  • "Wow wow wow what a stunning property, we thoroughly enjoyed ourselves."

There was prosecco and chocolates on arrival which was so lovely. The cinema room was a big hit from my 4 year old nephew watching the gruffalo in the mornings when he got up, the men watching football and our teenagers watching films. The bar area and karaoke was amazing and made our nights so enjoyable. The hot tub and sauna was great. All the rooms were very clean and the beds so comfy. Would definitely stay again . Thank you so much could of stayed all week .

  • "So where to start this review, the property itself is stunning and in a fabulous location."

It accommodates for a large party comfortably. The property is looking tired and needs to be maintained better. The finer details definitely let this property down. The listing gives 3 or 4 numbers to contact if you have any issues but when attempting to contact we was unable to get through to anybody. This is meant to be a secure property but the large gate at the bottom was not able to close. This is not ideal when it's a property that allows pets and also having several kids in the party. The sauna and jacuzzi are a great addition and the cinema room was used by everyone, one transformer in the cinema room emitted a constant buzzing which was noticeable when the volume was not high. The listing also states that there is a games room and pool table, this is not correct unless I missed it in the 2 nights I was in the property. The cleanliness of the property was generally fine but their was dirty and crumbs from previous visitors under the chairs and sofa. On the first night I went into the utility room and there was well over 40 flies, this must be a problem due to the fact that they had fly spray in one of the cupboards. Would I stay again yes but I would not pay what I paid for it probably not due to all the finer details.

Explanation of all that was wrong with Park hill the first thing that hit all of us was the toxic smell around the kitchen and utility we had to put up with it for the hole of our stay we even bought cleaning agents to try and mask the smell, on finding rat droppings in the cavity of the utility and the passage way to the cinema room we think the smell was from dead rats as we found 2 dead rat by the lodge

Excellent facilities for whatever the weather. Staff had left Easter eggs for the kids which was a really nice touch. Very clean, although properties and grounds are sadly in need of a little TLC. Also we did try on ore than one occasion contact the team beforehand but with no success. We would however definitely consider a further stay, if we wanted a large number to get together.

  • "A really nice place for what we wanted."

The house and rooms are all nice and well presented, the bar/kareoke room was fantastic. The big dining table was great for getting together. The issue we had was the wifi/sky didn’t work and neither did the cinema which was going to be the main Saturday night entertainment. We called the numbers listed and eventually one of them texted back. When I explained the situation she said she would come round and to be fair she did, although slightly later than she said. The girl tried to reset the cinema and work the TVs but nothing was happening. In the end we said we would have to go without as she had a party to go to and there was no point keeping her as she had been trying for an hour or more. It did mean it was a bit of an anti climax but nothing we could do. If you are booking it’s a great place with some lovely local walks and close to the town, but just make sure all the kit is working.

  • "This was our second visit to Park Hill and had another fantastic week."

It is perfect for family get togethers. There are a lot of problems with the building itself that havn't been remedied since last year like the cold shower in bedroom 4 but we managed with the more than adequate bath. The main gate was also not working but managable manually. On the plus side the site maintenance man Paul is amazing. He contacted us early on to ask if we had any issues so we did mention that the indoor hot tub had a very strong chlorine smell. He came out right away and did a full clean of the tub which solved the problem. He also emptied our rubbish bins from the house and took them all down to the entrance for emptying the next morning. He was very friendly and approachable so we didn't mention the other little things as they did not undermine our holiday. The house is beautiful and the lodge and bungalow a bonus, all being warm and comfortable. We watched Christmas films in the amazing cinema room and enjoyed the treats that were left out for us on arrival. The views are outstanding, yet it is possible to walk into Clitheroe and back if you want to book a meal out or visit the castle and shops as we did. Plenty of parking available in the extensive grounds and dog friendly too. Situated overlooking the sculpture park with amazing walks along the river it is perfect for families. We watched the local farmers Christmas tractor run from the balcony, it was amazing. This property is amazing all year round. Great value for money too.

