    This cottage is absolutely fantastic, the pictures do not do it justice. We were so impressed with everything it had to offer, we have stayed in quite a few holiday cottages over the years and this one has been, by far the best we have stayed in. So many good points and little extras that don't sound like much, but make a huge difference- such as, plenty of plug sockets, blankets for getting cosy at night, dog towels and equipment for the dog, plush decent sized towels, choice of summer / winter duvets on the beds, enclosed secure garden, fantastically equipped kitchen with everything you could need including tupperware to borrow for picnics and a spice draw, a huge choice of books to borrow, games and jigsaws, Netflix and amazon prime subscription....I could go on! We were so impressed with how clean this property was, and we really could not fault it. As for the location, Middleton in Teesdale was absolutely gorgeous, perfect for walking holidays, some lovely walks on the door step , and the surrounding areas have plenty to offer , High force and the Gibson caves are a must see. Everywhere is very dog friendly and the locals are extremely friendly. The fish and chip shop was excellent, and you have a big co-op just a few doors away. We really couldn't have asked for more. The first time we have been away somewhere that we all ( 2 children of 10 and 14 included) wanted to come back to. Thank you for having us!

    Second stay at this property, we love the house and the area, there are plenty of places to visit in the area and some lovely walks, there is everything you could need for your stay in the property with an added bonus of a large enclosed garden for your 4 legged friends, the local people are really friendly and are eager to advise you on walks and places to visit in the area a couple of pubs that are dog friendly and do food and several shops in the village along with a co-op, all in all a great place for a relaxing break, as i mentioned, our second visit but certainly not our last

    The house is very well-appointed and comfortable. We particularly enjoyed relaxing in the sun lounge. Our dog loved racing up and down the long garden and there are scenic walks along the river bank, easily accessible from the house. Wonderful!

  • "A lovely property Well furnished and comfortable Very well stocked with everything you need in a holiday home Ideal position in the village for all amenities The only disadvantage was the on street parking as it was very busy."

    Unfortunately it was busier than normal this weekend as Northumbrian Water were replacing the main drain through the village and there was lots of additional traffic/work vans around, as well as traffic lights and roadworks. The work is now finished. Kind regards Property Owner

  • "What a beautiful cottage."

    From the moment we arrived we felt at home. The cottage was spotlessly clean and very spacious yet cosy. Everything was provided including firewood and a lovely welcome basket. Over three floors, the top floor a large bedroom on suite which was just lovely I spent most of my time in the garden room at the back of the house which was warm, light and a great place for a cheeky glass of wine and a good read. Check in and check out was easy with the lock box. Shops, cafes, pubs and great walks are all within minutes of the cottage and one straight road takes you into Barnard castle We will be returning year after year as this just felt like a home from home.

    Thanks for the constructive feedback I'd like to go through it point by point. 1. Loft stairs are steep that is why there are 2 handrails fitted for safety. 2. Thank you for bringing the situation with the showers to our attention, I have contacted the plumber to investigate this. 3. The time clock on the boiler control will be adjusted to GMT at my next visit. 4. Rubbish collection information will be updated at next visit. We do try very hard to keep everything updated for our guest and do appreciate guest letting us know as soon as they have any issues so we can rectify them immediately. Property Owner

  • "I’ve always used the definition of quality as ‘exceeding customer expectations’."

    Langlands certainly achieves this goal. A lovely terraced cottage, in the centre of the village, but quiet and peaceful. You can pull your boots on and do numerous walks from the front door. Plus there are coffee shops and places to eat in the village. We will definitely book this place again, it delivered a perfect holiday.

    It might be good to ensure that the table at the end of the garden is fully usable as it is a lovely place to sit (we found it probably needed a little clean and some extra seating down there would be good). Otherwise we loved everything! Thank you.

    The table at the bottom of the garden has now been replaced with a new 8 seater table with parasol. This table is cleaned every Friday but as an outside table we would advise it is wiped down before every use, cleaning products are supplied in the house. Property Owner

  • "It’s an amazing house, extremely spacious and the owners have thought about virtually everything you would need for a home from home stay."

    The village of Middleton-in-Teesdale is very pretty along with the whole area. There’s everything on your doorstep, literally, from the Coop next door to the places to eat in the village. Two highlights were the fish and chip shop and the French restaurant which served excellent authentic food. All in all we had a superb holiday and would definitely recommend as a place to visit and stay. Who on earth said it’s grim up north, well not here at least!

  • "We had a fantastic stay at Langlands - the house was very homely, clean and well equipped."

    We were 2 families (total of 7) sharing and all loved the spacious rooms and the lounge was particularly cosy in the evenings. If we had to suggest anything, perhaps a shoe rack /boot trays might be useful in the hallway? Also a mattress topper in the attic room as the mattress springs could be felt both sides, although we still slept well :-) A perfect week away (in all weathers!) in a friendly little town with all the amenities we needed within a short walk. We can recommend The Teesdale Hotel in the village for great evening bar meals and a cosy fire (dog friendly too!). We hope to be back again for more walking and exploring. Thank you.

  • "This is a beautifully presented property with everything of very good quality and a generous and varied welcome pack."

    The owner had provided beautiful welcoming flowers and was kind enough to warn us of the tv mast issues at the transmitter. This didn't affect us as we were able to access Netflix or iPlayer etc. The long, safe garden for the dog was a bonus. My mum found the three steps down to the bathroom level difficult at night time and we could have also benefitted from a downstairs toilet in hindsight. Ideally a towel rail (heated preferably) is needed in the bathroom and a washer dryer (rather then just a washer) would have been useful for us as a big family group on the rainy days. We loved the area - everyone was so friendly and there was lots to do and see. It was a great place and we had a good holiday.

