  • "The property is located perfectly in a quiet road near to the beach and Queens Park and is a short walk away from pubs, shops and attractions, so no complaints there."

However the cleanliness left a little to be desired. We found dirty cups and cutlery in the kitchen cupboards, the tea towel was stained, the bedding is cheap and the duvet covers had not been fastened and a snail had took residence in the lounge! The settee is comfortable but well worn. Don't expect any frills! Coffee and sugar had gone solid in the containers, salt and pepper pots were empty and the 2 sachets of vinegar were out of date! No cleaning products...even had to go out and buy dish cloths (which probably explains the dirty cups we found). Managed to get used to ducking my head as the week went on after banging my head a few times on the low ceilings and doorways. All that said, the cottage is cosy and has character and we wouldn't rule out staying there again, but would have been disappointed if we'd paid the full price.

  • "The property was not very clean on arrival, had obviously not been checked before hand as backdoor was unlocked."

There was 1 sheet of toilet paper and no cleaning products, the welcome pack as stated did not exist other than tea, coffee & sugar. There were 2 sopping wet towels in the washing machine which stank.

  • "Overall this was a wonderful little cottage, it's small and tall people do have to duck to go through to the kitchen etc."

I am small so it suits me! That aside, we loved it, gorgeous inside and out, with all the basic facilities that we needed. I love the recliner sofa. The bedrooms were great too. The location is fantastic...a stone's throw from the beach and right next to the boating lake and other attractions. I like how when people have mentioned something needed doing, you got onto it, so the hedge is trimmed at the back (and I love birds so I'm glad that there is one...a home for some of them!) Plus the shower is extremely good. If I was to say anything negative it's very small...just those dead / dying Conifers at the front...you might as well get rid, they don't exactly add to the appearance! But that is the only criticism and that's from a gardener

  • "Photos are years old."

Garden fence very overgrown. Few damp patches on walls with paint peeling in areas. Could have been cleaner. Shower temperature difficult to control. Old mattresses. Adequate accommodation in fantastic location. Overall would benefit from a spring clean and a lick of paint and a little attention to detail from the owner.

Thanks for your feedback. The hedge has been trimmed from inside, the council has to do it from outside and they keep missing it, it has been raised again with the council. The shower has been replaced. Please do come again Property Owner

The door locks were controlled by an app on a smart phone, which is not my preference, luckily this was broken so we had proper keys.

Two minutes to the beach and ten to the high street along the front. Loved the rain shower and all the supplied bed linen and towels were very clean and good quality. Only slight negative is the freeview reception is not brilliant but that's the entire area not specifically to this cottage. Really enjoyed the stay and would use again in the future.

Many thanks for your feedback and the top scores including cleanliness and comfort. We're sorry if the local Freeview reception impacted your stay on this occasion, the main TV channels can of course all still be accessed on the Smart TV apps and the wifi at the property is fast. We're thrilled you enjoyed the facilities though and we look forward to you returning. Property Owner

Unfortunately our first night they had a party which lasted until 3.30am in the the morning. My wife went next door to complain and they did not realise that they were noisey. I heard them and l am partially deaf. Their parents, l think, arrived the next day and the day after they all went. So the rest of the week we really enjoyed. Meals had at Seacraft bar and Beck's were really good. Fish & chips on the promenade second to none. You need to watch your head going upstairs, in the bedrooms & going into the kitchen & downstairs toilet. The cottage was easy to find really near the sea. When on promenade watch out for mobility scooters . Would l go again. Yes l would. As holiday cottages go this was very good.

Thank you for you comments and the great scores. We're sorry if there was some local noise one evening, this is highly unusual and we apologise if noise had travelled from a birthday celebration The upstairs floors do indeed have some low ceilings so we have mentioned that on the advert and we are glad that you still enjoyed yourself and we hope you visit us again. Wasn't a good will gesture was nothing compared to what I should have had back even after the pathetic 100 poind that I had to fight for I still feel like iv been robbed blind and also the main complaint I didn't report as I didn't know that there was cannabis stalks hid some where and the only reason I know is he sent me pictures him self and if I had found that at the start of my week when I have 2 small children I would have left and I would be getting all my money back the owner dose not care and blames everyone else and denies responsibility when ever they can all in all id stay else where as its not worth the money

We can confirm that when you contacted Sykes regarding a minor issue with a rug, sofa and wall, a reclean was offered and you declined this, insisting you did not want to leave the property and have cleaners attend. When the cleaners felt obliged to attend anyway because of your ongoing complaint, and with you in attendance, they did raise to us a concern over your stay but regrettably Sykes have been unable to speak to you about our concern. We had indeed offered a gesture for the inconvenience of the minor cleanliness issue raised but in light of further information from our cleaners, we would respectfully request that when planning a future holiday that you do not stay at our property again. The shower appeared to be a good one but its controls were impossible for us to use. My wife tried it first but could not control the temperature (too hot). I am 82 years old and suffer from arthritis. I tried to adjust both temperature and pressure but the knobs were too small in diameter (about 30mm) and were smooth without any dimples to allow getting a good grip. Also the locking buttons were only about 4mm diameter and difficult to depress, especially with shower gel on ones hands. This resulted in our inability to shower for the whole week. Hardly ideal for an enjoyable experience!

