  • "When we arrived at the lodge on Monday there was no heating and we found that the boiler wasn't working."

    Also neither of the TVs were working.We called and a maintenance engineer came out and said the pressure was low in the boiler and he would rectify it. The heating came on but shortly afterwards it began to make a loud banging noise to such a degree we could not sleep. We called again the following morning and a different engineer came out who tried to fix it and said it was the expansion valve. She said she would call the engineer from the boiler company to come out but no one came.Shortly after she left the heating went off again and the boiler was showing a different error code. We called again and another engineer came out who cleared the error code and again the heating came on. It was fine for a few hours then went off again which meant we were cold during the night and the next morning. We called as soon as the office opened and an engineer came out. He again cleared a different error code and the heat came on but it was banging very loudly again.He said he would call the engineer from the boiler company. When he arrived he told us that no one had contacted him the previous day as promised and that the engineers who had been out did not have the expertise to fix it as the explanations for why it was not working properly that they had given were not correct. He did fix the problem but by this time we had gone through 3 days of no heat or hot water for long periods of the days and decided to go home. I was very disappointed with the response I got from your office as they basically said we had no cause to complain and it was our choice to cut our holiday short. My complaint is about the 3 days we spent there cold with no hot water and not able to sleep due to the loud banging. While I accept that things can go wrong if the engineer from the boiler company had been asked to come out on the morning of our second day as we were promised we would not have spent a second and 3rd day cold with no water. I have asked to make a formal complaint but told that I need to fill in this form in the first instance

  • "It was such a lovely experience staying in the roe deer lodge, it was perfect and had everything me and partner needed for a romantic weekend away."

    I would definitely recommend this to anyone, it’s an experience not to miss out on. so peaceful and quiet and had so many attractions close by, it was sensational, especially the hot tub.

  • "Fantastic lodge with the spa."

    It was our 2 French bulldogs first holiday and they loved it. Great Walks around the park and up the hills soon tierd them out. The lodge was brilliant clean and tidy when we arrived. The spa was so relaxing after the walks. It is also good that a guy came every day to check the spa water to make sure it was still safe to go in. We will definitely be returning soon as possible. Staff at reception in the pub also driving around were very friendly and helpful.

  • "The front door is hard to shut."

    The button for flushing the toilet in the En-suite sticks. The double mattress was very uncomfortable. We could not get WIFI. The floor creaks between the kitchen and the toilet and wakes everyone up. The hot tub could do with some screening around it, felt a bit uncomfortable.

  • "Overall it was good,but the seating as seen better days."

    As gone far to low to sit on,and bedroom units over bed are to low.banging head on them when getting into bed.but all for that it was a very nice lodge,new decking is very good,could do with some sort of shelter over the hot tub.it rained most days,but that s not your fault i know

  • "Decking filthy- full of bird poo."

    One of the toilets still had faeces markings in it. The door sills were filthy.

    Location of lodge was stunning the outdoor decking and hot tub was amazing and a wonderful suntrap however the size of the rooms were no way as a big as the pictures which was disappointing also need a frying pan and the fridge door where you put milk needs fixing found it in the storage cupboard my husband booked this for my 60th birthday as said luxurious but it was still beautiful so coming back in 7 weeks carnt wait highly recommend and the park maintenance I give 100%

  • "Beautiful lodge, considering for three days of our stay it poured down with rain, our holiday was not spoilt."

  • "In regards to facilities, the hot tube was cleaned everyday which was nice to see, along with this it would be beneficial if there were more cooking equipment."

    For example a frying pan, scissors and chopping board. The location of the lodge is perfect, however, the windows overviewing the other lodges on a night was sometimes not as private as they could be, it would be nice to have blinds to close other than the curtains. The overall stay was really great, and we will be returning.

  • "Had a great holiday, lodge was everything we wanted."

    The spare HDMI lead from the TV to the table below was a nice touch, meant we could watch our laptop and use the switch through that. The lodge stayed warm easily, the hot tub was simple to use. The dog walk route towards the enclosed dog field was just behind us which was super helpful. Will likely be back again!

    Lodge tired in places and fire not working ! Overall limefitt park a great park and beautiful location. Would recommend booking any local pubs as difficult to walk in and eat

  • "The lodge is in a perfect location and the facilities are great."

    The only reason I haven't given 5 stars is the fact that the decking is loose in places and needs replacing as I was concerned about myself or the children walking on a section of it. The beds are so comfy and the lodge is ideal for families and dogs...we will definitely be back!

  • "The site was beautiful and the lodge very clean, however the outdoor decking was falling apart, our dogs feet kept falling down a hole and also the the plank lifted at the same time."

