  • "Stunning views but sadly the cottage is run down in places."

    Outside needs a good tidy up with old broken chairs, leaves and debri lying around. Windows needs attention some handles missing and some windows unlocked. Cobwebs on light shades and the uplighter shades in dining room are filled with dead flies- overall in need of a good deep clean. It didn’t spoil our stay as we weren’t at the cottage much but I don’t think I would want to stay again. Also it is the only cottage I’ve ever stayed in that does not provide a welcome pack, we were surprised there was no basics such as no tea, coffee or sugar. Beautiful surroundings but it could be much better than it is.

  • "Really well equipped cottage."

    I was worried about cooking Christmas dinner away from home but the kitchen had everything we needed. Sensible flooring downstairs as we were always wet when we came in! The garden and lakeside were just wonderful and the description had mentioned the steeply sloping driveway (which was quite slippery when we were there due to the weather.) The double glazing meant that we couldn't hear the road (although it wasn't busy in December anyway.) Just perfect for the break we needed. Thank you.

  • "We picked this property as we were a walking group and had 2 dogs - with that in mind it met all of our expectations."

    It was a great location with great views over Windermere. It was warm , clean , peaceful and well equipped for our needs. We were glad we were'nt put off by previous reviews - yes it would benefit from a make over but we didnt go to analyse the interior but to enjoy our environment. We will go back and would recommend if you are looking for a suitable active environment. Bird watching paradise from the kitchen / diner window.

  • "The house itself was in an excellent location."

    It does need attention to detail when it comes to the cleanliness, lots of dust and cobwebs. The smell of cigarettes was very evident which was disappointing. On day 3 put some food in the freezer drawer was cracked, some of the crockery had been put away with food remnants on them. The path down to the lake side although steep was well maintained, the seating and the fire pit we did make use of perfect way to end the day. The beds were comfortable and clean, The drawers on the chest in the bedroom need attention as they come off the runners when opening them. All of the above said we did enjoy our stay. The bird feeders situated outside the dining area window were great bringing woodpeckers, nuthatch, finches, blue tits, our boys loved seeing them close up. Would we stay there again probably not but only because we like to explore different areas of this very beautiful corner of our country

  • "Cottage is very tired with endless minor problems that could have been avoided by a monthly handyman visit eg."

    strip light in the kitchen hanging down at one end, knobs missing off shower doors which also need re-aligning, drawer front falling off bedside cabinet, only half the toaster works, cupboards with old useless or broken items that just need clearing out, outside not swept or wiped down in goodness knows how long with broken chairs and other debris that just needs clearing, the list could go on and on. Cleanliness will not improve without a deep clean, a weekly flick and lick cannot crack it. Kitchen is good with a wide range of utensils but sadly no one had noticed there was no bottle/can opener and the huge range of kitchen knives are looking for a simple knife sharpener. On the upside the location, woodland and lake beach frontage are fantastic and topping up the bird feeders outside the dining room window brought in a wide range of bird species and the odd squirrel which delighted our young grand children. Would we book again? Probably not. As tempting as the location and grounds are we can based on what we saw only expect the cottage to continue to decline and that is a great shame.

  • "There was a problem with getting a replacement fridge, but was eventuall y sorted."

    The main complaint was the cleanliness of the house . Lack of basic care, lampshades were full of dust, curtains in some rooms had black mould on them, floors had been swept but didn't look like they had be washed, windows had not been cleaned, generally rather a run down feeling about the place. I think there is a complacency about this house as it is in such a wonderful location and will attract many visitors however in these times and considering it had only been open from 17th May 2021 the lack of care in presenting this house leaves a lot to be desired. We have been to several of one your other properties in the Lake District and this one would be at the bottom of our list! It is a shame it could be so much better. There was also a problem with bees/wasps getting into rooms and there appeared to be the start of a nest in the eaves - needs sorting.

  • "Good location by Lake Windermere, views from the house are stunning."

    Perfect for our family because we had direct access to the lake to use the kayak and paddle board. We will be staying again! Note, access to the lake is by a steep slope.

  • "Beech How is a nice cottage in a great location which made it for us."

