  • "Quality family time in a beautiful home."

    We were celebrating Mum’s 90th and my husband’s 60th birthdays and our stay didn’t disappoint! 7 adults, a 2 year old and a dog. Mum loved sitting in the garden watching her great grandson playing with Bella the dog. The 3 reception rooms worked so well providing space where necessary but we could all be together in the kitchen or lounge areas. The owner provided everything you could possibly need for your stay. The flowers, milk and welcome pack were a lovely gesture! A charming barn that we would all love to visit again and again!

  • "We had an AMAZING stay at July Flowertree Barn and would highly recommend this barn to other people."

    We were a group of 8 with 2 dogs and we had more than enough space. 3 living spaces, 4 lovely beds and 3 bathrooms it was ideal! The garden is huge and very secure so it was nice not having to think about dogs wandering off. Plenty of parking too! The hot tub was lovely, but the only criticism would be that the hot tub wasn't filled up when we arrived and that took roughly 3 hours so we could only use the hot tub on the second (last) night so for future guests it would be a nice touch if that was filled up. Amenities in the house were fantastic, plenty of crockery, a huge oven and lots of space. There isn't a wood burner fire in the house as stated in one of the pics, but the house never felt cold at all and the fire pit outside was lovely to use after a long walk on the saturday. I would recommend this place to anyone, and I would love to come back one day!

  • "The cottage was extremely well stocked with every thought being given to what was needed."

    The garden is beautiful and everything was well furnished; towels, bedding, kitchen etc all very good quality. We were a big family and enjoyed our stay and the dogs very much enjoyed the garden! As there are a lot of stairs in the property I would say this isn't the most appropriate for those with limited mobility. A floor plan of the property on the listing would perhaps be helpful to show the various floors. This is more remote property and apart from the walk up to the woods there aren't many places to walk to directly from the property (without going up into the woods/ being directly on the road).

  • "We enjoyed a surprisingly hot week in this excellent cottage at the beginning of September."

    Initially the cottage seemed very dark downstairs and could benefit from improved lighting particularly near to the front doors. Very spacious and a homely feel to the property and lots of scope for people to relax in different areas of the cottage let alone the back garden which was one of the highlights. One of the reasons for booking this cottage was the wood fired hot tub that sounded romantic and we were celebrating a significant anniversary. However, having read the pages of instructions provided and the extended time required to heat the water let alone empty and refill if desired we quickly concluded too much hassle whilst on holiday! The kitchen was a joy to relax in with a further tv if wanted and comfy seating with easy access to the garden. It’s a shame there was no potential for a sitting out area at the front of the property as clearly where the main views are. As a previous review highlighted, the welcome pack was disappointing with a pack of biscuits and a pint of milk. This house sleeps up to 8 guests and isn’t cheap so improvement required there as we’ve also had much better at cheaper cottages. A frustration during our week related to opening any of the windows or doors as we were inundated with flies and worse wasps. Not something directly influenced by the owners but equally uncomfortable at times for guests especially in the bedrooms overnight in hot weather. Overall we had a very enjoyable week and would happily recommend to others but as with most cottages there is always room for improvements albeit here relatively minor.

I'm sorry you weren't able to enjoy the hot tub. It certainly is a labour of love, but once it's up to temp, its a truly wonderful experience and the heat lasts for days so it's easier the second time you use it. The wasps and flies are a pain, I agree, but I imagine it's the same in a lot of places at that time of year. We do have someone who checks for wasps nests regularly so we can be sure to minimise the amount that end up in the house. I'm sorry you were disappointed by the welcome pack too. We have felt, in the past, that these created a lot of half-empty items, wastage and excess packaging so decided to simplify. We will certainly review and see if we can come up with something more welcoming.   • "We had a lovely stay at the July flower tree barn."

    As a group of 2 families with small children we had so much space, the children loved the garden and the house was beautiful. Location was ideal, nice and quiet but still able to walk to the pub for dinner. High dam was a lovely walk from the back of the property and it really felt like a home away from home. We will definitely be back again!

  • "Beautiful property the views and garden were amazing."