We raised this as a complaint after the stay in response to which we received a response that made no sense and was false and misleading on many points. We spent our Christmas here, the whole family & it was decorated with tree’s in each room, Christmas lights and a lovely touch of a welcome pack was left on the kitchen side for the adults & kids. Chocolates, biscuits, selection boxes & a Christmas card. Such a nice touch! We thoroughly enjoyed our stay at Park Hill. The kids loved the cinema room! It’s a stunning property & we only have a few bits of minor improvements that could be made - the oven/s could be bigger just because of the size of property sleeps a lot of people with not much oven room & the hoover wasn’t great so we struggled to get some dog hairs from the carpet before our departure. The chlorine levels in the hot tub were too high as they bleached one of our towels. There was also a small leak in the room leading to the cinema room when it rained heavily - this didn’t affect our stay at all but wanted to let you know in case it leads to a worse leak. Other than that, stunning property for the whole family to spend Christmas together & would definitely recommend. Thank you!

Cinema room is out of this world, although the Sky dips in and out, nothing that stopped us enjoying the experience. Well equipped kitchen & huge dining area. Jacuzzi & sauna a little out dated but perfectly usable. Gym well equipped. A few niggles like window not shutting properly in bedroom 3, causing draught and lukewarm showers in main house but plenty of accomodation in the adjacent cottage & lodge. These seperate buildings are amazing & spacious. The views are breath taking, garden large & private. Would stay again without doubt. Everyone who arrived had the WOW reaction. In the main house the kitchen is huge and very well stocked with every appliance and utensil you could think of. The bedrooms in all houses are all clean and tidy as are the bathrooms. Hot tub and Sauna were clean and easy to use. It has a very well stocked gym with lots of equipment. Cinema room is very impressive and the instructions for use are comprehensive and straight forward. The main WOW factor is definately the Party room with Karaoke stage. Beautiful Views in the daytime and brilliant to party at night with the drinks bar complete with fridges and ice machine. The gardens are beautiful with rabbits and birds everywhere and the outdoor seating are looks great (we visited in December so sadly couldnt use but in the summer it would be great) There is a lovely ribble valley walk right on the doorstep and Clitheroe is a 10-15 min walk. Also close to Waddington which is beautiful. Paul & Sammy who look after the property are brilliant, they kept in contact constantly to make sure everything went well and we know how to use all of the facilities and heating etc.

  • "There were a number of super positive points, but the negative unfortunately offset that."

PRICE I want to start by saying the price is fantastic for what there is there. Just the sheer amount of stuff in the house makes it worthwhile. FACILITIES There is a good amount of things to do. From the more active gym room, to the sauna/hot tub, to the cinema room. It's a great place if you want to just chill out. CINEMA ROOM There are some reviews here that state it is super complicated to set up. I'd disagree with that as the instructions are quite clear. It did take us a little while to work out that the sky box was at the back of the room and the remote didn't register a lot of the time, once we solved that, there were no issues at all with the screen. The chair power supplies did make an un-nerving electrical buzz, that felt dangerous, so we unplugged them for our stay. STYLING You go into the master bedroom and it's like walking into a modern house with great facilities (such as a whirlpool bath, shower etc). But then a mere 5-6 steps away, you walk into the bathroom of the 2nd bedroom and it has barely anything in it (toilet, basic bathtub and sink). Then you walk downstairs to the 'party room' which is relatively decently styled compared to the dining room area and another time travel through the kitchen. UPKEEP The whole property (all 3 buildings) feels like it has just been left to degrade over years. Outside of the master bedroom, it looks like not a lot of effort has been made to keep the rest of the house modern. Some of the LEDs were broken / breaking, as well as the gym being quite dangerous (some seats weren't even screwed on properly). Add to that bits of wallpaper ripped and some tiles cracked; just feels a bit neglected. COMMUNICATION Before we arrived, it stated the beds could be made up as doubles if needed. We requested this, but it wasn't completed. Additionally, there was a leak in the cinema room foyer area, that was left for the week (they did warn us about this, however). Also, about halfway through our stay, the outside panel to the main gate stopped working; we informed them but it wasn't fixed by the time we left (meaning we had to go through the pedestrian gate, run to the panel on the other side and back again, to get through). BEDS As I mentioned above, these were not made up as we had requested prior to arrival. However, they were uncomfortable with some beds feeling like you were going to fall out of them at the edges (likely due to having a 2nd mattress underneath the main one). OVERALL I would say the property is good, for what it is. There was plenty to do and nothing really impacted our stay to the point we were angry about it (the beds were close however). The price point works out really good value (although if the property was fixed up, modernized and corrected; it'd easily be worth double the price). I would say though, as much as it advertises it sleeps 18, 2 of the lodges bedrooms are off the doors in. I'd recommend 16 is the max. WOULD WE STAY AGAIN? All in all, I'd probably have to say no in the current state. Upgrade / update / fix things and it'd be a yes.

