The former being a fairly basic requirement. Generally the kitchen equipment needs checking, aand a few things need replacing such aswine glasses, and a . coffee pot. The hoover bag was full and needed replacing, there weren't any we could usr and the dustpan and brush were useless so trying to keep the property clean was difficult. We enjoyed our stay, the garden and location were great for the dogs, just those minor things that annoyed and let it down.

The only thing i would recommend is power to the summer house and a light above the conservatory door would be advantageous as it's a dark corner & tricky to unlock the door after dark.... overall we thoughtly enjoyed our stay and hope to return. Wasn't a disappointment for us but could be for others that the listing stated there was a room with a hot tub, but there isn't one.

we are very glad you and your pooches had a good time .We do not have a hot tub, one was at the property a few years ago but we found it too much hassle, Sykes does not show a hot tub so the other company should advertise it Property Owner

Lovely looking cottage that flatters to deceive. Soon after our arrival it was evident an infestation of silverfish had taken over the conservatory. This was reported to Sykes who contacted the owner . They failed to respond, lied about saying they had been and had spoken to us .Then as we sought to wash clothes to avoid taking these insects home with us , the washing machine failed. Again reported , left for 3 days without it and dishwasher ( same fuse) . No action by the owner. Sykes offered a minimum of comp and had to admit that owner had failed to respond to them . Avoid at all costs.

Very well equipped kitchen. Only 5 mins from the beach. Just a couple of areas which could be improved on. One is the main bed could do with being replaced ideally with a king size bed. The listing states that there is a hot tub available which is not present at the property this was disappointing. The outside furniture and recliners need to be replaced they have been better days. Even taking in account the issues we would return for another visit.

It is a home from home and the kitcen has absolutely everything one could possibly need. Only criticism is that the listing stated that towels were provided, but they were not and we had to purchase the flimsy towels on sale at the local shop. The cottage is beautiful and well equipped with the bonus of a summerhouse and views over Solway Firth. We enjoyed a ring side seat to beautiful sunrises and sunsets. The beach is a stones throw away, it is a little rocky in places, but a perfect place for leisurely walks on your own or with your fur babies. The garden is fully enclosed, perfect for the dogs. An enjoyable relaxing holiday. Over the years we have stayed in a lot of cottages all over the UK, this cottage definitely ranks in our top three. Stunning location, it is near a caravan park but for us that was a bonus, pubs, convenience store, fish and chip shop (these are amazing) all on the doorstep. The location of the caravan site did not in anyway disturb our peaceful tranquil holiday, if anything it enhanced it as we did not have to move the car once to nip out and get those forgotten items. In three word …amazing, stunning, tranquil. We would highly recommend.

Only one thing would be appreciated and that is if one toilet roll could be provided for when you arrive until you can get to a shop and purchase some. House is great, had everything we needed and no real complaints. The TV is a smart tv and has the usual netflix, amazon, plex and all that stuff. Wifi is fast enough for most things. Kitchen has everything you need. Well heated house. It is clean and very well presented but it is needing a deep clean in my opinion. The outhouse is shown as having table and chairs set-up, this was not the case when we arrived, had a full sized ping pong table in it. Garden furniture shown in the photos is destroyed but there are plenty other chairs in the outhouse. No instructions for putting bins out, we arrived and the bin was full (outside house) and had a full binbag at the side, the crows were having a great time with it! When we arrived it was very clean and fresh. The beds were very comfortable - even the pillows which is unusual in a holiday rental property and the best we have found in our holidays in various rental properties. The kitchen was extremely well kitted out with all the equipment cutlery etc. that one could possibly require. It was such a delight to find some groceries in the cupboards e.g. salt, and pepper, washing up liquid, kitchen roll , towels oven gloves etc so thank you to the owner and cleaners for not removing every single item between lets. We had two dogs with us and the garden was so safe and sufficiently large that our dogs were not troubled by the dogs in the neighboring properties. The property is in such close proximity to the sea that it was an easy walk for us pensioners to the sands and for a paddle. Also the shop was within easy walking distance. We were fortunate that the weather was good for our stay and we could relax sitting outside with the open view across the Solway Firth or sitting in the Sun Room with its large windows. Before we arrived we were concerned about the close proximity of the Parkdean Holiday Park but there was no excessive noise or large numbers of people about - in fact we don't know where the holiday makers in the Park went. We enjoyed our holiday so much that we hope to be able to return again in 2022. If the owners want suggestions then if there was a floor mop and pail, we would have given some of the floors a quick wash during our stay.