    The cottage itself is dated and requires some modernisation. For a group of 6 adults the lounge is on the small side therefore we only used the dining area in the evenings which gave the best view but hard kitchen chairs. Basic amenities such as 6 matching glassware in various sizes were missing and it would benefit from 2 showers. A little attention to the outside would benefit also. We had to start cleaning the table and chairs and there was no sign of a barbecue. Beware the drive it is very steep near the cottage. I chose Beech How for the ground floor accommodation for one of our party but it was difficult to get from the car to the cottage due to the steep drive with someone who has limited mobility. On the whole Beech How served it's purpose but a little attention wouldn't go amiss

  • "The wifi password was unclear."

    The information sheet should have included the password as unnecessary to look at the router. The password was underneath the route in faded writing on a piece of cardboard. Took me two days to realise. The front door had old cobwebs on and the light in the hall is full of black insects. Would not take long to correct! Garden spiders in bathrooms but I am not a fan of spiders. Could not find a tray to use in the oven without holes in. Recycling boxes are full at the front door, not very attractive and had to take my rubbish home. Apart from the above, practical enough, great location and I know the garden and lake front is the selling point. Great for the dogs and to say one might be reluctant to book because of the steepness down to the lake front, the path was very good and useable as my husband has recently had a new knee and had no problems. Regardless of the above which are easily rectified, I would book to stay here again.

  • "The cottage was great, just as described with views over Windermere and a path down to the lake at the bottom of the garden with a small beach from which we could swim."

    Everything was very clean with new bedding and comfortable mattresses on the beds. The WiFi worked well although the broadband seemed to struggle in the evenings but with a strong 4G signal this was not an issue. My only gripes were that the recycling bins had not been emptied and the instructions on when to take out the bins were unclear (resolved by going to the local council website). Unfortunately the living room smelt of dog which is no surprise with fabric sofas and a carpeted floor and guests with dogs being welcomed. Personally I'd like to see more made of the lakeside part of the garden especially as it was a bit muddy from all the recent rain. All in all a great stay and we'd happily return to Beech How Cottage,

  • "Mould on bedroom curtains Tv not working Bins full on arrival and not emptied throughout stay, even though we were told they would be on the Monday."

    Only one shower which had hardly any water pressure Plug in bath not attached Outside furniture not cleaned No baking sheets Not made clear in listing how unenclosed garden was and how close to busy road, not good when you have dogs Dog faeces all over wooded garden area House certainly had not been deep cleaned as we were assured it would be, given current Covid situation. We arrived late Friday evening, and these issues were reported to Alistair at Sykes customer services on the Saturday morning. Cleaner came out Saturday afternoon, wiped down outside furniture and surfaces, tried to get rid of mould on curtains but reported back that it was very ingrained so just left the curtains up. Tv not fixed until Monday, new aerial had to be put up on the roof. Alistair informed us on the Saturday that he was in discussions with owner regarding some form of compensation, not heard anything else from him. Considering we paid £1400, was absolutely not worth the money. We had booked another holiday with Sykes for next year, this was prior to going to Beech How. We are now very apprehensive about this holiday given our experience.

  • "The house was very comfortable and well equipped."

    Bed downstairs was so comfortable. Nothing was missed. From the simple to the complicated. Always a bonus having a washing machine but a dryer as well. The heating you could control yourself, great when the weather was so variable. Our 2 dogs loved the garden and of course the lake. The local taxi service were really reliable and meant we didn't Need to use the car. Any of the staff from lakes cottages that we met were all lovely and friendly. We have enjoyed it so much we have booked again for longer next year. Can't wait to come back. Thank you for a great family holiday including the dogs.

    We love the views of the lake from every room and the garden which leads down to the lake. The cottage is very well equipped and comfortable. We really appreciated the installation of the new shower cubicle downstairs and the comfortable new beds. We are looking forward to our next visit !!

  • "When we arrived at Beech How my first impressions were good."

