  • "Balmedie is a lovely spacious property, very comfortable and homely."

    The kitchen is very well stocked with equipment. The games room is a definite bonus. Beds are comfortable and there was plenty of hot water for 7 of us to shower in the morning. Carol came over to say hello when we arrived , although we didn't need her over the weekend it was good to know she was in hand if needed. We had a great weekend and would definitely stay there again if we go back to the area.

    There is a games room upstairs which the children adored, leaving the adults with lots of time for catching up. The surrounding countryside is lovely as befits an AONB. The house was beautifully clean and spacious with everything we needed for our holiday. Highly recommend.Hosts are very friendly and on hand for assistance if required

  • "I have never stayed in a holiday cottage or air B&B that has been as thoughtfully and carefully put together as Balmedie."

    It was immaculate on arrival. Details like dishwasher tablets, stain remover (necessary with children!), hand soap, plenty of toilet and kitchen roll and and milk for arrival make such a difference. It was like staying at a friend’s house. The property was perfect for 2 families- large enough to provide everyone with plenty of space, and the garden was lovely to tire the children out before bed after a trip to the beach. Thank you too for the books and toys- they kept everyone busy. Carol was an excellent communicator throughout the stay. I hope we’ll be back!

  • "We absolutely loved the property."

    It had everything we could possibly need and more. Incredibly well equipped kitchen, very spacious bedrooms, super bathrooms and lots of outside space. The cottage was very warm. The property is situated in its own grounds so it’s very quiet and private. Many villages to visit close by and the coast is just a 25 minute drive away. The property would be very suitable for families with a great games room. As a group of ladles, the only thing which could have improved our stay would have been the option to have the double beds as single beds, link type beds. Hosts were very helpful and friendly both before and during our stay. Really can’t praise this property highly enough. Certainly the best cottage we have stayed in. We hope to visit again soon and have shared our ‘find’ with friends and family..

    There were 7 of us and still so much space , the best equipped holiday home I ve ever stayed in and the hosts were absolutely brilliant throughout . Very quiet surrounding area and peaceful , nowhere in walking distance for food as the local pub no longer does food but if you’re well stocked up there’s no reason to leave with the pool room and space here anyway . Surrounding areas have pubs etc within short driving distance the Kings head in Tealby was fantastic for food and they have a taxi service from the premises too . Would definitely recommend Balmedie for quality time well spent with friends and/ or family .and a chance to escape from the world

    Kitchen particularly well equiped, especially helpful in these days when we are more inclined to eat in than usual perhaps The two wings, with a couple of bedrooms in each maximises privacy for sharing households. Bathroom provision excellent. We explored the games room and although did not, in the end use it as we experienced excellent weather so out and about plenty and enjoying the pleasant patio area, it clearly would be a boon for poor weather or groups with youngsters. General surroundings so quiet, peaceful and private and the wider countryside very attractive with many places and attractions well within an hours drive. Hosts very friendly and helpful. Carol responded very promptly in sorting a minor problem we experienced and was particularly thoughtful and kind to the elder members of our group. All of our party expressed a strong desire to experience the pleasure of staying at Balmedie again.

    Cottage is so spacious - there were 7 of us including 3 little ones and we had plenty of space. Delicious plum bread on arrival! Lovely garden for the kids to play in, comfy beds and sofas, pool table & board games a great addition (the kids enjoyed discovering 'Sorry' and the jelly beans jigsaw!!). Would definitely recommend and am likely to return soon.

The local Chinese takeaway was also great. Being within 30-40 minutes of many different places for both adults and children it is ideally suited to families of all ages / generations.     The natural history of the area will not disappoint. Our party comprised two couples, but the spacious property could easily hold more. The kitchen is very well equipped, though we only dined in once, as there is a village pub serving good dinners just a minute walk away, and other pubs nearby in Tealby and Rothwell. The pleasant hosts were very helpful.

    We loved the property and particularly given that we were being careful about venturing out etc the kids (and I!) particularly enjoyed the games room. The location was great with some good walks in the countryside on the doorstep. Thirty to forty minute drive to some stunning coastline and lots of other forests and parkland within easy access. The owner who lives next door was extremely helpful and supplied us with a couple of things which we had forgotten. We would happily stay here again.

  • "The location was just right for us it was in the middle of so many places to visit, and we were out every day doing something, it's a bit remote but if you have transport you are ok, and if you want to eat out you will have to book and reserve your table as we found out, if not you may have trouble getting somewhere but their was eight of us and a high chair for the baby so that didn't help, but we had a very enjoyable holiday, but there was a fish and chip van in the village on friday only which we made use of as it was getting late by the time we got there and unpacked, and it was very nice to."

    Extra sanitiser had been placed throughout. Hosts were available if needed and ready to give information - very friendly and approachable. The cottage was very nicely organised - we loved the kitchen and utility room. There were many cooking implements to use and a good sized fridge and freezer. The outside table and benches were good to eat at with a nice flower border.The showers and bathrooms were lovely. The village of Binbrook is incredibly peaceful and a good place to walk or cycle from. Every day we walked and cycled - and yes there are plenty of HILLS!! Our family of 6 adults and Grandad had a lovely week.

