed to come on and off at strange times and we found the controller difficult to use - opting to revert to manual and just put it on when we needed it. Being Christmas, we did use the fire in the living room, backed up with coal (from either Leyburn or Threshfield). Having the separate annexe worked really well for us one of our couples with their dog could come and go as they pleased. The bedrooms were really cosy and beds comfortable. And we had plenty of space for the mix of children & adults. We will definitely be planning on spending another Christmas there!

  • "A beautiful house in an amazing location."

    The size and layout of the house suited our family group perfectly. The house had everything we could have needed and was warm, comfortable and a good size. Just a few minor points: - check in wasn't until 5pm and check out at 9am, due to the need for Covid cleaning, however the standard of cleanliness was satisfactory, not great. There were dirty plates and kitchen implements in cupboards, and we hoovered the floors when we arrived due to dust/dirt. This wouldn't have concerned us at all, but when you can't check in until late and have to be out so early so that a thorough clean can take place, it didn't seem acceptable. The washing machine in the annexe didn't work and the hob in the main kitchen was really inefficient - it took forever to boil a pan of water or cook anything so we had to rely on the aga. Overall a great stay and a great property but just a few disappointing things considering the very high cost of renting the house for a week.

  • "We had a lovely stay, thank you!"

    It may be me, but I spent half an hour trying - and failing - to boil a pan of water on first the Aga and then the stove alongside it. We had a bit of difficulty 'clearing' one of the key safes. We would have preferred to be able to arrive at 4pm, and leave at 10am. But these are minor quibbles. Overall, the house was a great place for our annual Family Gathering. The countryside was amazing, the village shop was very handy, and The Racehorses pub very accommodating. (They made some of us a lovely meal, when we asked on the off-chance towards the end of the day, as the kitchen was about to close.) We left the house reasonably clean (we hope), but would like to say thank you to the cleaners for doing a good job before and after our stay.

  • "Fern House is a fine property in a fine location."

    It is let down by a few things: Uncomfortable mattresses and old and tired bedding leading to some pretty poor nights sleep. Truly dreadful food preparation utensils for example there is not a sharp knife available (many knifes all blunt) making cooking really challenging. Kettlewell is lovely and a great base to explore the Dales.

We normally stay at the property for two weeks every year and therefore notice if things are amiss - but we haven't been able to do this since Oct 2019.   • "I would like to comment on the fact that of the 7 bedrooms 2 are in the so-alled annexe."

    These were not easy to use since they can accessed only by going through one of 5 bedrooms or entering the back door to the annexe.The occupants of that access bedroom were unhappy. Therefore I claim that it is not a proper 7 bedrooms house and the cost of the rental was far too much. It can only seriously be rated as a 5 beds house and I will not be using it again - unfortunately - unless the price is reduced.

  • "The house is large and the communal areas spacious, which is great for a large group."

    The main kitchen is well stocked. This is a great base for large groups and is in the centre of the village. There is only off road parking for one car and a tiny car or motorcycle, not two cars. The house was superficially clean but there was dirt and dust under some of the beds, including orange peel, socks and a watch. Given we were required to arrive late and depart early to allow for deep cleaning, the cleaning standard was less than one would expect in ‘normal’ times. If you use this property I suggest you come prepared to clean it thoroughly on arrival, so you feel comfortable touching surfaces, bathroom facilities and door handles etc

    The toilet in the annex had been used and not flushed, there was a significant amount of dust in the bedrooms and the electric cooker was very greasy

  • "The house was very well equipped and having the second kitchen in the annex was really useful."

    We were a group of 7 friends in our fifties on a walking break and having the 7 bedrooms was really useful. Some were smaller than others but the bedding was all of a high quality and we all slept well. The broken pane of glass in the door to the garden has still not been repaired and the mould in the shower in the en-suite to the main bedroom is unacceptable. This could easily be rectified between lets and spoils what is generally a magnificent cottage, in fact the best we have stayed in together. The parking space is really only suitable for one large car and there was very limited on road parking nearby. There is however a reasonably priced pay any display car park nearby. The Bluebell pub is brilliant and the food is excellent. Fern House is a great holiday destination for large groups and families in a stunning part of Yorkshire...the house is really geared up for people that want to do their own cooking, with lots of space for everyone.

