  • "This cottage is in no way a good representation of Sykes high standards."

We book at least 2 Sykes properties every year for many years and this property is sadly lacking. The property is shabby from the outside and poorly maintained. The drains regularly overflowed and the outside has become damp and smelly. Although the bed was comfortable the furniture downstairs was very uncomfortable and not fit for purpose. For the first time in 40 years of self catering holidays we left early. None of these complaints could have been rectified by a call to the owner it was just a disappointing stay.

We are so sorry you were disappointed with your stay. Unfortunately when there is a lot of rain the vehicles splash the outside walls of the property. Since the middle of June the cottage has been booked out back to back. This makes it difficult for more time consuming jobs to be undertaken. However there was a few days break prior to your arrival and I did tackle the yard by uprooting as much of the moss that I could . Again another problem caused by the relentless rain. With regard to the furniture, I sometimes think a sofa bed is more comfortable when opened out so that lounging can take place. I do wish you had contacted us as we would have certainly liked to have attended to the drains. We feel it would have been courteous to let us know you had left early. Kind regards. Lovely location. So easy to park in the Wong car park. Nice and comfortable in the cottage. Wished we had booked 2 weeks. Lovely fresh fruit and veg in the gift pack. Really like the Wolds area. Only just discovered the location as normally go through Lincs via the fens, loved the Snipe dales country park, Bolingbroke castle and markets and antiques in Horncastle and Louth. Church festival on the first weekend was really nice too. Woodhall Spa is a revelation. Bubble car museum on the way home was quirky and fun,

Hi Jo , I’m really pleased you and your family enjoyed the cottage and the location. Thank you for making time for a review and I am most appreciative of your kind words,. It is especially nice to hear that you would have liked 2 weeks in the cottage! Hope to hear from you again. Best wishes. Yvette Property Owner

Dear Mr and Mrs R I am grateful for your review, thank you. I was gutted when I realised that you were my first family with additional needs and I hadn’t put anything extra in place. It was lovely to chat to you and be assured that you had a good holiday at the cottage and that you found the little gem of a beach at Huttoft. As a result of your feedback I have now included in my welcome email/text the question of any additional needs. Maybe in your case a camping portable toilet situated behind a screen might have helped. I do hope you return. Kindest regards. Yvette Property Owner

The owner had gone above and beyond with a welcome pack on arrival and had warmed the cottage up ready for us, which was nice. Good location and even though on a busy road we slept well in the very comfy King size bed. Slight hiccup on arrival with gate code as it was dark and read the message with a letter missing but soon rectified as was able to communicate straightaway with Yvette. Would definitely recommend the chippy a few doors away and close proximity to the town which is in walking distance. Well equipped and cosy little cottage and very nice hosts.

Bed very comfortable. Didn't really find road noise a problem, Lovely and convenient for the town and Tesco, walking distance if you don't need to carry a lot. Yvette and Simon very helpful, we had a little problem, sorted with-in the hour, thank you both for that. We parked in front of the cottage, mostly no problem and could move car with-in minutes. used by people going to the chippie. Great base for looking around the central area. A lovely stay, thank you for the loan of the house for the week.

  • "When does quaint and quirky become run down and in need of updating?"

It's a lovely old cottage, but it could do with a spot of modernising. Many of the windows don't open and rattle if you don't put a wedge down the side, the carpets (where there are some) are old and stained, the kitchen is cramped and lacking workspace. You would be hard pushed to cook a meal in it, even if you could find half the equipment to do it (it is all there somewhere) but it's fine for breakfast, packed lunches and takeaways, even if the fridge is under the stairs. There is no washing machine, nor anywhere to dry wet clothes (there isn't a clothes horse anywhere). Neither is there anywhere much to store clothes. But boy, the place is full of stuff you don't really need, like a table football unit in the dining room! There is no bread bin in the kitchen, but there is one in the dining room full of magazines - that gives you an idea of what to expect. Having said all this - we had a lovely week in the place! You soon get used to the traffic noise (we both slept really well in the backroom with the window open), the bathroom is great (but needs a bin and some new towels), whilst both the town and Lincolnshire are really worth visiting.