    Having read some of the previous reviews where guest have been less than happy I was fearing the worst. However, I was pleasantly surprised. Whilst not the cleanest cottage that I have ever walked into, it certainly wasnt anywhere close to some of the comments that I had previously seen. So to the cottage itself, First the bad point, it is not 2 doubles and 1 twin as advertised, The ground floor bedroom is a twin and cannot be pushed together due to the headboards, therefor you have a groundfloor twin and a 1st floor twin and double. The good points, Beautiful location I couldnt of asked for better, the views from each of the rooms (Better upstairs) out accross Lake Windermere are stunning especially when the sun is shining. There is plenty of room for the 6 guests and plenty of cupboard and wardobe spaces. The lake access (although a little steep) is amazing, we spent so much time just relaxing by the lake and it was so easy to get the dingy out to the lake. There was a small welcome pack which contained a few biscuits, some tea, coffee and hot chocolate drinks and some small cartons of UHT milk. There are no walks from the cottage, but you dont have to drive very far to find some amazing walks and when you are surrounded by the beautiful lake district scenary there is nothing that you cant enjoy. Just a couple of miles away is Bowness on Windermere which is a bustling small town with plenty of shops, places to eat and for the water babies out there, there are plenty of ways that you can get out on the lake. The only draw back and this has nothing to do with the cottage, With Sykes or with the location was the noisy neighbours. For the first 4 nights there was a bunch of about 6 young lads in the cottage next door that were partying and shouting until 3 or 4am and jumping in and out of the pool. On the whole it was an amazing week for 4 adults, 2 teenagers and 3 dogs.

    The house was gorgeous,the views were spectacular, you need a car. And a welcome pack would have been handy, after travelling most of day we got in late afternoon, nowhere near a shop and no milk. Little niggles but would recommend the house, gardens and views.

  • "Lovely quaint house in fantastic surroundings, we had a brilliant holiday the weather was so kind to us so we made the most of being so close to the lake and spent most days down there."

    The house was nice and clean with views to the lake from every window, the only minor gripes I have was the bin was full to bursting so had to ring Sykes which they did sort that day, the shower wasnt very powerful, beds on the ground floor were lumpy (you could feel springs on your back) and I couldn’t find a baking tray to use. However none of that spoilt our holiday we had a fantastic time (including the dogs) we would highly recommend and we hope to stay there again.

  • "Fantastic views and could not have been better for our 2 german shepherd's."

    However the inside needs updating. Only one TV in upstairs living room, needs another in downstairs. Sofa was cheep and uncomfortable. Would stay again for the dogs but not the cottage itself.

  • "First of all we were notified of a very inconvenient road closure just as we were setting off, despite the closure having been in place for a number of days."

    Closure severely obstructed access to Bowness. We chose this rental for its location close to Bowness for meals! When we arrived we were hit by a very strong smell of dogs and an unpleasant smelling house generally. We have 2 dogs but we make sure that our house does not smell of dogs. It is cleaned daily. Dog hairs were everywhere and on all the settees - we did not want to sit on them but had to. Our daughter felt very ill and suffered an allergic reaction sitting amongst the dog hairs. Her husband started itching as a result of the dog hairs. The kitchen cupboards and drawers were dirty, dishes and cutlery were dirty, everything was dirty, the bread bin had crumbs in it. Cobwebs and dirt behind radiators. The kitchen table cloth was filthy and sticky. Bedding was worn and marked. Towels and tea towels smelt, only half a toilet roll in both bathrooms, no spares, No washing up liquid or scourers/cleaning cloths were available, No dishwasher tablets. We had to go out that evening to Bowness, via a big detour, to buy cleaning materials to try to make it bearable - this failed. To top it all off we found used boxer shorts and socks in the top drawer of a bedside cabinet in the upstairs twin bedroom and they are probably still there now because it will not have been cleaned properly. We have photos of bedding, cupboards, dog hairs on settees and marks on walls, and the boxer shorts and socks. All the above forced us to leave a day early as we were not happy to stay any longer. We do not understand how this rental continues to get good reviews, we find it disgusting that you still rent this out taking good money off people knowing how dirty, dated, depressing and miserable it is to stay there. We all had baths as soon as we got to our homes. We feel we have been robbed and totally will not be using Sykes again.

  • "Generally this cottage was of a high standard, well equipped and in an exceptional location."