    The 2 seater outdoor furniture couldn't be sat on as it parted at the base so we placed this over the broken flooring to protect our dogs and us from falling through. The hot water was none existent in either the showers or the kitchen, the showers we tepid at best. I would go to the site again but we would a better kept lodge.

It is most regrettable that you experienced problems with the decking area and that the outdoor furniture could not be used.   • "The outside of the lodge may look a little tired in places , that said inside is cosy and has everything you require."

  • "The lodge was brilliant just a shame there is an issue with the boiler."

    Had heating or hot water when we arrived. That got sorted, went to the pub for a bit and came back no heating again. Out of hours numbers aren't right so ended up walking back up the pub for help. Thankfully it was sorted but on last day water was rising in boiler again.

  • "From the moment we walked in you could see the surfaces where dirty, luckly for us i packed cleaning spray and clothes."

    Me,wife and my 2 children ages 10 and 8 spent over an hour tryin to get roe deer lodge up to a clean standard great start to a holiday. Dirty unhygienic run down lodge. If i could post pictures of the grime filth i would as i took photos (work tops, table, chairs, sofa matress protectors, matresses, hot tub filter - I spent 45mins pull off hairs and god knows what off. Just short if £1200 for a weeks holiday and next years price £2645 dont book! Would of given 0 stars but can't.

  • "We enjoyed the lodge, it was clean but not spotless, is in the perfect position."

    The lodge is looking dated, needs a lick of paint, rust showing through the radiators. The decking was not good rotting in places, the hot tub was good but the cover was in a terrible state. Pictures of the lodge showed 2 recliner chairs on the decking but were not provided. We were there for 11 nights and expected an extra set of towels bedding for the second week, contacted lakedistrict lodges but they told me to contact the owners, how? Would stay in this lodge again if it were updated but checking price for next year too expensive.

    The weather in the lakes wasn't the best but we had no problem relaxing in the lodge! We had an issue with the hot tub which has overheated when we arrived however one phone call to the park and we had someone to help within half an hour and it was sorted and ready to use! The staff across all the park, reception (even gave my mother in law their own staff sweetners as they didn't have any in the shop!) Pub and park were all so friendly!   • "It's described as a lodge but really it is a mobile home decorated on the outside to look like a lodge."

    As such the description is wrong and if they set the rent saying it's a lodge then that's wrong. This is why it is NOT good value. Location is stunning, park ok. The pub on site was ok though food below par. Would NOT recommend this park to another. However if you have not been to the Lake district or have not visited for sometime its definitely worth a visit. What did you enjoy most about your stay? Location.   • "Myself and my wife stayed here Friday to Monday on June 28th."

    Lodge was nice but could maybe do with updating. Was a very hot weekend but the fan wasn't working. Hot tub was fine. Nice play field for your dog. Our German Shepherd loved his stay. Onsite pub was really friendly, but a bit quiet. We ate there twice and the food was good. We have looked to stay again but would go for one of the cheaper lodges without a hot tub...the warden for the park, frim whitley bay was so helpful for us in getting something we forgot and went out of his way to help..overall we loved our stay...   • "On arriving Friday PM our hot tub was at 28C, we waited and saw if it would warm up and when it didn't went to the site managers office to ask for help- he was a little confused and said as the lodge was private and not owned by the site he was unable to assist but recommended looking on the internet re the controls."

    This we did- to no avail, finally ringing the emergency maintenance guy who was very helpful- taking us through some things to try on the control panel before phoning the site manager and instructing him to get an immediate repair to the hot tub ASAP (IE Saturday morning) as it was the responsibility of the site to maintain and make good faults. On Saturday morning the excellent site maintenance guy was very helpful, identified an air lock- cleared it drained half of the tub and refilled with hot water and dechlorinated allowing us to use straight away. He was very helpful as we had two children who were looking forward to using the tub. Walked around Troutbeck and crossed beck by several nice bridges- ran down to Windermere and back on various quiet roads- leisure facility looked nice just 2 miles away but too busy to use it- had a nice drive around with kids and saw some crazy cyclists ascending the valley and not grimacing ! Amazing fortitude. Play area was nice and clean and all items operative- food was very nice in on site pub- children enjoyed it a great deal- water pressure was fantastic for showers ! What did you enjoy most about your stay? The area was beautiful and quiet- amazing for running/ walking. What one experience (e.g attraction, walk, day out) would you recommend for our future guests? Walk down to church, cross valley by lane past old vicarage and up to Old Post Office (now excellent tea/coffee shop with GF cakes)- carry on to left and re-cross valley by new footbridges to return to site- 45 mins walk.

  • "I booked and stayed at this lodge through Lakedistrict holidays."

