    Located ideally for exploring near the Wolds; Lincoln, Skegness, Cleethorpes, Louth etc are all within a 30 minute drive and there are many Aviation heritage sites to visit (the IBCC is excellent). The property is very well equipped and the owners a pleasure to meet; 10/10 all round, thank you.

    We could have moved in! The views were amazing - particularly the sunsets and wildlife. Richard and Kirsty are great hosts - nothing is too much trouble. Lots to do in the local area and some really lovely places to eat. Would highly recommend to anyone and would love to go again.

    Set in the rural countryside with fabulous views over the fields, it’s so peaceful and quiet.The spec of the property is outstanding, clean, comfortable and the shower was amazing. Whether staying in or going out this makes a great base for relaxing or exploring the Lincolnshire county. We will definitely be staying again in the future.

    A perfect hub for the Lincolnshire Wolds and Lincoln. The highlight was watching the wildlife as the sun went down through the floor-to-ceiling windows - particularly the hares that are the size of a small kangaroo!

It was brilliant to walk down to the White Hart pub or into Market Rasen via the back roads in the evening after exploring the wonderful Lincolnshire countryside during the day.     The barn conversion is beautiful, the location is very peaceful, amazing view of the sunsets & we got to see a great range of local wildlife too (Little Owls, heard other owls too, bats, hares, rabbits, foxes, pheasants, kestrel & partridges)! We really enjoyed having the space (including the lovely bathrooms) & we found it very comfortable. We didn't use the fire (we were lucky enough to have great weather so it was a little too warm to have one), but we can imagine it'd only enhance the cosy feeling even more. The hosts were very helpful & friendly & the welcome gifts were a nice touch on arrival. We had a thoroughly enjoyable holiday at Little Owl & a place we would love to return to.

    Lovely and warm with underfloor heating even though it snowed. Main bedroom could do with a dressing table and chair! Very happy with everything else including wet rooms. Owners really nice and very helpful when we needed a vase and an electric whisk, both provided instantly.

    Owner very helpful and friendly. Unfortunately we had the worst of weathers and lost the WiFi but the owner went above and beyond to get it rectified. Delightful to sit in the lounge and have hares scamper past, a real treat. We were using this as a base to visit relatives and would definitely use again.

  • "We had a really lovely week away."

    We loved being out in the middle of nowhere but it was still easy accessible to get to places. The barn is well equipped, the owners live next door and are very helpful if you need anything or want to ask questions. We loved the open space in the kitchen/dining/lounge area. The bed was comfy, the pillows were fine, but I always take my own anyway as I particularly like it. It was plenty warm enough as it really warms up with the sun, so we turned the heating off, but there is a wood burner if it’s cold. The sliding door is quite noisy into the shower room if someone goes at night, but as there was only two of us we used the toilet in the other shower room in the night! We loved seeing the owls and hares. Our car is electric and Nigel really helpfully said there was an outside plug and we could use it to charge, so that was amazing. We did a lot of walking and cycling. Theres so much to see and do in Lincoln, it’s a beautiful city. We explored quite a lot of the local area in the week we were there. There’s good cycle paths from Mablethorpe along the coast, with some stretches on quite quiet country lanes, we went right out to Gibraltar Point which is a nature reserve, we’d liked to have been able to spend more time there. We also cycled along the cycle path from Lincoln to Woodhall Spa and back, it would be a great track to do with younger children as it’s not on roads. You can just go as far as you want. If you start at Woodhall Spa there’s a few pubs that you meet sooner than from Lincoln. A great week and well worth staying in Little Owl!

    The barn was immaculate and was better than expected with wide doors and shower rooms making easy work of dealing with our handicapped daughter who is wheelchair bound. The one drawback of our stay was that we only booked a week instead of a fortnight. Will be going back in February all being well.

    The owners had done everything necessary to the property to follow the excellent new guidelines from Sykes. We felt totally confident to stay there, as the cleanliness was outstanding. The barn conversion is absolutely wonderful. So tasteful and modern, yet comfortable and homely. The location is really peaceful and offers a wonderful opportunity to get away from it all in the beautiful Lincolnshire Wolds. Owners Nigel and Kirsty went out of their way to ensure we had the best of holidays - and they succeeded! They were kind, knowledgeable and welcoming, without being at all intrusive.     Little Owl was very clean and comfortable – we could have happily stayed inside for the duration of our visit instead of exploring the surrounding Lincolnshire countryside. Little Owl is a beautifully converted barn (very stylishly decorated) with all the home comforts you need - there was even a welcome hamper on arrival, which we thought was a lovely touch. The hosts, Nigel and Kirsty, were brilliant – nearby if we needed them, although it's still an exceptionally private place to stay. We will definitely book again next year and for longer.   • "Great location and lovely inside however the sofa and chair were obviously well used and not very soft with faded leather patches everywhere."

    I did lift a cushion from the seat of the sofa to try to pump it up and was greeted with so much food debris from previous visitors it was just so disgusting. It was so disappointing, but something that should be checked and cleaned after each group of visitors have left. If you go there and enjoy a cup of tea do take a teapot as there wasn’t one. Sorry for the poor feedback but it’s not something I expect to find in a Sykes recommended cottage.