    Carol the owner was so friendly. The property is exactly as the photos. Large rooms and comfy beds. The local pubs weren't doing food due to the covid virus. So we ate out lunch and ate in every night. We had all the utensils we needed. Carol asked if all OK so we suggested pizza trays and cutter and more baking trays for chips. She said she likes feedback. The boys said the pool table needed upgrading but they all played on it so can't be too bad. We were so lucky to have good weather and the boys played football in the large back garden.. One of the boys said a TV in the games room would have been good Would most definitely go back.   • "We stayed at Balmedie while visiting family for Christmas."

    The house is beautifully presented, and has everything you might need for a holiday or a family gathering. The kitchen is huge, and the triple oven made cooking Christmas dinner for a large group really easy. The kids loved the games room upstairs which kept them busy for hours with pool and table football. The TV has Netflix and all the catch up apps as well as normal TV so there was plenty of choice for the Christmas movie. Binbrook is a small quiet village but it has a pub serving food most days, a cafe for breakfast and lunch as well as a village shop and post office. Every you need is nearby.

    It did not exceed them because our previous booking of a Sykes property set the bar so high. The bungalow - too big for a cottage - was very well furnished, clean as a new pin when we arrived (hopefully not far off when we left) and extremely comfortable. There were 6 of us so we could spread out a bit and if we are able to put a group like that together again we would not hesitate to book Balmedie again. Two minutes walk to the pub for a pint and good food helps too!

  • "This is the first property we have used where we have not had to buy toilet rolls, washing up liquid, dishwasher tablets and condiments."

    We were welcomed with plumb cake, home made jam and butter. There was milk in the fridge. We could not find fault with anything in the cottage. It was like being home from home. Very comfortable and welcoming. We used the game room every day. The owner was available every day - she is a lovely person, very friendly and helpful. With all the living arrangements on ground level it was ideal for my mum who is 86 and she managed the 3 large steps down to the lounge and a bedroom with ease (I think it would work for a person in a wheelchair) The rooms are spacious. The village was quiet, friendly and peaceful, the children aged 10 and 12 could safely ride round the village. The local convenience store had the basics and the local pub had good food and was very reasonably priced. The coast is only 30 minutes away and there were plenty if other things to do and see in the surrounding area. We loved the cottage, would definitely use this as a base should we return to the area. We would highly recommend it.

    The layout suited us well, as we were two family groups on holiday together. Having a double room and twin room at each end of an L shaped house meant we had space. We then used kitchen and games rooms once the children were asleep, but didn't use the lounge in the evenings as it was next to a twin room. The garden is spacious and has seating, but isn't enclosed so children needed to be watched which was fine for us. The games room is great, with a selection of books and games. The kitchen and bathrooms are brilliant. All new and well equipped. We enjoyed our stay in this house. Thanks again!

The property

Balmedie is a stunning cottage located in the quiet village of Binbrook between the market towns of Louth and Market Rasen, in Lincolnshire.

Throughout the home, the colours are attractive, welcoming and very much in the modern-contemporary decor, but in-keeping with the classic, period cottage style.

It boasts lightly decorated walls and high-quality wooden furnishings to emulate that home-from-home vibe with a countryside feel to it.

There are four bedrooms: one king-size double with en-suite shower room, one double and two twins (zip/link - can be super kings on request).

Each room is ideally placed at either end of the long of the extended L shaped house to offer views of the garden.

With a family shower room and bathroom with high-quality fixtures and fittings - choose from a lovely walk-in shower or a fitted bath to prepare for your day in style.

The kitchen has a set of stunning white units, marble worktops and attractive black tiling, with plenty of modern appliances on-hand to suit your cooking needs.

The large dining area has seating for up to eight people and is a wonderful place to dine together as a family.

Move through the house and find the spacious living room.

Enjoy three cosy sofas centred around the TV.

Here you can relax after a long day and unwind with your favourite shows and films, with the benefit of the woodburning stove to keep you warm.

Upstairs there is a mezzanine games room complete with a pool table.

There is off-road parking available for several cars.

Outside has a rear and front garden with lawned and patio area and plenty of seating to sit out and enjoy the sun.

BINBROOK

Market Rasen 10 miles; Louth 10 miles; Lincoln 24 miles.

The quiet and charming village of Binbrook is set in the East Lindsey district of Lincolnshire and is just 10 miles from the popular town of Market Rasen. Binbrook is set deep in the Lincolnshire Wolds in an Area of Outstanding Natural Beauty and is close to the old RAF Binbrook site. The village benefits from shops, a Post Office, a pub and a Chinese takeaway and is a lovely base for your holiday to the beautiful Lincolnshire area. Visitors to the area are also ideally situated to explore the wonderful medieval city of Lincoln, with its stunning cathedral, variety of shops and, of course, its 11th century castle.

Note: Though the property is all on the ground floor, there are a few steps which lead down to the bedrooms and may be unsuitable for those with limited mobility. However the games room is upstairs.
