  • "We had such a lovely stay at The Cottage, prettiest cottage we've ever stayed in."

    We loved the attention to detail and all the homely touches. The welcoming bottle of prosecco, chocolates and bakery goods were a lovely surprise and there was even a pint of milk in the fridge. The village was peaceful and quiet but only a few minutes drive from Lincoln. We would definitely stay here again, thanks for everything.

  • "Lovely snug cottage on the outskirts of Lincoln."

    Kitchen is well supplied, several nice touches scattered around the home with walking guides, cotton wool and even spare toothbrushes! We were also really touched by the welcome gifts of Prosecco, pastries and snacks (and the milk in the fridge)! We were able to walk into Lincoln, as there is a pathway all the way down (around 5 miles) and then caught the number 3 bus back. Didn’t use my car all weekend and it was lovely ☺️.

  • "Excellent Holiday Cottage."

    Everything you need for your holiday. Well equipped kitchen. Comfy front room, lots of local information. Bedroom has a comfortable bed, plus TV. Nicely furnished throughout. Very friendly owner, available if required. Also very helpful neighbours. Would definitely book again.

  • "This is one of the best cottages that we have stayed in!"

    spotlessly clean and with lovely attention to detail. It is very comfortable and exceptionally quiet! The cottage is perfectly situated in a quiet, friendly village with a well stocked shop and a great pub serving well cooked, good value for money food.

  • "Welly Boot Cottage is a perfect hideaway."

    Located in a quiet village with a local pub/restaurant and other amenities just a stones throw or very short drive away in neighbouring villages, as well as being within a 15 minute drive of Lincoln. The cottage is quirky yet comfortable, quaint yet homely and the host provided a wonderful and thoughtful welcome pack including prosecco, muffins, chocolates, croissants, crisps, a first night of logs and kindling as well as a pint of milk in the fridge! The prosecco and chocolates were wonderful companions with the candle-lit bath in the lovely claw-foot roll-top bath. I will definitely be returning to this cottage if isn't already fully booked!

    Clean and very comfortable. Welcome pack very good. One of the best we have stayed in and we have used Sykes for 10 years.

I know a lot of owners feel they need to invest in hot tubs etc. I really don't think we are suitable for that, so have to make up with other lovely stuff - and the welcome pack is one of those things.   • "Stayed 15-18th September This is one of the best cottages we have stayed in, very high standard."

    Very Clean, comfortable, and cosy. Furnishings and fabrics are all top quality, everything you need in the kitchen, with a welcome pack on arrival of lots of goodies, much appreciated with milk and juice in fridge. Amazing bath tub. Comfortable bed and pillows. Was lovely to sit outside on the comfy cushions having a cup of tea and a gin and tonic, amongst the Lavender and roses, we didn’t get to meet Tracey, the owner this time, but would like to say thank you very much, you have a lovely cottage and we would love to come back, and would recommend staying here. 5 stars + The cottage is in a quiet friendly village, with a post office and bus stop just around the corner, the number 3 takes you straight into Lincoln in 20 minutes for £2 and runs Mon-Sat with a reliable timetable. We had a lovely day in Lincoln lots to see and do, the castle and cathedral are well worth a visit, lots of shops and quaint cobbled streets and a very big hill ! The village of Woodhall Spa is lovely with a museum and tea garden and a book shop with lots of history and a war memorial, and some pretty shops. We were lucky to see the Lancaster Bomber fly over. All in all a lovely 4 day trip for our Wedding Anniversary and the weather was great, can’t ask for much more than that Thanks again Tracey

    The neighbours were exceptionally helpful and friendly and were always ready to advise of the best places to visit, eat and shop, which is important when only staying for a week. Meaning you can get into your holiday quickly and make the most of your new surroundings. The diary and leaflets provided were very helpful and interesting. Tracey and Annie did all they could to provide a lovely place to stay and we enjoyed it immensely.     Spacious bathroom with roll top bath, instant hot water and shower with all you needed. A cosy and comfortable bed and bedroom and a spotless and well equipped kitchen. Private garden and pathway leading to the back door lined with Lavender and shrubs adding to the peace and quiet to enjoy a glass of wine and sunset. Set in a village on the outskirts of Lincoln with local bus services and plenty of walks. Highly recommended Thank you very much Tracey

  • "We had a lovely stay at The Cottage."

    There were lots of little extras provided like toiletries, dressing gowns, slippers, food and drink all of which were much appreciated! The best features, and the main reasons I booked, were the log burner and the big bath which didn't disappoint! Set in a lovely quiet village yet so close to Lincoln, comfy bed and beautifully furnished and maintained. Fully recommend for a romantic getaway! (It is a cottage so there are some low ceilings and take extra logs, kindling, firelighters and matches if you're like me and want the fire on every night.)

  • "A really lovely cottage and owner."

    It has everything you could need and lots of treats left for us which made it extra special. It is spotlessly clean with attention to detail throughout. Situated 20 minutes from Lincoln Park and Ride access to the city is very straightforward where there is lots to enjoy. We visited during the very cold snap and the cottage was warm and cosy with a log burner as a bonus in the evenings. Highly recommend this cottage and owner…one of the best we’ve stayed in and will definitely revisit.

  • "The cottage was welcoming, clean and tidy."

    The interior decor and furnishings were perfect, in contrast with a traditional village cottage. A great deal of thought and care had gone into providing lots of little extra treats and provisions for our stay. The bed and all of the furniture were of good quality and very comfortable. It was a pleasure to come home each evening and enjoy a nice soak in the roll top bath and curl up infront of the log fire. The village itself is very nice, we were made to feel welcome by all the residents including the neighbours. The local pub, The Fox and Hounds, was really nice and the food was excellent. We felt one week wasn't enough, to see and do all there is in the surrounding area and we will definitely be back.

