  • "When I booked this cottage about a year ago it was advertised as having a woodburner, but it doesn't."

Nevertheless this is an excellent cottage, 9 out of 10. On the eastern edge of the Wolds, every corner of the Wolds is within less than an hours drive. I loved the far views where ever I was. Plenty of oppurtunities for walking from easy to more demanding. Booklet and brochures were very helpful. Dunes at Theddlethorpe were very disapointing (because in Holland I live close to dunes almost 200 feet high). No light above diner table, so I moved the table in front of the window, not just for the light, but also to enjoy the open space and great views from this cottage. Mezzanine was nice for listening music on my headphone, reading and with another great view. Kitchen is small. I realy enjoyed my two weeks here. Highly recommended!!!

Many thanks for your feedback , it was greatly appreciated . Unfortunately the property hasn't had a log burner for the last four years and isn't advertised as having such on Sykes Cottages , so we are a little disappointed that you were under the illusion of there being one. Overall , we are really pleased that you enjoyed your stay, enjoyed the lovely views and that you would highly recommend . We hope perhaps that you would visit us again in the near future. The owners, Nikki and Ashley were very friendly and welcoming, and have done an excellent job in fitting out the property. It is very spacious, comfortable, wonderfully clean, and is well equipped with everything you need for a relaxing stay. The attention given by Nikki to the decor, is fantastic. Our dog Molly thoroughly enjoyed the large securely fenced of grass area adjacent to the decking area. We had peacocks visiting every morning, and even had them taping on the patio doors. Thank you for the plum bead and lemonade it was most appreciated. Nikki we did find the plum bread in the local store you suggested. We will definitely be recommending The Nook to our friends.

Nikki and Ashley the owners were very welcoming on our arrival and made us feel at home. The property hugs you as you enter and blew our minds from the first step into it. As Ashley put it 'Not bad for a garden shed'. This property is a credit to both of them and we will definitely be back again. Lincolnshire has many places and things to do and well worth the visit and this property is situated just a stones throw from all the lovely amenities, pubs, restaurants and not forgetting the coastal resorts as well. Rating 10 out of 10. Also thanks to them for the welcome cake and lemonade on arrival.

  • "Had a super week here, the cabin is spacious and airy, and decorated in a lovely blue and white seaside theme."

The garden is very spacious with lawn and gravel, and completely sealed in for you average dog, but very small breeds and jumpers could possibly escape. French doors open out on to a lovely decked area with comfortable seating. The kitchen if a little small for some is well layed out and well equipped. The bathroom has the same low ceiling as the kitchen but still well layed out. We found it very hard to find any faults with this property but sorry to say we did, others may not agree these being faults, but what we found a little frustrating was the water works, when the toilet was flushed the system would most times continue to make noises for quite a while, which isn't required through the night, and the other was there is no drapery on the patio doors, so unable to block out the night, especially when it was raining. Otherwise this is a superb little cottage for couples with or without a dog. About a twenty minute drive out to some absolutely beautiful beaches most dog friendly, well worth a visit. Will definitely visit here again when next visiting Lincolnshire.

  • "What a little gem The Nook is."

It is very tastefully furnished, very clean and tidy and The Nook had everything that WE needed. Plenty of enclosed space outside for the dog to wander around in. Even though its situated very close to the main house- they never intruded. The welcome pack was very much appreciated. Milk, eggs, Sicilian lemonade and some plum bread (which was very very nice) I now wish I'd bought some home with us. We would ofcourse like to book the property again.

  • "Absolutely fabulous property."

Everything we thought it was going to be and more. Ashley and Nicky perfect hosts. Always there but not intrusive. The Nook was spotlessly clean when we arrived and we had been left eggs, milk, Lincolnshire Plum Bread and a bottle of wine. The Plum Bread was delicious and we purchased four more loaves from the local Co-op to take home! The location was ideal and the village of Authorpe was delightful. We took our five year old cockapoo, Barney, with us and he was captivated by the chickens and sheep but could not understand why the chickens would not play ball with him as they were behind secure fencing. The whole garden area was fully secure so we had no problems with him being outside in the garden while was sat on the raised decking on lovely garden furniture. We loved the property so much we have booked to go back this year for a week in October See you in October Nicky and Ashley Chris, Sue and Barney

We found it to be clean and tidy with everything we needed for a relaxing stay. It is dog friendly and we’re sure our small dog enjoyed it as much as us. It has a nice sized garden with a dog proof fence where our pooch made friends with the chickens and sheep. The owners are very friendly and include some lovely touches with some supplies included as a well appreciated welcome. The East coast in that area includes some beautiful beaches surprisingly unpopulated so close to the more popular resorts. Would thoroughly recommend.

  • "We were not aware the cottage was so close to the main house, the rule regarding the dogs should have been explained before we came as "not allowed in bedrooms/furniture" would have been mice to know as our dogs are allowed everywhere in our house and we had to keep "telling them off" for thing they are ordinary allowed to do."

The orange car made a lot of noise- which may not bother some but for those looking for a quiet peaceful time away it was annoying. the shower pressure and temperature are terrible. However having said all of that, the cottage itself is beautifully decorated, the bed is very comfortable and the outdoor "garden" area is lovely and big for the dogs to run. I think if someone was looking to get away and didn't have dogs then it would be lovely but the shower should be looked at.

