  • "The house does not compare to the previous Sykes properties we have visited."

It is in the middle of 2 other houses and overlooked by many property at the rear. It was grubby with poor quality furniture and fittings it felt as if we were staying in a charity shop. We tried but failed to find any footpaths close by. The lack of a welcome letter and welcome pack was disappointing . A lack of useful information - We had to call Sykes to help us locate the car charger. Totally misrepresented and not 4 star - it felt low budget.

Thank you for your feedback. We provide an information pack in the living room, perhaps it was not visible on this occasion?  The information pack shows the walks to the estuary and the nature reserves . Guests are also welcome to walk around the adjacent fields of Sunnyside Farm, we are also available by phone for any questions during your stay, we would have been pleased to help. Guests at Sunnyside Farm who wish to use the charger for their car can do so free of charge so far everyone has been pleased to use it, we ask that guests call us before arriving at the property so that we can arrange it in advance, anyway its good that you managed to find the charger. Lovely garden . Could probably do with a general touch up . But very roomy. Plenty of space. Defo no smell as said on another review. Lots of places to visit. Very isolated but quiet as. We had to longline our puppy because he learned he could jump the wall

Thank you for your feedback, it's much appreciated, we are so pleased you have found Sunnyside Farm a lovely place to stay. We look forward to seeing you soon. Property Owner

  • "There is no mistaking that Sunnyside is situated in an extremely pleasant location with unobstructed views of Grange and the peninsula."

It is peaceful and the gardens are mature and ideal in many ways for children and dogs to play. The rooms are spacious and clean and there are the usual provisions on offer. This will make an ideal base for many people that stay here. However there are a few things that families and guests should consider when booking Sunnyside. Firstly the property is located between two adjoining properties which is not entirely clear when viewing the details. The smaller section of the building which is occupied has direct visibility into the garden. So if you consider it to be completely private like we did, unfortunately this isn’t the case. Perhaps Sykes could do a bit more to communicate this detail through its details on the website? From a personal perspective it was disappointing having paid a premium summer price to arrive with no welcome gift. A small hamper has always been well received at other Sykes cottages we have visited and naturally this instantly makes first and lasting impressions. Most of the bedroom and lounge furniture is dated and tired and the house would benefit greatly from updating with modern quality furnishings. In spite of some other small teething problems when we arrived it should be noted that the owner was very responsive and assisted promptly. Unfortunately there was one aspect that we could not overlook and in spite of a real willingness to dismiss some of the other issues, it was impossible to ignore the distinct smell of recreational drugs coming from the neighbouring property. This appeared to be emanating from the service ducts near to the boiler by the front entrance which in turn leads into the kitchen and communal areas. Naturally due to the proximity of the neighbour the smell was also often present in the garden. I want to finish by saying that Sunnyside could very easily be improved with some of the points highlighted. It will continue to offer an ideal holiday house in its present state but if you are staying and paying the full summer premium you may be disappointed by some of the aspects above.

Thank you for your feedback, we are looking into the issues you raised relating to the window and smell. We strive hard to provide a safe and happy environment for all our guests who stay at Sunnyside Farm. We are pleased to hear that you like the pleasant location of Sunnyside Farm and think it is an ideal base. Property Owner

  • "We booked Sunnyside Farm as a late booking for three adults, three teenagers and two dogs but were a little apprehensive after reading a few poor reviews on various sites."

However, we needn’t have worried. The cottage is in a lovely location looking out towards the estuary. It is reached by a narrow lane with ample passing places. The property is bright and airy with plenty of space for everyone to spread out and has an enormous garden and orchard surrounded by a stone wall; not enough to contain an energetic Labrador pup though! The only downside to the location was the lack of walks from the property, the website blurb said there was direct access to the estuary for birdwatching but we never found it. We adults spent most of the time in the cosy kitchen diner with its snug area by the wood burner fireplace (fortunately not needed during our stay), whilst the teenagers set up their Xbox and used the lounge as a games room. They also made use of the many board games provided. It was nice to be able to take our dogs into the lounge for family time which was one of the things we were worried about after reading some negative reviews. Once again we were pleasantly surprised. The kitchen was well equipped with one or two exceptions. The saucepans were either too small for a group of six or one so large it was too big for the stove top to heat. We also found the some of the utensils quite flimsy and a little on the cheap side although, to be fair, I tend to bring my own kitchen knives. The bedrooms and bathrooms were clean and equipped with enough towels for everyone. A set of drawers in the second twin bedroom would be useful since having teenage boys sharing the ones in the main bedroom with us was not ideal. The only real problem we encountered during our stay; which was not the fault of the owners; was a power outage due to maintenance in the area. As this lasted from 8.30am-8.30pm we were unable to boil the kettle, prepare a meal or get hot water as the cottage is all electric. I would suggest that some form of alternative, a camping stove and gas bottle perhaps, is provided for such emergencies. All in all we enjoyed our stay at Sunnyside Farm and would return when holidaying in that area.

