  • "Beautiful cottage in an idyllic location."

    Perfect for our family Xmas together. Very clean and comfortable / plenty of space and although we didn’t use the games / reading room I’m sure it’s a welcome addition for larger families. Thank you for the excellent WiFi which my daughters couldn’t do without ;) Cottage had everything we needed for our stay, the kitchen is superbly equipped ( although the bin is very small for a group ) minor issue which in no way negatively impacted our holiday. Lovely little town with plenty of essential shops / cafes / eateries and everyone was so friendly. Located next to some good dog walks which we used a lot … a beautiful river walk and not far from amazing waterfalls. Owners have thought of everything and the large welcome basket on arrival was a pleasant surprise Thank you. Communication from the owner was great / would highly recommend this property if you are thinking of visiting this area … I’m sure it’s even more beautiful in the height of summer.

  • "Really great cottage in a wonderful location which made for a great winter break."

    Very well equipped by the owners (they really do seem to have thought of everything!) comfortable, and really good value. Great for the dog. Although there is no garden, which was the biggest drawback for us when we were considering booking, this mattered less at this time of year and in any case we found the advantages of the cottage far outweighed that as an issue. There are so many walks on the doorstep which were great for the dog. The cottage itself is in a very quiet location yet you are right in Middleton-in-Teesdale which we really enjoyed. Middleton is a lovely, friendly place set in what must be one of the most dramatic, beautiful and yet comparatively little know areas. You are close to High Force waterfall and Cauldron Snout in Teesdale, with Weardale not far and Barnard Castle just down the road. We would certainly recommend and look forward to returning.

  • "What a fantastic cottage ."

    This was our second stay at this beautiful place. We’ve stayed in cottages for over twenty five years and the kitchen is the best equipped we’ve ever had !!The owners have put so much time and effort into this property and that has really paid off. It was also extremely clean and tidy. We loved everything about it. The cottage is very warm, comfortable and tastefully decorated. The beds were extremely comfortable with very good quality bed linen to ensure a good nights sleep. I would highly recommend this property .

  • "Over the years we have stayed in over 16 cottages in Middleton in Teesdale and Oak cottage was by far the best."

    It was 5* accomdation. The location was excellent and very peaceful. It was close to to two excellent restaurants , a beer garden and a fish and chip shop. Also pavement cafés. We received a very welcoming email from the owner and it made us feel so comfortable in the cottage. After just a few days stay we were so pleased we have booked for two weeks next year. !! I Highly recommend this cottage to you.

  • "The cottage is fantastic."

    It is comfortable, very clean and cosy. There is plenty do in the cottage from sitting in the quiet area to read or sitting in the snug to watch the TV or to playing games in the games room. There are plenty of walks and places to visit in the surrounding areas. You can travel for just over an hour to Seaham where you can discover the different coloured glass on the glass beach, or visit County Durham and its wonderful cathedral. I would recommend this cottage to family and friends and will visit again. Thank you to Sean and Karen for letting us stay in your wonderful cottage. The Archers from Barlestone in Warwickshire.

  • "A lovely cottage in a great central village location."

    Furnished to a high standard and there's everything you could need stocked up. Plenty of dog walks from the cottage which is needed as there is no enclosed garden. Games room was great for a rainy afternoon! Middleton itself has a surprising amount of amenities and shops so we didn't need to spend our holiday doing a big supermarket shop. We highly recommend the cottage for exploring Teesdale and beyond.

    The location was perfect with village shops, cafes and restaurants, literally on the doorstep, and plenty to do in the beautiful countryside surrounding the village. The cottage itself was extremely comfortable and we had everything we needed. The host was proactive in making sure our stay was perfect - just lovely.

  • "This is the second time we've stayed at Oak Cottage in the last two years - and that really tells you everything you need to know."

    We were so pleased with it the first time that we simply booked again for this year. Perhaps the best aspect of the house for us is the enormous kitchen / dining room which is a joy to be in whether cooking, eating or chatting. The property's location, in the centre of Middleton-in-Teesdale is perfect and it's quiet too - just down a short lane from the main road. We heard owls in the middle of the night - rather special.

    Everything about Oak Cottage is perfect. Well appointed, everything to the highest standard. Comfortable beds, good showers, plenty of crockery, cutlery and kitchen equipment. We cannot fault it in any way and are always recommending it to others. Also, the owner is very approachable which makes a huge difference. We plan to come back next year.

  • "Our stay at Oak Cottage for Christmas 2022 was just magical, the living room was dressed with decorations and a tree ready for the big man to arrive, a very thoughtful and well put together hamper was left on the breakfast bar."