In todays climate - this is even more of an issue. The kitchen sink had not been cleaned at all. Fridge covered in grubby finger marks and the cooker has not seen a brillo pad for months! We found a fluff ball underneath a chair the size of a tennis ball! Floors not mopped and gaffa tape round the bath. And out of 12 mugs- only 4 were clean. However, there was nothing I could use to clean - so be prepared to start cleaning! However, the beds and towels were clean (but they should be?) You can hear the holiday camp behind you, a lot -particulary in hot weather. And the sea is always out! NOTHING to do in Southerness.

Great sized garden with excellent garden furniture and both garden and cottage comfortable and dog friendly. So difficult to find a cottage that is genuinely dog friendly and welcomes more than 1 or 2 dogs we are grateful for that. Closer to the holiday park than we expected and much busier area than where we normally holiday. However overlooking the beach and great sea views. Was actually very relaxing and we enjoyed our stay. Only a couple of minor things for future guests to be aware of. No toilet rolls, dish cloths, tea towels etc provided so make sure to bring your own. Sounds petty but if arriving late and you have forgotten toilet roll...Every other cottage we have stayed has at least a couple left for guests. When we originally booked a hot tub was listed but unfortunately this is no longer at the cottage. I understand the upkeep would have been near on impossible over the past year but if the owner ever puts one back we would rebook the cottage as would be a great addition ! Dogs loved it. One thing that might have been nice would be a toilet roll on arrival. When I booked it it had a hot tub that was taken out during the pandemic so for us the facilities were lacking but only because of this.

  • "Sykes Cottages customer support/services were very good listening to concerns and arranging maintenance visits."

Also, when no hot tub existed, Judith promptly offered a booking fee refund which we accepted. The real concern was to do with electricity and hot water. We arrived on Friday 9/10 and the lights went out just before 7 pm, leaving us to cope in growing darkness. Not a power cut as utilities like oven , central heating and fridge freezer continued to operate. Maintenance man came out next day and fixed fuse box. Fuse box was not in the place the owner's manual said so instructions there on what to do were inaccurate. Saturday night the lights went again! Yet another visit from maintenance who couldn't fix it and said an electrician was needed. Electrician came out the following late afternoon and worked on problem. Assured us it was ok. So yes, the lights did work ok for the rest of the week. On the Monday my husband tried to use the shower - no hot water. Maintenance out once again. Problem with outside boiler had to be fixed. Tuesday, late afternoon, my husband tried to take another shower - no hot water, and none from any of the other taps. Maintenance out again and problem fixed. So, on a week long holiday, it was Wednesday before we had the amenities we SHOULD have had on arrival! Also, cottage floor had not been cleaned properly - sandy underfoot; side gate has been damaged during maintenance work and is falling from wall. The cumulative effect of these problems upset my husband terribly. He suffers from Alzheimer's and became very agitated and upset. I had to administer Valium on 3 separate occasions, something he hadn't needed in some months. While appreciating the £49 refund for the lack of hot tub, I feel strongly that some kind of fair financial recompense should be offered to us. Given the current covid situation, vouchers would not be practical as we have no immediate plans for a further holiday. We'll be waiting till the worst of the pandemic is over.

  • "We were having a lovely holiday at Wagtail until we woke up on the 4th morning of our weeks stay and none of the electrical plug sockets were working in the cottage except for the kitchen and none of the lights were working apart from the light in the conservatory."

