  • "The downstairs was great."

    Big kitchen and living room area with plenty of chairs and the kitchen was well equipped. The bedrooms however were a let down. I appreciate that it's an old building and it's uneven floors are quirky, but the beds need to be levelled otherwise it is extremely uncomfortable to sleep.

  • "We liked the cottage."

    Cosy , well heated, great views, nice spaces downstairs for eating and socialising. Great views and location for the lakes. Shower in one bathroom is unusable. Couldn't get the temperature right. One bedroom has a very sloping bed/floor, so difficult to sleep comfortably in. Contact with Sykes, the management company was poor. We had questions about how to turn on one of the fires and where to leave rubbish and recycle but there was no response from them by e mail or phone.

  • "Enjoyed our weekend despite the rain!"

    Great location with easy access to surrounding area. The lady that lives next door as a permanent resident was a little unpleasant regarding car parking and said we only had space for 2 cars. It would help if this could be clarified with her. The 6 of us had to travel in 5 cars as we came from different areas. The website states there is parking for 3 cars and room for any additional cars on the grass. This needs clarifying on the website and with the resident please. One of us ended up leaving a car up the road in a layby. The information folder in the house is out of date and needs updating. Otherwise a lovely place and would be happy to return, but the parking space does need clarifying

  • "I have been coming to Knotts Farmhouse for many years and always enjoyed my stay but, over the last two or three years, there have been a few things that could be improved."

    One in particular is the lack of new light bulbs. There always seem to be or two which need replacing. This time there three but one especially was essential was the outside light. There no road lights on Patterdale Road so it makes the approach to the Farmhouse very dark. Spare bulbs could be kept in the kitchen cupboard on the right.

  • "Had a great stay, lovely cottage, fantastic views and great garden."

    Being a very old building the floors and walls are at funny angles but that's the character of old buildings and add to the chrm. Able to walk from the cottage up onto the fells and only a quick drive into windermere and short walk down hill to local pub, so perfect location for our mixed age group.

  • "For our group of 6 walkers, this was ideal with regard to both accommodation and location."

    A few specific points: 1. The scullery area was a really useful room - make more of it in the description 2. The bed by the window in the twin room is so uncomfortably head down due to the sloping floor as to be unusable - one of us had to sleep in the lounge! It needs blocks to level it off. 3. The shower head in the bathroom would be more useful if it it was fixed and protected from wetting the floor 4. Kitchen was very well stocked but we did miss a potato masher!! 5. Considering the high standard of pubs and restaurants in the Lakes, the Sun Inn was a very poor option despite being less than 1km from the house - not much that you can do about that! But the Spa being so close was very helpful.

  • "While staying at Knott's farmhouse we were without a shower for 2 and a half days and had use of a bath for 6 adults and 2 children which was inadequate because the hot water wasn't constant ."

    And we had to have a plumber visit twice to fix the shower . (This problem was already known about as a plumber had attended the week before) Through Sykes we were informed this didn't warrant any compensation and Sykes were not helpful in any resolution The property does not accommodate 8 people, especially the bedrooms What sells this property is the location, garden and kitchen

We do apologise that you were without a shower for 2 days, we endeavoured to fix the issue as quickly as we possibly could, and did so by having a professional plumber attend. We didn't feel that monetary compensation was warranted as there was an alternative means to wash and the issue didn't continue for the entirety of your stay with us.   • "These ratings would have been very much higher if you had shown some genuine concern re the havoc caused by he power cut."

    I have booked two separate week holiday with Heart of the Lakes/Sykes over the last dozen or more years but obviously this doesn't count for anything. I was only asking for recompense in the region of £200! I would be grateful if you would pass these comments on to the owners, Mr and Mrs Wilkinson or I will. I was also under the impression that a discount was given for repeat bookings. I've never seen this!

    Very clean. Great position for walks. Small and cosy living room. Loved seeing the birds on the windowsill. Views are fabulous. Excellent contact with heart of the lakes beforehand. Easy to book and use the website.