    Really convenient for village shops, pubs, chippy etc. Minor issue that the shower was a bit temperamental when other water was running but solved by communication. Really enjoyed our week here. For those reading older reviews there is now a door on the en suite to the attic bedroom!

  • "Wonderful stone house, well equipped, warm, and in the middle of lovely Middleton in Teesdale."

    Stayed for a week at the start of October and walked on the Pennine Way and beside the River Tees straight from the front door. This house and location are perfect. Keen drivers may also enjoy the technical B roads both from Sedbergh through Kirkby Stephen and from Brough to M-i-T and up to Alston, some of the best driving roads in the UK. We will visit again.

  • "The pictures of the house featured on the website do not do the place justice."

    It is such a lovely house, very spacious and comfortable. Enough room for everyone to have their own space but also able to enjoy being together. The welcome basket was a lovely and generous surprise. The information folder was very useful and we were able to do some of the walks mentioned and visit recommended places. High Force, Low Force and Summerhill Force being a favourite. It had all the facilities needed though with the constant rain it was a bit of a challenge getting all the clothes dry - but we managed. The only slightly strange thing was the lack of a door on the main bedroom’s en-suite but it was not a big deal. The house is also perfectly situated right next to the local shops so it was easy to pop out to fetch anything needed. Great coffee shops and takeaways nearby too. All in all we spent a wonderful week away in a lovely house in a beautiful location and we would highly recommend Langlands to anyone wanting to visit this part of the country.

    House was spacious enough for 3 generations to stay in. But a door on to the en-suite bathroom in the loft is needed. The bed in this room is unnecessarily big. The showers were temperamental with temperatures. But loved everything else.

  • "We thoroughly enjoyed staying in Langlands cottage."

    The cottage was really spacious. We loved the sun room, and it was super having access to a gated back garden which felt safe for our young ones (aged 5 and 7) to play in. The owner went the extra mile I feel, with home baking, fresh eggs, and fresh flowers on arrival. Place was very clean on arrival too. We had everything we could have needed, and the equipment was of a high standard. The towels were super fluffy and bedding seemed again of a high quality. The village was very friendly, I loved the craft shops. My husband says he wants to book our next holiday there, we both loved the place. Would highly recommend.

The property

Enjoy a family retreat to this charming terraced cottage, resting in a quaint location looking out onto the village green in the lovely market town of Middleton-in-Teesdale.

Langlands sleeps seven guests and is ideal for a family wanting to explore the remarkable North Pennines AONB, with Middleton-in-Teesdale lying on the fringes.

There is plenty of on-street parking on the fairly quiet street and there are shops and amenities pretty much on your doorstep, for added convenience.

Enter into the three-storey property into the carpeted hallway with several original features, before stepping into the living room, with beautiful exposed wooden flooring, a woodburning stove to add a lovely warmth to the room, along with a TV you can enjoy watching as you sit back and relax on either of the sofas or even the comfortable-looking armchair, which you can sit in and admire the charming village green views at the front of the property.

The dining room has seating for seven and is home to a bookcase, filled with books you can read at your leisure, as well as views of the patio and far-reaching garden to the rear of the property.

The spacious kitchen has been nicely decorated with tiled grey flooring and wooden worktops and cupboards, offering the space and essential amenities required to take care of all of your self-catering needs, there's even a dishwasher, so you can relax without worrying about doing the washing up.

From here, there's a sun room with a TV and plenty of seating for everyone, should you wish to relax in a different setting, and step out of the patio doors onto the patio area, where the outdoor furniture is perfect for a morning coffee or alfresco meal.

The garden is narrow but long, with an extensive lawn, offering plenty of room for the little ones or beloved pet to have a run around, while the large storage area offers a secure space for any bikes you may want to bring along.

Heading up the stairs, past the lovely stained-glass window, there are three bedrooms, sleeping five people in total, with bedside tables and lamps, should you wish to do any night-time reading; one of the bedrooms even showcases a beautiful original fireplace.

The family bathroom has a bath with shower over, so you can choose how you wish to get ready each day, while the toilet can be found in a separate room next door.

Heading up to the attic, the spacious master bedroom is decorated in lovely blue hues, offering plenty of storage for your belongings and showcases those village green views once again from the large window, there is even an en-suite shower room for your convenience.

There is a Co-Op supermarket, along with a selection of pubs and shops almost next door to the property, so all of your amenities and conveniences are in easy reach, as is the River Tees, which you can enjoy afternoon strolls along.

Middleton-in-Teesdale lies on the edge of the North Pennines AONB, so walking routes and stunning scenery are in abundance; enjoy the spectacular waterfalls of High Force and Low Force, cross the historic Wynch Bridge and enjoy walking amidst peaceful tranquility, walk the Tees Railway Path and amble around Grassholme Reservoir.

The market town of Barnard Castle is less than 10 miles away; named after its 12th century castle, which is set above the River Tees on a high rock and provides wonderful views over Tees Gorge.

The town itself is a shopper's haven, with plenty of independent retailers, antique stores and locally-produced items, offering a unique shopping experience.

Notable attractions include The Bowes Museum, Eggleston Hall and Gardens and The Witham Arts Centre, which hosts music, theatre, film and comedy.

Or venture to the medieval Raby Castle where you can immerse yourself in the past or entertain the kids at Plotters Forest a play area embedded in the forest where they can be close to nature.
