  • "Beautiful home."

    Very cosy and comfy, but with space at the same time. The road didnt not bother any of the quests. Its a great base to get to the likes of Scotland and the Lake District. Loved the doggy touches and of course the biscuits and prosecco. Very welcoming touch.

  • "We had a wonderful stay at Otter’s Holt, the cottage is absolutely stunning, well equipped and very comfortable for our party of 3 adults, 2 teens and 3 dogs."

    It was immaculately clean and the gardens are really lovely. The location is also great, although it’s a little way out of the Lakes proper you can get there with a short drive and it’s away from the tourist craziness. The area is gorgeous, with beautiful walks and fabulous foodie pubs and restaurants that are all dog friendly, and it’s only a short drive to Hadrian’s Wall and Gretna Green in the other direction which is a great day out. We had a lovely holiday and we were very sad to leave, but will definitely be back now we know this gem of a cottage is here, thank you!

  • "The property is situated next to the A69 which can make it noisy ,also a very difficult road to cross on foot."

    There is no longer direct access to the river for walks from the garden. Garden is lovely for enjoying the sunshine and the dogs had a wonderful time Unfortunately two of the outside chairs broke on our last day. Furnishings and beds are really good. An extractor in the kitchen is needed . We all had a relaxing weekend

  • "The property is superb, spacious, clean and very well appointed."

    Unfortunately the garden was not secure for pets and our dog found its way out onto the road, he was recovered by a neighbour who told us it's not unusual. Please change the wording in the description letting pet owners know the garden is not secure. However the property is wonderful and a great base for exploring. It was also only a 30 minute drive to a great dog friendly beac at Annan.

  • "An amazing cottage with plenty of room."

    The side annex was a perfect addition for grandparents to use and have a bit of privacy too. Garden is very well maintained and secure. Shame the weather is bad in December as we didn’t use it but ace for the dogs. Noise wise… what noise? The windows have excellent gazing and therefore then noise was minimal and certainly didn’t disturb us. I would highly recommend this cottage and the owners are brilliant in their communication too. Thankyou.

    The garden is amazing which both dogs loved, the pub and shop were a bit too far for us to walk so we did need to use the car but that didn't spoil our week. Other than that thank you for a beautiful cottage in lovely location

  • "Wonderful week spent in this beautiful house."

    Spacious, clean, comfortable and very well equipped with everything you could need. The garden was perfect. The sun trap area at the bottom, along with the summerhouse were very popular, and we spent a few nights round the fire pit. And of course, the dogs loved it all! Honestly, we could have spent the entire week just in the garden! In a good position for the lakes and many other attractions. Three of us spent the day kayaking on Ullswater, definitely worth doing. Use of the garage was very helpful for storing the kayaks. And I must add that the owner, Diane, was most helpful widen I asked for help with surprising my Son and his new wife. Nothing was too much trouble for her. Thank you Diane! We will be back.

  • "It would have been helpful to have shaver sockets in the bathrooms, or at least one bathroom."

    Also a curtain or blind on the patio doors for privacy of the couple using that room. Some of the crockery needed changing { cups}. Other than that the cottage and gardens and location were excellent. We had a very enjoyable week.

    The front garden is literally next to the River Eden, loved watching over and listening to the river in the morning with a coffee. The back garden is huge and was great for the dogs and has a few different seating areas. Shop is literally just down the road and larger stores just a 5/10 min drive. Pubs & restaurants nearby, I recommend Finis Kitchen at willowbeck lodge the food was amazing and the view from the restaurant was really nice. We visited Carlisle castle & went to lake Windermere which was beautiful! There’s also lots of nice walks nearby my favourite was Gelt woods, the views are definitely worth it!

  • "Really lovely cottage in a scenic setting, yes it is right next to the A69 and you do get some traffic noise but this does not detract from the overall experience."

    Ideally placed for exploring the area and we loved the variety of different walks. We were 4 adults and 3 dogs and the garden was great for them although we did have to keep one of them on a long lead as she did keep trying to go through the hedge so if your dogs are escape artists then you will need to bare this in mind, .would highly recommend a stay at Otters Holt

    Very comfortable and very clean. Has everything you need including a lovely garden. Only issue for us was the lack of easily accessible walks for the dogs directly from the house. There are lovely walks in the area but you need to drive to them Highly recommend local dog friendly pubs the Queens and the Wheatsheaf

  • "We had a wonderful time at Otters Holt."

    ... Clean, comfy and everything we could ask for in a beautiful cottage. However with the close proximity to the road we would not return as early morning wake up call from 5 o'clock onwards traffic is not what we would call a relaxing holiday, we really didn't think it would be a problem but as the week went on it started to grate. Possibly double glazing or secondary glazing could help? Such a shame as we loved everything else about this lovely cottage. The most comfortable cottage beds we have slept in and we do at least 4 cottages each year.

  • "Wow, we stayed here at the end of June for 7 nights, where do I start, this cottage is lovely."

    Loads of room, 4 bathroom, 3 large bedrooms. We went as 2 couples, and had all the room we wanted, the owners had gone above and beyond, a lovey bottle of Prosecco on arrival was waiting for us. The garden is huge and backs onto the beautiful river Eden, the garden is secure for your dogs. I cannot recommend this property highly enough, thanks to the owners for a great base for our holiday.

  • "This cottage was in a beautiful position on the river and was well equipped and maintained."

    It didn't have any shaver sockets to charge our toothbrush, which would have been a problem if we had been there for a week. There was no blind on the large Velux window in the bedroom or on the patio doors in the sitting area meaning that I was woken at 4am by the light, something that could easily be remedied.