  • "Thank you for such a lovely stay, we all had a fantastic time."

Everything is well thought out, the garden is secure and perfect for the dogs. The house is big and spacious lots of room for children to play. We always travel with a babygate so could stop the dogs from going upstairs...it didn't fit to the stairs but rested againt the steps. Our dogs are well trained with boundaries so worked for us. Not sure how well others will get on with this without a gate. It may be worthwhile having a gate fitted if no dogs are allowed upstairs. Lots to do in the surrounding areas, we walked into Grange over sands, it took a while with 2 dogs and a pram but is not to strenuous. We drove everywhere else. We would definitely consider coming back again.

Thank you for your feedback, we are pleased you had a fantastic time and we look forward to seeing you soon. Property Owner

  • "Four of us and a dog stayed at Sunnyside Farm over Easter."

The property was clean, confortable and spacious and the enclosed garden was great for the dog, as were the quiet surrounding roads. All the main facilities that we needed were there, including a tumble drier which was great given that it has been known to rain a lot in the Lakes. Compared to other cottages that we have stayed in there weren't a lot of extras such as a radio/CD player in the kitchen or games for when it rains but the listing never claimed there would be so we took our own. One of our party had to work a bit during our stay and the WiFi was fine for that. The remote location meant that it was nice and quiet, but still just a short drive away from Grange.

Thank you for your feedback. We're pleased you have found Sunnyside Farm quiet, comfortable and the enclosed garden great for your dog. We have taken on board your suggestions about radio and games and we look forward to having you back to stay again. Property Owner

  • "The photo was a bit misleading as we didn't realise the image shows 3 properties."

However, the rooms inside were spacious, comfortable, clean and well maintained. Our arrival wasn't very welcoming. There are huge potholes in the track just outside the entrance which need filling. There was no heating on so the rooms felt cold when we entered. The oil tank was practically empty so we informed the owner. He said he'd send electric heaters if it ran out but we were nervous about being without hot water so didnt use the central heating system despite cold temperatures outside. Oil was not delivered for 6 days. The garden was fantastic for the dogs, spacious and secure. There is a dog poo bin provided at the corner of the garden but it was full on arrival. The area around the bins/recycling boxes could do with some gravel or a tidy up. There were no special touches that we have come to expect in Sykes cottages. Only the bare basics provided. The kitchen is well equipped. A few board games would be good. Night lights would be handy as it's very dark at night. The information book needs more information in it. The WiFi password was incorrect and there is very little helpful info provided. There was a washing machine but no washing powder. A small supply would have been appreciated, even if just to was our towels as only one towel per guest and one hand towel for us all to share in the bathroom. Not enough for a 7 night stay. Overall we had a very enjoyable week. The property is well positioned for days out to Grange and the Lake District. The area is very quiet and there are lovely views so it's a nice place to relax.

Thank you for your feedback. We are sorry that we did not communicate clearly about the oil tank running low, it lasts for 2 weeks from the time the warning light comes on. Thanks for pointing out about the tracks, we are filling up the potholes this week and we are pleased that you had a very enjoyable week. Hope to see you again. Property Owner

  • "The property was warm and clean on arrival."

Lovely view at the front and very peaceful. Good for accessing places of interest. A few issues spoiled our stay: Coded front door lock was faulty and the issue was not rectified until the 5th evening of our holiday. (This problem had been ongoing since last October.) On booking, we asked Sykes specifically about the possibility of local loose dogs as both of our small dogs had been attacked in the past. Skyes just told us that the owner was more concerned about our dogs and livestock. As it happened, a local dog repeatedly came onto the property and left daily "gifts". Not only was this unfair and unpleasant but it meant that we were apprehensive about the safety of our dogs. It's one thing having the front garden enclosed sufficiently for small dogs, but the loose yellow lab from the property at the back easily jumps over the wall . This was a huge disappointment. Future visitors should be aware that there are properties attached on both sides of this holiday let. The photos do not show this. We were asked not to use the back door, presumably as the land does not belong to the property. Therefore, there was little privacy at the back and really, blinds are needed on all back windows. The extra large windows in the kitchen/dining area were great for views but did not have any curtains or blinds. The owner did refund a compensatory amount for the inconvenience of the faulty door.

  • "Lovely property, stunning views."

As we brought our dog a gate on the front garden would have been beneficial so we could send him out without being on a lead. We also only realised on the day of arrival that dogs were not allowed in the living room, which presented a challenge and led to us having to sit in the kitchen/diner.

Thank you for your feedback, we took on board your suggestion about the gate and we fitted the gates in the front garden so that dogs can enjoy the grounds. Also, you will be pleased to know that dogs are welcome in the living room. We hope to see you again. Property Owner