The welcome book mentioned power cuts and to use the reset button in the electric cupboard - I did this but nothing changed. I phoned Sykes that morning and they got in touch with the owners and advised that the Housekeeper would come out to sort this problem. We stayed at the cottage that day awaiting help but no-one came and I phoned Sykes again in the evening and they advised that the maintenance man would be at the cottage within 30 minutes. He came and I showed him the meter box which I noticed in another cupboard. He noticed a switch was at the ‘off’ position right away and quickly put it to the ‘on’ position which sorted the problem. He was shocked that we had been waiting most of the day as they thought the problem was solved as Sykes did not contact the owners again to advise that the issue was still not sorted. We thought the issue was sorted, however the next evening, the same thing happened again and when I tried to put the same switch to the ‘on’ position, it would not stay in place as something kept tripping the power. As it was getting dark and we only had the conservatory light, I worked out to leave the switch for the plug sockets at the ‘off’ position so that I was at least able to put the main switch to the ‘on’ position without it tripping everything again. This allowed us to at least have lights for the night. I did not contact Sykes again as I already felt we had wasted a day waiting on the person coming to fix the issue previously, it was already getting late that evening, and I had previously waited twice on hold on the telephone to Sykes for ages waiting for someone to answer my call. On the 6th morning, we were not feeling confident at all regarding the electrics within the cottage and decided to go home that day instead of the following day which would have been our last day. Hopefully this feedback will make sure that the electrics are looked at properly as something is definitely not right. Prior to this, we were enjoying the cottage which is well equipped and absolutely perfect for dogs, and for walking the beach. The hot tub is a great bonus after the long walks. The cottage would benefit from some outdoor lighting at the back garden and maybe an awning or canopy over the hot tub. We will hold onto the lovely memories at the beginning of our holiday and not the nightmare with the electrics towards the end.

  • "Wagtail cottage is a small gem of a place."

If you are looking for a pristine, immaculate place you will be disappointed. Instead you get a cosy, comfy cottage that's a bit rough around the edges. Cleanliness wise everything that needed to be clean was. However there was the odd wee hint of dust in the corners, the flooring could do with being renewed in the kitchen and bedrooms but you know what....pets are allowed and my three are mucky pups. The facilities in this cottage were second to none. Absolutely everything was there that we needed and a hot tub to boot. The location is spot on. What a view across the Solway from the garden or the sunroom depending on the weather. The caravan site did not in anyway interfere with our stay. In fact it was great to have a couple of shops and other facilities nearby. We had a meal in the local hotel. The portions are mega and we were pleasantly surprised at the choice. Brilliant when you can't be bothered cooking...it's your hols after all. We had a thoroughly enjoyable stay and we're glad we booked it. Looks like we may have to wait a while to rebook as it appears to be pretty well booked up.

Our Staffy especially loved the garden and the conservatory, as well as the long walks along the beaches (straight from the doorstep). The cottage is very comfortable with beautiful views from the dining area and conservatory. The hot tub is a nice feature and would be even better with a bit more screening from the neighbouring cottage. Although there is a large number of caravans in Southerness, this cottage is tucked away in a very quiet area.

  • "A few days before our holiday a rather worrying review was left about Wagtail Cottage and the cleanliness of the hot tub and inadequate cleaning of the bungalow."

I phoned Sykes Cottages to express my concern as we were travelling over 300 miles and didn't want to arrive late afternoon to find similar problems. I cannot fault the response I received from Sykes and was reassured that everything would be fine on our arrival. We arrived in time to let our large Lurcher have a good run on the beach before dark and then settled in. We were warm and comfortable, the kitchen had everything we needed and the beds were clean and comfortable. The hot tub was hot and bubbled. One minor problem there was no lighting outside in the tub area and as it is dark by 5 in January, it would have been a problem finding our way in and out. Luckily, we always go prepared and had one of those LED lights that you can hang up, cost about a tenner in most supermarkets. We hooked that up above the tub and that solved that problem. In January there is nothing open except the pub, which is open Thursday to Sunday. If you want a newspaper, New Abbey, about 6 miles away is your best bet, small shop for basics but check their opening times. Supermarkets, Tesco in Castle Douglas, a Coop in Dalbeattie, or Morrisons in Dumfries. It was just perfect for us, quiet and the dog loved it. The birds we could see from the garden were incredible, I have some wonderful photos and we spent hours walking on the beach. Would definitely go back.

