  • "The Hayloft is in a special place to holiday Paths from the door lead past crystal clear streams and waterfalls, and the fields and hillsides are full of a variety of wildflowers."

    It's location, a down narrow road and long drive means there is no road noise at all. If the Lakeland weather allows you to sit on the suntrap patio, all you can hear is nature and the occasional voices of walkers on the footpath behind. The cottage itself is equipped with everything you could need, along with thoughtful extras. It's the perfect balance of being attractive, warm, clean, comfortable and welcoming, yet practical. For example, there is a porch area so you can deal with wet dogs and muddy boots without damaging the inside. There is plenty of space in the living area for four adults not to feel cramped on a rainy day. This is our third visit and each year work has been done to maintain and keep the property at it's high standard. Having really looked forward to arriving all the way up the M6, when we get there it is always better than anticipated. All you want to do is drink in the views and relax. John and Fiona are good people and kind and welcoming hosts. Another reviewer said it's a privilege to be able to stay here and we 100% agree.

  • "Great property in a lovely position on a family run farm."

    The farmer and his family are very helpful and friendly and made us feel welcome. The location is quite remote in the beautiful Newlands valley so does involve driving down some narrow lanes like many other places in the Lakes! I hope we can go back again sometime.

  • "If you’re looking to stay somewhere remote and peaceful Hayloft is the perfect place."

    We absolutely loved our time here, so much so, we have booked to come back again next year. We visited in May when John and Fiona were busy with new lambs, it was great to feel part of the farm and to gain a little knowledge on the local sheep. Our Cocker was intrigued with the chickens that visited our door daily and also the variety of birds that were on the feeder from Woodpeckers to finches. Outstanding views all around. There are low level or challenging walks right from the doorstep. The cottage itself was extremely comfortable and well equipped. We are looking forward to our return visit.

  • "We enjoyed our week in this property which is located on an isolated farm in the Newlands Valley."

    We received a warm welcome, and the farmer and his wife were happy to chat about the farm and their work. The accommodation was well equipped, warm and cosy, with amazing views in all directions. There are so many high and low level walks directly from the property that you hardly need to explore further afield.

  • "Where can I start - what an absolute gem of a cottage nestled in the Newlands Valley, a late decision to book and a great find, Fiona and her Husband are great hosts, a lovely relaxed New Year in the place we love."

    Situated on a working farm in a beautiful peaceful valley and away from the crowds the cottage offers everything you need for a relaxing stay, the facilities are excellent and the bedrooms both with ensuite showers are perfect if you are staying with children as we had - a bathroom each :) A well equipped kitchen and a lovely log burner to keep you warm on the harshest of winter nights. We want to thank Fiona for a warm welcome and the Mulled wine and posh biscuits were well received - thank you! Would recommend The Hayloft to anyone wanting an authentic lakeland stay and I have been told Lambing on the farm in the spring is a great thing to see. Thanks again for a great 4 days.

  • "Beautiful accommodation in Beautiful surroundings."

    Well equipped for our dog with towels and enclosed perimeter. Walks direct from the door and very peaceful on an evening. Well equipped with games, books etc on those rainy days. Only suggestion I would have is to maybe put reflectors on the narrow bridge/wall as you turn into the farm as I did manage to scrape the car down it.

    A brilliant place to escape away with plenty of local walks but equally it was very easy to go out in the car and explore. The owners were lovely and extremely helpful. It had everything you would need whilst away including extra blankets. I can’t wait to go back!

Newlands Valley is one of the most beautiful in the Lake District. We particularly liked leaving our car behind and walking directly from the door. All in all, a thoroughly enjoyable holiday.

  • "The Hayloft was more spacious than expected."

    The owners were lovely. It would have been helpful if a large torch/lantern had been available to provide light during a power cut. It would have been helpful to know in the that the cottage is 15/20 minutes from main road in the information, having said that, the setting is absolutely stunning. We hope to stay there again.

  • "We had a wonderful stay in this beautiful area of the Lake District and enjoyed every minute."

    The Hayloft is nestled in the stunning Newlands Valley and was perfect for our week long family holiday, where we were blessed with stunning weather for the duration. Fiona and John were very friendly and helpful, allowing our inquisitive 5 year old to get involved in a little sheep herding and calf feeding, which she loved! Everything we needed was available in the cottage, which we used as a bolthole for our adventures around the local area. A wealth of wonderful walks and some of the most stunning scenery are all walkable from the door, definitely go exploring! We would highly recommend The Hayloft and will certainly return.

    ). If you love nature, breathtaking scenery, walking, comfortable, well equipped accommodation with spectacular views and friendly, helpful and welcoming hosts - this is the place for you! It was perfect as a romantic, never to be forgotten getaway.     Fiona was so lovely and helpful and the accommodation makes great use of the space and scenery. The beds were comfortable and the whole cottage was well equipped and clean. Fiona had a fire going for when we arrived which was very welcoming. After our car broke down and we needed to get to Penrith station Fiona and her husband were very kind to us and even drove us the 20 + miles to the station- so kind. Will definitely be back and recommend to anyone looking for a quiet relaxing stay in the Lake District.

  • "Just had the most amazing week at the Hayloft."

