  • "Owner lives next door and was very helpful when we arrived."

The property has lots of local books and information booklets to read. We were visiting Arnside for a family history exploration so the property was in a handy location for that.

I was disappointed in the fact that the patio area is not enclosed to make it dog safe. We brought a stair gate to put on the bedroom, without a door, to keep our dog out. Angela was very helpful and friendly. Everything in the cottage that you require. A beautiful place.

  • "We had a lovely time staying at Moss Cote."

The lady was very friendly and made sure we had everything we needed. We were visiting family close by and when our family came round for a takeaway on the last night to say goodbye she popped round with some extra dining chairs for us and made sure we had plenty of utensils. It is a lovely quiet area with pheasants and rabbits always wondering round the road which my son loved watching. If you’re bringing dogs please be mindful there is no closed off garden, there is a section for you in the front garden to enjoy a sit down but it is not closed off, it wasn’t a problem for us at all but just in case you have an dogs that like to bolt. The house was lovely and clean and just as described. Thank you for having us, it was perfect for our little family.

  • "Sadly our stay was cut short by an issue with ants in the lounge."

We left two days into our 4 day stay. Refused refund of the said two days as we did not give the owner the chance to put things right.( Where were we expected to go whilst this was sorted?) Apparently the photos I sent to Sykes did not show enough ants (ever tried getting them to pose for a photo?) Property is overlooked by owners property so little privacy. Site photos are cleverly done so you don't see this. The garden is basically a patio area and rockery which is not enclosed so not ideal for dogs. Very disappointed not what I expect from a 4 star property. Sykes are fine until you have a problem, their priority then is their client the owner as that's where their commission comes from. Hey ho no doubt 'Recollections may vary!' Lesson learnt won't be booking with them again

House was warm and cosy, well equipped and spacious with the most spectacular views. It looks out directly onto the owners garden but we didn’t let that detract from the splendour of the view. Kitchen has everything you need and shower is good. A couple of coat hooks in the hall would be brilliant. The area is beautiful with varied habitats and well supplied with footpaths. • "I feel quite bad knowing my feed back will not be what they want to hear."

The hill to the bungalow is so steep. There are no walks from the door. The road is so narrow as to be unsafe for pedestrians. It means the car all the time. The bedding is in dire need of upgrading. The pillows in particular. The "kitchenalia" is boot sale. The grill filled the kitchen with burnt on fat. The large windows have no opening, only the small top ones (terrible on a hot day) and are very dirty. To get to the outside space you have to go through the front door. No privacy back or front. The lounge overlooked the owner's garden. The patio doors were not available to us. The shower drain must be blocked as the water hung around for quite a while. The television in minute. No radio. No mirror in the bedroom or even the smallest dressing table. The single bed which we knew was in a weird situation tested awful. As I said at the beginning this is not what the owner would be happy to know. She employs cleaners who seem to be happy leaving the plastic table cloth sticky and full of crumbs. We have every sympathy in the world with the owner's current problems. But as Sykes have asked us for feedback, I do feel the need to a be honest. It is with great shame that our holiday would have been so much more enjoyable without all the negatives. Forgive my honesty.

  • "Moss Cote was a great place to stay."

It was lovely and warm and was great to come back to after days out during a very cold week. It was very well equipped and the milk in the fridge and the lovely biscuits were much appreciated. It was only a 10 minute drive to Leighton Moss RSPB reserve and many other great locations were nearby. Angela the owner was very helpful, popping around to check we were all OK when we arrived and bringing us a hairdryer when ours broke. We had snow the night before we left and Angela was great offering to let us stay longer rather than drive home when the weather was bad. All in all, a great stay and we'll certainly return again.

We have contacted our tenant to see if we can do anything to improve our ratings above 75% but she said that she was, as she said in her comments, very happy with every thing but never gives anyone more than 75%. • "The cottage was clean and comfortable with the facilities you needed available."

The hosts were nice and approachable. We sat outside at night at first but couldn't see as the outside light was not working. Next day we had lovely candle lanterns set out around the seating area. That was very thoughtful of the owners. The wi fi was poor and intermittent so think it needs a booster. Overall we enjoyed our stay and would recommend this property.

We were concerned by the low ratings and have contacted our tenant to see how we could improve. The low WIFI had been a problem but this was traced to the booster in the bungalow being switched off, we think by the cleaners. `We shall leave a note for the cleaners to avoid this in future. With regard to the 75% ratings our tenant said this was a mistake as she had no problems other than the WIFI and had been very happy with her stay. Property Owner

We have stayed in numerous cottages with you and have paid on time. You previously, have been brilliant, however, we appreciate everyone has been struggling and that life hasn't been easy for anyone but we were charged a hefty increase which we were shocked and dismayed at. Due to Covid and lockdowns we had to move the dates of our holiday.... NOT OUR FAULT!!!!! We had at the point of the second change informed of this increase although we had PAID IN FULL. Even after we asked why for the increase, being told it was because of the time of year, we were not even allowed to cancel with a full refund of what we had paid. If we couldn't have afforded the increase, we were told that if we didn't go there would be no refund and we would lose all monies paid. It's a good job that we are not on just a state pension. We did enjoy the holiday but we will not be using Sykes Cottages again.

The views are lovely over the owners' beautiful garden to the trees and hills beyond and there is a pleasant sitting out area to the side. The owners are lovely, hospitable people who are there if you need them and they left local biscuits and fudge for us. Some things clients may need to know - no soap, one toilet roll, no foil or kitchen roll so you need to supply these if you need them. Salt and pepper is there plus sachets of coffee and sugar, UHT milk and teabags. The parking space was small but our Qashai just fitted without fouling the footpath. There is plenty of parking on the road outside in this very quiet area. The road up through Beetham is narrow so you need to find passing places - drive carefully as walkers, joggers and cyclists also use the road. All in all a very pleasant stay in an area where there is plenty to occupy a week or more and the weather was great. Happy to return.

About the location

MILNTHORPE

Arnside 3 miles; Silverdale 6 miles; Kendal 7 miles.

Milnthorpe, once an important medieval market town, is located in the South Lakes between Kendal and Carnforth, just a few miles from the seaside village of Arnside. Reminders of the town's history can still be found today amongst the narrow lanes and historic buildings, which speak of a time when a coach and four was more common than a four-wheel drive. Set in lovely rolling countryside, the area has much to offer, with the Lakeland Wildlife Oasis offering a tropical hall and butterfly house. Dallam Tower and Levens Hall (historic and beautiful stately homes with their deer parks, topiary and ornamental gardens) provide a great day out for visitors. Leighton Hall, Sizergh Castle, the Great Lakes Aquarium, Windermere and Grizedale Forest are also all within easy reach and well worth a visit. From stunning limestone pavements and wonderful woodland walks to beaches and scenic coastal paths, there really is something for everyone.