The furniture in the living area is far from comfortable & my friend & I go away after working a busy Christmas & new year to relax ever year. Our holiday normally consists of long walks, hot tubbing & sitting reading so I’m sure you can imagine we were slightly disappointed. Cleaning of the cottage wasn’t the best, dust behind doors, crisps under the bed in the main bedroom & sweetie wrappers behind the table in the living room. Shame really as this is a lovely little cottage & the location is fantastic so hopefully my feedback will help iron out a few little problems to make it more enjoyable or other guests

  • "I booked this particular location because I believed there was a swimming pool nearby, unfortunately the pool and leisure centre is part of the Parkdean caravan complex and closes end of October, nearest pool was Dumfries and although not too far away would have meant a daily commute of some 60 plus miles."

Although there was a pool available on the Lighthouse caravan site it proved to be a glorified paddling pool and unheated, again because of the seasonal closure of the site. The description of this cottage states a shop, chip shop and restaurant nearby {again closed because of the season] Perhaps this needs to be mentioned in the description. The cottage more than made up for the lack of a pool. It was spotless, comfortable and exceeded our expectations. However like the previous holiday maker we found the oven to be dirty an easy oversight [one I make regularly] would definitely book again

As for the negative comments yes the cottage needs a little work in some places but if it was pristine and the garden was landscaped with manicured lawns they wouldn't take dogs and having them with us on holiday is a must. We had a fab comfortable stay at Wagtail cottage and we were going to book for the same week next year only to find it had gone up by £139 which I think is quite a jump in price, which is a pity.

  • "Overall a disappointing week."

The cleanliness was not up to standard, I had to clean the kitchen and wash the floor before we could unpack. On the first evening we noticed the hot tub was switched off, it had not been cleaned and was a stale stagnant pond so unusable. The issue was not resolved until Tuesday so we missed 4 days of using it. The summer house could also not be used as the ceiling was falling down. We didn’t like the area as the 2000 mobile homes in front of the cottage were not mentioned in the description. Plus points, the beds were comfy as were the soft furnishings, beach decor theme was nice.

The garden needed a little work done to it but the owner is seeing to this. However, this did not in any way spoil anything. There was everything you could need and good instructions for everything which was all easy to use as well as useful local info. We saw a variety of birds including a cormorant which sat with his wings fully spanned on a rock a few mornings which was wonderful. The natterjack toads chorus was lovely as well. It was perfect for the dogs, both practical and secure, they really enjoyed themselves too and only a few minutes away from walks on the beach. It was just all round a wonderfully relaxing place. I would go back in a flash, I didn't want to leave.

  • "Our holiday was disappointing because of the fiasco with the hot tub."

We were told before we went that the hot tub was broken and a new one was going to be delivered on Tuesday and we were given some money back. The new tub did arrive on Tuesday but the owner wanted it put on the patio and not back in the hut where the old one had been.Because of this an argument took place between the owner and the workmen because they were not qualified to put in the electrics to the new tub in its new position. The owner apologised to us and told us an electrician would come on Wednesday. The caretaker came on Wednesday at about 9.30pm and told us that the electrician was coming on Thursday at 10am. They did arrive at 10am but the work was not completed until 2pm, by which time the weather had changed and it was cold and misty, not the sort of weather we wanted for using an outdoor hot tub. One of the main reasons we booked this property was because it had an indoor hot tub. I hope that it is made clear in your description of the property that it is no longer an indoor hot tub and that no one else is disappointed as we have been.

Southerness is a small coastal village established in the late 18th century, which looks out over the Solway Firth, and forms part of the Colvend coast, one of the finest stretches of coastline on the 'Scottish Riviera'. Home to three pubs, two village stores, a leisure centre with a pool at Parkdean and two miles of sandy beaches with sand dunes, rock pools and Gulf Stream warmed waters, and one of the oldest lighthouses in Scotland, built in 1748, it has everything you will need for a relaxing holiday. The nearby Criffel Hill rises to 569m, offers wonderful views of the farmland and the sands of the Nith Estuary below, and provides great walking opportunities. The Southerness Championship Golf Course adjoins the village and offers panoramic views of the Solway Firth, the Cumbrian Lake District to the south and the Galloway Hills to the west.