  • "Arrived at the property at 4pm only to find the parking area had just been cemented, there were two large waste containers outside as well which smelt awful, the front door and windows were dirty they had not been cleaned in a while, on entering the property there was a grubby carpet and a recliner sofa that had crisp packets stuffed down the arms and the sofa did not recline, the dining table had a loose top and the dining chairs had crumbs on them, upstairs in the bedroom the bedding was disgusting (no crisp white sheets) it really did look like the bedding had not been changed there was dust on the headboard and dead flies in the ceiling lights the property is not suitable for anyone over 5ft 6in tall and is in need of a really good deep clean the only thing that was good was the location would I stay here again NO!"

Many thanks for your feedback; Apologies re the recent cement, the drainage/sewage pipe had needed repair which I hope you can appreciate was necessary and we put boards down over the area to assist with vehicles arriving. The waste disposal has now also been moved further away from the property. The front doors and windows have been recleaned - they are cleaned regularly, but unfortunately due to the location, sea air can sometimes blow back onto the windows and doors even when they have just been cleaned. The dining table has been checked and does not have a loose top, but we will check if the legs need adjustment on the floor. The sofa/chair will of course be checked for any debris and apologies for this oversight. The bedding is pale grey, rather than white. Unfortunately it is not possible to remove the ceiling light on every changeover but this will be monitored moving forward. The recliner function switch needed repair and this should be fully functional again shortly. The property will also have a full inspection this September for any areas needing attention. We will also ensure that in future the advert clearly states that the upper floor has low ceilings. Property Owner

  • "I have already written to you."

We arrived on Friday 3rd to find stinking overflowing rubbish bins next to the front door of Oar Cottage. On Friday night I had to move my car so that a drains person could open the drains - the next door property, also owned by Ganesh, had stinking drains and sinks. I took photos of the bins, and raised this with Ganesh, the owner, who was on holiday with his family in Fort William Scotland, and did respond immediately, saying he was new to holiday lets. I also wrote to you with photos. You responded but minimally. The bins were not cleared until Wednesday; we left on Friday. The cottage was not in the state claimed in the welcome email, and Ganesh said this was the fault of the cleaner. There were large dirty mats in the washing maching, and Ganesh could not explain why these were in the machine. I sent a photo to him and to you. Probably the cleaner again! Your response was minimal. All that said, the cottage is a good conversion (we met the builder who took away some of the rubbish bags) and very well located. Despite the unpleasant and unsanitary smells and sights, and the surprises in the cottage for example the state on arrival and mats in the washing machine.

Apologies for the waste situation as they can only be emptied at certain times, but we did ask the builder to remove some rubbish and we have now also moved the waste bins further away from the property. Apologies for the oversight regarding a mat left in the washing machine. The drains and sewerage pipe did need attention- while I appreciate this may have been inconvenient, it was absolutely necessary maintenance at the time. Property Owner

  • "This cottage is ideally placed for exploring the Lincolnshire coast."

It is very close to the centre of Mablethorpe and provided enough parking for two vehicles. The Sykes listing says that the bedrooms have sloping ceilings. This is true. What they fail to mention, possibly deliberately, is that anyone over 5' 6" tall has to duck down to get through any doorway in the house. The ceiling on the upstairs landing varies between approx 4' 6" and 5' 6" and this headroom continues to the far wall of the front bedroom. I am 5' 11" tall and despite being very careful I caught my head on two door frames. Worse than that I tripped going into the back bedroom as I was concentrating on avoiding the low ceiling on the landing. I staggered sideways and took the skin off my elbow as I crashed into the left hand wall. I hope I am wrong but it would appear to me that the height restrictions are not mentioned by Sykes in case potential customers are put off. This though would surely make you negligent if a serious accident occurs? The bed was comfortable. The sofa was seriously uncomfortable. The kitchen is basically equipped. We bumped into the owner of the cottage on the second day of our stay. We mentioned we couldn't find any oven gloves. He thanked us for mentioning it and said he would get some. They hadn't arrived by when we left at the end of the week. Our previous experience with a Sykes cottage was completely different. Probably the best equipped cottage we have ever stayed in. I tried to contact Sykes the week before our stay. The website advised that by phone would be best. I could not get through. I am sorry this review is so negative but the accommodation was poor compared to dozens of other holiday cottages we have stayed in.

Thank you for your feedback and we will make sure that the advert mentions low ceilings in future in the text. Low ceilings have been included in the advert pictures so that guests can make an informed decision when booking. The sofa recliner regrettably had a switch malfunction on one side but this will shortly be repaired and we can reassure guests that oven gloves are now in the property. We're sorry that you could not make contact prior to your arrival and apologies for any inconvenience caused you. Property Owner

It is well equiped inside, although four adults might find seating a bit limited. • "The cottage is in an excellent location being less than 100m from the beach and a 5 - 10 minute walk to the town centre."

It has it's own prime parking space and is quiet and peaceful. The beach consists of golden sand which extends for miles in either direction. The cottage has been recently renovated but retains much of its old charm. This does however mean low door frames and the bedroom ceilings are angled at the sides, though they are full height in the centre. A small degree of agility is therefore required when moving around the property. If you are tall with a bad back, this may not be the place for you!