    Lovely place with excellent facilities. Perfect for a family holiday. My 2 year old granddaughter spent most of her time exploring the different areas of the garden. It’s the first time I really haven’t wanted to come home from a holiday. Although the road goes by the cottage you can hardly hear it. Plenty of room to spend time as a family or to have your own space if you need it. Garden secure for the dogs. Perfect holiday. Easy travel distance to Carlisle, Penrith and the Lakes. My daughter left her laptop behind and I was so happy with the service we received in returning it to us both from Sykes cottages and the owners of the property.

  • "We came to otter holt cottage back end of January for my birthday , me my partner and dog , also my two sisters and their partners came with dog , we really enjoyed our weekend had lots of fun playing games and relaxing in hot tub ( YES we used hot tub in January ) only thing was no lighting at back of garden near hot tub ."

    Also there wasn't really anywhere to walk dogs , their is no access down to river now footpath not in use . Cottage is really clean and cosy, also well equipped and will definitely return to this cottage. Would highly recommend it to my friends and family .

  • "The cottage was beautiful, really well equipped and plenty of space with the added bonus of the hot tub."

    However the downside was that despite it being marketed as a dog friendly cottage the garden was not secure. The fact that the cottage is right on top of a busy A road is worrying when the dogs could have just wandered out onto it. It would have been perfect if this was made secure. It would have been nice if the dogs could have been wandering around the garden whilst we were using the hot tub.

  • "We booked this cottage so both my and my brothers families could enjoy an early Christmas."

    We chose this cottage for the size and the appreance on the photos. Although the photos don’t do it justice. From opening the door we felt welcome. The added aspect of Christmas decorations so the festivities started as soon as we all arrived. The kitchen was well equipped and we managed to deliver a full Christmas dinner for 6. The facilities were great sky tv in all the rooms and high speed internet meant I could keep in touch with the office and meant the stay could be extend by my brother how works from home normally. Log burners and fire pit meant when we used the hot tub (yep in December) we were warm when we all came in. Can’t recomend this property enough, will defiantly be back. Thanks. The McGs

    The owner Diane dealt with our only problem within half an hour,The fire starters among us (THE MEN) played nicely with the fire pit but we declined to use the hot tub in November!!! All in all another truly brilliant property with Lakes Cottages.

    We were advised it was apart from a small gap that could be blocked by the bin.. This was not the case there was a length of about 5 meters that was not fenced. This was very disappointing as we were next to the A69.

  • "Otters Holt was just perfect for our family holiday."

    The accommodation was spotless and very well maintained and is extremely spacious. All the appliances in the kitchen were very modern and of a good quality. Attention to detail was lovely even down to a torch and a great selection of books and games. Loved the numerous bathrooms particularly the rain shower in the utility room. Our dogs loved the garden but a fence or gate would have been welcome as they could easily leave the back garden and potentially get onto the busy main road at the front of the property. My daughter parked her car across the back access to prevent this from happening but our spaniel could still go over the garden area where the rotary clothes is. Anyone staying with dogs be vigilant. Beautiful garden with many aspects to it. Lots of apple, pear and damson trees. The owners are happy for you to pick the fruit when it's ripe. So my granddaughter and I were busy picking apples and pears on our last day. The hot tub was beautiful. Having lights around the hot tub area would have been useful as it was a little tricky getting out and finding your towels at night time. It was in a lovely location to enable us to visit the lakes, just a stones throw from the M6. A lovely pub was close by serving great meals and a co op about 15 minutes walk away. We used the facilities at the leisure centre which is part of a hotel, it was free because we were staying at Otters Holt. Well worth a visit. Great swimming pool, gym, sauna and steam room. A lovely holiday, we highly recommend staying at Otters Holt.

  • "Cottage was amazing, rooms were very spacious and extremely comfortable."

    The garden was well used, especially the hot tub and fire pit. There was everything in the cottage you would need, toiletries, hair dryers in all rooms, even tin foil and baking paper etc... We were contacted on arrival to make sure everything was OK. There was even a welcome bottle of bubbly, which was a very nice touch. Only thing needs altering on write up is that now you can't access the river from the cottage. I would definitely recommend Otters Holt cottage, and would look at going back again some time.

The property

CARLISLE

Gretna Green 13.1 miles; Penrith 19.9 miles; Dumfries 36.2 miles

Carlisle is set in the county of Cumbria, situated just 10 miles south of the Scottish Borders and is nicknamed the Border City. During Roman times the town was established to serve the forts for Hadrian's Wall, which runs east from the city across the country to Wallsend on the east coast and today is recognised as a World Heritage Site. During the Middle Ages, due to its proximity to the Kingdom of Scotland, Carlisle became an important military stronghold and Carlisle Castle, still relatively intact, was built in 1092 by William Rufus, after once serving as a prison for Mary, Queen of Scots. The castle now houses the Duke of Lancaster's Regiment and the Border Regiment Museum. In the early 12th century Henry I allowed the foundation of a priory in Carlisle and the town gained the status of a diocese in 1122, resulting in the priory becoming Carlisle Cathedral. The Settle to Carlisle railway runs across some of the most breathtaking scenery to the popular Yorkshire town and Carlisle Racecourse has a packed fixture list including Ladies’ Day and evening fixtures. Within driving distance is the Victorian seaside town of Silloth and just over the border is Gretna Green, where you'll find the Gretna Gateway Shopping Centre and Anvil Hall, the famous wedding venue.