  • "We had a great time staying at Fern house, Lots of hot water, the house was very warm and the washer and dryer came in very handy."

    There were some things that need addressing at this property as it is advertised for families. ( note the description of the house states that if you need any child equipment you have to contact the owner directly, actually all of the child equipment is supplied at the house so that need changing on the description) The garden doors in the main downstairs room had a large crack in it that was taped up, as we had 2 toddlers with us we pushed a small sofa against the doors so they could not get to the glass to look out into the garden. No child locks on kitchen cupboards, no stair gate, which would have been helpful as the gap between spindles on the whole staircase were big enough for a child to fall through. under 5's should not be left unattended. The sofa's in the main room were grubby on the arms and could do with a clean, there was mould on the rainfall showerhead in the main bedroom and along the bottom shower screen in the annex which is easily sorted. Also the supplies for washing up etc were very frugal ( 1 j cloth in the main kitchen!!) That's not a problem as long as in the description you are requested to bring your own. However we had a lovely time and would probably go back, you get a lot of house for your money.

  • "The cottage was Ideal for our group , 6 of us , some liked walking , others couldn't ."

    While some walked others went to the pub, great idea . Food was excellent in the pubs , so was the beers. The cottage was only 50 yards from 2 pubs. Everybody is really friendly, and make you welcome . The cottage had all you needed, after a days walking or travelling , back to freshen up then into the pub. I would recommend this cottage to anyone who likes the outdoor life and enjoys beautiful scenery and a good pint to complete the day. Ray Lomax

  • "We spent three nights at Fern House over New Year."

    The information about the house doesn’t do it justice as we were absolutely delighted with both the house and the location. If you’re looking for a large house within a stones throw of great pubs and walks then this is the place for you, Being picky, the only downside was the aga, but that’s a personal choice and we just weren’t used to cooking with it. There is a smaller cooker you can use as a back up. Also there’s a bedroom which you have to walk through to get to the annexe, but you have got an alternate entrance outside so it’s definitely not a deal breaker. All the people in our party were really pleased with our choice. We would revisit Fern House and would recommend you do.

  • "The house was very conveniently situated with many walks from the doorstep."

    There were three great pubs in the village with 2 of them dog friendly and the other serving more restaurant style food. The village shop had a good selection of food and the Spar at Threshfield had a great butchers as well as the usual foods. The house itself was excellent, very clean and the beds very comfortable. The kitchen was well stocked with pots and pans etc. Cooking on the aga was an experience but using that and the normal facilities added to the experience.

  • "Fabulous family holiday home."

    We spent the week following our daughters wedding at The Game Keepers Inn in Threshfield. Such a comfortable home. Plenty of room for everyone. Our 4 grandchildren wanted to stay 'forever'. My only recommendation would be for some plastic/melamine/unbreakable plates bowls and cups for young children.

  • "The house itself was brilliant and just as listed."

    Spotless, all the rooms were presented with quality furnishings and tastefully decorated. Kitchens well equipped, the big dining room a real bonus to get everyone together. Garden to the rear great for a quiet lounge about. The location in Kettlewell is a superb centre for walking or exploring the dales by car and with three pubs within about 200 yards (plus the little village store) it lacked for nothing. Especially recommend the Kings Head for food !

  • "Yes. The cottage was, overall, satisfactory but there were 2 main problems."

