    Warm and cosy in a beautiful and peaceful setting we will certainly recommend to all our friends. Would benefit from a small freezer section in the fridge and a hoover otherwise 10/10 for everything else. Love the friendly hens on the door step in the mornings.

  • "A stunning place to stay, peaceful, welcoming and secure."

    Beautiful scenery and an amazing amount of wildlife in one of the loveliest areas of Lancashire. The cottage was warm and cosy with the added benefit of a washing machine and dryer. The only improvement that could be made is a freezer compartment in the fridge for ice cubes and a small hoover. All that said it's by far the best cottage we have ever stayed in over many years of travelling and we will certainly be booking again in the future.

  • "I found the property to be exactly as advertised."

    Fantastic location ideal to explore many locations easily. Maintained very well thoroughly enjoyed the stay with the family including my 1 year old grandson. On arrival which was quite late in the dark and rain, we found the travel cot was faulty. Phoned the caretaker and she came to the property within 20 mins with a new cot excellent service. Only a couple of slight negative comments. The oil fired boiler was very smelly and had to have the window open to let the fumes out. Could have done with a freezer. Bathroom no where to put your toiletries not even a shelf. Radiator in bathroom could do with being further away from toilet very hot can easily hit your leg against it. Downstairs toilet grouting needs finishing in tiles around door frame. As I say excellent property negatives didn't affect our holiday.

    The grounds and surrounding countryside are wonderful to explore and there are plenty of walks on the doorstep. As usual the cottage was spotlessly clean, warm and inviting. Any staff we met around the site were always very friendly and helpful. The peace and tranquillity mean you can totally relax and enjoy your break. We will be back again without a doubt

    The location was simply stunning ( even with the rain!) but as it was so spacious inside it didn’t ruin our stay. Everything we needed was provided and the owners had not missed anything.     It had lamps and soft furnishings and was spotlessly clean. The garden is fully enclosed and was great for our Labrador as well as the wonderful walks around the estate. The cottage had everything that we needed and we would love to return for another holiday, we didn't want to leave!

    Fantastic setting with amazing views of the surrounding countryside. We took our dog with us and she loved the open space to run and roam round in. The cottage was very comfortable and spacious and perfectly placed for a relaxing break. Highly recommended and would definitely come back again.

    Loved the countryside walks and having the grounds of the hall to enjoy. No freezer in the property which having such a large kitchen and utility area couldn’t understand why. As it was such a hot week would have loved ice cubes in our drinks ! Also no hairdryer in the property.

  • "Baloo and really any of these associates cottages provide a fantastic experience."

    The cottage itself is impeccable, well finished, with really luxurious additions. We had two adults and our 4 kids staying, plus our large Labrador. All I can say is we got with more than enough space and were incredibly comfortable. The drive up to the cottages and past the hotel is nothing but wondrous. It’s like being in a pride and prejudice style country manor where the lord of the manor may pop up at any time. However, he doesn’t because the home and 100 acre grounds are managed by a wonderful host, who makes the stay very welcoming. There is some work being done on the large property on the grounds. This limits the ability to walk around the grounds. But frankly this is a minor inconvenience that is hardly noticeable. On the grounds you get access to a spectacular river and truly wonderful views across the valley. Baloo is a very quiet cottage at night with nothing anywhere nearby. So you can sleep like a baby. The home is close to a great pub, that sells award winning cheeses. Additionally it is a good distance away from the Lake District, Yorkshire Dales and Peak District. As well as being a good base from which to launch to Lancaster or Morecambe etc. So if you are looking for adventure, this should be your go to Cottage. I really cannot fault it and we will, without a shadow of a doubt, be back next year. Thank you for having us. Becky and Nando

    Baloo is very well equipped and spotlessly clean. Based on the Wyreside country estate near Trough of Bowland. Open plan kitchen and living area make for great games and fun. Kitchen is appointed with top of the range Bosch and in utility room. Bathroo has excellent shower and rolled topped bath. All fixtures and fittings very high standard. Egyptian cotton towels too. Well organised and we were looked after well by Andy on joining. High recommended.

  • "The house was lovely, well maintained and clean for our arrival."

    Helpful guide with lots of information prepared for us. Location and photos were exactly as described on the advert. Stunning views when you head out a walk. The only negative is that there is works going on to the main Hall. With workmen, tractors / railings etc. throughout the area. It didn't look particularly nice when we arrived or when out walking about. But, it didn't spoil our holiday and we only heard them a couple of times. I would have rather known in advance about the work rather than a feeling of dread when we got there. However, I would recommend this cottage to anyone - we will maybe book it again the future.

  • "An excellent holiday cottage, and we had a very nice and relaxing break."

