  • "If you are a keen birdwatcher and you like luxurious accommodation look no further than Old Willow Barn, Kirton."

    Frampton Marsh RSPB is just 4 miles away. It’s an extensive site with plenty of hides and spectacular displays of lapwing, golden plover and brent geese overhead. We were there in January and were amazed at the quality and quantity of birds. As a bonus Freiston Shore another great site is 11 miles away.. As for Old Willow Barn it is luxurious with every need catered for and it is spotlessly clean. As a bonus the feeders outside the Barn attracted even more birds. This was our second visit at this time of year and it won’t be our last

  • "We had a most wonderful and relaxing time at Old Willow Barn and would love to come again."

    Beautifully furnished for both comfort and visual appeal. The bedrooms were large and airy. We slept very well indeed! Bathrooms luxurious. Downstairs the superb kitchen and lounge area were a pleasure to be in. Outside the patio was gorgeous and every day we visited the pretty pond and sat there in the sun, butterflies and dragonflies galore! We really had a great time. James and Jo were very kind hosts. James took us on a tour of the working farm and we came home with a box of vegetables (yum) and some wheat and corn (educational for our grandchildren). Fabulous!

  • "Old Willow Barn is a great place to stay, peaceful, spacious & converted/furnished to a very high standard."

    Our hosts, James & Jo, were very friendly & helpful, we were grateful that they were able to provide non feather bedding due to my allergies at such short notice, thank you! The welcome basket was a thoughtful & generous touch, filled with tasty local produce, which we thoroughly enjoyed. We had a wonderfully relaxing stay, there are beautiful views from every window, the photos on the website do not do it justice, all the outdoor/garden areas have matured beautifully since the photos were taken. We particularly enjoyed picnicking around the idyllic pond and never tired of watching the swooping swallows, a garden full of butterflies, the visiting sheep & Bandit the adorable farm cat.

    The welcome hamper was very much appreciated as, was the vegetable box when we left! The cottage is in a great location, quiet but, not totally in the middle of nowhere.     Really thoughtfully appointed with everything you need for a week long stay. Very comfortable beds, good showers, wonderful underfloor heating. Very kind and friendly hosts, and lovely veggies left for us as well as a welcome basket which was very kind. We would not hesitate to stay here again.

  • "A perfect place for relaxation and highly recommended."

    The barn is exceptionally furnished and maintained. The welcome pack on arrival was much appreciated as well as the box of fresh vegetables on departure; the owners could not be more helpful - on site but not intrusive. The RSPB Frampton Marsh is 5 minutes away and the beautiful medieval city of Lincoln takes just under an hour. Just to sit outside on a warm, summer's evening drinking in the view (as well as perhaps a glass of something cool) is unbeatable.

  • "This recently converted detached barn was supremely well equipped and very comfortable."

    Jo and James are generous hosts, as well as a welcome pack we took home on leaving a box of fresh vegetables and were told to help ourselves to plums from their orchard. We particularly enjoyed the farm tour, many thanks James. RSPB Frampton Marsh, open dawn to dusk, is about 2 miles away; we called in several times to see the spoonbills. Also not to be missed is the sight and sound of the taxying Lancaster Bomber at the Lincs Aviation Heritage Centre - it's amazing! (and the food is good too.)

  • "Beautiful, spacious property that is in amazing condition."

    Very large and comfortable downstairs with a lovely kitchen, dining and TV area. The other end of the downstairs features a large coat/boot room that doubles as the laundry and also a large downstairs toilet. The upstairs has two very large bedrooms and bathroom. The twin is very spacious and great for kids and teens. The master bedroom has a fantastic views and a brilliant en suite. There is a very nice outside seating area with gas barbecue. Having access to a car charger next to the property was essential to us and we were very grateful to be able to use this. As other reviewers have noted the owners are very welcoming and helpful, and the welcome pack they put in the property was very well received.

  • "We had a great holiday at Old Willow Barn."

    The accommodation was first class - comfortable and very clean. Jo and James were excellent hosts. Their two adult sons, when visiting the farm, were very helpful too. In an area where there aren't too many public chargers for BEVs, having a charger at the accommodation was a real bonus.

