    The cottage is beautiful. the surrounds amazing. The private fields were a god send for our reactive dog. But the area is that quiet that walks weren't a problem. The owners were very nice and couldn't do enough to make our stay perfect. We're returning in August and can't wait.

  • "Excellent cottage in a good location."

    Comfortable and excellent for the the dog. Appreciated the hose pipe to help with the mud and the large entry room to towel her. Would prefer a wood burner rather than an open fire (more efficient in the use of logs). Would also prefer a larger kitchen but understand the limitations of the building. Better instructions/signage to find the cottage initially would be really helpful.

  • "We had a lovely stay at The Boot Room."

    The weather wasn’t great whilst we were there so we spent a good deal of time in the cottage. The cottage is stunning and has everything you could ask for. We made use of the log fire and the sauna and had relaxed cozy and warm evenings. The downstairs shower needs a special mention it’s super powerful and the perfect way to end or start the day. The owners were easily contactable and helpful and recommended some lovely walks and places to eat. Would definitely return, hopefully this summer.

  • "We really wanted to have a relaxed getaway from our busy lives so this was the perfect place for that!"

    The location was just so serene and beautiful. I loved the cottage and the attention to detail that was put into the place. Our lil puppy loved the place as well and enjoyed that we could bring him with us. It was a blissful stay for the 3 of us!

    Everything about it is high end comfort. The converted barn has kept its great character and I loved its vintage appeal mixed with brilliant modern home comforts. The owners are lovely ,available to help or give advice about the area but really discreet. We have an elderly boxer dog who absolutely loved having her own private field to play in. There are no negatives about the BootRoom. We will definitely return .An amazing home in a lovely area.

    If taking dog nice big enclosed field to use next door. Advert does not say this boot room is an extension of a house and the rest of the house looks into the court yard. Property was very clean sofas are old (but comfortable) things like throws cushions heavy curtains sofas could do with a freshen up you could tell they hadn’t been cleaned in a while.Also my actual pillow (yes I check before I lay my head down) had stains on it. The rest of the property was very clean and Beautiful with gorgeous comfortable beds

  • "We had a truly delightful stay."

    The Bootroom is a wonderfully cosy building which is very spacious and is equipped fully to suit all of your needs. Bedrooms were very comfy and bathrooms had ample space with hot water and superbly pressured showers. The gardens were also beautifully kept and there is enough room to easily park two cars. Other things we loved: - The rustique, wooden beams - The huge open fireplace - The games/books bookcase - The fact that the property had a sauna and table tennis table (neither of which we used, but shows that this property has everything!) Thank you to the hosts and also Caroline for all of her help. She even brought me a spare pair of cufflinks on the Saturday morning, which I'd forgotten to take for a wedding that day! The homemade biscuits were a lovely suprise and were absolutely delcious - We cannot rate this place highly enough!

  • "We had a wonderful week at the Boot Room in July."

    It certainly has the wow factor! It was everything we had hoped for and more. Extremely clean, comfortable, very well equipped, beautifully decorated and peaceful. The large courtyard was fully enclosed for our dog and the bonus of having the owners' two fields adjacent to let him run around was fantastic. Janet, John and Caroline were very welcoming and just lovely, although in fairness we didn't need them as everything was perfect. We enjoyed curling up on the sofas with a good book after a long walk and would like to return when the weather lends itself to lighting the open fire! Kevin and Julie

  • "Amazing stay!"

    We really enjoyed our time at the Boot Room. It was a great base for us to visit family and friends in the area, and it was possible for us to remote work when we needed to with good wifi. The bed was comfortable and large enough for my partner who is 6'5", the goose duvet was a treat and surprisingly cool during the heatwave. The owners are lovely, and we hope we can stay here again.   • "The Boot Room is a lovely, unique house."