    The property is generally very well appointed, very well heated, excellent kitchen, very nice utility area with washer and dryer, plenty of kitchen and utility storage for longer breaks, very comfy beds, excellent WiFi (very limited mobile signal), excellent bathroom facilities, plenty of parking, lovely secure garden for the dog and acres of lovely walks in the estate. However a couple of minor tweaks would make it even better. No locks on internal doors, including bathroom, or downstairs loo - not ideal for privacy. Some bins in bedrooms and especially bathroom would be useful. Somewhere to place your toiletries around the sink and bath would be helpful. Some coat hooks in the hall or utility. Additional seating in the lounge area would be great, the sofa doesn’t sit 6. These are all really quick and low cost tasks that, considering the considerable investment made in the property, would make the cottage perfect. These are all minor issues, and we have had a great break, and will certainly be looking to book again. One of the best Sykes cottages we have stayed at - and we usually book 4 cottages per year.

  • "Our daughter accidentally broke the blinds on her bedroom on the first evening."

    We alerted the owners so that they could make good before new party arrives for their holiday. Shcoked to have been blled £60 for this when the owner told us he had fixed them himself. No locks on the windows completely ruined our holiday because our daughter needed to be supervised through the night as she may have tried to get out of the windows. People with learning disabilities have recently died as sa result of getting out of a holiday home unsupervised. One of us had to remain awake all night every night. We were surprised there was no spare bedding. The access to the utility room has a low ceiling and I hit my head twice = suggest it needs a sign. The view was extremely disapponting - we expected countryside but got a half-finished hotel on an estate which was a building site. All in all the worst holiday we have ever had and we will not be using Sykes again.

  • "Really well-equipped kitchen and everything was clean and neat."

    Great location and lots of space to wander about in. Super views, saw lots of wildlife including a hare in the garden. Comfortable beds so we slept well. Nice and warm after the rain and wind outdoors! A real bonus for us having the washing machine. It really is a lovely cottage and we'd certainly recommend it. It has been beautifully done and you can see it's cost some money and been done with love and care. Hope to return. Please don't publish this bit - The tiniest of niggles - hardly worth mentioning...but... no coat hooks in the hall or utility room (yet), no waste bin in the bedrooms, no recycling options for our paper and plastic. We had phone messages with the owner which was great but no-one stopped by to say hello and welcome us in person and we left on the last morning having not seen anyone. We'd have liked to say how much we appreciated the stay and the welcome pack. Also clearer directions about getting there would have helped - just follow the sat nav doesn't help if you haven't got one!

  • "Beautifully restored property on this large country estate."

    On arrival the house was spotlessly clean and warm. Tea, coffe, milk and biscuits were left in the kitchen too to welcome us. The kitchen and bathrooms are luxuriously high spec and the rooms are large, particularly the kitchen space, with beautiful wooden floors and underfloor heated tiles. However the lounge area is tiny and the uncomfortable sofa would not seat 6 people, despite the property sleeping 6. Sadly the cutlery, crockery and bedding is all very cheap too, diminishing the luxurious feel of the property. Baloo is part of the original stable block adjacent to the large house which is being restored and transformed into a luxury hotel. Of course this means that there is work going on and some areas are effectively a building site, which may be off putting to some. However, noise is kept to a minimum and the friendly, helpful staff leave you alone to enjoy your stay. Overall, a lovely property which could, with some slight tweaking be an outstanding holiday property.

  • "You did not inform the owner of my arrival."

    So when I telephoned to say I was on my way. The owner had been told I was not booking so was unitially thrown off guard when I said I was about 45 minutes away. That was an arrival around 6pm. The property is available from 3pm. This is Skyes fault not ofcourse the Owners of Balloo. However the property was made ready but I imagine they had a rush due to being incorrectly informed by yourselves. Out of 3 staff at Skyes two where very helpful but a third member of staff repeatidly telephoned myself after an initial enquiry and was quite pushy which almost caused myself to not book. I however wished to stay at Balloo so did book. But with a different member of staff who was helpful friendly and not pushy! It makes a big difference.. Sincerely Jane Deborah Burke.

The historic city of Lancaster sits on edge of Morecambe Bay, with the River Lune flowing through its centre. Lancaster retains many excellent examples of handsome Georgian architecture, and with its captivating medieval castle, Ashton Memorial, and four museums, it’s an interesting place for those in search of history and tales of the past. Among the many amenities, there are two venues for live performances, the Lancaster Grand Theatre and the Dukes, as well as open-air concerts held frequently in the pretty Williamson Park during the summer season. The Forest of Bowland and The Arnside & Silverdale Areas of Outstanding Natural Beauty provide visitors with lots of opportunities to take in the flora and fauna of the area, with wonderful walking and cycling ways to enjoy.
