  • "The view is Magnificent but forget about the rest."

No privacy. Bedroom has no windows. Shower not working. Hot water system not good. Bath and shower situated in bedroom sunken bath not easy to get in and out. KItchen Area very good.

Thank you for your kind comments regarding the view and the kitchen in the apartment. If I could please ask you why "no privacy" the extent of the garden and the woodland down to the lake covers 2 acres and is very private, the only thing I can think of is my gardener working in the garden which is necessary for the upkeep. I do hope he did not disturb you most people comment on his friendliness and politeness The bedroom does not have windows but has borrowed light from a skylight above the entrance to the bedroom, the bath and shower are ensuite. I always leave a help list in the apartment and invite guests with any problems or need anything to contact me. No mention of the shower. The hot water is heated by an immersion heater,it is either on or off I have tested and it is fine. I did find you had the central heating on at 29 degrees which is exsorbitant, especially taking into consideration the price. I hope I have managed to explain some of the issues you raised. The bed felt wet with the damp and when you put your clothes on they all felt damp too. I suffer with osteoarthritis and I felt shocking the first few days. If anyone who suffers with chest illnesses stayed there they would be in danger. It is extremely damp

Could I respectfully suggest to the owner to install a neat chrome handrail to a wall adjoining the raised bath which would, I believe, cure the problem at reasonable cost. Otherwise we found the lodge ,it,s grounds and proximity to the nearby hotel and it,s restaurant quite delightful.

The lodge, we feel was very dated & tired. It would have been helpful to have some information leaflets on things to do in & around the area which most other holiday lettings that we have stayed at have had.

  • "We had a wonderful week in this beautifully located property on the shores of Ullswater."

You are just a short drive away from Pooley Bridge or Glenridding with their abundance of fell walking. Although not an enclosed garden there is ample safe areas for dogs and as you are facing towards the lake it's a very quiet spot. The property was clean, airy & warm. As listed there is no washing machine & if you are staying ensure you bring everything you need (washing up liquid, kitchen roll, cling film, foil etc. & everything you need for cooking as there was no 'left over' cupboard & extra loo roll!)

So pleased you enjoyed your holiday. I leave a sheet of instructions inviting you to contact me should there be anything you should need. I did not visit after the initial meet and greet as I did not want to upset your very nervous dogs. Could you please tell me where a washing machine is listed? there is no washing machine at the property. My apologies for the absence of cleaning materials etc. I will take this up with my cleaning contractors, thank you for letting me know. When I collected the meter reading sheet for record only from the apartment I was on my way down to see you when you were driving away, When I worked out the electricity and gas I could not believe my eyes. Electricity £19.95 ( I find it hard to believe the deep freeze you brought with you would have used this amount) Gas £53.99 Total £73.24 The heating controls had been tampered with. I had to have them reset. I was very disappointed but was not going to raise the point and write it down to experience until I received your petty comments Patricia Windle Property Owner

The two old cars you refer to are classic cars one is a 1985 Mercedes Convertable 350 the car I use, and the other one is a 1962 refurbished Jaguar worth £135,000. I apologise for one of the taps not working. However, there is another washbasin approx 2 meters away. I am aware of the shaving light I am trying to locate a replacement bulb. However the owner has not reinvested in the property. The hot water in the bedroom sink does not work at all. The fridge does not work so we had to use the owners fridge in the owners garage outside. Only two of the four rings on the gas cooker worked and the electric ignitions did not work on these either so matches had to be used. The connection to the in-house WiFi did not work on both our mobiles saying a "authenticity problem arosed". This was known to the owner so its not a new problem. Getting any other WiFi in this area is impossible. If this was my apartment for hire all these faults would be remidied the very next day. Its very poor and its a shame as this could be a really good holiday apartment.

  • "We have just returned from a lovely weeks holiday at Rampsbeck Lodge."

Having just read a complaint about the property before setting off on our holiday, we did feel a bit apprehensive about what to expect. However, we were pleasantly surprised by the accommodation. We always read the description and view the photographs of the property before booking a vacation so we were aware that the decor and furnishings weren't contemporary and that the bath was in the bedroom. However, the lodge was comfortable and cosy and well kitted out. The selling point of this property is undoubtedly the view over the lake: it was superb just being able to sit in the apartment and take in the beauty of the surroundings. The gardens are also magnificent and the dogs loved running around down to the lake and picking up pine cones. The owner, Patricia, is a lovely person and very helpful. There are lots of footpaths in the area and the local villages and towns are dog friendly.

reference 183263 Arrival 11 Sept 1. Lock on only door to property broken, unable to secure door. Owners son came to fix it. 2 Sat 12 Sept Clothes in wardrobe damp. Decided to give the benefit of the doubt. Got showered. Not a proper en suite, bath and shower in corner of windowless bedroom which I believe is illegal. Used extractor fan but steam obviously still got into bedroom. 3. Sunday 13 Sept. Clothes most certainly damp when we got out of bed. Had to bring everything out of bedroom into living room, including bedding. Texted owner to inform her, she advised she had a dehumidifier she would set up for us as we were out for the day. Owner also handled all our clothes and hung them in boiler cupboard. She advised us to leave dehumidifier on all night and to open bedroom doors, which we had done anyway. Owner visited us when we arrived back.asked us if we had any ideas how to make things better as she did not know what else to do. I asked if she had had complaints before, she did not answer. Phoned Sykes to inform them there was an issue. Could not sleep due to noise if dehumidifier. Emptied 2.5 pints from it at bedtime, it had been on approx 11hours. As I am asthmatic and my symptoms were increasing we felt we had no choice but to leave the property the next day, luckily we secured probably the only hotel room left in the area at a considerable extra cost. 3 Monday 14 Sept. Packed up and left the property. Texted owner to inform her and rang Sykes to inform yourselves. General observations. 1. Dirty glassware left by previous occupants. 2. Not covid secure. The owner had left half used toiletries in bathroom. Books had simply been moved inside one of the wardrobes, not removed. I work for the NHS and you will appreciate I was desperate for a good break. I cannot allow my health to be compromised as I am needed in my employment. I am extremely surprised that you allow this property to continue in your portfolio. There have clearly been negative reviews about the damp on other internet sites and I am curious as to whether other occupants have raised this matter. I would appreciate a full investigation into this matter and appropriate recompense arranged.

About the location

WATERMILLOCK

Pooley Bridge 2.5 miles; Glenridding 6.2 miles; Penrith 8.5 miles.

The elevated scattered village of Watermillock runs parallel to the main road alongside Ullswater Lake and is mainly a farming community. Just 2.5 miles away is Pooley Bridge with its array of amenities which sits on the northern shore of the lake in the Lake District National Park. The name Pooley originated due to the forming of a large pool, which was left by the fast flowing River Eamont. Pooley Bridge has many traditional inns and tempting tea rooms, plus the Ullswater Steamers depart from the village, from where a tranquil cruise down the lake to the villages of Glenridding and Howtown can be enjoyed. Glenridding (meaning glen overgrown with bracken) is a small tourist village with a range of local shops, cafes and restaurants. There are numerous walks with breathtaking views nearby, plus a short walk up to Dunmallard Hill reveals fascinating Iron-Age remains, whilst the towns of Penrith and Keswick are within driving distance. Watermillock is an ideal base for a cottage holiday stay in the stunning Lake District.