    The kitchen is very well equipped with every glass, mug, plate, utensil and gadget you need to look after a family of 6. The downstairs toilet was a bonus. The village has all you need for a stay, two pubs(both dog friendly), Co-op, Pharmacy, Cafe(dog friendly), Ironmongers, antiques shop, chip shop(highly recommend) and much more. Oak cottage really is just the best place to stay.

  • "This is our third winter stay at Oak Cottage and, as always, we had a truly fantastic time."

    It's very clean, luxurious and wonderfully warm. Everything you need is on hand because the cottage is properly equipped with quality equipment and, although there's a real modern feel, there is a great character to the accommodation. The village is lovely and you have great walks and cycle-rides right on your doorstep. Our pet Spaniel is never happier than this, all year round. A brilliant experience again (and again...and again!!}

    The cottage had everything you need for self catering and it was furnished very stylishly throughout. Sean was an excellent owner - getting in touch by text to see if everything was okay and sorting minor issues out quickly (and they were very minor!). We really enjoyed our stay and look forward to returning soon.

    Large kitchen / diner, exceptionally well equipped. Plenty of parking and nice and quiet location but also close to some useful shops. Ideally located for Low Force/High Force waterfalls and Barnard Castle. Durham too is about an hour and well worth the visit. As is Richmond, which is very charming.

  • "Lovely property in a fabulous area."

    We love walking holidays and this was ideal for us and our family. The seating and beds were nice and comfortable. The Smart tv and Wi-Fi were perfect for nights in as the nights close in. The village facilities were excellent. But best of all was the kitchen. We stay at a lot of lodges and cottages and have never come across such an excellent well equipped kitchen.

  • "Decided to take a staycation close to home and found this gem in Teesdale."

    The accomodation is spacious and well equipped, if you enjoy cooking the double oven electric range is a dream to cook on. A games room with mini pool was a hit with my daughter. The property is set off the main street but I was struck by how quiet it was. Around the corner is an excellent chippie and two pubs, there is also a coop supermarket in the village and a pizza takeaway. Ideally located for visiting High and Low Force water falls, if you park at low force you can walk 1.5 miles to High Force and avoid the parking and entrance fee at High Force. Further afield Barnard Castle is a 10 mile drive with shops, pubs and a Morrisons. A 1.20 hour drive to Forbidden Corner is a must if you have young children they will be delighted, we also drove over to Lake District for a day out Kendal or Keswick is about a 1.15 drive over the scenic North Pennine national Park. Owners were very communicative and property was cleaned to a high standard, if you are looking for a peaceful holiday in great accomodation you have found it.

    It has the most spacious and best equipped kitchen of any cottage we've ever stayed in. We spent many of our evenings either sat around the dining table playing games or playing pool/table football/air hockey in the games room rather than watching TV in the comfy living room.. Sean, the owner, took the time to get in touch at the start of our stay to make sure everything was ok, which was appreciated. Definitely worth another visit.

  • "We stay at dog friendly accommodation regularly and there’s normally something which has been overlooked, not maintained or just uncared for, meaning that by the end of our stay we’re ready to go home."

    That wasn’t the case here, everything has been well thought out and all very comfortable, I’d happily have stayed another week. I thought staying in a cottage without a garden might be an issue with a dog, but it just gave us an excuse to try many of the wonderful local walks. A lovely cottage in a fabulous location.

    Warm and homely with luxury furnishings, and a more than fully equipt kitchen. As a family of five adults and dog it served us well. Set back just off the village it's a "hidden gem". Sean the owners communication and information re our stay were 100% On arriving we was greeted with a lovely welcome pack and a very informative guest book full with the local amenities and places to visit. The two pubs in the village a well worth a visit.. serving fabulous meals. A walk upto High Force is a must. To sum up our time at Oak Cottage "Absolute Perfection " We would definitely reccomend this property and hope to visit again sometime. Thank you from the Gill Nelson and Family

    We have stayed in many cottages and this was one of the best yet ! Great location, middleton in teesdale has everything you need literally on the doorstep. Luxury fixtures and fittings and amazingly well stocked kitchen. Literally they have thought of everything !!! The added reading snug and games room were perfect especially with teenage kids.     Everything about the property was first class. The central, but quiet , location in the beautiful village of Middleton- in - Teesdale was perfect for our winter walks in the North Pennines. The cottage was warm, welcoming, equipped with everything we needed and cleaned to a high standard. Lots of terrific local information was helpfully provided . The owner of the property was attentive to our every need throughout our stay , which we appreciated very much. Oak Cottage is definitely a 5 Star holiday property ! We hope to make another booking this year as we enjoyed it so much.