We are saddened that you did not feel you could alert us to these issues during your stay or when you left your kind words in our guest book.     The property was easy to find and in the middle of the beautiful flat landscape of Lincolnshire and 5 mins from Market Rasen. The property is wonderful, larger than it looked on the photos and spotlessly clean. The hallway has a section with coat hooks and a bench for changing footwear easily and plenty room for lots of shoes/boots. This leads to the main living area which is huge, plenty room for the open-plan living. The kitchen is well equipped with lots of little extras, including a very thoughtful Welcome Basket with bread, biscuits, tea, coffee, sugar etc. There is a huge fridge/freezer, dishwasher and easy to use oven/hob. There isn't a washing machine but there is a note to say that if you needed to do some washing then you may use their machine. As the photos show, each room has floor to ceiling windows which give amazing views of the surrounding fields and sky. The stars at night are a sight to be seen! The sitting area is comfortable and there is a TV and DVD player with a selection of DVDs to choose from, plus a box of games/toys for children. The Wi-Fi is useful but we often struggled to use our mobiles for calls unless we went outside. The bedrooms are spacious with comfortable beds, cosy clean bedding and additional fleecy blankets if you are feeling chilly - although it was more than warm enough for us. Each bedroom has a walk-in toilet/shower wet room - very clean, warm and an abundance of fluffy towels. The grounds are very well kept and we had total privacy throughout our stay. One of the owners Nigel welcomed us on our arrival and, although their home is just a minutes walk away, they didn't bother us throughout our stay but we knew we could ask them for anything we needed. The surrounding area is very flat and great for cycling. We visited a lot of the local areas and used Market Rasen for shopping (large Tesco). This is a wonderful property and quiet location. We would highly recommend this to family and friends as a peaceful retreat and great place to stay for exploring Lincolnshire.

  • "Owl Cottage is a beautiful barn conversion and is in a peaceful location."

    On arrival we found a very well thought out and generous food parcel for the whole family. The kitchen has everything you may need for a weeks stay and is a lovely open space to cook in with views of the fields. Comfortable and relaxing sofa and chairs. The woodburner provides excellent heat though only needed to use this once, the property is very well insulated so is very comfortable and warm. The double bedroom has blackout lining on the curtains and the twin bedroom has dark curtains and a blind, something I always hope for when staying in a cottage, the whole family slept well. The bathrooms are both beautiful and very clean. Outside there is a BBQ, seated area and private gravel garden. The property is very private, it is on a seperate drive from the owners property though close enough should you need to contact them. Nigel popped over when we arrived, appeared very helpful and a genuinely nice man. This cottage is definitely of a 5 star standard. A very perfect holiday, thank you.

  • "Little Owl is one of, if not the best holiday rentals we've booked."

    It is absolutely stunning from the beautiful long driveway to the immaculate grounds of the barn. It is located in front of the main house, and is very private and peaceful. The yard outside the front of the barn, private with a lovely view over the fields, is a perfect place to enjoy a glass of wine and a BBQ should the weather allow. Inside the barn did not disappoint, beautifully decorated to a rustic but contemporary style, comfy sofas and the beds are very comfortable too. It was lovely to have two bathrooms, my children loved having their own bathroom. Facilities are a home away from home and we were welcomed with a lovely basket of treats. The very approachable owner introduced himself shortly after we had arrived and gave us some tips on the area, which we found very useful. We will definitely be returning to this outstanding property.

  • "A fabulous place to be if you want tranquility and relaxation."

    Little Owl is a spacious property which has been well thought out and furnished to a high standard. A couple of suggestions to make things even better …….. a serving spoon with holes would be a useful addition to the kitchen utensils (nothing to remove peas etc from pans). …….. upgrade the pillows and duvets to feather rather than hollow fibre (more 'breathable' and comfortable - less 'sticky'). Had visits from hares, pheasants, quail and heard the little owls in the trees nearby. Driving is a doddle on the roads nearby - very little traffic about and roads in good condition. Easy driving ….. but satnav very handy for all the B roads as they are not too well signposted. Would be very happy to visit Little Owl again.

    Nigel was just brilliant as the weather was that good he went a bought a BBQ to use during our stay . which of course we did and throughly enjoyed it . little owl is perfect it every way ,piece and quiet and calming outlook over the fields . where you can watch the local wild life ,such as Hares foxes ,birds and Nigel on his ride on mower . we loved every minute we spent at little owl and the surrounding area of Lincolnshire. the barn is finished to such a high standard ,we found it hard to leave . The two bedrooms with their en-suite facilities are beautiful and comfortable to use . We loved the open plan living space with the tiled floors and underfloor heating as it was great to cook and chat to our family members ,which makes it sociable with the open plan . . would we go back ! most definitely,probably during colder months to be able to make the most out of log burner and underfloor heating ,would be so cosy and homely. we miss this stunning place thank you Jane Lee

  • "What a fantastic place!"

    We stayed for a week over Christmas with our two little kids. Little Owl is stunning, it's a brand new barn conversion so everything was in pristine condition. We felt so comfortable, the accommodation is very spacious and child friendly. The owners are lovely and couldn't have been more helpful during the week that we stayed. The property was beautifully decorated for Christmas, and there was a great welcome basket full of treats. It's a great location for Market Rasen (Boxing Day races were brilliant), Lincoln, the coast, the Wolds, and loads of kids attractions. Would highly recommend!