  • "The property is described as being luxurious but the ony things luxurious about it was the space, the cinema room and the views."

As per previous reviews, the whole property is outdated but we could have lived with that except that there was a lot of things broken and not as described in the info. When we arrived on the Friday the beds in the Lodge were not made up properly, they should have been 2 superkings but were seperated in to twins. The twin beds upstairs had no duvet covers, pillows or sheets and were in the living area which it doesn't show it in the photos and makes it sound like there is three bedrooms. I called the three numbers left on the info sheets and left messages for two of them and the other (Pauls no) rang out. I didn't receive a call back from any of them. There was a table broken in the cottage (which was a dangerous health hazard) and the shower in the master bedroom was set to scalding hot and couldn't be changed. I reported these issues to Sykes on the Sunday and fair enough someone did come out on the Monday to fix the table but the plumber didn't come till the Wednesday and said there was an issue with the thermostat which he couldn't fix there and then so for the whole week we could only use the jets which aren't any good for washing hair. We also let the plumber know that the ensuite handheld shower head in the lodge was leaking and the toilet seat was broken. He said he couldn't fix those but would report back to the owners but we didn't hear anything more about those. The hot tub had a funny smell to it which was not very pleasant and the whole area round there smells musty. The cottage also smelt musty. Some of the bed sheets did not fit the single beds properly and the bed in the master bedroom is not the same as in the picture and is not a superking size bed. It had two mattresses on it and so the top one kept sliding off so didn't make for a good nights sleep and as a result my partner ended up with a bad back. While the main garden is kept well, the small yards at the back of the main house and the cottage were not maintained and could do with tidying up. The patio area outside of the side doors where the sun loungers are is also scruffy and uneven which makes it unsafe to walk on. It would also be useful to have a washing line or clothes horse to dry clothes outside (which would also help reduce the musty smell). There are many other things I could mention that needs sorting or fixing but it would take too long. I wouldn't normally moan this much but the fact that we paid just under £8000 for the week, I would expect the house to be immaculate and for everything to be working correctly. There are many thing that can be sorted quickly such as new bedding as the current ones are quite old and all pillows were very flat. I would also suggest the owners asking the council for more bins as they aren't all picked up every week so we ended up having to put recycling in black bin liners next to the bins due to them being full. Due to previous reviews I had contacted Sykes with some concerns prior to the holiday but was reassured that those issues were sorted. We noticed that the house is up for sale so just get the impression the owners aren't going to bother sorting the issues out or updating the property. I would also like to know how often Sykes vist the properties they advertise to make sure they are living up to the descriptions which this property clearly isn't.

Externally the views and location was breath taking. The ground floor definitely had the wow factor and the leisure and entertainment facilities were brilliant. All the bedrooms were clean and well appointed. The layout of the property for cooking, dining, drinking, TV watching and especially the karaoke stage are well thought out and ideal for large family / friends groups wanting a good time. However, the following minor factors, although not affecting our 5*+ rating for the property are something for you to consider, as other people may see these as to the detriment of their stay. The oven in the kitchen was small when catering for 18 people; lots of hob space and other cooking facilities though. The drain smell (reported in other reviews) although not particularly distracting to ourselves was continually prevalent around the utility room and master ensuite throughout our stay? The light in the sauna does not work and so a potential danger of tripping when entering such a dark space? However, wishing to finish on a positive note - we enjoyed our stay so much that we will undoubtedly look to book this property again in the future with no qualms whatsoever.

