  • "We loved our stay at Raceside, lovely carrot cake to welcome us."

    Everything in the kitchen you could possibly need, our dogs were made very welcome. Very comfortable beds, up to date information, spotlessly clean, lovely cosy cottage. The pub at the end of the road served great food. Weather wasn’t great but enjoyed walks along the beach when we could.Highly recommended and will return.

  • "We had a great stay at Raceside Cottage."

    The location is excellent, with the great dog walking beach at Silecroft, just a 20 minute walk or 5 minute drive away. Millom is just 5 minutes away in the car, and Coniston 30 minutes. The property is a good size and was more than big enough for 3 adults and 2 dogs, and is kitted out with pretty much everything you'll need. The owners live above and were very welcoming and understanding with the dogs being a bit loud at times. We were also treated to a plateful of cakes on arrival!

  • "We arrived and the landlady welcomed us with fresh cream cupcakes which my friend ate all,it wasent what we expected we didn't realise that the owners lived above,and we could hear every step when they moved about."

    The property was lovely,we took my elderly mum with us and she was very cold for the first 2 days and slept in her socks cardigan and a few blankets there was no where to turn the heating on,we went to see the owner who told us she controls the heating from her property,she did put it on from that day so mum was more happy. The landlady advised us on places to visit and there was a lovely beach for the dogs to run on. The only downside there was when we closed the gate for the dogs safety it would be left open when owners and family came and went so we gave up and tied the dogs up,also they were tending to their garden and left lids off toxic liquid to dogs when googled and our pup got hold of the lid,just need to make sure their keeping things safe when there are animals and kids using their propertyand the husband didn't really speak to us ,he might be a quite gentlemen but we did feel a bit in the way with him( we all have bad days ). Overall we enjoyed our stay even with the little blips and would stay again if in the area.

  • "Host provided home made cakes upon arrival a very nice surprise."

    All in all she was very helpful and provided some really useful advice about nearby walks and the towns etc. Having just come out of hospital from a recent eye operation I was limited in what we could do in the way of adventurous walking however Millom and Haverigg and the local sea walks all provided a very good experience. Very dog friendly accommodation also comfy beds and excellent seating in the main room. Would wholeheartedly recommend this cottage to anyone wishing to visit the Cumbrian coast. There is even a local Railway stn and regular trains which is a great thing to see and hear. 1st Rate host and excellent cottage location. Pub is also very good value and dog friendly.

    The cottage is on the ground floor of the owner’s house and is very comfortable. It’s newly renovated, very clean and decorated with taste. The kitchen is equipped with everything needed for a long stay. The location is ideal, walking distance to a pebble beach and under one hour drive to Windermere. We would return with great pleasure.

    Set in a lovely little village, the cottage had everything we needed. Owner was more than helpful and the cottage is beautifully decorated, all on one level with access to a well maintained shared garden. We would have no hesitation in booking again for a return visit.   • "Beautifully decorated and super clean - but this is not a cottage, it is a basement flat."

    We would never have booked it if we'd understood that from the description given on the website. The flat is built into the hill beneath the hosts' busy home and the two bedrooms are dark and cold - they did provide a dehumidifier for the damp in one of them and extra blankets which were needed in AUGUST when we visited, though our daughter still had to sleep in her fleece it was so cold. As both bedrooms are partially underground they have very little natural light and only one small window in one wall above head height - which opened at foot level of the hosts’ own garden so we had to keep the blind shut as you’re completely overlooked. Same at the front of the flat where you're eye level with the hub caps of up to 4 vans and cars parked right outside coming and going daily during our visit - until the second week when the hosts asked us to park in the next street so they could resurface the driveway for the next 2 days. Clearly work that had been planned in advance and should have been forewarned when booking. There were positives: lovely shower room, big squishy sofas, really well equipped kitchen and cakes, milk and eggs provided on arrival. Sadly this did not make up for the misleading description which does not make clear that this is a basement flat and there was no privacy or peace and quiet - which was what we really wanted. The hosts did say when we arrived that they had family staying with them but I'm not sure they realise that every footstep, toilet flush and children running up and down goes straight through the ceiling into the flat below. If you are used to people walking around above you and don’t mind people walking up and down right outside every window, you’ll be fine. We were very disappointed and had we not endured a 400 mile drive to the property would not have stayed after seeing what it really is when we arrived.

    Hosts leave lovely cakes and milk for when you arrive which is a lovely touch. Everything in the cottage is of good quality . Off the beaten track but loads of places to visit within driving distance and loads of lovely beaches within a few miles. We wouldn't hesitate to return and that's not something we say often.

