    Parking ok but be mindful of reversing in as the lane joins the busy A69, and you are right on that junction. We always reversed in as it was easy to set off everyday on our travels.

  • "Myself and my sister take our elderly dad on holiday every year."

    His mobility has deteriorated which means he now struggles to walk far. This holiday was made perfect with the cottage having down stairs bedroom with on suite bathroom which included a massive shower that was ideal. He had access to the garden which was stunning and his dog Betsy thought so too. It was a shame the kitchen was up stairs but he did manage to make it as this included a beautiful dining area. The cottage was everything advertised. Spectacular views, beautiful accommodation and central to lot’s of places to visit. It is next to a very busy road which makes it difficult to get out at times, but the cottage was worth it. The owners were very quick to respond to a query we had and although we didn’t meet them they were very helpful and lovely to communicate with by text. Thank you for our lovely holiday our dad didn’t want to leave. Donna, Sam our dad Frank and family. We would definitely recommend this cottage and we hope to return again. X

  • "Our stay was very comfortable due to the facilities in the property."

    We would recommend this house for a great family stay. The cleanliness was 100%. The views from the large garden were beautiful. The garden was child and pet friendly. The property is so spacious considering there were 8 of us staying. With the 2 lounges the young ones had their own space - which is a big plus for teenagers. Walking distance to dine out. Ideal for a great holiday, rest, dining out, walks and much much more. We didn't want to leave. Would certainly go back at the drop of a hat.

  • "We all had a great week at Edenbank Cottage."

    We were a party of 6 adults, 2 children and 2 dogs. The cottage had all the home comforts you could wish for, it was very clean and also very comfortable it was a great base for our walking and golf holiday. Edenbank Cottage is beautiful and very well maintained, it was a home from home and there are not many times you go on holiday and can say that! The addition of Netrflix was a real joy for the children, and as they were happy we were all very happy indeed. We would have no hesitation in booking this cottage again for next year, so thank you for a great time

  • "Couldn’t fault the cottage it was beautiful but the house at the side was either drilling all day or had dogs barking so we had very limited use of the garden which was a shame because the weather was lovely, I believe it’s a dogs rescue sanctuary."

    We have a very quiet French bulldog who we were wary of letting out as a large dog was ferociously barking and bashing the fence to get to him. Unfortunately it would put us off returning.

  • "A beautiful Cottage and after reading previous feedback was a bit concerned of the busy road close by due to us having a toddler and 2 dogs but I have to say this didn’t bother us in the slightest especially as we live in a quiet location ourselves?"

    There’s parking at the front of the cottage for at least 2 cars or even 3? Complementary bath products was a nice surprise as well as logs for the fire and a bottle of fizz that we enjoyed in the Lovely garden in the sunshine. As a base extremely handy for walks, Carlisle main shopping centre, a local pub and the M6. There’s nothing else you would need whilst staying at Edenbank Cottage and will definitely return.

  • "Had a lovely week at Edenbank cottage,perfect in every way."

    .. except it sits on a really dangerous and very busy road junction...take care. This does mean that in the summer from about 5am if bedroom windows are open it will be noisy, but for the majority of people, the luxury amenities of the cottage would outweigh this. So, far from a negative review we would recommend this beautiful and luxurious cottage for a wonderful break in a beautiful part of the country.

  • "The Property is spacious, very well furnished and equipped and it’s general location is good - convenient to travel to many other places."

    The road noise was not discernible indoors at all, had we been visiting in warmer months it might be but Google maps shows the closeness of the main road. Arriving at the property is easy, driving away is much more challenging, maybe a mirror opposite might help .

  • "Cottage is very close to the main road but this was not really much of an issue as there is good double glazing in most of the front rooms."

    The rear garden was excellent with lots of space for sitting out and bar b q s. There is a dog breeder kennels next door but again we did not find the occasional barking to be an issue and all the dogs were very friendly when we met them. The cottage was well appointed and very comfortable and well located for exploring the northern lakes and the Scottish borders.

    Spotlessly clean. It is on a busy road but this didn’t bother us too much . The double glazing worked well. Plenty of space and everything you need to self cater. The garden is a lovely place to relax after a day out despite the yapping dogs next door ( not the owners fault) but something to bear in mind if your dog reacts ,ours doesn’t so it was just irritating.The downside was we didn’t find a suitable walk from the house to take the dog. Lots of areas with old signs saying you could walk but now not allowed. Maybe if the owners know of a suitable space they could leave details . That would be helpful. We had a lovely stay.

    We were not disappointed in any way. The cottage was immaculate and so spacious. The attention to detail was fantastic, everything you could have needed was there. An absolute credit to the owners.The views from the kitchen and garden were stunning.The location was ideal, we visited Carlisle, Gretna Green, Hadrians Wall and a lovely walk around Talkin Tarn. Highly recommended, we will be returning again.

  • "Beautiful house and absolutely spotless with everything we needed indoors."