    The scenery was stunning and the cottage was so beautiful. Just outside the front door was a lovely garden area with a picnic table, the perfect place for breakfast. The cottage itself was gorgeous. On the outside a lovely old building with all the original charm, that fits perfectly in the farm valley setting, on the inside completely modern and comfortable, with features I wish I had in my own home! Lovely decor as well, and spotlessly clean throughout. The owner Fiona was so kind and helpful and gave great advice on local hiking places. It really is a hiking mecca and I loved being able to go on so many excellent hikes straight from the front door without having to drive anywhere. I did also drive around to see the sights of the Lake District, a gorgeous area, but found nothing half so beautiful as the Hayloft site itself and the surrounding hills. Really liked that each bedroom had its own private bath with shower and that the kitchen was so well supplied, with the nicest little built-in fridge and even a dishwasher. I even found olive oil in the cabinet, a real treat since I had forgotten to buy any for cooking. And so nice to have laundry facilities, the washer and dryer were modern and easy to figure out how to use. The place is very secluded and private yet is actually quite close to Keswick, where I went for grocery shopping and for a bus tour. I also really enjoyed that the Hayloft is on a working farm, so fun to see lambs and calves out the window in the morning, and to see the dogs at work.

  • "We arrived after a lovely week in Northumberland to a stunning location in which the cottage stood."

    After a long drive we needed a cup of tea & the toilet. We were very disappointed to find there was no soap anywhere in the house to be able to wash our hands. No milk, no tbags, nothing at all. The house was full of flies-to the extent that we had to go buy fly spray and swats and leave the cottage whilst we sprayed it as we have children. Our 1st night didn’t get off to a good start. We then found 3 glasses (there are 4 of us). Chipped plates, dirty cutlery. The cottage was dirty in general. The washing machine was in a outbuilding not a utility room as described. The beds were like a brick. We left a day early to come home as we wanted some comfort back. Definitely not 5 star as described and I think Sykes really need to revisit. Stunning area, beautiful location but the cottage definitely needs some TLC.

  • "We've stayed in numerous places in the Lake District, but this place is easily the best so far."

    No wonder we had to reserve a couple of weeks two years ago because it is so popular, and reasonably priced, that it was fully booked for the first year! The cottage truly is in the middle of the hills with both major and minor walks available right from the door. It is warm inside, although we didn't have any freezing temperatures to test just how good the insulation and heating is. The owners live in the attached farmhouse, which is the base for a working sheep farm, but you are in no way aware of their existence. John and Fiona are very helpful and friendly and, even though busy with lambing whilst we were there, were always willing to break off to have a chat. Wildlife visible to us without leaving the cottage included a woodpecker, yellowhammers, and a stoat.

  • "The Hayloft is the perfect holiday spot."

    It's got it all in spades, comfort, great position, fantastic views, like I said, perfect. Unfortunately we were there the same time as 'the Beast from the East', where we found ourselves well and truly caught in the middle of the fiercest weather the area has seen for years. Without John and his neighbour, we wouldn't have made it home. They literally towed us up a couple of places impassable without a 4x4, drove around the valley to help another poor soul who'd got stuck halfway up a hill and stayed with us until we were back on cleared and gritted road. Absolute heroes - thank you very much!

  • "Perfect, secluded base for walkers, excellent high level and valley walking straight from the door, and good showers and large very comfortable beds - everything a walker needs!"

    Comfortable, cosy and compact sitting room/ diner/ kitchen area with good quality appliances and equipment. Maps, guides and videos of the Lakes provided. A great deal of thought has gone into this conversion by the friendly and helpful owners. Had it not been November we would have enjoyed sitting out on the paved patio area, as it was we loved watching the birds on the feeders. The Wifi wasn't the speediest, but this is just a minor drawback which is more than outweighed by the opportunity to stay on a real, traditional, working Lakeland farm. Many thanks, Fiona and John, we hope to return.

An outstanding first floor barn conversion, situated on a working farm in the Newlands Valley, five miles from Keswick.

The Hayloft is one of our premier Keswick cottages and is situated in some of the finest countryside in the whole of Lakeland; from its position on the fell it commands the most awe-inspiring views of the valley and the surrounding fells, making it an ideal base for couples looking to enjoy this beautiful area.

This quality Lakeland cottage has been fully renovated to provide first class, contemporary holiday accommodation with much character and style, still retaining many of the barn's original features such as old beams and the original window reveals.

This Lake District cottage boasts a beautiful open plan living area with a warm and cosy woodburning stove, a modern well-equipped kitchen and lovely feature windows to take advantage of the spectacular views of the fells.

The bedrooms in this Lake District cottage are located at either end of the living area and contain splendid super king-size, zip and link beds, along with superb en-suite facilities.

Outside, a lovely Lakeland cottage garden adds the final piece to this delightful Lake District cottage.

Newlands is a classic unspoilt hamlet in the farming Newlands Valley, and an historic route over the pass (hause) into Buttermere. Farms are scattered throughout the valley with Stair and Little Town being the main settlements. The Newlands Valley is an excellent base for a walking holiday, with a huge variety of walking routes, including low level valley walks, ridge walks and fell walks. The area is also well known for its links with Beatrix Potter; “The Tale of Mrs Tiggywinkle'' uses the Newlands Valley as its backdrop and Catbells, Skelgill and Little Town can all be recognised from her sketches. Nearby, the small village of Braithwaite retains much of its traditional appeal, with the Coledale Beck running through the village with its whitewashed cottages, two shops and two real ale inns. Nearby, Bassenthwaite Lake is one of the most picturesque places in England. Mirehouse, a grand house and gardens on the shores of the lake with an open-air theatre is well worth a visit, along with Trotters Farm and Dodd Wood. Derwentwater, and Keswick with its wide range of attractions, are also within easy reach.