    My only feedback is the showers and bathroom , for six or eight people don’t think would be adequate. There was only six of us for the weekend then just my husband and I for the rest of the week. The downstairs shower seemed dark and small and away from any bedroom . The upstairs shower was lovely but no riser for someone who does not wish to wash their hair everyday this was not ideal. The bathroom bath was ok but very small bathroom had to shut door to get to the loo. Was a bit of a struggle all waiting for the nice shower room at the weekend. Think would be better to make it sleep six and convert one of the bedrooms. The rest of the week we managed. On day of arrival the fridge doors and cupboard had old food and coffee stains on them , they are in need of a paint and seal to prevent this. Overall an amazing place and would choose again as was so beautiful around there but just little things that would of made it a 5 ⭐️ . I know we are going through a living crisis but no nice little toiletries on arrival, I nearly didn’t bring any as all properties we’ve previously been to have provided. Paid a lot less for a previous property and the welcome pack had local produce in and was amazing . Biscuits and milk were appreciated but it just lacked that 5 ⭐️ quality. There was no guests book to sign or read so I wondered if other people had struggled with the bathrooms too. I have to say none of this spoiled our week and the interiors were beautiful I have pinched some ideas , the big rooms and kitchen crockery were lovely, would just love it to be better .

    Hi Andrea, thank you for your feedback which we appreciate. We do agree that the bathrooms are small but as a barn conversion there is little wriggle room to adjust or allow for ensuites. We have suggested to Lakelovers on several occasions to make this property 6 people maximum or at least make guests aware. I am having a floorplan drawn out to add to the property details. The barn has an interesting and qwerky layout and we hope that other areas of the house, inc the paddock and gardens make up for some of the restrictions in the bathroom department. We do leave high end and refilllable large shower gels / shampoos instead of lots of small toiletries as we try and be environmentally freindly but if these get taken my previous guests then there is little we can do unfortunately. I am sorry that there were none during your stay. The guest book was also removed by a guest and we hope to replace soon. I take on board all of your comments and keep in mind for when we make updates on the property ,and again appreciate your time to write a proper review. many thanks, Lucy Property Owner

  • "A truly exquisite holiday property."

    So stylish and very comfortable. Perfectly clean and we had everything we needed and more, like a gorgeously decorated real Christmas tree! Walks from the door were beautifully quiet for New Year and all the recommendations in the book were much appreciated.

  • "The cottage was lovely, very homely and the owner had obviously gone to make it welcoming."

    The garden was a real asset. Obviously the owner cares about the house, and we appreciated that. However... I suggest you mention in your publicity that cottage is on 3-4 floors which might present a challenge for elderly or disabled visitors. Even though I took a bedroom on the same level as the kitchen I was daunted by the number of staircases in order to take advantage of the rest of the house. It took 3 college educated (but elderly

  • "We had such a wonderful stay in this beautiful barn."

    So much thought has gone into making the holidaymakers’ stay, such as us, so special. You really could want for nothing. The property itself is set in a lovely hamlet, with amazing views - we were fortunate to have great weather - it would have been very easy to just stay at the barn for the whole week and enjoy the beautiful scenery - it was so peaceful. Likewise, if the weather wasn’t great you could just as easily stay “at home” and enjoy the various snugs to retire to or sit around the table in the welcoming kitchen or have a glass of something nice in the amazing hot tub. Our age ranges for 8 of us were from 13 years old to 81 years and I can honestly say that everyone had perhaps the best week’s stay ever! We really cannot recommend July Flowertree Barn enough - nor Lucy, who was so lovely, efficient and accommodating. Thank you so much!

  • "The cottage was lovely apart from the shower on the ground floor smelt very damp and was in need of updating."

    It would be better having a shower upstairs. The rest of the cottage was lovely and the garden was very peaceful. The hot tub was very difficult to light! For the price we paid,it would have been nice to have robes. Very well stocked kitchen.overall we had a lovely stay, but felt it was a bit overpriced at nearly £2400 for 3nights.

    Hi Lynn, thanks for your feedback, both negative and positive feedback is always helpful. These old barns are prone to damp unfortunately and we do everything in our power to prevent it. We are installing underfloor heating on the ground floor this autumn. The downstairs shower room will be updated once this is complete. The upstairs bathroom has a lovely freestanding bath but we had to remove the showerhead attachment due a guest flooding the bathroom. The hot tub is obviously woodfired so not as straightforward as switching on an electric jacuzzi but once it's going it's a much more lovely experience. We provide kiln-dried logs and kindling to make things easier. I will certainly consider getting some robes. The short stays during peak weeks are the most expensive per night and I am sorry you feel that was overpriced. Property Owner

  • "We had a lovely week at July Flowertree Barn."

    From comfy beds, to an extremely well equipped kitchen, to the fab wood-fired hot tub with amazing views - this spacious cottage has everything you need (and more) for a wonderful holiday. We would definitely like to return in the future and would highly recommend to anyone who is looking for a peaceful escape, with walks straight from the garden gate but with good amenities just a short drive away. Our only regret was that we only booked one week instead of two! Thank you.

  • "We had a lovely stay in July Flowertree Barn which we booked for just the two of us because we loved the look of trying the wood fired hot tub."