  • "This property certainly has the Wow factor as soon as you walk through the door - everything you could want is provided - I have never stayed in a property before that has so much in the kitchen - and all great quality."

    The beds are comfortable and everything was spot on. The location is so good with walks from the doorstep - butchers about 50m away and everything on hand. The local people we met were also very friendly. We never got to use the snug or games room mainly because we were out most of the time but they look like a great addition to the property. We hope to return as we only touched the surface of what there is to do in the area. I would love to stay here again - would thoroughly recommend - A1 10/10 - loved it Oh and the welcome wine biscuits tea coffee sugar were much appreciated :)

  • "Oak cottage is absolutely stunning, one of the nicest we have stayed in, and we have stayed in many."

    The owners have thought of everything to make your holiday "home from home" The cleanliness of the cottage was exceptional particularly in the current climate which is so important, so don't worry about anything as it was spotless. The quality of the crockery and cutlery are 1st class, and the kitchen is well equipped with plenty of everything. The beds are super comfy with lovely duvets and pillows. Two beautiful Bathrooms and a bonus down stairs loo, A gorgeous log burner in the lounge made our evenings so cosy after a full day out. The cottage has excellent heating so we never felt cold. There is a gorgeous snug area up a quirky staircase which we enjoyed sitting in having a glass of wine and a quiet read, and a little games room adjoining the snug, which we didn't use but great if you have children. The cottage is in a village setting, which boasts takeaways, a butcher, chemist a bank and two pubs plus other shops and cafes, literally all on your doorstep. Plenty of walks along side the river, or further afield if you want to drive. The owner is so helpful and only a call or text if you need anything, which we didn't. The only thing to be mindful of is the front "garden" area as its open to the road with no fencing, so be vigilant with small children or your dog as the resident neighbours do drive fast up and down the lane. I would recommend Oak cottage to everyone, it ticked all our boxes to make our post Christmas break the best, so if your thinking of booking it just do it, you won't be disappointed I promise you.

    The cottage is beautifully presented with comfortable furnishings and the best equipped kitchen we've ever come across in all our years of staying in cottages. The owner, Sean, is always just a phone call or text away if there are any issues and also to provide information on the best pubs and places to eat locally. The cottage location is absolutely perfect. Set in the heart of the village the pubs, cafes and shops are all just a couple of minutes walk away and for the more adventurous the Tees Valley is on the doorstep providing some wonderful walks and the best scenery you will ever see. We are already looking at booking a 3rd stay.

    The cottage is really comfortable and has everything you could possibly need. The under-floor heating is amazing and very welcome as it was thick with snow for most of our stay. The town itself is lovely with great pubs, shops and cafes.     The house is perfect in every way. Superbly located in a village with various shops, a pub and places to eat. The cottage itself is just beautiful. Tastefully decorated, spacious and comfortable. The kitchen is extremely well-equipped! A nice selection of area information available too with some great suggestions from the owner of places to eat. We loved everything about our week - from the cottage, to the places we visited, to the beautiful countryside. Even the inclement weather did not dampen our spirits! We will be back!

    It was spotless when we arrived and there was plenty of crockery - despite there only being two humans and Walter was impressed too as there was a large dog bowl. The cottage is well placed in the middle of the village - but with the advantage of being off the main road and plenty of parking. I would not hesitate to return as this has been one of the best cottages we have stayed in.

    The cottage is within very easy reach of amenities. The cottage has everything you need and very comfy beds. Lovely welcome gifts too. Lots of lovely walks from the cottage and other walks are a short drive away. We would stay again.

  • "We arrived to the cottage to find plenty of space to park."

    The cottage was exactly as described and the kitchen was outstanding! It was in an ideal location with a few second walk to shop, pubs, cafes, take always and you could walk out the door and hit a major footpath immediately. The owner text us to check all was ok and we met the cleaner who was lovely. It was a lovely touch arriving to a bottle of wine, tea, sugar, biscuits and milk. Would definitely book again :)

    The kitchen/diner was a marvellous space and a great place to share a meal and time together. We also appreciated the contact with Sean, the owner, who checked we had settled in etc. Lovely wine and biscuits etc. on arrival were a lovely touch and much appreciated. We've been staying in cottages for 25+years and this is one of the best. We would highly recommend.

  • "Very comfortable, warm and clean cottage in a lovely location."

    The kitchen/ dining area is particularly nice with large windows looking out onto trees. The beds were very comfortable. In the twin bedded room the beds are close together but fine for a family or good friends! The little 2 seated corner near the games room is a lovely place to relax and read catching the afternoon and evening sun and light. We enjoyed local walks in and around Middleton as well as longer walks in the area. We would be very happy to return to the cottage and area.

