  • "Our third time at this splendid cottage."

    ..and it won't be the last. Christmas at Pelham House this year was perfect, log fire, beautiful decorations and tree (including a few wonderful gifts for us under it) comfortable beds, and a welcome basket to surpass all the others we have had there, and they've all been incredible. Very well equipped kitchen and utility room, efficient central heating, extremely comfortable sitting room with the kind of soft furnishings no usually found in a holiday let. It really is a home from home which affords instant relaxation. John and Kate are the perfect hosts, nothing is too much trouble and we will most definitely return. Pelham House is a gem.

  • "This is one of those special places where you feel at home instantly."

    There is nothing that is not provided for a wonderful, home from home holiday. Kate and John are exceptional hosts where nothing is too much trouble. A massive hamper of goodies were left for our enjoyment and there are books and games and an open fire for those rainy days/nights in. Loads to see and do on the doorstep and beyond, with info and pamphlets galore to sift through. High end bedding and towels and great quality fixtures and fittings, with a fully stocked kitchen and store cupboard essentials. 10/10

    The only downside was in the ensuite there was nowhere to wash your hair or have a shower. Kate and John were lovely people and couldn't do enough for us.

The owners in the adjoining property are extremely helpful and provided us with a fantastic welcome basket of basics and goodies together with some toiletries.   • "An excellent holiday property in every way."

    Attention to detail second to none. Every room is furnished to a high standard. The kitchen and utility room are excellent and whatever equipment you need is at hand even if you are cooking a full meal. All washing up and kitchen cleaning equipment is at hand and no worries about lack of bin bags or dishwasher tablets etc. A really comfortable lounge, with an open fire if you want it for long winter evenings. Really comfortable beds and well presented bathrooms. A very good base for walking, cycling and sightseeing. Kate and John are lovely people to deal with. Highly recommended.

    The cottage was very comfortable and there is everything that you could need in the kitchen and the rest of the house , welcome pack was excellent and went down a treat also welcome packs in bathrooms where much appreciated my only concern is that they offer WiFi and it was very disappointing couldn’t get on the internet or if we did the signal was so poor so couldn’t do anything with it we used our own internet

  • "John and Kate, the owners of Pelham House have thought of everything in terms of their guests' needs with the most well-stocked and appointed cottage."

    We had the most generous welcome pack ever and were very comfortable in their spacious, yet cosy cottage. The cottage is conveniently located for visiting either the coast or places like Lincoln, which is well worth a visit. Doddington Hall is also an excellent day out. We found plenty of good pubs, such as the Blacksmiths Arms, Rothwell and the Kings Head Tealby. The March Hare in Market Rasen is also recommended for coffee and cakes. Altogether well worth staying at Pelham House Cottage.

  • "The cottage had everything you wanted and more, the welcome touches left by Kate were far above expected and a lovely touch."

    Kate and John made you welcome and were on hand with plenty of local knowledge. Would recommend a meal at Guy Martin’s pub, very interesting. Although a bit of a drive and no facilities Moggs Eye beach is great for kids. Would definitely recommend this cottage and hopefully we’ll be returning soon.

  • "There is only a bath in the top floor ensuite bathroom."

    There is an overhead shower in the other bathroom. Some comfy seating would be nice in the courtyard garden. Neither of these things would stop us going again. The owners were such nice people and very helpful. All in all we had a really lovely holiday.

    EVERYTHING was provided. NO popping out for washing up liquid of salt & pepper - it was all there, even full picnic gear which we took advantage of. Beds were super comfy & throughout the cottage was tastefully decorated. Kate was more than helpful & we had full use of the lovely garden. To put the icing on the cake the weather was wonderful.

    The cottage is very well equipped and the the owners went above and beyond to make sure we had everything we needed . Although it's right next to a main road it was very quiet and peaceful. The local pub a short walk away serves wholesome food at reasonable prices.

  • "An exceptional holiday cottage in a good location for exploring Lincolnshire Wolds and coastline."

    From the large welcoming basket of goods to the very comfortable beds, we could not have wished for a better place to stay. Kate and John have supplied the cottage with quality appliances and kitchen utensils and everything we could think of and more needed for the stay. The lounge, kitchen, bedrooms and bathrooms are well furnished and as with the welcome pack, the bathrooms have a wide range of toiletries. A small private garden area is set aside for the cottage inside the main garden and a secure parking area is provided. The cottage is just a short walk from the local public house and a short drive to the supermarket in Caistor. Covid-19 precautions are taken seriously and the cottage is thoroughly clean throughout.

  • "This cottage is absolutely lovely; we have stayed in many places and this one is probably one of the best I have stayed in for a long time."

    Its very nicely decorated and furnished, being attentive to the historical details. Its well equipped too (though we would have welcomed a tea pot!) and very comfortable. Its in a lovely part of the world too. We were here on a work-related trip but would throughly recommend as a peaceful location, and especially if you like historic buildings.

The property

A beautifully presented elegant Georgian cottage in the small village of Nettleton, 1 mile from the historic market town of Caistor.

Nettleton lies within the north west edge of the Lincolnshire Wolds, an area of outstanding natural beauty and near to the coast, providing a wonderful base for touring, walking, cycling and wildlife lovers.

Adjoined to the owners property via an arch, the cottage was originally a Brewery and Coach House which has been sympathetically converted into a stunning Grade II listed holiday home.

It retains character, but with modern comforts to enjoy after a day exploring The Wolds.

Entry is through its Georgian door, under the archway, into a small hall with a convenient cloakroom leading off.

The sitting room has a lovely, welcoming ambience with comfortable sofas, stripped wooden floor and a cosy open fire to warm the toes during the winter months.

Five steps down brings you into a spacious, modern kitchen, with a dining area and all you would need to prepare tasty family meals and a separate, well equipped utility room.

Patio doors open onto a private garden where you can sit and relax with a glass of wine and enjoy a sheltered aspect.

Upstairs there is a sumptuous bedroom on each floor.

One with an ensuite bathroom, the other with an additional, full size, day bed and served by an adjacent bathroom.

Tastefully furnished throughout, with many thoughtful touches, this charming cottage is sure to please discerning guests.

Nettleton's picturesque setting and access to country walks attracts visitors each year, with ramblers drawn to the most stunning stretch of the Viking Way and walking festivals which celebrate this.

Visitors can stroll to a bespoke gift shop and the local Inn, where good food is always welcome.

Nettleton Beck meanders through the village and an Ironstone Church and cottages overlook fields dotted with rare Lincoln Longwool sheep.

Within easy reach are the unspoilt beaches of Anderby Creek and Moggs Eye, which are hidden gems.

Cleethorpes and Mablethorpe offer long, golden sands and family attractions, while Donna Nook, where resident Grey Seals can be spotted, offers a heart-warming sight.

The attractions of Louth, Brigg, Market Rasen and Horncastle will undoubtedly fill interesting days, but ensure time is saved to fully explore the nearby city of Lincoln.

Its sights from the majestic hilltop castle and cathedral span across the rooftops of the independent shops and cafes of Steep Hill, stretching down to the canal, dotted with swans.

A short trip over the Humber Bridge to Hull, City of Culture, with its Museum Quarter, art galleries and The Deep Aquatic Centre is well worth a visit and a further hop to Beverly would complete the tourist route.