Paul was on hand to look after us when a couple of issues did arise with the indoor hot tub which unfortunately he wasn’t able to fix which meant we couldn’t use it for the week and the Internet was very intermittent which caused some issues with SKY. • "Paul and Sam did a great job in that the property was clean and they responded to queries during the weekend."

We had a fun time and the main area is a great party space. However, there were some significant issues which would prevent us from recommending this property to others. Overall the fixtures, fittings and furnishings were very tired and worn. Most of the main house and both lodges require a significant update, especially the bathrooms. The lodge nearest the gate smelt damp and I don’t feel it is suitable as guest accommodation. We had no hot water in the main house on Sunday morning which we were able to fix following instruction but that involved rather a dangerous removal of a glass panel. The WiFi was very unreliable meaning the TVs in the master suite weren’t useable to the full extent and the alarm went off in the lodge nearest the gate at 1am on Monday morning. As there are no codes in the house manual we had to sit it out until the alarm stopped. The main issue though was a faulty wire / connection to the karaoke speaker. The speaker worked at first ( although the speaker has blown so the sound wasn’t great) but on sat night the connection became intermittent and then stopped working altogether. The wire had been previously repaired with black tape but this fix no longer seemed to work meaning we couldn’t use the karaoke or the speaker to play our specially prepared music playlist. One of the reasons we booked this property was because of the karaoke and it’s a shame a previous temporary repair job had been done rather than replacing an inexpensive wire and connector. Despite all this we had a great weekend but sadly I don’t feel this property represents value for money in it’s current condition.

The property is in need of some tlc but that doesnt stop it being a lovely party house. There were a couple of issues we rented all 3 properties and asked that the bedrooms all be made as doubles was told this was not a problem but 1 bedroom in the main house was a twin and all 3 in the lodge were to. Couldnt use the amazing shower in the master bedroom as the water ran so hot, which was surprising as there was no hot water in the lodge!! I tried calling to report this from 8am Saturday got a message back Saturday evening saying a plumber would be out late morning early afternoon Sunday, in fairness he did arrive and fixed the hot water in the lodge but not the shower in the master bedroom. Overall we had an amazing stay but would suggest things like the water and showers are checked by the turn round staff so they can get the process of sorting them moving before guests arrive.

I had a group of 18 including 3 kids, and we had a blast during our stay at Parkhill. Hot Tub, Jacuzzi, Gym, Karaoke, Cinema hall, BBQ corner are all great set up and provide a good variety for everyone to be happy & engaged. The Kitchen & Living are great size and housed us all very comfortably. Owners/Point of contacts were very approachable too, and helped with most of our requests. We even got a lovely welcome surprise on arrival. Thank you for that. xx The week we stayed over the WiFi was playing up a bit, but I guess that was down to Sky having some problems in the area. The only negative feedback I'll give, but not deduct any scores for it, is the fact that the property is aging and needs a bit of a touch up / repair in places. But this didn't bother us too much. Everything is as described and everything was in full working order, the hot tub was very easy to use and there were instructions for everything technical (speakers, heating system, jacuzzi bath etc) which were very easy to follow. The house was spotless when we arrived and had everything you could ever want and more and we will 100% be returning in the future!

  • "Park Hill was everything we hoped for and more."

We went for my husband's 40th and it was the perfect party pad. In particular, the party room and cinema are incredible and the karaoke and bar just made it for us. Also, the views are great. We were there in winter, but it has great outdoor space for the summer time and the upstairs balcony is a prime spot. The kitchen is a bit dated and had some bits missing (like a teapot, sharp knives, corkscrew) and the crockery and glassware was a bit mismatched, but nothing serious and it didn't spoil our weekend! We would all love to go back.

  • "Our stay at Park Hill was amazing!"

We cannot fault anything. The facilities in the house were brilliant and we made full use of the party room, cinema and hot tub. We all had an amazing time celebrating my 40th birthday and we would definitely stay again!

  • "We had a missing key at the cottage, but the staff did everything they could to sort it out, even though a key couldn't be found we were offered a locksmith and also some really thick cable ties to keep it locked so we didn't worry, and the owner sent a bottle of champagne for our troubles (and to celebrate my birthday with), which was very thoughtful and This is a perfect party venue!"