Dear Barry I would like to thank you for the 100% score for cleanliness. We are aware of the modernisation of our windows but as it is in a conservation area we are not finding the process easy. I understand there is not a lot of space in a galley kitchen , however I have managed to accommodate a guest in the cottage for a month . I have now provided a clothes horse as I can appreciate this is useful. The property does not list itself as having a washing machine, but there is a launderette within walking distance. I’m glad you enjoyed Lincolnshire and hope you revisit. Thank you. Yvette Property Owner

I’m so sorry you felt cold that evening. I’m afraid as a menopausal woman cleaning the house from top to bottom I am not the best at judging the temperature! Horncastle is a very pretty village with a large focus on antique shops and this delightful cottage has obviously been arranged to reflect that atmosphere had a great week here in October 21 ,hosts where really kind and approachable we did wonder if parking close by would be an issue, but it wasn't as it was a large free carpark, it was October so the small garden was no issue walked to the pubs n restaurants and good chip shop great base for Lincoln and louth and skegvegas smashing walking on the wolds to info inside cottage regarding everything you could possibly want to see ,do or eat was all there for you will hopefully return for a slice of life that was my childhood thanks to hosts once again

  • "The cottage is only 4 feet from a VERY busy main road - no front garden - and the old ill-fitting sash cord windows don't block out much."

Quite a few heavy lorries throughout the day, starting early! I was woken up by traffic at 6AM almost every day. The traffic noise makes it impossible to relax in the front room or kitchen. Scarcely "a delightful dwelling to relax in" On arrival we noticed a musty smell, I think the rugs and carpets need a good clean. The enclosed yard at the back is tiny and you share it with the dustbins. Some of the décor is very good - the downstairs rooms have some fine fireplaces, floor and rugs, and the bathroom is excellent - but is marred by clutter and a lack of functional items like proper reading lights and proper wardrobes. I's a very bad place if you suffer from back problems, the low-slung downstairs sofas were very bad for me and getting things out of the fridge, which is under the stairs, was not easy. And it you are tall you'll probably bang your head on the sloping ceiling several times. Not very impressed with Horncastle either, wish we'd stayed at Louth or Woodhall Spa.

Dear Mr Brooks We are sorry that you have felt that the cottage did not meet your expectations. We are very keen to make your stay as pleasant as possible which was why we contacted you and provided you with your extra requirements the very next day . We are also sad to hear that your sleep was disturbed. We now have a few comments on line that mention the noisy road which prompted me to ask a guest if they would return- the guest replied yes it would not put me off from returning as it was in a perfect spot for the town, also adding that what we offered was so comfortable, clean and quirky. Another guest has also made a point in their review that they agreed the road was noisy however they had researched the area and arrived knowing that it was on a main road out of Horncastle as the photo clearly depicts (and does not show a front garden) . It is unfortunate that I have to leave the dustbins in the yard. They can be moved away to near the entrance or you can use the screen provided. I would like to point out that I place cleanliness a top priority for the cottage and that I am proud to claim that I do have some consistency in scoring a high mark for cleanliness. Property Owner

  • "Although the cottage was comfortable, to call it quaint is just a way for calling it 'shabby chic' or 'bohemian'."

It just wasn't our cup of tea. We did note that the twin bedroom didn't have a photo in the listing, probably because it would indicate how limited the space was. It was also rather noisy with early morning traffic hitting several manhole covers, and the late night Friday/Saturday drinkers unable to talk quietly on their way home. The enclosed yard was really only a passageway. Four adults found it quite a squeeze. As a base camp it was well located, with good bus services in all directions, and just a short walk into town.

  • "The outside area wasn’t what we were led to believe."

It was right on an extremely busy road which made it difficult to sleep. Also the drains overflowed and we had to spend time clearing them (admittedly there had been unusually heavy rain- but they need attending to ). It is characterful but for instance every time we used the fridge (no freezer ) we had to bend right down as it’s located under the stairs. We knocked our heads quite a few times standing up! I understand though that it it what it is and the owner is very generous in inviting clients to use whatever they want to. I think the price is too high though for what you get.

It is bohemian in decor but comfortable and with everything you need. The owners left a generous welcome pack and were very friendly. The cottage is the left one in the picture. It is well located for Lincolnshire and Horncastle itself, which has everything you need. The cottage is like both Horncastle and Lincolnshire: atmospheric and yesteryear. The busy road outside means a lie-in is unlikely and for this reason alone, would not re-hire.