    Our aim was somewhere that could accomodate 2 dogs (which they kindly did) and had a private sauna and we could go walking. And this was a perfect house for our needs. The owners were not there, but the managers of the property were very attentive and on the ball. They left us a cake as a welcome gift, which was perfect for when we arrived and a lovely touch. They also had a fresh bunch of wild flowers too, which again was so lovely and made such a difference. The house was also well stocked, we didn't need to bring toilet paper or dishwasher tablets, there was some olive oil and vinegar and tea bags. The also had a nespresso machine which was a bonus. (the local sainsburys sell the pods) There was a folder with all local information from food to walks that you might need. So much thought has gone into the property - the White Company cotton sheets, the embroidered towels etc. There are board games to play, books to read...a real home from home. My only quibble and reason for not giving the house 5 stars. Are the sofas and the bed. The sofas are so used, worn and uncomfortable that you can't spend much time in them, which is a shame especially as there is a great inviting fire place. And after a long walk, lolling on a sofa with a good book would have been great. It also feels incongruous that the sofas should be so delapidated when so much effort and thought has gone into the rest of the property, which is really well decorated. There are 2 double beds both have very soft matresses. The bed we slept in "wellies room" was uneven to sleep on. The slats on the bed had moved so the matress was sinking through making the bed very uncomfortable. Obviously mattresses are personal to people's tastes, but even after fixing the slat issue and turning the mattress it was still very soft and not great for our backs. The sauna is simple to use once you know how (literally turn the left knob in the sauna to number 2 and wait a bit). In the downstairs shower room, there is also a cold shower AND a steam option (so the big shower cubicle turns into a steam room) and there is a shower there too. We brought the rocking chair down and placed that in the entrance as a place to relax between sauna sessions, which sort of worked as a temporary thing. Another great plus is that just behind the house is a field so we could let the dogs run there before we went to bed and didnt need to do a big road walk. The house has great wifi reception. But many parts of the area it's hard to get a signal, making it easy to get lost for bit. But everyone is very friendly. It is such a pretty area. Nearby there is Stydd gardens and the food is really something special.

  • "Janet and Caroline were lovely and made us feel extremely welcome and homely."

    The cottage is beautiful, cozy, modern, well furnished, clean, well maintained and comfortable. We enjoyed having some board games and maps/books on the nearby area. We also loved that we had freshly baked cupcakes on arrival and that we were left with a few basics - toilet paper, kitchen roll, foil, milk. Things that would have made our stay a bit more convenient are 1. Blackout velux window shade in the bedroom; 2. carpet or runners on the stairs to make them less slippery and child friendly; 3. A bit more by way of child friendly cutlery, utensils, crockery (some enamel/bamboo/plastic plates forks spoons bowls etc) 4. A few more coffee capsules/pods for the coffee machine. 5. A bit more by way of a welcome Pack eg. Butter/bread/snacks (ep. a bag of crisps/ a bar of chocolate).

  • "Fabulous little break at the boot room."

    Very welcoming and on hand hosts. Lovely touches with homemade scones and wildflowers in the dining room. Scenic walks and views surrounding with a very VERY relaxing sauna and steam room and also jacuzzi bath upstairs which my little one (and myself) loved. Would definitely recommend. Thank you.

  • "This space is a perfect 10!"

    It was like a little slice of heaven on earth. The owners are very gracious and kind and not intrusive one bit. The space exceeded our expectations over and over. Complete privacy with back yard completely secured for a pet. Cozy fireplace and firewood located right on the premises at a fair price. Fabulous, large, Scandinavian sauna was a surprise and a treat. We were shocked how nice that was. When do you ever get your own personal sauna? I think we discovered there is a cold shower on the last day in the double shower room located adjacent. Really nice large TV with Netflix! Fully equipped kitchen and easy appliances. We have been renting cottages for 2 months now and this is thee best one by a mile. The beds are nirvana, the linens and pillows top shelf; have never slept this well. Quiet and peaceful with stunning countryside views and fabulous walks right our the door. The air is country clean. The space is huge and the 2 bathrooms are fabulous. Honestly it's a palace! I highly recommend this tremendous 'value for money' barn conversion in beautiful Lancashire with tons of things to do and places to visit nearby. Great location! Janet's notebook lists all the nearby restaurants and pubs which are located right down the road and lots of other area attractions. You won't be disappointed. It is first class and we were pinching ourselves at the luxury of our surroundings. We were only able to stay for 5 days as it is usually booked so make plans accordingly. You will be pleasured by this magical experience. Thank You Janet and John for making our stay so special and unique! Book it now so you don't miss out!