    We found the park without difficulty, the setting / location itself is magnificent. Upon arrival to the park we reported to reception where a friendly staff member gave us instructions, directions and general information. The lodge on the whole was well presented (asides from some points raised below) and our experience was enjoyable. The sunken hot tub is a fantastic feature and adds to the enjoyment. The lodge is nicely decorated with a functional kitchen. This was a dog friendly cabin, it was secure with a fence and gate there is ample room for dogs to play around the lodge however, there is also a dog field a couple of minutes walk from the lodge. Windermere town is about a 15 minute drive from the park. Here you have supermarkets the biggest one being Booths, restaurants, coffee shops etc. You can also arrange cruises / boat excursions. Now onto the negatives, When we entered the lodge there was a TP Link router which despite all our efforts we could not connect to. As reception was closed by this time, we left it until the morning after to report it. There was a different staff member who was not at all helpful. He said that the park did not keep passwords and would have to try and contact the lodge owner and to report back later. We done this and he said he tried to call them once and left a message as there was no answer. (He really did not care at all) This meant we had no WiFi for the duration of the stay other than the park hotspots which you are lucky if you get more than one page loaded on. On the booking website, it said all towels are provided for the duration of the stay. However, this is not true, they do indeed provide one bath towel and one hand towel per guest, but they do not provide any for use of the hot tub. In addition to this, considering you're asked to shower before and after every use of the hot tub, and I like I imagine many others shower after coming back from the muddy walks along the lakes, then another for my general daytime shower, that one towel becomes very wet and in need of a change. You are however, only provided with one towel for the duration of your stay. The information provided in the manual conflicts vs the information given in the instruction email which can cause confusion. Also, there was a plastic wallet with a document inside which asked us to leave feedback and also, to fill out a form if there were any problems or faults.     On the booking it said there was room for two cars... not really though, so if the two car you're taking are huge, I'd maybe rethink the parking. On arrival the lodge was mostly clean but lost of tiny dead flies on the windowsill in the kitchen. The bedrooms and bathrooms were great, comfortable and very clean! Living area was smart, clean and comfy. Decking area was tidy and hottub nice and clean! I feel that the welcome folder needs updating!! We found other peoples booking information in there and it just looked old and needs an update. The instructions for the hottub aren't great! We assumed it would stay hot unless we changed the settings but when we can to use it on the second day the temperature had dropped down a fair bit and when we called reception we got told that it goes into sleep mode... this isn't in the instructions. The pub on site is great, food is good and the management team are really lovely!! It's a shame though that it can get super busy with not enough staff which resulted in the kitchen being closed for an hour during service time! We were lucky and ordered beforehand but we felt bad for the young families coming in for food and having to wait around with young children.     The lodge really was home from home, every facility catered for from kitchen utensils to bedding, there wasn't anything that I needed that I couldn't find. The beds were really comfy and having 2 showers to use was a great bonus. There was even books and jigsaws for a rainy day and food and water bowls for the dog. There isn't a washing machine but there is a launderette on site if you really want to do washing on your holiday? There is a under counter fridge and a 3 draw freezer so I could stock up. The decking area is very spacious with outdoor furniture and was enclosed so the dog couldn't get out. This is a lovely lodge with fantastic views all around. What did you enjoy most about your stay?     The football pitch, children's park, dog walking field, on-site shop and pub are ideal facilities for a family holiday in the Lake District. Booking process and welcome was outstanding - excellent communication throughout. Pleasant experience. Lodge was to a good clean standard but does need some maintenance improvements. Firstly, the positive comments about the lodge itself: - Facilities in Lodge were excellent; well fitted out kitchen with everything you need. - Decking area is large and hot tub was a welcome addition - Both the bathroom and en-suite were clean, spacious and hot water always available with good pressure for shower - Double bed in main bedroom was very comfortable - Lounge/Dining area also comfortable There are areas which require maintenance (some of which I'm sure are a health & safety risk):- The decking area: - Being a wooden construction and in the Lake District I'm sure it takes a good weathering. However, the top step is very rotten and is on the verge of breaking and causing someone a serious injury. - The latch on the gate is rusty and I had to screw the fitting back in twice - Just behind the hot tub, one of the fence slats has become rotten and had blown through. Luckily I noticed before my dog and managed to temporarily put it back into place. The hot tub: - Overall the standard of cleanliness was good except for the hot tub. Whilst we did use it, I did wonder when we first sat in it if all the scum on the top was from us (we showered before hand) or whether it just hadn't been cleaned between changeovers!?! Carpet in lounge/dining area: - Looked very worn and the stains had given it a 'shabby chic' pattern on what was a lovely beige carpet!! Seriously though, as a dog friendly lodge and one with a hot tub, I would consider laying wooden flooring in the lounge/area. I would definitely return to this holiday park again and are looking at returning over New Year. However, I'd want reassurances all the above maintenance had been completed before returning to Roe Deer Lodge. What did you enjoy most about your stay?     The lodge itself was good but there was ages minor problems that let it down a bit. The Hot Tub had to be refilled every morning we are presuming due to a leak, the seal on the bottom of the shower screen in the main bathroom was split and leaking and also the radiator in the same bathroom was also leaking this was brought to the attention of the company and they assured us it would be fixed after our departure so they did not interrupt our holiday. The Lodge itself whilst small and compact was modern, clean and nicely done with everything we needed. Although I couldn't find extra bin bags! I would consider it great for a weekend break. The beds and sofa were very comfortable and the showers in both bathrooms were very good. The decked area outside was a good size and the hot tub was an added bonus. It was great that it was all fenced off so the dog couldn't escape! The only negatives was some of the lodges were a bit close together, and the dog walking field wasn't great.     As we sat in the hot tub at night we were joined (not too closely)! by deer's and even a badger wondered past. The location is close to walks and also a short drive into Windermere. The cabin was clean, cosy and very modern. We were able to take our little dog along who was able to potter about outside as there is a secure fence around the cabin. Hopefully we can visit Roe Deer again very soon. What did you enjoy most about your stay? The property