  • "Such a lovely cottage!"

    Would highly recommend. Very spacious for 4 people, high tech and spotless. Every detail has been thought through and the decor was lovely also. The host was lovely and left us with a very welcoming hamper! She was also always on the other line if needed to answer any queries we had. I am quite shocked this place isn’t booked up for the whole year! It is super peaceful and the perfect getaway to unwind.

  • "Wonderful relaxing week at Old Willow Barn."

    We were made very welcome by James and Jo including a basket of goodies for our arrival. Barn has everything you need and fitted out to a very high standard. Set on a farm in the beautiful Lincolnshire countryside. Ideal for a relaxing peaceful holiday or a base to explore Lincolnshire and Norfolk. As a bonus we came home with a selection of freshly cut vegetables straight out of the field. We would highly recommend the Old Willow Barn and would love to go back very soon

    The barn was so lovely and over and above what we expected - James and Jo are so hospitable and friendly and provided us with information not only about the farm but also on places of interest - we were welcomed with a varied selection of goodies and were given a farewell pack to remind us of the wonderful stay we had - The Old Willow Barn is 100% the best self catering accommodation we have ever stayed in and would recommend it to anyone - thank you James and Jo (and Queenie,Gypsy,Bandit and little Fig) for a wonderful stay in Lincolnshire

  • "We booked so we could have a week of cycling around a flat landscape."

    The area was perfect for this and as we pottered around we saw few cars. We cycled to the RSPB reserves and all along the sea walls. We found some nice towns/villages to visit and a couple of lovely walks near the Wolds. We were very comfortable in the barn and did not want for anything. Jo and James along with Tom looked after us and made sure all was well. A tour of the farm offered by James proved very informative. We have come away with all sorts of new knowledge and enough veg to keep us going for a while. Thank you for a lovely stay. Christine and John.

    Very well presented. Lovely and clean. Pleasant owners who were helpful without being intrusive. Frampton Marsh is definitely worth a visit as are the Lincs Aviation Centre, Gunby Hall, Tattershall Castle and Freiston Shore. Overall, we would highly recommend a stay here.

  • "We had a fabulous two weeks in this beautiful barn conversion set amongst farm fields overlooking a picturesque meadow with two adorable pet cows, Queenie and Gypsy, and a magnificent willow tree."

    It is equipped and presented to the highest standard. Jo and James are delightful and made us feel at home without being intrusive. We didn't want to do a lot as we lead busy lives, so relaxing in the accommodation, making friends with Queenie and Gypsy, and the farm cat, Bandit, and going for lovely walks in the area and around the marshes, were just what we needed. This is one of the best self-catering properties we have stayed in for comfort and peace and quiet and we will certainly be looking to return. Penny and Brian

  • "We had a fabulous week at Old Willow Barn."

    The property was extremely well finished and the facilities were at a level we've not seen in any other holiday rental (and we've stayed in many). The kitchen and bathrooms were high end, very luxurious, and all appliances were of top quality. The layout is well thought through. Plenty of storage for food and clothing, with a great utility area for boots and coats. Walking distance to the nature reserves. Jo and James were attentive, but not intrusive hosts, they obviously care about their guests and want them to have the best holiday experience. Say hello to Queenie and Gypsy, the rescue cows in the adjoining field.

Set on a working agricultural farm and accessed via narrow country roads, Old Willow Barn is an immaculate barn conversion, providing you and your loved ones with a first-class base for discovering Lincolnshire.

Set over two floors, this inviting retreat has been renovated to an excellent standard, ensuring a spacious holiday home with all the essentials for a self-catered break.

Stepping inside, the large open-plan living area will become the social hub of the house; sit at the breakfast bar as the chef of the group gets to terms in the ultramodern kitchen, hosting striking appliances such as the electric range cooker and induction hob, amongst ample storage and worktop space, it is sure to inspire some home-cooking.

Serve meals at the centre dining table, toasting to a long-awaiting getaway, before sinking to the sofa and finding something to watch on the TV.
