"A lovely cottage to say at, on a sheep farm wonderful surroundings."
A good week away.
"Comfortable warm cottage with excellent views."
Would definitely book to stay again.
"Another great holiday at Oak Cottage."
We love this cottage and location. Lovely walks along the river.
"We’ve just had a wonderful relaxing holiday at oak tree cottage it’s warm, comfortable and homely with everything you need."
Yes you can hear passing trains and slight traffic noise but it isn’t intrusive in fact my son thought it was a bonus that he could watch the trains. We wouldn’t hesitate in booking this cottage again.
"Fantastic property in a great location."
"We absolutely loved our stay."
It is down a .5 mile track which is wonderful you really feel like you're getting away from it all. We loved seeing the sheep and goats and my son loved the little play area. Reading some other feedback about it being near the trainline and M6 it really isn't that bad. You can only really hear it outside and it really isn't that loud. Everything was very clean. Guides left in place of where things were. Bedrooms are spacious. It was a very cost stay. Kevin came to check everything was okay with our stay he was really nice. Overall a fantastic stay We hope to come again next year
"Very enjoyable week away from it all ,ideal for a peaceful or walking break"
"Great location if you don’t mind motorway and train noise."
Adequate facilities, comfy beds and sofas. Smoke alarm goes off every time you use the toaster! Really wished the kitchen window was a door as no door direct into rear garden just side door with path part through next door. Other 4 properties seemed better maintained than ours. Outside areas poor, grass needed cutting, planters contained dead plants, pile of bird poo from nesting birds which could have been hosed away, whirlygig and pegs manky. If we return it will be to one of the other properties.
Thank you for your feedback. The motorway and train line are mentioned in Sykes description and in 10 years we have had only a handful of people concerned by them. The detector in kitchen is a heat detector so we will look into what may have happened. No guests have mentioned this to us since their stay. All our properties are maintained equally but the comments about the planters and grass (only oak has grass) are noted and we will speak to the gardener. The bird poo will have been from the swallows that nest in the eves and we will usually clean this up on the changeover day we are not able to clean it up every day. The whirly gig and pegs will be assessed and cleaned or replaced as required. The change to the kitchen window is noted but it would require structural alterations. Property Owner
"Oak Tree Cottage was warm and welcoming."
The gifts on arrival and the Christmas Tree were a lovely surprise. The cottage had everything we needed. The surrounding area is amazing. We can't wait to come back. Thank you Kevin, Andrew and Team.
"The directions to the cottage were a bit misleading in that the Barnaby Ridge pub is no longer."
The cottage was excellent.
"Lovely cottage, gorgeous location."
comfortable, clean and the kids loved the park :)
"This is a lovely cottage set amongst beautiful scenery extremely homely and a lovely place to stay."
"We travelled a great deal around the area and this was a lovely haven to return to."
The cottage was very spacious, clean and comfortable. There were warnings about proximity of busy road and rail line and length of bumpy track ...DO NOT BE PUT OFF , the road and rail line are on opposite side of valley, we live in a very quiet village and still found they were still not at all intrusive. The long track is windy and bumpy but is tarmac and we were expecting far, far worse! Great text contact from hosts , all items in house were excellent quality. Folder may need updating perhaps as WiFi is different (but excellent) but on the whole this was a great place to stay..wish we had discovered when children were younger as space, garden and play area would have been a joy! There are other cottages but we did not see a soul, great that recycling is effective and whole area beautifully maintained. It is a farm, there may well be sheep on the lane and you will see lots of wildlife. Views are wonderful, a great setting! It was consequently a good drive to EVERYWHERE but when the scenery is that beautiful nobody minds. Almost wished it was colder so we could try the underfloor heating...Thanks for a great stay.
"Cottage was lovely and clean if we needed anything we only had to contact them ..."
Cottage was lovely and clean if we needed anything we only had to contact them they were really friendly and helpful would definitely go back
"The owners were very friendly and helpful."
Cosy cottage. Very pleasant and helpful owers.
"Lovely place and cottage."
Warm and cosy. My children loved it. Nice playground and they could be close to the
"We had a lovely stay at Oak Tree cottage and it provided easy access to various parts of the Lake District we wanted to explore."
The cottage is also greatly equipped and the rooms clean and tidy. The only missing item would be a drying rack for washed clothes. There is a fixed drying rack outside, but it rained and snowed during our stay so we could not really dry clothes outside. Our two children (aged 2 and 6) loved the outdoor playing area. The scenery is beautiful and it is a real tranquil area. We would love to be back when we plan a break in that region again.
"There were no bath soaps/shower gel/shampoo/conditioner in the bathrooms."
Consider keeping them. Also consider keeping hand wash in kitchen. No kitchen tissue roll either. It's a hassle to carry these things and certainly no supermarkets around. The cottage costs can certainly cover these little things. Could consider keeping few washing machine tablets. Should have a clothes drier stand inside the house. Someone coming for 1 week stay would definitely need to wash their clothes. With rain, one can't dry clothes outside. Beautiful scenic place midst in the valley, river behind the cottage and mountains in front. Loved it.
"The cottage was in an amazing location and was very well resourced."
The views were just outstanding! The owners were very helpful, checking in on us at the end of our stay. We definitely plan on returning to Brockholes Farm in the future! Thanks!
"Kitchen not too well equipped otherwise spot on Thanks again for the booking"
"The cottage was very nice, spacious, well equiped and very clean."
The service of the owners was excellent. A forgotten jacket was mailed, without any cost to us, within one day to our given address. The surroundings were beautifull.
"We feel that we have found an absolute gem here."
It was everything and more that we could have hoped for. The view is amazing. Kevin the owner was fantastic and couldn't do enough for us. We can't wait to go back. A real home from home.
"Despite busy railway and M6 in the close proximity, we experienced little inconvenience."
"The surroundings are perfect to unwind."
Everything we could wish for. Lovely place to relax. Loved to see all the animals & the children really enjoyed walking over the field to feed the horses. We certainly plan another visit.
"It was a great, cosy cottage."
Stylish, comfortable, lovely location. Everything we needed was there. It was great. The main bedroom is huge, nice sized kitchen and lounge. We were on a cheap, out of season week so it was really good value for money.
"We enjoyed our stay, and Kevin was the most helpful."
"Super cozy, clean and big cottage!"
Loved the heated floor after coming back from our sightseeing trip! Stayed there from friday until sunday! On saturday, the cousin of the landlord came to see if eyerything works out! Super friendly and lovely people... Love to come here again Miriam

About the location
Kendal 13 miles; Penrith 17 miles; Windermere 19 miles.
The charming old village of Tebay sits near the eastern fringe of the Lake District National Park. The village itself winds its way along the edge of the main thoroughfare and the traditionally whitewashed Cross Keys Inn has been there for 500 years or more. The inn is reputedly haunted by the ghost of the Tebay Witch, Mary Baynes. Along with its better-known neighbours of Kendal, Sedbergh and Appleby-in-Westmorland, the area is surrounded by lovely rolling countryside and beautiful scenery. Nearby Orton has a local pub serving good food, a Post Office/shop, tea rooms and the famous handmade chocolate shop. A lovely village green surrounded by 17th and 18th century cottages adds to its charm and there is a farmers' market in the village square on the second Saturday of every month. Take a short drive and discover the unspoilt lake of Haweswater, or take advantage of the excellent road links to the Lake District, the Eden Valley and the Yorkshire Dales.