    The gifts of wine, milk etc. were greatly appreciated and it is unusual to have such things as washing up liquid, dishwasher tablets etc. provided. Additional tea towels would have been nice but on the whole a great stay at this delightful home. We liked the location; it was handy to walk out to takeaways and pubs and with lots of walks on the doorstep it was great for the whole family and the dog. Apologies Sean we probably made too much use of the recycling bottle box.....!

  • "The cottage on the whole was lovely."

    However there were small issues that need addressing. The windows need cleaning inside and out. The whole cottage needs either a deep clean or preferably a coat of paint, the walls and paintwork are badly scuffed and marked. These points however do not detract from the point that this is a lovely cottage in an outstanding area, just a few minutes walk from the centre of the village.

    Thank you for your feedback and we are delighted that you enjoyed your stay. We get a lot of repeat visitors which demonstrates how popular the cottage is. Regarding the comment on the paintwork, it is always challenging when the cottage is so popular to paint regularly and we want to keep the nice crisp and pale bright colours. That said we get in at least twice a year to do this and since your stay, the painting has been done once more. We loved Middleton, the town and facilities but the star is the immediate countryside around- very unspoilt and quiet. Oak Cottage is well appointed, very comfortable and a real home from home. We would highly recommend it.

  • "Very nice accommodation in a very nice location."

    The village has a good pub, butchers, cafes and a CoOp and very nice fish and chip shop. (Did not try the Pizza takeaway) Lovely walks on the doorstep along the river (teeside and Pennine walks) and the old railway. Note most pubs are shut on a Monday, which is a bit disappointing after 5 miles to get there and the same back. Loves that there is loads of crockery, so can just use the dishwasher in the evening. Owner was in contact to make sure everything was ok, which was nice.

    The cottage is beautiful and all needs are catered; the kitchen facilities were excellent and the games room proved an excellent source of entertainment on wet days. We were extremely grateful for the little touches such as the welcome bottle of wine, milk in the fridge, tea bags and coffee and washing up liquid provided. We spent the week walking in the local area, including a walk to Mickleton, Kirkcarrion and a 12 mile walk along the Pennine Way to High Force. It was lovely to just park the car and not need it again until the long drive home.

    Modern interior, having everything that you need to make this a comfortable and enjoyable stay. The cottage has a small games room with a small table football/pool table which with a bottle of beer provides fun entertainment as well as the DVDs, games and books you come to expect. The village has an excellent fish and chip shop, Helens Pizza and several good pubs, we ate at the Forresters which we recommend. A lovely place to stay in a lovely village.

    Well-presented, comfortable and extremely well-equipped. The kitchen has every type of utensil you could think of, and more. The living-room and bedrooms are cosy and comfortable and there's the added bonus of the reading room and games room. You couldn't ask for a better location, in the heart of a thriving village with some of the most stunning scenery on the doorstep. I can't recommend Oak Cottage highly enough for anyone who wants a comfortable getaway in a wonderful location. Only one very slight criticism. The main bathroom could do with a lock on the door but aside from that it was pretty much perfect.

  • "This cottage is, by a long way, the most luxurious cottage we have stayed in so far."

    The modern layout and stylish equipment really make for a fantastic place to relax after a day out in the beautiful surrounding countryside. The cottage is lovely and warm and the beds are sumptuous! There are some fantastic riverside walks right on the doorstep which was a real bonus as our pet Spaniel was never out of the water. The town itself leaves you wanting for nothing and pretty much everywhere is dog-friendly too, which is brilliant. We spent a good amount of time in the bar of the Teesdale Hotel which is just across the road and has really good, hearty food, great beer and a roaring fire. The local co-op has everything you might want too and even the local garage saved the day. We had car trouble and he was able to sort it out within 24 hours, despite having to order a part. Back to the cottage and the owner, Sean, was on the case - contacting us on arrival and, also, a couple of times during our stay to check that all was OK and to offer advice and tips about the local amenities. We really had a fantastic break and I can't recommend this cottage highly enough to anyone looking to visit this breathtaking area. Thank you

    The location is stunning with beautiful walk's straight from the door. The open plan kitchen is simply amazing we spent most night's having a drink & playing game's in it, then it's like a secret part of the cottage as you go through the comfy living room through the door is stair's to a chill out reading room & up again to a game's room, brilliant!!! Oak cottage had everything possible for a great week away. We thoroughly enjoyed our stay and the local people were lovely, plenty of choice where to eat either in the village or a short drive. We can highly recommend oak cottage for a great holiday, many thanks to the owner's as lot's of thought has gone into providing the perfect place to relax & enjoy your holiday.