    The only thing is that sofas look a bit tired and one looks broken so could do with replacing.

    Plenty of space. The Sauna was great and used often. The Showers are powerful, the beds are very comfortable and there is Plenty of Storage in each bedroom for all your belongings. It was clean upon arrival and a welcome basket had been provided for us which as a guest is always much appreciated. Plenty of parking in the courtyard. The Boot Room is ideally situated for walking in the beautiful local area and there is lots of useful information in the cottage which included places to eat, takeaways, taxi service etc. We went everywhere, did everything and had the most brilliant time. The owners Janet and John live next door and are around if you need anything or wish to know anything. If you are fed up of trawling the internet looking for somewhere to go, give up and just book the Boot Room. Thank you for having us. Christine Raebitt

  • "The perfect cottage!"

    Janet and John were so welcoming and friendly, this cottage has everything you can need or want. Great wifi and Netflix for evenings in, fireplace, towels, hairdryers, and robes, a very thoughtful welcome package including a list of pubs, restaurants and walking trails that are a must do (almost wish we hadn't planned ahead and just did everything in the pack!), parking on site, the works. The mattresses and bedding were like sleeping on a cloud, could not have asked for more!

    There was ample room and the 2nd bathroom is a god send.. the boot room has been done to a really high standard, I particularly enjoyed the living room with its double high ceiling and massive chimney fire and chimney breast. Loved it and will be returning in the future. If your into walking it’s also perfect location. My kids arn’t... but we still found plenty to do around rinchester and the surrounding areas

Attached to the main property, The Boot Room is either the idyllic retreat for couples who want a romantic getaway, enjoying the countryside walking, cycling or just pottering down the lanes.

Be welcomed into a convenient boot room where you can leave your muddy boots, prams and bikes, before stepping into this delightful dwelling.

The ground floor benefits from a timber sauna (the use of the Sauna is at an extra cost of £50) and a modern shower room for hosing yourself down after a long day trudging through the mud.

The property has kept most of its original stone walls and flooring, making for a quirky and cosy sitting room, kitted out with plenty of comfortable furniture where you can look forward to unwinding.

Tune into the provided TV for accessing your favourite shows, and put your feet up whilst the open fire keeps the room nice and toasty.

It is less than a mile to Stydd Gardens for a nice afternoon in the Wine Shed or even dining alfresco.

On the other hand, if you are looking for an energizing week away, you can enjoy the mountain biking route or the Gisburn forest trails.

There are plenty of opportunities to take advantage of walking in the spectacular countryside with this being the nation’s eleventh largest Area of Outstanding Natural Beauty which is favoured by the royals.

About the location

RIBCHESTER

Blackburn 7 miles; Clitheroe 9 miles; Preston 11 miles.

The village of Ribchester is encircled by green hills and lies in a curve of the River Ribble mid way between Preston and Clitheroe. It is a pleasant jumble of multi-coloured stone cottages in long twisting terraces. It has three pubs, the White Bull, dated 1707, the Black Bull and the Ribchester Arms and the award-winning Chinese restaurant Yu and You Restaurant and Bar. The White Bull has a porch canopy supported by four columns said to be from Roman ruins. The village takes its name from the River Ribble and the fort of Bremetennacum (the walled town by the Ribble). For this reason, Ribchester has been seen to have a purely Roman foundation, but excavations in 1977 showed that settlements going back to the middle Bronze Age existed in the area. An Area of Outstanding Natural Beauty, the Ribble Valley is a rural haven of spectacular scenery, diverse natural habitats and historical legend, a place of almost incomparable peace, where adults and children alike can enjoy the simple pleasures of the outdoors without the hustle and bustle of everyday life. Longridge is easily reached, a unique town with plenty of interesting shops and tempting eateries, described as 'big on character' by the Sunday Times and ranked in their '101 Best Places To Live In Britain'. Nearby Clitheroe is famed for its specialist shops of all types, including, amongst others, a sausage shop that sells over seventy-five different varieties! A gourmet's paradise, with award-winning restaurants and country hotels situated throughout the valley, and annual events including a number of agricultural shows and day festivals of all types, this fantastic location has plenty to offer at any time of year!