    It is a labour of love but once you are in and relaxing, looking at the stars, it is well worth it. The owners were very helpful over the phone in pointing us in the right direction when we needed instruction to get the tub working correctly. The accommodation looks perfect for families with children and dogs. The kitchen is so well equipped that I wonder where larger families store their provisions but that wasn't really an issue for us and I am sure plenty of space could be made. The fridge is bottom freezer and top fridge so not too much room for chilled beers and wine if you have lots of food as well! Walks from the accommodation are amazing and there is no need to travel far. Would thoroughly recommend this accommodation to anyone!

  • "This cottage was one of the best we have stayed in, everything to make it a home from home had been thought of, the fixtures and fittings are all of a high quality as were the pots, pans, cutlery, kitchen tools etc."

    plenty of room for everyone and space to go and have quiet time if needed. We were all relaxed and well rested after our stay and really didn’t want to go home!

  • "We really enjoyed our stay at Flowertree Barn."

    It was a very well equipped property with lots of lovely features and very comfortable all round. The one thing we would suggest is to have an additional refrigerator in the downstairs kitchen but otherwise everything was perfect.

  • "The whole experience of the rental was very easy and this made the stay a lot less stressful."

    We were fortunate with the weather and had 5 of the sunniest days of the 2019 summer season. The garden at July Flowertree Barn is beautiful and breakfast in the morning sun was an added bonus.

The property

July Flowertree Barn is a 17th century Lakeland barn located within gorgeous countryside and nestled in a village very close to the southern tip of Lake Windermere.

The barn is named after a nearby specimen of the Sycamore tree which is at its very best in the month of July.

The barn is set in beautiful gardens with its own paddock and woodland to explore.

The private woodland is part of a rare Atlantic rainforest and linked to wonderful walks to nearby High Dam, Finsthwaite Heights and Rusland Heights.

It follows woodland paths, open fell and fields, with panoramic views over the Rusland Valley and towards the Coniston Fells.

The fields in front of the house provide more woodland walks with trails leading to nearby Lakeside, The Swan Hotel and Finsthwaite Tower.

Inside the barn you can enjoy two bright, sociable reception areas with French windows straight out onto the sunny terrace as well as a warm ‘Snug’ downstairs.

There are 2 modern bath and shower rooms with free-standing bath and monsoon showers.

The barn boasts 3 elegant king size bedrooms as well as a restful twin room.

The well-equipped 21st century kitchen and open plan dining area is perfect for keen cooks and formal meal times.

On the ground floor, there is separate shower-room and loo as well and large utility space.

The larger of the reception rooms has a Woodburning Stove as well as a lovely reading area by the French windows with views out on to the garden.

The second reception area forms part of the open-plan dining and kitchen area.

It’s perfect for an evening drink with the French windows opening out on to the terrace and garden.

The ‘Snug’ provides the perfect escape for children and teenagers with a large television, surround-sound and plenty of boardgames.

The Garden is a secluded and quiet spot opening out on to a paddock and woodland.

The well-maintained herbaceous border means there is always a beautiful array of plants and flowers to enjoy through spring, summer and autumn months.

There is a yard with a secure, sheltered areas for bikes, kayaks and other sports equipment as well as a BBQ and a firepit.

There are various outside seating spots, as well as a teak table and chairs to enjoy alfresco dining during the warmer months.

A Woodfired Hot Tub (installed in 2021) allows space for 6- 8people to enjoy the views or some star gazing from the comfort and seclusion of the garden.

The sleepy village of Finsthwaite is only a short distance from Lakeside and the shores of Lake Windermere.

It boasts many local walks, the most popular being High Dam, a secluded beauty spot which is ideal for wild swimmers.

The village is also a short drive from Ulverston and Kendal, nearby bustling markets towns, and a 10minute drive from the picturesque village of Cartmel, famous for the Cartmel Races and Sticky Toffee Pudding.

If you are looking to go on a proper hike, then Coniston Old Man is a mere 25minute drive.

The Swan and Lakeside Hotels are both within walking distance.

Other local attractions include The Lakes Aquarium and one end of the Lakeside & Haverthwaite Railway with traditional steam trains.

Historic sites such as Scott Park Bobbin Mill, Sizergh Castle, Blackwell Arts and Crafts House, Levens Hall and Holker Hall & Gardens are all within easy reach by car.

To your north west, you will approach the landscapes that famously inspired the children's author Beatrix Potter via peaceful country lanes.

Her former home can be visited at Hill Top, in the small village of Near Sawrey.

Only a mile or so further, and you will reach the enchanting village of Hawkshead with its quaint cobbled streets and a blissfully car-free village centre.

For some of the best mountain biking territory you will find nearby Grizedale Forrest a must.