    The photos don’t really do it justice, as although they look great the cottage is even nicer in reality. Smart TVs in all rooms is a nice touch. We also appreciated the breakout reading area and the games room. Would love to stay here again. The whole family had a wonderful holiday. The location is great too with a tasty chip shop, two pubs/restaurants all on your doorstep. There was also loads to do. Thoroughly recommended.

    The Welcome Pack of milk, tea, coffee, sugar and wine was a lovely touch, and the owners were thoughtful to text when we arrived and left to make sure everything was fine. Mobile reception is limited in cottage but ok in kitchen extension. The village is a friendly place - the Tee'sPot cafe was really welcoming. The butcher's bacon and home made black pudding is delicious. The Co-Op is very well stocked with everything, and the hardware shop is an Aladdin's cave. The countryside is stunning, and we had lovely walks. Everywhere was so quiet and unspoiled.

    It is very spacious and warm whilst being cosy at the same time. Our children loved the games room and the cottage is furnished to a very high standard ,it’s easy to see why people go back to this place. It’s also clear to see that a vast amount of thought , time and effort has gone into making it such a fantastic and stylish cottage . Beautiful original exposed beams can be found up in the high ceilings as well as a superb kitchen that is huge and very well equipped. My teenage son asked” Mum where did you find this place, it’s really cool? This is one of the best places we’ve ever stayed in.” We’ve been taking him away since he was three weeks old so he has a lot of memories! We had great weather to go with a great home .

  • "We had a wonderful holiday in the Yorkshire Dales and surrounding areas."

    The cottage was lovely - exactly what we expected from the description. The setting is very quiet and despite being in the village (which is also very pretty) has a remote and rural feel due to the view out of the main windows onto the beck and the fields. The kids loved watching the rabbits playing on the slope opposite! It is also very convenient for some great but perhaps not that well known easy walks - High and Low Force waterfalls, Cauldron Snout and some nice treks down dismantled railways. It's also right on the Pennine Way. Barnard Castle, Eggleston Abbey, Richmond and other historic sites are within about 30 - 40 mins of driving down lovely country roads. Middleton-in-Teesdale itself is a very nice little village with some nice friendly places to eat and drink. The facilities were excellent and the house was comfortable and warm, with strong electric radiators and underfloor heating downstairs and in the bathroom. Everything is new and looks modern and clean. If there would be one improvement I'd suggest addition of a dryer. For people staying an entire week, it's often necessary to do a wash midweek and in winter or early sprint/late autumn it can be hard to dry clothes on a rack, especially as the radiators shouldn't be used for drying clothes. But if you have a short stay or can bring all of the clothes you need it's really not a problem and is only a minor thing.

  • "We were highly impressed with Oak Cottage, it was exactly like the photos!"

    Right in the heart of Middleton-in-Teesdale but so incredibly quite. The house is spacious, clean and welcoming, we loved the dining kitchen, sitting in the window watching the rabbits on the hill opposite. We had a couple of issues but the owner dealt with these quickly and in a friendly manner. The area is lovely, Middleton has everything you need all in walking distance. Fantastic Fish and Chips and Amazing Indian Take away from the local pub. We did some lovely walks from the house, beautiful scenery and lots of spring lambs. High Force and Low force are worth a visit and Durham is about 50 mins away. All in all a fantastic holiday cottage in a beautiful setting, you won't be short on things to do. Thanks also for allowing dogs, ours loved it, we would highly recommend and like to return.

  • "Overall Oak cottage was fabulously located and equipped for your every need."

    We had one factor that was unfortunate that when we arrived it was apparent that the cottage hadn’t been properly cleaned. There were bins not emptied, the grill pan left un washed from the previous occupants, hoover left out on the landing, dirty towels under the bed, to name but a few. This was dealt with immediately by the owner who told us that it wasn’t their usual cleaner. It was just a shame. The cottage is beautiful throughout and there’s nothing I could recommend other than not to rely on that particular cleaner again! We had a wonderful New Year and the villagers were very friendly and hospitable. The Crown at Mickleton was amazing. We would certainly love to return!

    Outside the property is a small seating area to the front and ample parking for three cars. The property is impeccably clean and is nicely furnished. The beds and bedding are of good quality and the towels are large and very soft. The owners appear to have thought about absolutely every scenario and sought to provide just about everything you could possibly need for a fabulous Holiday. We would not hesitate to book this property again.