    Loads of space for our family get together of 7 adults, one child and our dog. We had a lovely weekend by the river not at all bothered by the road noise. We spent most of the weekend in the garden which is a great Sun trap. Only thing missing was a barbecue. It would have been great to have had that but everything else was AMAZING. Would love to visit again some time :-)

    Location was spot on for traveling about to different areas ie just hour and half to Edinburgh . We came to celebrate our 20th wedding anniversary by getting our vows renewed at Gretna Green which was amazing and only 15 mins up the road . We would highly recommend this exquisite property. Just one thing you could do with a stair hand rail on the lower stair as my friend is disabled and needs to hold on so was very difficult coming up to use kitchen n dinning area . Buts that's just a personal preference and doesn't alter the views of this cottage being one of the best we have stayed in xx regards sandra & mark Clabburn and anne & tony Smith xx

  • "The Cottage was absolutely beautiful, you couldn't wish for a better property, everything was there, cutlery, kitchenware and all of the highest quality."

    It was decorated to a very high standard, the garden was a fabulous size, our dogs loved the size of the garden. The owners, left a lovely welcome gift of a bottle of Prosecco and some sweets. However, there was one big issue and that is that you couldn't just walk out of the door and go for a long lovely walk in the countryside as you were surrounded by 2 busy roads, 1 to the side of the property and 1 at the front. Sadly, our dogs are used to going for walks twice a day, but they were completely terrified of the roads. We managed to find a park not too far away, but we had to drive to get there. That said, fabulous property!!!

  • "Wow, what a beautiful cottage!"

    It had everything we needed and more and was immaculate. The children thoroughly enjoyed playing hide and seek and spent hours in the garden with the cows. The roll top baths were stunning and was such a fabulous way to unwind. Plenty to do in the area and lots of parks for the kids to enjoy. We would definitely recommend Edenbank Cottage and would love to visit again in the future.

  • "I cannot describe this cottage adequately, it is exceptional, beautifully appointed and decorated."

    The photographs do not do it justice and we were overwhelmed when we arrived. The carpets look new and the whole cottage is extremely clean. The Modern and generous sized bathrooms are light and attractive, two of them having sumptuous free standing baths and an additional three more walk in showers. There is plenty of room for everyone in this accommodation for 8. The uninhibited views from the back windows across the fields to the river are beautiful. The garden is well kept with a barbecue at the bottom with a pleasant seating area. We enjoyed watching the bunnies munching the lawn! A slight negative is that The property is very close to the main road and as such you can hear traffic noise inside the cottage, especially if you want to sleep with the windows open. Unfortunately we only stayed 2 nights as we had travelled specifically for a nearby family wedding. We would love to return one day. I highly recommend this property.

Edenbank Cottage is a stunning character cottage offering views from Warwick Bridge across Eden Valley. This beautifully maintained property offers an upside down layout and is ideally situated for a large family to holiday between the Lake District and the Scottish Borders in style. This high-end cottage retains many traditional features and oozes character as you enter into a vast open plan sitting room.

Settle in for a cosy night in front of the vast 4K television, or gaze out of the patio doors to the glorious river views beyond.

The ground floor has a large king-size double bedroom with en-suite and an equally impressive en-suite twin.

Upstairs, you'll find an open plan living space with a cosy wood burner, housing dining and sitting areas and a large family kitchen with stunning river views.

Two further double bedrooms complete the sleeping quarters, one en-suite. Outside space is also a key attraction of Edenbank Cottage.

The gravelled area, with external steps to the upper floor, leads on to a stunning lawned area with river views beyond. Warwick Bridge is ideally located, a ten-minute walk allowing you to sample the local pub offering.

Four miles away is the Cumbrian capital of Carlisle offering all the amenities befitting a modern city. Edenbank’s location is key, with a half an hour drive south arriving at Penrith on the edge of the Lake District.

CARLISLE

Gretna Green 13.1 miles; Penrith 19.9 miles; Dumfries 36.2 miles

Carlisle is set in the county of Cumbria, situated just 10 miles south of the Scottish Borders and is nicknamed the Border City. During Roman times the town was established to serve the forts for Hadrian's Wall, which runs east from the city across the country to Wallsend on the east coast and today is recognised as a World Heritage Site. During the Middle Ages, due to its proximity to the Kingdom of Scotland, Carlisle became an important military stronghold and Carlisle Castle, still relatively intact, was built in 1092 by William Rufus, after once serving as a prison for Mary, Queen of Scots. The castle now houses the Duke of Lancaster's Regiment and the Border Regiment Museum. In the early 12th century Henry I allowed the foundation of a priory in Carlisle and the town gained the status of a diocese in 1122, resulting in the priory becoming Carlisle Cathedral. The Settle to Carlisle railway runs across some of the most breathtaking scenery to the popular Yorkshire town and Carlisle Racecourse has a packed fixture list including Ladies’ Day and evening fixtures. Within driving distance is the Victorian seaside town of Silloth and just over the border is Gretna Green, where you'll find the Gretna Gateway Shopping Centre and Anvil Hall, the famous wedding venue.