    The only `niggles` were relatively small, but attention to them would raise my classifications (above) to top level. 1. The downstairs bathroom is gloomy and needs refurbishment and a better shower. The bath was stained under the `non-slip` mat and did not look particularly wholesome. 2. The `welcome` pack was a nice touch, but in a property where arrivals are likely to be late, and/or at weekends, attention should be paid to ensuring that a supply of essential `disposables` e.g. washing up liquid, dishwasher tablets and toilet rolls is on hand. 3. The area adjacent to the lake was in a pretty scruffy condition with old and discoloured plastic chairs scattered about, and various other items stuffed in the bushes. For such an idyllic spot, it seems a shame that more attention is not paid to maximise the appeal of such an attractive feature of the property.

  • "Having stayed in Beech How Cottage in March 2017 I was surprised at how 'tired' the property has become in the intervening 18 months - similar comments have been left by others in the Visitors Comments book."

    The two single beds in the downstairs bedroom creek and groan at the slightest movement and the headboards do not fit the beds so that just turning over in bed at night means the headboards crack against the wall, even when the beds are moved away from the wall. There were cobwebs everywhere and dust accumulating underneath furniture and behind doors. I did not intentionally go looking for this, but when you are looking for something you've misplaced you get to see into the corners! I have already mentioned the broken shower and the lack of clothes hangers and these problems were resolved impressively quickly by yourselves. Thank you. The staining in the downstairs bath is an utter disgrace, but as this was the bath with the only shower, and as I have a disability which prevents me from bathing, I had to step in to this bath to use the shower. As I have already suggested, if the owners are aware of this problem, and if they are going to have to have the bath removed, then maybe they could have a proper walk in shower installed instead for those guests who are unable to bath or find difficulty stepping into and out of a bath to take a shower. The house is in a delightful position, with amazing views and a wonderful array of garden birds. However, having a sloping driveway, covered in wet and slippery leaves, it makes walking to the front door very treacherous. I do not know if there is a regular gardener, but at this time of year the whole area could do with regular leaf clearing. When leaving a property we always clear up and clean around - unfortunately the leaves blown in through the front door, and carried in our shoes onto the inside mat were stuck and impossible to remove as there was no vacuum cleaner. We swept through the rest of the house, but could not budge the leaves.

The property

Located two miles from Bowness this semi detached property has an enviable location on the shores of Lake Windermere.

Extensive gardens lead down to your own lake frontage with stunning views of the lake and distant fells from almost every room.

The front hallway leads to the very well equipped kitchen/dining room where you can enjoy family meals whilst drinking in the fantastic views. Next is a lovely downstairs super king bed, for flexibility it can be made to a twin, with adjacent bathroom with shower and w.c.

Upstairs is the cosy sitting room with dual aspect windows where you can watch the passing sailing boats and lake cruisers. One twin and one double bedroom, both with Lake and mountain views together with another bathroom with w.c.

Outside there is a large garden with a woodland pathway running down steeply to the Lake shore.

A balcony area with table and chairs at the rear of the property is ideal for enjoying the views whilst enjoying an al fresco meal.  A large parking area provides parking for several cars.

Bowness with its plentiful pubs, restaurants and shops is only two miles away and the Beech Hill hotel is nearby providing a restaurant and bar.

To the South is fell foot park and for the more energetic, Gummers How for spectacular lake views.  The Lakeside and Haverthwaite steam railway, Lakeside Aquarium and Lakeland Motor museum are all just a short drive away the bottom of the lake.

A perfect hideaway for those who would love their own oasis on the lake, with easy access to Bowness and the wonderful Lake District beyond.

Windermere Train Station 1.5 miles: Ambleside 5 miles; Kendal 7 miles.

The vibrant twin towns of Bowness and Windermere hold enduring appeal for visitors to the Lake District National Park, with each providing a range of nearby attractions, amenities, shops and restaurants to suit all tastes. A variety of boat trips and boat hire are available from Windermere Lake Cruises in Bowness to Brockhole, Ambleside and Lakeside (at the southern end of the lake where the Lakeside Aquarium and the Lakeside and Haverthwaite Railway are situated). The World of Beatrix Potter attraction and the Old Laundry theatre are 1.5 miles away.