We have visited Clitheroe many times and love it, and this house was fabulous too, we couldn't have asked for a better venue for my 50th birthday celebrations. The house was everything we expected and more, fabulous bar, fabulous party room, loads of space for us all, just one small criticism (which is very rare to hear from me) - we were too hot!!! The indoor jaccuzi wasn't working which was a shame as we would have liked to have used it, but it certainly didn't detract from our experience!

  • "On first inspection the house was amazing however over the weekend lots of small issues were found."

There was no heating in the cinema, making watching a film extremely uncomfortable. The was also no internet in the cinema preventing us from watching a film from Sky Cinema. Only 1 part used toilet roll per bathroom was left for us meaning we had to go to the shops to buy more pet way through the visit and there was no frying pan and some of the cooking utensils were dirty. We rung the help number provided and left messages but nobody returned the call or messages all weekend. Not very impressed considering the cost of the house for the weekend.

  • "Everything was great, had a wonderful Holiday."

The place was amazing. Place needs Some TLC, a lot of the mattresses need replacing especially in master bedroom, past use by date. Pillows like wafers and stained. Bedding and sheeting could do with been renewed. In the cinema looks like bulb in projector needs replacing, I know in instructions it says to press back on instructions when it mentions on screen that replacement needed, what is not told that it cuts out after a couple of hrs and you have to wait a good while before restarting. The hot tub and sauna is great and the kitchen works well and is well supplied with pans etc. We did have a great time but a look at the little thinks would have made it much better. Anyone going here will love it but after a couple of days will notice the little things that could be done. Call me lazy if you wish but dragging the bins all the way down the drive and to the end of the road after paying £3300.00 for week peeved me a little. You probably notice with other feed backs it seems to be the same kind of things. Place could do with been shut for a couple of months and some time and money spent on it, then it would be not just great but amazing. People please don't be put of by this the place is still a great place to get together, we had a great bonding experience getting all the family's together.

  • "Park Hill is a great place for a large gathering, as previous reviews have stated, some refurbishment investment is needed."

We found that particularly the electrics were suspect, with many of the features (upstairs jacuzzi bath & TV in main suite bathroom, the sauna downstairs all seemed to blow fuses when used). The "Jack 'n' Jill" bathroom toilet upstairs in main house has a macerator apparently and broke after a few days, so that bathroom was decommissioned for the rest of our stay. There was a pipe leak at the entrance to the property that was depositing a foul smelling leakage. That's the downside but I have to say that Paul the housekeeper was very attentive, very pleasant, easily contactable and arranged for a plumber to look at the toilet within 24 hours, and also explained that the pipe leakage was in hand but contractors were booked up. The above may sound negative but there is still a lot to enjoy at this property, the "White room, Party Room and Cinema Room" were great features, the views are terrific and generally the property very comfortable. The availability of the Lodge and Cottage as self contained units was a real plus. Its within easy walk of Clitheroe town centre and other small villages with great pubs and restaurants. Overall pleased that we chose Park Hill.

BBQ and area were not even tidy ,sauna didn't worked as should, possibly out dated. Apart from dishwasher that was broken and management let us know on the arrival date ,all the glasses and dishes had to clean again before use. Mattress in main bedroom I leave without a comment at all. I asked for contact with the owner and after one call that I couldnt reach ,he never get back to me. • "The house itself was amazing!"

The cinema room was great for anyone who wanted to chill out for a bit and watch a film, the hot tub / sauna room was a godsend, the party room was immense and karaoke was awesome and easy to use. There were a few things that were confusing; when we first got there we couldn't find the WIFI code, but this was rectified shortly after getting in touch with Sykes, and then the management team for the house. There are a few things that the house could fix, a couple of broken chairs, (one at the bar and one spare at the dining table), few wires, etc. with duct tape wrapped around, signs on the balcony about repairs, etc. Overall though, a fantastic getaway break, we're already looking at going again next year!!

There needs to be a rubber matt of some sort out side the hot tub to prevent slipping. Needs better cleaning materials ie: vac, brushes. But in all we had the best time and the owner and daughter really looked after us when we had a few difficulties. Thanks for having us.