  • "Very lovely cottage."

    the delicious freshly bake cupcake and a pint of fresh milk was very welcoming after the 6 hours drive (it was supposedly only 3 hours but we did several stopover along the way. there were 5 of us + 2 dogs and still we have plenty of room. also, the lady owner was there to welcome us on our arrival. the ppace in general is very peaceful and traffic free. will definitely go back and would highly recommend the cottage.

  • "Val and Roy's cottage is really lovely, lots of attention to detail, immaculate and ideal for exploring Cumbria."

    As many have reported, Val's fresh cream cupcakes are amazing and a real treat to find in the fridge! The countryside is fabulous travelling to the Lake District and the Rydal Water/Grassmere walk with a stop at Brittania Pub in Elterwater was a perfect day out (dog friendly too!). On a different day the The Hard Knott Pass drive was both stunning and scary, but a walk around Blea Tarn calmed us down as well as the best nachos served at Wainright's Inn! A fantastic holiday until our campervan broke down so we need to book another one to see the rest on our itinery. We'll be back!

  • "The cottage was perfect for us, we all loved it, very clean, warm and cosy, beds are very comfortable and the sitting room with the open kitchen is very nice to enjoy lovely family time, the location is perfect with 4 minutes of driving to enjoy the sunset by the beach, local shops also are only 5 minutes driving, with this location you will have everything, walks, beach and peace and tranquillity of a small village, with local play area for the kids."

    Thank you for your feedback. We are sorry that the bathroom wasn’t warm enough. We have checked the radiator and it does get very hot but does take a while. It is an electric radiator which is separate from the central heating so can be controlled independently and the switch is on the outside of the bathroom.   • "This was our second visit to Raceside Cottage, and the facilities have improved since last year."

    Two new 2 seater sofas and a large screen TV are added facilities. The accommodation is very spacious and it is very well equipped throughout. Beds seem to creak a lot, but they are actually very comfy. The property is always very clean on arrival, and the welcome gift of home baked fresh cream cup cakes from the host, Viv, are delicious. The local pub, the King Billy is still closed for refurbishment, but it is currently set up at nearby Brockwood Hall, a 10 minute drive away, and it’s worth the short drive. Also recommend the Brown Cow and Bridge Inn for meals out. Easy walk down to the local beach via a level farm track, or the short drive to Silecroft (pebble) or Haverigg (sand). You are away from the main tourist traps of the Lake District, but Coniston Water and Muncaster Castle are less than 45 minutes away. Highly recommend a train trip on the Cumbrian Coast line from Millom or Silecroft up to St Bees (10 min walk to large sandy beach). The train line literally hugs the coast for most of the journey (hourly service both ways). As it was our second visit, you can guess we wouldn’t have gone back if we didn’t like it.

  • "Great property with everything you could need for a self catering break."

    Often you find properties have limited cooking facilities, pans and utensils but this certainly wasn't the case at Raceside - you could easily prepare pretty much any meal and have everything you need! Good quality bedding which for me is always important and, again a rarity so extra points from me for that. My only suggestion would be to label your folder and leave it in a prominent position for your guests on arrival, maybe the dining table as an example and perhaps add some info about the general running of the accommodation. Overall we were really very pleased and would recommend Raceside as a great place to enjoy a self catering break! It really was a very comfortable stay and we were so happy to have that

    The patio area was bigger than we expected with a table and chairs big enough for 6 people to eat dinner round, and my 7 and 10 year old kids loved the pirate-themed tree house with climbing wall and large slide.   • "Perfect retreat for the family to ‘get away from the world’."

    The cottage offered us a quiet, quaint place to stay fully equipped with everything needed for cooking, cleaning and even some games and puzzles to keep us occupied (DVD were also on offer). The owner even left some outdoor toys in the garden for our youngest to play with. The house was spotless on arrival and even greeted us with a fresh batch of chocolate muffins which were an absolute treat and went down very well (our youngest even requested for us to ‘buy some’ as they were so tasty). I recommend the 20 minute walk to the beach as it’s very secluded and the scenery is amazing. It truly is a get away from the worries of the world and sad to have left!

    welcome cakes and milk appreciated .signs to house not very clear could do with being a bit clearer but did manage to find accommodation after driving past a couple of times Quiet area if you want peace and quiet this is the place Miles of empty beach nearby. Easy 20 minute walk from cottage or drive to Silehouse with parking immediately by the beach. King Billy grill nearby was closed for refurb so not tried.

  • "A very well appointed property with many welcome features when you first arrive."

