    The old school house has everything we needed and was very comfortable. The only thing we noticed was that we were unable to close the blind to the bi- fold door and we couldn’t find a dustpan.   • "What an absolute gem of a property."

    It was a fabulous conversion with little nods to it’s past. Great layout, spotlessly clean and well equipped and comfortable and quiet. Communication from the owner was superb. We only stayed for 3 nights but used it as a central base to visit relatives and explore Lincoln and Skegness area. We will definitely be recommending.

  • "We happened to arrive on one of the hot weekends, unfortunately we weren’t able to sit outside as there was no umbrella, it was also fortunate that we took our own fans as it was extremely warm and none were provided."

    Apart from that our stay was pleasant and comfortable, nearly everything else was provided. Just for information there is a leaking gutter just outside the bifold doors.

  • "The place was amazing."

    Modern with that old fashioned feel. Lots of thoughts about how the children spent time at school. The weather wasn’t great, so we weren’t able to spend time in the outside area. We booked the place on the photos. The area wasn’t great, as we like to walk and explore. We drove to Lincoln and a couple of local towns. Definitely recommend for a few quiet days away.

  • "We had a wonderful four night's stay at The Old School."

    It was very comfortable, warm and welcoming. It was very well equipped with everything we could need for our stay. Even though it was the end of January we were able to sit out on the sheltered patio in the sun with a lovely view. The position of the cottage, away from much habitation, meant that it was very quiet, especially at night. It is a place we would love to come back to in the future. It was a reasonable distance from Horncastle, Louth and Lincoln, with a good small supermarket and restaurants in the nearby village of Wragby. Heartily recommend this place.

    Everything was provided in the property, all in good order, with firewood (and even the matches) easily to hand. The location was great for a first trip to explore the Lincolnshire Wolds with easy access by road, bike or on foot. With little passing traffic, the small village of Hatton was peaceful and relaxing. We woke early on our first morning to be greeted by a sea of faces from our window - the herd of cattle and calves in the field behind which was magical. Would definitely return.

  • "Beautiful property tastefully refurbished in a glorious location."

    Everything was provided that we needed within the property and our stay was very comfortable. Situated in a rural spot with lots of attractions close by to keep an active family busy. Wildlife in abundance with cows in the field to the rear, an owl in the tree outside most evenings, wild deer seen, rabbits and lots of birds of pray. We needed to speak with the owner early on in our stay and she responded quickly and satisfactorily. We would happily stay again.

  • "The Old School House has been refurbished by a craftsman/woman in perfect detail - even down to the handles on small cupboards."

    Finishing decorative touches are wonderful :- the copper pots and pans, stoneware, Victorian glass and ceramic ornaments, the old wooden pencil case in the master bedroom, huge stunning wardrobe, the kitchen wooden bowl and placemats, and of course the brilliant fire! The entrance hall reminding us of a Victorian/Edwardian childhood - coat hooks, photographs especially the poor little "Dunce," the lather satchel, and horrors - a cane! Best of all, the obviously well-loved Irish dog I named "Paddy" - with a very wise kind face that appeals to "children of any age!" A "suntrap" outside seating area with a little wildflower bed, views of a neighboring well-manicured lawn with willow trees, and wide open Lincolnshire skies! The path to the car park made from what looks to me like recycled handmade Victorian bricks! Everything else about this cottage has already been said and I could find nothing to fault! I have had a wonderful time in Lincolnshire attending a god-child's wedding and visiting my old RAF haunts - and some new ones! Woodside Wildlife Park (LN3 5DQ) is expensive but well worth a visit as a conservation park to see the white wolves, Julia the tiger, the crocodiles, penguins and Sir Joseph Banks rescued plants from Tahiti - he sailed with Captain Cook. I have had a wonderful time in this happy little cottage and looked forward to coming "home" every day. By the way, the old school bell still works! Kathryn

    Lots of logs left had a cosy fire a couple of nights. Everything that you could need was supplied. Only comment is the beds upstairs are really hard not very comfortable (the main bed was so soft ahh) & We found it difficult to regulate the shower very easily. But would certainly recommend & book again.

    We loved the attention to detail - the nod to the old school as we discovered the satchel and wheelie toy dog but also the stylish Christmas touches with the tree, lights, candles & subtle nativity scene. All the mod cons - power shower, central heating, dish washer & plenty of plug sockets but also the opportunity to experience a bit of life from the past at the old school with bringing in wood for a log file and long healthy walks to the nearest town. My friend and I needed to get away from modern life and the old school with its beautiful period features and contemporary but complementary decoration was more than we could have expected. Perfect. Thank you.

It has been very well converted and the finish and attention to detail is fantastic, it still has the old school bell.     ... it looks great on the pictures but in reality it was fantastic. The owners have done a Grade 1 job of fitting it out and have kept all of the old charm but with modern-day comforts. We really loved it and were sad to leave. I will definitely be back there as there is still so much more to see and do in Lincoln and this was the perfect base to do it from. Couldn't be any happier with the break .... just wish we could have stayed longer!

The property

The Old School is a delightful conversion of a former school room dating back to the 1870s and now provides an oasis of luxury nestled within the peaceful Lincolnshire hamlet of Hatton.

This is a perfect choice for families, friends and couples, in fact anyone wanting to explore the endless possibilities on offer throughout England's fourth largest county.

This lovely cottage is sympathetically renovated whilst retaining original features.

As a testament to its age, the front of this delightful cottage retains its original Victorian post box, which is still in use!

On entering the porch the original coat hooks are still in use but the designs of the coats have greatly changed.

The open plan living space is a light filled room with a high beamed ceiling and original exposed wall together with a woodburner.

The original partition has been cleverly adapted to create part of the spacious master bedroom.

The interior height of The Old School room has been utilised to the full through the addition of a second bedroom in the rafters; this is now a delightful bedroom approached by an open staircase from the living space.

The bi-fold doors extend the living space onto the patio which overlooks pleasant farmland.

Relax on the patio with a refreshing drink whilst planning your activities for the next day.

This delightful cottage is surrounded by miles of rolling hills and beautiful countryside and the Lincolnshire Wolds provide super opportunities for walkers and cyclists.

In nearby Woodhall Spa, a local hotel was seconded by the RAF and became the Officers' Mess for the famous 617 squadron, The Dambuster Squadron, which flew many famous missions from nearby Scampton.

The Battle of Britain Memorial Flight Visitor Centre offers an emotive and fascinating insight into those times.

The vibrant city of Lincoln offers heritage galore, festivals, tours, trails and superb shopping.

HATTON, LINCOLNSHIRE

Wragby 3 miles; Horncastle 7 miles; Lincoln 15 miles.

Hatton is a small hamlet in the Lincolnshire Wolds, surrounded by Lincolnshire countryside making it a walker's and cyclist's paradise with a myriad of quiet country lanes. Just over three miles away is the small town of Wragby. The town is the home of the ‘Rout Yard’ the remains of two 19th century manors, the 19th century Grade II listed church of All Saints, and a tall tower mill, built in 1831 by the millwright Ingledew. Wragby offers three friendly local pubs, a fish shop, a café, and a restaurant. Take a trip to the city of Lincoln, marvel at its impressive cathedral or potter around the many interesting shops in the Bailgate area. Visit Horcastle and Louth for weekly markets, tea rooms and antique shops, or head to the coast to discover the seaside resorts of Skegness and Sutton-on-Sea, Gibraltar Point Nature Reserve and Doona Nook to see the seals. Cadwell Park race circuit is just four miles away, whilst Market Rasen racecourse is also close by. A wonderful base for exploring Lincolnshire, all year round.