Roe Deer is a modern, comfortable holiday lodge for four people, at Limefitt Park, in the Troutbeck Valley near Windermere in a lovely position overlooking a small woodland, the playing fields and the fells beyond.

There is a bright open plan living space, with the kitchen semi- divided from the dining area.

A modern leather corner sofa and chairs allow plenty of space to relax and watch the flat screen TV/DVD player.

There are two bedrooms, one ensuite and one family bathroom.

Roe Deer Lodge has an outside extended decking area, a hot tub and amazing views to enjoy.

From here you can imagine watching the sun go down, listening to the birds and perhaps seeing some wildlife.

Your lodge is located in one of the loveliest parks in the area – surrounded by the Troutbeck Valley, with beautiful fells and views all around.

Roe Deer Lodge is only four miles from Windermere village, a bustling vibrant centre with shops, pubs and cafes; or a mile further on to the cosmopolitan Bowness with steam cruises, restaurants and shops.

Back at Limefitt, you have two great local pubs in walking distance, there’s a pub and small shop on site too.

You can literally walk from your front door up on the pathways above to the Garburn Pass and onto High Street.

Or if you fancy a potter around lovely quiet lanes there is plenty to choose from.

On the other side of the valley is Wansfell Pike and over to Ambleside.

Driving to Ambleside is around four miles, and Glenridding the village on the shores of Ullswater is ten miles away.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip. Children will enjoy a trip to the 'World of Beatrix Potter' in Bowness whilst the villages of Grasmere, Coniston Water, Kendal, Keswick and the Lakeland Mountains are all within easy reach.

A travel cot will fit in the master bedroom only. Please bring your own travel cot as one is not provided.

Park Rules and Operations – Limefitt

All holiday parks are owned and managed by a separate company to ourselves. Lake District Lodge Holidays has no association with the owners of these parks or responsibility for the provision of services they offer. At certain times of year, there maybe a reduction in those services, which is outside of our control.

Commercial vehicles, caravans, camper vans, Hen or Stag parties are not permitted onsite. Dogs must be kept on leads at all times and are not be left alone in the lodges at any point during your stay.

You will be staying on an operational holiday park, which means work may be undertaken from time to time by the park owners during your stay. Although Lake District Lodge Holidays will always try to inform guests in advance if something may impact on a stay and if we have prior knowledge. We cannot be held responsible or accept any liability for park operations of which are outside of our control and which we have no knowledge of.

Any issues relating to a stay at a privately owned lodge should be reported back through Lake District Lodge Holidays as the park are not responsible for managing the lodge or booking for private sublet guests during their stay.


Hot Tubs

For the comfort of other holidays guests we request that noise is kept to a minimum. Usage of the hot tub is between 10am and 10pm only. If you are found to breach these timings then you may be asked to vacate the park with no call for a refund.

All hot tubs are maintained to strict industry standards and HSE guidelines by separate qualified independent contractors on behalf of the property owners. This includes changing the water between guest stays and checking the water condition on a regular basis.

Whilst every effort is made to have a hot tub ready for immediate use by the arrival time stated, this may not always be possible. In such cases the hot tub will usually be ready to use later that day unless otherwise advised. In such cases no compensation or refund is payable unless the hot tub is faulty.

Information about using a hot tub safely is provided at all lodges with a hot tub and on a prominent notice near the tub. All hot tub users should wear an appropriate bathing suit. Usage of a hot tub is at a guests own risk and Lake District Lodge Holidays accepts no liability for anything which may happen to a guest as a direct result of using a hot tub.