  • "The cottage is a lovely quirky house with a well maintained garden with stunning views."

    The kitchen dining area was light and spacious with good views and it was a pleasure to sit and watch the birds at the feeder. Unfortunately the rest of the house was dull with a lot of the furnishings tired and worn out, sofas were uncomfortable. The tv was so small a pair of binoculars is needed to watch it. Generally surfaces were sticky or dusty with any cobwebs. A number of items didn't work properly including the microwave, the gas fire in the lounge and the flush system on the toilet in the shower room is broken, In addition there were a large number of lamps or lights either not working or without a bulb. The hand held shower unit in the bathroom is almost impossible to regulate and the shower head in the shower room is to heavy for the fitting being used. This is not a 4 star property.

  • "Although then photos accurately captures everything, you don’t appreciate how magnificent the view from the garden is until you see it."

    We had the most amazing weather so spent our evenings on the patio which really made our holiday at the end of long days exploring. Cottage is well stocked but perhaps some things you would expect not there but nothing that caused problems. Water temp in shower head over the bath is hard to control, either burning hot or cold which can be an issue. The only real gripe we had is with recycling, we rang the Council to check about this and was told the owner of the cottage does not pay for this service, so you either send everything to landfill in the general bin or do as we did and bring home a week’s worth of recycling. Not great in all sorts of ways.

  • "Very pleasant property which was the perfect size for our party of five adults."

    The old dairy was handy for storing provisions, bags & boots. It could be made even better by adding extra fridge & freezer storage, which we found was a bit limited in the kitchen. We had no need of drying facilities, but a ceiling mounted drying rack might also be a thoughtful addition for those showery Lakeland days. The garden was lovely, and what a fabulous view! We spent time there every day. From a maintenance / cleaning point of view, the temporary shower fix and the outdoor picnic table are holding up well but both would benefit from a bit of care & attention.

  • "We have been to stay in Knots Farmhouse many times - in fact I used to own Knotts Cottage next door."

    We were very impressed with the refurbishment of the whole kitchen and also the new furniture in the lounge area. One slight niggle is that there are not enough decent coat hangers in the single and small double rooms over the kitchen, nor in the single bedroom over the outside door. All in all, even though the weather was not very good, we still enjoyed our week there very much. Looking forward to our next visit!

The property

There can be few properties in the whole of the Lake District which offer such stunning views as Knotts Farmhouse.

It sits in an elevated hillside position overlooking the lower Troutbeck Valley taking in the whole vista of Lake Windermere with the western fells of Coniston Old Man and the Langdale Pikes in the distance.

Whatever the weather this view will enchant you with its different moods and dramatic sunsets.

The 17th century listed farmhouse is part of Knotts Farm and there are walks from the door up the Troutbeck Valley and into the hills.

The road to Kirkstone Pass and over to Ullswater passes the gate and the property will make a fine spot from which to tour the whole of the Lake District or you may simply wish to relax on warmer days and enjoy the beautiful location. Accommodation: Front door into character sitting room - beamed ceiling, spice cupboard dated 1688, gas fired log burner, (TV, VCR, DVD player, mini hi-fi, radio and free Wi-Fi).

Door through to the spacious farmhouse dining/kitchen which has a large table for family meals - a very sociable room and sure to be the focal point of any holiday.

Good utility room with door to garden. Stairs from the dining kitchen give access to three bedrooms - two doubles, one of which has a king-sized bed, and a single - and a bathroom (bath, basin and wc).

Further stairs from the sitting room lead to the two other bedrooms - one twin and one single - and a separate wc with washbasin and a separate shower. The farmhouse has a wealth of character features with many beams and interesting windows.

There are views from all the west-facing windows.

Fitted carpets.

Furnishings are comfortable in traditional style with lots of personal touches to complete the home from home feel.

Some double glazing. Outside: Sheltered west-facing patio with fine views leading to a large enclosed garden with lawn and shrubs and garden furniture.

Ambleside 5 miles; Kendal 8.7 miles.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip.
