  • "Lovely warm property would definitely recommend with only one small detail which could be better for dog owners- the front garden leads around the side of the house to the back & also through to next door garden."

    The rear access to the house over to the separate gated garden is not secure. The upstairs bedrooms are excellent all being spacious & en suite.

  • "A lovely old farmhouse in a great location, and ideal for a larger party with dogs."

    Comfort & facilities overall very good, however the place is looking a little tired, requiring some TLC — sticking doors, gaps in the wall by plugs, etc. We would also like to have seen a starter pack of logs & kindling, and some more cleaning products (eg, soap) in the bathrooms — we had to go and buy these on our 1st full day. Having said all that, we did consider it good value for the price paid Thanks

    There are a few niggles that need to be sorted. Ie.. the remote controls not working properly, some light bulbs out etc. Overall though excellent as a peaceful place to stay and explore the area.

  • "It would be good if the front gardens of Roans Farm and the next door property could be kept separate as their dog regularly visited our bit of garden and we had to clean up after it!"

    ! Generally, we loved the property and the reality was better than the photos we saw before, especially the sitting room. If it was our property we’d re-design the kitchen as we found the breakfast area very impractical and impossible for all of us to fit in. It could be put to better use, we felt. The back garden was great and the children loved watching the tractors come and go! We also loved the peace and quiet of the location! We had a most enjoyable week.

    We did a 5 mile walk around the lanes, saw lots of wildlife and even got to feed some chickens and a wonderful horse. We explored lots,around the lakes and hills. Thank you

  • "We had a wonderful holiday."

    We met up with family whom we had n’t seen since January and enjoyed a very special week together. The cottage had a lovely feel to it and was spacious and airy for the 4 of us and our 2 dogs. We loved the view of fields, the sound of the owls and sheep at night and the little garden where the dogs romped happily together. There are some good walks nearby in this area of unspoilt countryside and good pubs. The place was spotlessly clean...reassuring during these times and essential. Shops are not nearby. We picked up provisions in Kendal before arriving and were glad we didn’t forget anything as not much is provided in the cottage in the way of teabags etc....probably due to restrictions. There were no fire irons and so we couldn’t clean the wood stove between fires and it is a practical place rather than luxurious. Hey, I’m scratching about for criticisms here. We found beds really comfortable, the wood stove made our evenings cosy and the little garden made the dogs holiday. The booking process was made special by the friendly service of Sykes. I wish I could remember who I spoke to to thank them for being so helpful and we hope to come back to this very special place when we can.

  • "Unfortunately the day after arriving the electric went off, housekeeper responded promptly and said she had had similar problems the previous day."

    We had filled fridge and freezer as per accomodation recommendations. But were left with a choice no lights or no freezer fridge and dishwasher. Electrician attended on the Sunday but could not repair till the day we left. My husband managed to get fridge back on as he worked out it was dishwasher that was problem so thankfully food not wasted. We had shopped for 7 people for a week. Otherwise house location great, and Celia could not have been friendlier.

    Great location with amazing views. The children loved exploring the stream in maulds meaburn, and the dog loved running up and down the hills in the garden. The house is well equipped and super cozy.

  • "The cottage was extremely well appointed, clean and spacious."

    It provided all we needed for a relaxing break with our grandchildren. The gardens were well tended and very child friendly. However, we arrived to find that the television did not work as the cabling was in a mess and the remote controls only worked spasmodically (not great when rain is forecast with 3 children under 5). The utility/boot room was also difficult to access as the latch was a cobbled together affair consisting of two nails. A new gate latch could be fitted very cheaply and save a lot of fiddling about. One of the electrical circuits tripped leaving us without fridge, freezer, some lighting and wi fi. (By a process of elimination we were able to get power back by turning off the switch above the dishwasher). All in all it’s a good job that we are reasonably technically minded or our holiday in this lovely cottage would have been a disaster.

  • "We had a great holiday."

    The cottage is lovely and we all had an en suite which was an absolute bonus. The only downside is that there are no dog walks from the house (you can take them down the lane in the lead, but you can’t let them off) however Acorn Bank (NationalTrust property) is only 15 mins drive away and that is a great place to walk your dog, or lakes are half an hour. The kitchen has a range master which was excellent for Sunday roast and the beds are extremely comfortable. I would definitely recommend this property and we will hopefully be going again.

