Newly decorated and extra garden seating provided. Plenty of storage throughout and loved the jacuzzi! A traditional two seater sofa would be more cosy for a couple.

  • "A really lovely cottage, that was nice and warm."

Although some of the decor is a bit dated, it's still a really nice place to stay (and was actually nicer than some of the pictures made out). The only problem was that it would have been good if some 'basics' were provided with the cottage (e.g. bin bags, salt/pepper, oil, hand wash).

  • "Lovely cottage in an excellent location with good facilities."

Very peaceful, perfect for getting away from it all. Brockhole visitors centre just a short walk, Ambleside a 55 minute walk to the left and Windermere a 45 minute walk to the right. Lovely garden for peaceful afternoon reading and watching the birds. Ideal for a romantic getaway. Just lovely!!

  • "The cottage was lovely, the wet room I feel, would be better with a shower tray rather than the tiled floor."

Info suggested using downstairs shower however, one party had limited mobility and it was not possible to use that facility. The location was good and although close to the A591 we could not hear the traffic.

..very quiet although near a main road .....easy walk down to Brockhole house and gardens on the side of Windermere. Excellent kitchen facilities though plenty of eating places in surrounding areas. Would recommend to couples like us aged 70 and 64 who wish peace yet have good Wi-Fi and a wide range of TV channels.

Location is great. But wet room problems have not been addressed since last stay. Location may be everything, but will not be using again! And there are still no views of the Lake! This needs sorting in the description.

It is a good location for getting about, the house is opposite the Brockhole Centre , it caters for families in lots of ways , good position.

  • "We had a wonderful week with good weather and really enjoyed our stay."

The parking is gated and I smiled when I saw the notice "please close the gate as the deer eat gardens" but at dusk that night I looked out of the back window and saw the deer on the hill, I am not sure if I was watching them or they were watching me. The cottage is comfortable well situated and had everything we needed. A very lovely holiday and we would definitely return.

  • "Good location and very peaceful, we had an excellent holiday."

We enjoyed watching the birds on the bird feeder and the deer in the fields in the early morning. Advertising that there was Netflix on the smart TV was slightly misleading, as it was not possible to watch anything for more than a few minutes before the picture froze.

less than 2 hours. The service company used by the owner are excellent to deal with and my problems were out of normal hours so that made the speed of resolving the problem even more impressive. The cottage is well equipped, comfortable and in a very quiet location.

  • "Fantastic location, very peaceful."

Plenty of wildlife, birds, bats, deer etc. There were a few problems though. The drive into the cottage is through a gate on a tight corner, and if you have a large/long vehicle it is a bit of a squeeze. The gate needs to be kept shut because of the deer, and is on a short but steep incline uphill from the cottage, it wouldn't be a problem though if you are fit. The wet room does not drain away properly and the floor remains very wet unless you mop it up. Cooker worked ok, once you reset it and understood the instruction. Did not use the Jacuzzi as neither of us could get in or out of it (our problems, not the cottages). Wi-Fi was ok, most of the time. There is NO view of Windermere, which we found a little disappointing. Everything else was good. A good base for people who enjoy their walking/hiking. If you need your car to get around, as we did, it was a bit of a pain. The weather was fantastic, and we sat outside every evening enjoying the wildlife.

  • "This was a nice cottage with pleasant rural surroundings."

..however ,in the description ,it did state "lake views" which it didn't have. It didn't spoil our enjoyment .....there was a pleasant area to sit out (we had fantastic weather). Great to have an enormous fridge freezer and loads of storage in the kitchen...often lacking in holiday cottages. We always feel confident booking a Sykes Cottage.....any niggles tend to be very small. I think the high standard Sykes set makes us more picky!

  • "The cottage was comfortable, well equipped and beautifully situated."

We enjoyed the peace and quiet and the accessibility for exploring the Lakes. We were dismayed, however to discover,on arrival and reading the "welcome" literature that we were not allowed to have any visitors on site. The literature stated that we were under contract to the owners not to allow anyone else but ourselves onto the site. This altered our plans to a great degree as we had arranged to entertain friends there on May Day Bank Holiday to keep our cars off the busy roads. In the event, we had to meet them away from the cottage and they were unable to see the house. This was awkward for them as they had wondered about hiring the place for themselves but they will not now do this. None of this was made clear on hiring the cottage and we found this unwelcome information totally unacceptable. Did Sykes Cottages know about these regulations? This situation cast a cloud over the holiday and the anxiety made my wife quite ill. So much so that we ended our stay a day early. We feel that Sykes Cottages need to be aware of this position and make it clear in their advertising material. Had we known this we would not have gone there. We have posted a copy of these regulation to Sykes Cottages and asked for their comments and making it clear that we feel that some form of compensation is in order.

  • "Really lovely cosy cottage."

Exactly as described and directions to find the property spot on! The location is a perfect spot for peace and tranquillity but also just a short bus ride into either Windermere or Ambleside (the bus stop is at the end of the road and even on Easter Sunday the busses came around every 10 minutes). You could also walk ... there are definitely more direct routes to Ambleside than the detour we took over Wansfell Pike!

  • "This is a wonderful little cottage set in beautiful scenery."

It sits a short distance from the main road but is still very peaceful. It is very well equipped with a modern kitchen, small utility room, modern jacuzzi bathroom with shower downrtairs and an en-suite wet room upstairs. It was a delight seeing the horses in the surrounding fields and watching the many birds on the feeder outside the window and we even spotted 2 young deer on the hillside near the cottage early one morning! The cottage was a good base for exploring the lakes. Loved all the art work on the walls. Good TV and excellent wi-fi signal. We did have a few very small niggles:- The cottage is described as having "fabulous lake views" ... this is very deceiving as you cannot see the lake at all from the cottage! We found this disappointing. We also did not like the fact that 1 of the rooms upstairs was locked ... when we book a cottage we would generally expect to have access to the whole of it! We also didn't like the fact the there are small offices situated in a converted outbuilding immediately behind the cottage .. this should've been mentioned and shown in the description. They didn't detract from our stay at all but it would've been nice to know they were there and likely to be occupied beforehand. Also we didn't like it that we weren't allowed to invite friends back to the cottage. A note in the cottage book regarding what to do with household rubbish such as kitchen food waste, plastic bottles etc would be helpful as well. Overall its a lovely cottage and we had a nice holiday there.
