Perfect for two plus a four legged friend. Quiet in excellent location, for shop, chippy and brewery. An ideal base for walking and exploring the area. Will definitely return spring/summer 2022 Thank you

We found the cottage to be cosy, warm, well equipped and in a good location. The beds were very comfy. As cottage owners ourselves we understand the effort that goes into the upkeep and maintenance. We enjoyed staying at Mulberry Cottage - thank you.

"We had an enjoyable stay here."

The lounge area is nice with log burner. The kitchen has everything required and someone has obviously scrubbed off the settings on the oven etc however there are instructions which clearly show how to use the settings, so it’s easy to work out. There are plenty of utensils available. The bedrooms are well appointed. The only criticisms are that the stair carpet is stained and in need of replacement and the shower was not very clean especially around the grouting. We found it was situated in an ideal spot near the chippy and hawks head brewery and not too far from the Eagle and child pub. Great for walks to kentmere and beyond and ideal to pop down to Windermere or Kendal. Check opening times of the chippy, brewery and pub before going though

"We found dirty crockery, a filfthy grill pan, a cooker that you couldn't read the dials of, stained carpets, cobwebs, one TV that didn't work, haphazard parking, no rear access, a minuscule front garden, no way of shutting the ground from first floors off and a minuscule shower which was nigh on impossible to use to clean a dog (& this was supposed to be a dog friendly cottage!"

!). We complained via email on the Sunday am, and got a response offering a re-clean on the Mon am. We had already cleaned ourselves & there was no point. We were told compensation would be looked into.... nothing more heard. We phoned on Friday, we were told that nothing re compensation had been noted but they would come back to us. We got email confirmation of this, but nothing more has been heard. In our opinion this cottage has been oversold (ie facilities ramped up better than they actually are) at an inflated price & then customer service is unreliable, or non-existent. If you read the Cottage comments book, we are not the first to raise many of these points. Right at this moment, we certainly would not go back to this cottage, we probably would not use Sykes Cottages again & we certainly would not recommend you to others. The phrase "Ignored & ripped off" springs to mind. Put your house in order if you want repeat business!

"This is the 2nd year we’ve stayed in Mulberry Cottage in Staveley."

It’s a comfortable and well placed cottage away from the busier tourist areas. It’s dog friendly. Staveley itself is a lovely village with amenities for good food and drink.

Cottage of contrasts, lovely sash windows, doors etc, however oven so old no numbers left on dial so no idea of temperature, stair carpet badly stained and walls in need of painting, single bed mattress and bedding badly stained, cottage for 2 nights charged at a premium so felt although we made it a lovely stay, cottage in lovely location , was very over priced

"Fantastic location, lovely cottage."

Has everything you need for a week. Have stayed here twice now, however, I noticed the property, although had been suitably cleaned, the coasters in the bedroom had coffee stains on them and some of the cups weren’t completely clean. Small issue, and things get missed . Would be nice to perhaps have salt/pepper and maybe a few more loo rolls, we were left with just one roll, which for a week is not enough. The wood burner was missing the door so we couldn’t use it, and the downstairs radiator still doesnt work. Having said that, I wouldn’t hesitate to stay here again. It’s a lovely cottage, lovely village and a fantastic location.

"Lovely cottage."

Surprisingly roomy downstairs. Parking wise, there is a car park for an office across from the property which the neighbour said we could park in from 5.30 pm to 8.30 am which was useful if we couldn't find a space on the road outside the property at anytime. Staveley is a lovely village and a very short walk took us too the Eagle and Child pub where we enjoyed sitting out in the pub garden by the side of a stream. We also visited Wilf's cafe for breakfast, again only a short walk from the cottage. The location was very convenient for visiting places around the Lakes. We would thoroughly recommend the cottage and will certainly visit again.

"Fantastic location, delightful village with stunning surrounding views and lovely walks."

Cottage was nice and did provide us with all our basic needs in a delightful setting; however we did feel the cottage would benefit from a little re-vamp as fixtures and fittings were a little tired and worn and this did make it appear not as clean as we would have liked. We also had a dog and as a dog friendly advertised stay it was a shame not to have access to a secure outside rear garden or space.

"Mulberry Cottage is in Staveley, shout it from the roof tops."

The walks, The Eagle and Child, Hawkshead Brewery, Wilks, More? and il meglio del gelato, literally a stone's throw away. Oh and fish and chips are available just walk across the tiny bridge and you're there. The walks are absolutely phenonmenal but I only know this because I met up with locals. I know you all take your surroundings for granted, as I do here in London or did until Lockdown took away my reason for being in this urban place, however you undersell your incredible place. Please know if you're reading this that this is a retreat with a back drop and fresh air and all the above.

The property

Tucked away in the lovely village of Staveley, Mulberry Cottage is the perfect retreat for a couple or small family who prefer to be away from the busier Lake District hot spots.

Staveley itself is known for its eclectic mix of cafés, restaurants and shops.

A haven for those interested in local art and crafts, and one of the most popular stop-offs for walkers (The Dales Way runs past) and cyclists.

The award winning Hawkshead Brewery is based nearby, often with live music playing in the evenings. Mulberry Cottage has been planned to perfection.

Two comfortable leather sofas piled high with cushions and arranged round a cosy stove make the perfect spot for snuggling up after a busy day outdoors.

A glass of wine or local beer, a film or good book, and the dog snoozing on the rug, what could be better?

The kitchen is generous in size and wonderfully well-equipped, with guests having the choice of dining at the breakfast bar or around a wooden dining table.

Upstairs are two pretty bedrooms, a spacious king size and a generous single, both tastefully furnished with wall to wall carpets and plenty of storage.

The shared shower room is modern, bright and tiled from floor to ceiling.

With the lively resorts of Windermere and Ambleside only a few miles down the road (also reachable by train from the village station), Bowness and Lakeside in striking distance and so many interesting walks to enjoy, Mulberry Cottage is a wonderful Lakeland retreat.

A historic market town with a fine reputation for shopping, Kendal nestles on the banks of the River Kent and is known as the Southern Gateway to the Lakes.