    Cakes, bread milk all provided by the owner (who lives above you on the first and 2nd floors of the property).to make you quite at home. Very comfortable indeed, lacking nothing. The surrounding area is very quiet, many wonderful walks await the walker with or without quadruped/s. The beach is quite accessible on foot being perhaps 20 minutes away along a very quiet country lane which passes one farm only on its way. A little farther away by the more long distance walker or by motor car, are the excellent beaches at Haverigg or Silecroft. The property is warm, quiet, comfortable and very welcoming you cannot go wrong with this property at all..

    The cottage was kept very clean and had everything we could have possibly needed. They left us to it but were there if we had any questions on the area, or where to visit. We only had one issue which were flies in the area. Cozy cottage would recommend, beautiful beach very close by.

    Kirksanton is peaceful and the owners and locals very welcoming. The nearby supermarket a bonus when self catering. I agree with other reviews that the cottage could be improved by additional lighting in the kitchen area, as it is the ground floor of a converted barn it can lack light on a dull day. The evening lighting is perfect. A dishwasher would be nice, although I strangely enjoyed washing up! There is a pleasant bathroom with constant hot water and lovely relaxing bath for after a long walk. If you enjoy walking and exploring the lesser trodden paths, nature (barn owls, bat's, hares, deer, a lizard, buzzards, abundance of song birds all spotted on walks around the village lanes) then you'll love the location of this well equipped cottage. It's very dog friendly too! I would definitely recommend.

  • "As ever, once the cottage had been selected the Sykes booking process proved to be easy and reliable, however I found the Sykes cottages pop-ups on the website during the cottage selection process unhelpful, distracting and irritating; they tended block out the bits I wanted to read and I had to frequently adjust my screen."

    The cottage was excellent, well placed for local beach walks, exploring the South Cumbrian coast and the Lakes. Viv and Roy, the owners, were friendly and made us feel welcome; the provision of cream cakes and a starter carton of milk on arrival plus Viv's freshly made bread later in the week were really nice touches. Although Roy, Viv and their dog Midge live above the cottage, this was not at all intrusive and very helpful for dealing with any queries and requests. The property and the local pub are genuinely dog friendly and our 3 year old Goldendoodle had a great time, especially on the extensive and very sparsely populated local beach (20 mins easy, traffic free walking from the cottage).

  • "The hosts were very welcoming but also not intrusive."

    We had an electrical problem and the host attended immediately to resolve, even providing a replacement kettle facility. They were very kind and offered to close their main driveway gate to let our dogs run free in their garden area (we didn't accept, but it was a very nice gesture). On arrival the hostess gave details of how to reach the 3 nearby beaches, all of which we walked/drove to and found them all great for walks with the dogs. Lots of information in the accommodation about local areas to visit and places to eat - particularly the King Bill restaurant at the top of the road, which was a delight and welcomed our dogs too! All-in-all a lovely holiday and highly recommend this property to those with families or pets.

    The kitchen is well equipped although I really missed a dishwasher! I cooked all our meals and seemed to spend alot of time washing up. A dishwasher would have been easier. The lighting in the kitchen isnt great either, it needs some lighting under the cabinets. However, it was very well equipped and i found everything I needed. The cup cakes were a lovely touch and the kids loved them. We took our 2 dogs and the garden area is safe and secure and you can close the gates and leave them out without worrying about them. Beds were comfortable and cosy and lots of nice big towels in the bathroom. It is worth noting that the cottage is below the main house, so you can hear the owners walking across their floors from quite early in the morning. It didnt bother us that much, but it did wake the kids up on our first morning. There was no wifi or phone signal which was ok for the couple of days we were there, but it would have been annoying and inconvenient if we had been there for any longer. The upside to this was the kids put their tablets down and played with each other, so not all bad!! We went to the beach most days which is either a 2 mile return walk from the cottage or you can drive to it and park right up on the beach. You need to go when its low tide though, otherwise its all pebbles which is tough walking for the dogs and kids. When the tide is out, its a fabulous long sandy beach. Overall, we had a lovely short break and its a sweet little cottage.

  • "Nice quiet part of Cumbria."

    With the beach 15 mins walk away down dirt road.lovely surroundings.villages nearby.5-10 minutes by car. Pub 2 minutes away ,with food served.friendly owners.nice fresh bread and cupcakes on arrival.welcome brochure available with suggestions of interest . 2nd time there and will book again for next year very shortly.

    Owners left homemade cupcakes in the fridge and told us about local highlights upon arrival. No Wifi or phone service – nice if you're looking for a place to disconnect and relax.

The local pub was a confusing place the landlord was keen on telling us how brilliant his steaks were unfortunately that's his opinion not mine. and on bank holiday Monday we were told you may have one drink because I am closing at 9pm . travel round the area its beautiful and not all pubs are as bad as his

The small hamlet of Kirksanton is situated on the West Coast of Cumbria, within the Lake District National Park.