  • "The cottage is well equipped, spacious and comfortable in a beautiful, rural location and is warm and cozy particularly when you get the log burning stove lit!"

    The photos don't do it justice e.g. the lounge is big with a corner sofa that is not shown in the photo. We were lucky with the weather and spent a lot of time outside in the sunny garden. It is an ideal place to stay to get away from the crowds yet be 30 mins from the Lake District, the Yorkshire Dales and the North Pennines. We were met with a warm welcome from the owners and had a great home cooked meal at The New Inn in the village of Hoff!

    V.remote does not work, and you have to use manual control settings on the television unit instead. The cottage is a lovely place to enjoy relaxation with friends and family,with plenty of room, and all the creature comforts expected.

    It was clean and well stocked with kitchen utensils etc. Beds were quite soft, but managed to sleep ok. Seating arrangement in living room could be better for number of people cottage caters for. Good pubs close by for great meals. Would stay again.

  • "The farm owner pins dead moles to the wire fence outside the property Which we found childish and unnecessary It would be particularly alarming for young children We did mention this to the owner who said it was what was done in the area to show how many had been caught However we saw no other farm displaying dead smimals in this way It was cruel and not suitable for someone renting a holiday property It upset me and my family deeply seeing moles in various states of decay !"

    It was was very comfortable with good facilities apart from a leak on one of the showers. There was an enclosed garden area which was good for our two Westies. The location is good, situated in beautiful countryside and within easy reach of many places of interest.We would certainly recommend it.

    Cottage far exceeded expextations. Photographs dont do it justice. Beds and bedding extremely comfortable. Everything you need and want is supplied and more. Bonus ..... fire set and ready to go !!! Would definately recommend Roans Farm cottage. An abundance of board games to keep you occupied on a night in frint of the log burner.

  • "Had an amazing stay, the house was so much nicer than expecting and was really comfortable and a great place to stay."

    We used it as a base to climb scafell pike and it was amazing. The views from the bedrooms and the house were awesome, great location. House was tidy and warm when we arrived and details on how to get into the house were easy enough to follow. We struggled slightly to find the house as the satnav took us into the farm just before it but it only took us a minute to realise we were in the wrong place and we were maybe 2 doors down so no problem at all! Great stay and will probably be back :)

    Energetic one. We were a party of six - four adults, two university undergraduates and a mature dog. We a\ll came away at the end of a week determined to return in the future.

This converted farmhouse is situated in the village of Maulds Meaburn, just a short distance from the popular town of Appleby-in-Westmorland.

A lovely farmhouse dating back to 1871, this cottage is ideal for larger families or group of friends and is perfectly placed to explore the enchanting Eden Valley, having been beautifully refurbished and offering all the comforts of modern living.

For informal eating there is a well-equipped kitchen with breakfast bar, which leads to a dining room where you can settle down and enjoy your meals, before adjourning to the sitting room with a woodburning stove, where you can relax and plan your adventures for the following day.

Upstairs are four comfortable bedrooms, two doubles with an en-suite shower room and a separate bathroom, which is shared by a super king-size bedroom and a twin room.

For warmer days, relax in the garden or dine alfresco and enjoy superb views over this pastoral land.

The picturesque village of Maulds Meaburn is quiet and easily accessible to The Lake District and Yorkshire Dales.

The three main market towns of Penrith, Kirkby Stephen and Appleby provide a wealth of experiences such as country fairs, agricultural events and ancient Rushbearing Festivals.

The attractive, unspoilt rural village of Maulds Meaburn in the Lyvennet Valley is ideally placed for exploring the Lake District, Eden Valley and the Yorkshire Dales. Hunter Davies described the village as "one of the most beautiful villages in the country". It is a quiet picturesque village in Cumbria not far from the Eden Valley and about six miles from Appleby-in-Westmorland. It forms part of the parish of Crosby Ravensworth and stands either side of Lyvennet Beck which flows from the south through Crosby Ravensworth and finally enters the River Eden near Temple Sowerby. Nearby Appleby sits at the heart of the lush Eden Valley, and is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is a major stop on the Settle-Carlisle Railway, which is one of the most beautiful railway journeys in Britain; still today, many of the old steam trains wend their way along this line and over the awe-inspiring Ribblehead viaduct. Visit Appleby in June and experience the famous Horse Fair, the largest Romany gathering in Europe, enjoy a walk on the Pennine Way at Dufton, or explore one of the local cycle trails.