    The first was that on arrival the cleaning firm had left but the rubbish bin in the kitchen was not emptied. It was full of food waste, most of which was not in a plastic bin liner. Our first job was to clear away the previous person's old food.Then, the beds were badly made up. Our master room double bed had no lower sheet but rather a single valence cover instead.Another bed had no lower sheet. Some rooms (2) had no towels.Fortunately Frank (who looks after in general) came the next day and found the sheets and towels. The cleaning company need a rocket. The second problem may be why the first could occur. This house is potentially superb but shows every sign of being unloved. The folder with the information is old, creased, battered and clearly rarely revised. The kitchen equipment is poor. The wine glasses are tiny. We brought our own because a previous remark on the net had commented upon the poor glasses but clearly the owners doesn't care much. We asked for use of a high chair but none was available. Frank, the next day, loaned us his! We enjoyed our stay because Kettlewell is so good and our family just mucks in. However, the property in terms of care, and the owners in terms of lack of interest, were disappointments. Gerry Jarvis.

We are also concerned with some of the issues that have arisen recently and have immediately set about resolving them.   • "Fern House is a wonderful property in a great location which is let down by some of the finer details."

    In general the property is tired and could do with a refresh - in particular the bathrooms which have poor ventilation and evidence of mould. The aga in the property needs servicing or repairing as it never got up to cooking temperature which made preparing Christmas dinner for a large party almost impossible and spoilt the Christmas experience. The living room has the only TV without a blu ray or DVD player and the Wi-fi is temperamental at best - not ideal with teenagers in the party. Location fantastic - property slightly disappointing.

    We had the whole cottage for a family birthday weekend - 7 adults and 5 children. The children loved having their own living room (“den”) in the annexe.Plenty of space but cosy. Lovely real fire and a very warm aga in the well equipped kitchen! Perfect location , peaceful and beautiful. We were spoilt for choice what to do to eat- cooking and all eating in the large dining room in the cottage or going to One of the lovely family friendly pubs just a few steps from the front door. We had a great weekend, thank you!

  • "Yes, the house was fantastic, beds so comfortable and high quality."

    Kitchen fab with every utensil etc we could wish for. Décor was fabulous throughout. We only have a few small notes for consideration. No TVs working in the bedrooms which wasn't great considering size of party and children who often want to disappear to their own room for time out. Wifi was almost non existent and again with some teenagers not ideal. We had little to no signal in property and when one of our party ended up in hospital with pneumonia it made it very difficult to provide updates from the hospital (Airdale) to rest of family in Kettlewell. I would strongly suggest the owners considered getting a 'home' phone installed which took incoming calls only ...this would have been so helpful to us, I hope no other guests have issues like this but you never know and communication is key in such circumstances. Finally please know we were exceptionally happy and this is not meant to be negative. Lovely lovely house and location. Thank you x

The property

This superb, wonderfully-styled country house, with a date stone reading 1657, is situated overlooking Kettlewell Beck in the village of Kettlewell, in the Yorkshire Dales National Park.

This outstanding Dales cottage was the blacksmiths to the Racehorses Coaching Inn, and the nearby Bluebell Inn was used as its stables.

Now, this impressive, stone-built property is split into a main house and an annexe, combining to provide seven delightful bedrooms, two dining kitchens, a separate dining room, three bathrooms and three reception rooms.

Nestling at the foot of Great Whernside, near the head of Upper Wharfedale, this idyllic village makes the perfect place from which to explore the wonderful scenery and pretty villages of this magnificent Dale. Much of Upper Wharfedale is National Trust owned - an indication of the beauty of its classic countryside, with dry-stone walls and barns, important flower-rich hay meadows and valley side woodland. Undoubtedly, this is one of the best walking and mountain biking areas in the Dales, with The Dales Way passing nearby. The village itself lying on the banks of the River Wharfe is a real delight with traditional built stone cottages, three pubs, a Post Office, speciality shops and a hotel. No surprise that the hit movie Calendar Girls was filmed here and in other locations throughout the area. An excellent base for enjoying the famous Dales, historic market towns, caves and waterfalls of this magical area.

The bedrooms are located up one flight of stairs. This may not be suitable for guests with mobility concerns.
