  • "After initial problems with the heating we much enjoyed our stay."

    The location was great, quiet with wonderful views. We were only tempted once to leave the Eden Valley, and then we wished we hadn't, as we got soaked on Ullswater Only problem was the metal farm gate, which was a brute to operate.

  • "Location of the Barn is amazing."

    Very rural with lovely views. The barn was extremely clean. The two gates into the property are extremely heavy and difficult to open. Although the downstairs is comfortable, the mattress especially in the smaller room is extremely uncomfortable along with the flattest pillows we have ever seen! Other parts of the barn need some TLC. We called Sykes ahead of booking as wanted to ensure the garden was enclosed for our dogs. We were advised it was and was our own space. In fact the garden is the communal drive area shared with the cottage next door.

  • "Rusby barn was just as descibed situated in an ideal spot for dogs as well as people."

    The barn had all the essentials needed for a dog friendly holiday and bedrooms were cosy and comfortable with excellent en-suite facilities. The car parking was very good and the fenced off front with the area of grass was good for dogs and us to sit and enjoy the evening sunshine. The barn is near Penrith and in easy distance of the lakes. We had a lovely holiday definitely helped by the September good weather and by the accomodation.

  • "The lounge area was disappointingly lacking in comfort and size."

    It’s not possible to watch tv from the armchair. The farm gate was very heavy and difficult to open and close. Two of us with bad backs and one with breathing problems found it a challenge twice a day. The external door was difficult to open and close. Overall the stunning location and the peace and quiet was appreciated and enjoyed by us all. En suite bathrooms are good and beds very clean and comfortable. Loved the lambs peeking in the lounge window every day.

    The owners were very kind and had put up a Christmas Tree. The cottage was also nice and warm during a a very cold spell. We found the beds to be very comfortable, great to have en-suite bathrooms to each room! We would highly recommend.

  • "The description provided by Sykes was misleading."

    The cottage was located a significant distance from all amenities - the local pub was not a fully operating pub and was not open the whole time we were there and the shop was over 4 miles away. The beds were awful - they must have been over 20 years old and that’s in both bedrooms. I had a bad back after the first night and had to suffer through 6 more nights. The TV equipment was also very old and rarely worked. When it did work the synch between the sound and picture was out. Again in both bedrooms and downstairs. The toaster was rusty and the bathroom radiator did not work so we couldn’t dry towels. The shower was broken in the main bathroom - every time you twisted the knob part of it broke off and your hand was covered in glue as the owner had attempted a botched up quick fix rather than replaced the broken shower knob. I don’t blame the owner but do blame Sykes cottages for misrepresenting the quality of the cottage and the distance from amenities. Very disappointing

We pride ourselves on our property, and the vast majority of our guests have always rated the comfort and facilities of the property very highly. We feel that our description does give a true representation of what to expect when you arrive, and the true nature of the property’s rural and scenic location. We have TVs in both of the bedrooms, and the TV in the Master bedroom also has a built-in DVD player. The property also has an Amazon Fire Stick, which allows guests to stream films and programmes from a wide variety of services including Netflix, Amazon, BBC iPlayer, Spotify, etc, and the property also has Superfast Fibre Broadband. We check that each TV is working properly during every changeover. If you had made us aware of any issues during your stay, we would have been more than happy to attend the property and assist you. The local Pub, The Fox Inn, was open over the weekend during your stay, and there is another pub, shop, tearoom, and also a bakery which houses a café and a gallery, just over a 2 mile walk away in the nearby village of Melmerby. It may be that some local amenities were not able to open as usual as a result of COVID-19, however, unfortunately this is completely out of our control, and we can only apologise that this had an impact on your stay.   • "The picturesque cottage in Cumbria is a fabulous place to stay with easy access to surrounding areas."

    The cottage is wonderfully set up with a fitted kitchen and spacious bathrooms. The views around the cottage are spectacular and the local public houses very friendly with delicious food. I am looking forward to returning at some stage and would highly recommend this property to anyone wanting a relaxing holiday.

    Great location for walking and also some very nice pubs in the area. Would recommend this cottage. Two areas that suggest require attention:- firstly the door to the property was very swollen with all the wet weather and was difficult to open and close. Secondly the first of the two gates as you approach the property from the road, so the metal one, requires adjustment as quite a struggle to secure it. Further minor thing, would be useful to include a pair of scissors in the kitchen.

  • "Lovely, well presented & equipped cottage with good information Pack."

    Ideal position for exploring the area and doing lots of walking. Lovely garden but it's just a shame that there is no fence between the two cottages as although our dogs and next doors dog were well behaved, there is a tendency for them to explore around each others cottage and so had to be watched/on lead at all times. This would be difficult though with the shared entrance. I would definitely return to Rusby Barn and would recommend to anyone thinking of booking.

    Well worth the long drive up to enjoy this wonderful area of the country. One of the best Sykes bookings we have made.....but they have all been good !! Will certainly keep this property in mind for when we return...and hopefully sight Scafell Pike which played games with us on this visit hiding behind the clouds. Great location and lots of nice walks out of the front door. Good location for days out and a very tranquil place to return to at the end of the day. Dog really enjoyed the safe garden area and seeing a lot of friends pass by the gate each evening.

    The garden was enclosed so our dog could run free and she loved it too, sat watching the sheep! The cottage is situated in a nice quiet area but is a nice base for accessibility to lots of different places to visit. We were welcomed with a bottle of wine and chocolates and had the pleasure of meeting the owners just before we left, who where very nice. So all in all a fantastic family break and would definitely go back.

    the only criticism we have is that the entrance to the property was the two gates which have to be opened to enter the parking area the 1st gate was a heavy metal gate which had to be lifted to fully open and the spring lock was very strong, presented a problem to open to some one with weak wrists (the elderly ) then the wooden gate to open each time we went out and came back. other than that we would have no worries in booking this again loved it .

Ousby is a small village surrounded by countryside in the Eden Valley. It has a pub called the Fox Inn, a campsite and a church called St Luke's Church. It is excellent for walking and cycling and is only a mile from the village of Melmerby which offers a wide green with a winding stream, a pub, a shop, a bakery and a church and is situated on C2C Cycle Route. The surrounding countryside is abundant with wildlife and is home to the native red squirrel and hares can be spotted easily, and the varied landscape is also a haven for birdwatchers, where curlews, oystercatchers and lapwings can be seen during the summer months. Within easy reach are many places to visit including the town of Penrith, the village of Pooley Bridge and beautiful Ullswater. A delightful place to stay in order to explore this wonderful area.