We were sorry to hear that you were not aware of the property being so close to the main house but some of the pictures on the website do illustrate this.We like to think that we are close enough to help out if a problem arises but of no way intrusive as stated in our previous reviews With regards to dogs being kept off the furniture and out of the bedroom, this is just to reiterate the general rule for all of Sykes Cottages and is provided to yourselves upon booking . Unfortunately we are at a loss with regards to the orange car as we ourselves do not own one or have one visit. We do note in our guest information pack which we provide in The Nook that if any problems should arise during your stay that we are notified as soon as possible, this is why we are onsite. The unfortunate circumstance you had with the shower could have been resolved very quickly as we found that the settings had been altered. Thank you once again for your feedback. Property Owner

Sat in the lounge you look out over the lawn with the sun there in the evening. For the dog the lawn has fencing all around to stop any means of escape unless they can jump 5ft, to the right of the lawn are the chickens who will run to see you, to the left is a big field with “ Stanley “ the ram who is very friendly and always want a scratch. There is a sheltered deck with tables and chairs and around the side is gravelled to keep your feet clean either going to the bin or resting on the wood bench. From the pictures we took people have asked where this is as it looks so idilic, a must is the 5 minute drive to the local mill for coffee outside with the ducks. Would I go again yes with pleasure. • "It should be noted somewhere in the description that the log burner that is shown in some of the photos and noted in the description "Fuel, power and starter pack for stove inc."

in rent" is no longer in situ. Even better would be to update the photos to show a true representation. This was a disappointment for us as one of the reasons we had booked the cabin was for its log burner, we were looking forward to snuggling up to a cosy fire over our Christmas break but alas not to be. The cabin is located in a very quiet village, overlooking fields. We assume the welcomed tasty eggs that were left at the property on our arrival (along with a pack of Christmas biscuits) were from the resident chickens, which are in the coop adjacent to the garden. The owners were very pleasant, left us alone and let us borrow their shared freezer. The barn front door can be a bit temperamental, on two occasions it wouldn't unlock easily. The clean cabin has a generous size bedroom with a comfortable mattress, we slept very well. The kitchen is compact and bijou, we had pre prepared meals which helped on this part. We would have preferred a curtain be placed along the back-patio door to make the room feel more homely in the evening instead of looking straight out to rain and reflection of yourself on the sofa in the evening. The side gate on the gravel path way, although it does mention in the hand book to check its closed before letting your dogs out, we read this on day 2 once we settled in. It does mean that in the evening as you cannot see the gate from the patio door you need to go out, down the gravel drive way (as its pitch black) to check in all weathers. On the first night one of our dogs, we found at 5 AM in the dark (morning ablutions) in the owners back garden. The gate had somehow opened during the night, thankfully he had not got on the road but not ideal in the pitch black in our Pj's to have such a fright. We made the gate (what we thought) secure again but it opened another 4 times during our stay. We would suggest a secondary gate be put in place further up the gravel. Wonderful walks in the surrounding area and good quiet beaches with comfortable sofa to retire to at the end of our walks made for a much-needed break for humans and dogs.

Many thanks for your comments. I would like to point out that the property was previously advertised having a log burner but this is no longer in affect. As you can see from the listing, it does not advertise such a feature and I can only apologise for the assumption made. With reference to your comments about the gate, it appears this was in fact damaged by the weather during your stay which we were not made aware of at the time. To put your mind at ease, this has since been repaired in full working order. I am delighted to see that you had enjoyed your stay and would love to see you holidaying with us again in the future. Thank you very much for your comments and for taking the time to let us know your thoughts. Customer feedback is very important to help us continually improve our standards. Property Owner

Nikki and Ashley Barker were friendly and helpful, and welcomed us with some nice eggs and a traditional Linclonshire plum fruit loaf and lemonade. We had plenty of space in the comfortable cottage, and snug warmth on a prematurely chill September day of rain and blustery wind. The location was ideal for us who are country lovers, and we enjoyed the nearby company four tups who were our immediate neighbours, and the hens and partridge. It has to be admitted that the kitchen is a little small, especially considering the generous size of the lounge and bedroom, but with a little creative discipline, we were able to organise our meals. Hot water is freely available, both in the kitchen and the bathroom, and there is good central heating - not that we needed it after the first rather cold day. Indeed, for the rest of the week, we had the radiators switched to zero. All in all, highly recommendable.

I wanted to take it with me! And the mezzanine overlooking the countryside was such a peaceful added extra. We took our little pup and she didnt want to leave, she's been sulking ever since we arrived home. Perfect place for dogs! We will definitely be back maybe summer time to enjoy the outside abit more! Mr & Mrs Baker are incredibly accommodating, nice little added touches for when you arrive and always on hand to assist if needed :o)

But the negatives were the kitchen was so tiny provisions had to be stored under sink.not good. Nowhere to put anything. Also lighting was really poor mostly energy bulbs.I like to knit and read.not enough bright light. The patio doors were a new addition which was good but needed a curtain at night. On the plus side.the king size bed was bliss very comfortable. The room was huge too. I would not stay there again sadly. But a good spot nice area to explore.wagon and horses pub tired but dog friendly and good reasonable.

  • "Friendly and helpful owners and a generously sized and attractive detached property, in a quiet country location, with private outdoor space."

Not far from Louth, the Wolds, the beaches at Mablethorpe and Sutton.Although well equipped , the kitchen is very small and limits self catering options somewhat due to lack of workspace and storage - we wouldnt rebook the cottage because of this. However, for those that prefer to eat out more times than in, this place is ideal.

  • "Enjoyed the very spacious bedroom, with very comfortable bed."

Also a spacious lounge with log burner, which we used every evening. Not a lot of storage space for food provisions, but we ate out for main meals so it didn't matter. We thought it was quirky (a good thing for us). Cleanliness and decor excellent and owners very nice. We were glad to hear that they are going to put a patio door in so there will be direct access to the garden .. good for our dogs. The owners obviously listen to and read guests comments, as we read several comments in their guest book, that had been done.