    The ease of booking was first rate, as was the description of the cottage. "The Cottage" in Reepham is fantastic. Firstly it was immaculate inside and the owner really has set the bar so high. They thought of everything and supplied some excellent extra touches. The welcome pack is very informative and very useful. There is a parking space at the back of the property which is accessed down Althea Terrace ( take the first left ) a lovely garden complete with furniture to use in the warmer weather. There are even two dressing gowns and slippers for guests use. The roll top bath is divine. There are lots of books, dvd's and board games to enjoy on days when the weather is cold or wet. The bed is very comfortable and we were sad when our week came to a close. I highly recommend this cottage and we found the neighbours were so nice and helpful.There is a little shop and post office about a minute walk away and the Fox and Hounds takes another half a minute to walk. This is the very best cottage we have ever had the pleasure to stay in.

  • "We have stayed in many cottages over the years but this delightful cottage was the best."

    Very well equipped with many thoughtfully extras from the Prosecco and basket of treats to robes and slippers in the bedroom. The village of Reepham is lovely and the people very friendly and helpful. The Fox and Hounds in the village serves good food and the post office has a good selection of groceries.

  • "This is a comfortable and well appointed cottage, with lots of character, very clean and within very easy reach of Lincoln and surrounding area."

    The coast is not far, and there are several small towns and pretty villages en route. As we are interested In WW2 aircraft, this cottage suits us extremely well. This was our second stay, and thanks to owner Tracey for everything !

  • "The descriptions of the property on the website don't really do it justice, it was probably the cleanest property I've been in and there were so many nice extra touches such as croissants and pastries left for us and emergency toiletries if needs be."

    I'm not sure if it states this in the description but it might be worth noting the low ceiling in the bathroom and also the low ceiling between the kitchen and the living room. It would also be helpful if the directions to the property were revised - on approaching the property you need to drive down Althea Terrace and then turn first left into the parking area.

  • "A little gem of a holiday cottage."

    Well equiped with everything you need including a well stocked welcome pack. We made good use of the of the log burner as it was a cold windy weekend we were there. Situated in a quiet village location but close to Lincoln for city visits. The only gripe is the sofa cushions could do with replacement foam. We certainly recommend this holiday cottage.

  • "The holiday property was first class and we could not find fault."

    If we were to be really really picky then some more cutlery and crockery would be great but that would only be to save on using the dishwasher too much. The host was excellent and very caring. However I would not recommend Sykes Cottages as we had a voucher given to us as a present which we were unable to use due to lockdown....the company refused point blank to extend it.

    We really loved the decor throughout and the warm ambiance. We were very appreciative of the welcome treats and the thoughtful touches to ensure we were comfortable. Tracey messaged us soon after arrival to give us her contact number in case we needed anything or had a problem - which we didn’t. The Cottage is so cosy and the log burner was a treat.   • "As soon as we arrived the cottage felt welcoming and spotlessly clean."

    Not only had the owner left us a lovely welcome pack there were other little details which helped to make us feel welcome, like spare bathroom items we would quite often forget, bath robes and slippers, spare washing and dishwasher tabs etc. This attention to detail is so important. The cottage was beautifully decorated and had a sweet little garden. I thought from the pictures it may be a little too twee but it wasn't at all. The rooms were all spacious. There were plenty of books and DVD's and information about the surrounding area. Other guests had left some recommendations of places to visit, eat out etc. We visited the local National Trust properties and spent 2 days wondering around Lincoln.

  • "We felt welcome in the Cottage from the moment we entered it."

    There were lots of treats left for us and the windows open so everywhere felt fresh. It was all very clean and comfortable, you could feel how loved it was by the attention to detail in each room. The garden was well maintained, which made it a relaxing place for us to sit and read. A great location with lots of local walks and just a short ride into Lincoln.

The property owner would have gladly assisted you immediately, if they had been made aware of any problems during your stay. The WiFi may have been inadvertently switched off during cleaning.   • "The cottage provides 1st class accomodation in the quiet village of Reepham."

    It is beautifully decorated, we'll maintained, spotlessly clean and has car parking directly in front of the garden gate. The cottage is located just opposite 'the green' and is in a particularly quiet spot, so no road noise at night. The cottage was well equipped with everything needed for the perfect stay, we can't praise the accomodation enough, needless to say we had a very enjoyable, relaxing stay. Lincoln city centre is only a 10 minute drive away, so the cottage is in an ideal location for visiting this historic city. We can't recommend this accomodation enough which is a credit to the owner and can't wait to return. Thank you Tracey

  • "The cottage was good though some warning about the low ceilings and door heights might be sensible."

    I think I hit my head about five times in the week. Thankfully the weather was wonderful. Your information on how to register for COVID is onerous and involves some timewasting. You ask us to put all the party details on your website which I did. You then ask us also to send these details to the property owner if we do not have or use the NHS track and trace app. We do not use it. The owner was suprised to hear this, first time she said, maybe everybody has the NHS app. Why ask us to complete all the party details and then you do not email them on the owner? Her email was also listed incorrectly in the welcome folder. Probably corrected now, I hope so. You emailed me a lot before the trip, mainly with advertising. So overall experience of booking and payment site was about 5 out of 10. The only thing you did really efficiently was take my money! Mike

We would highly recommend the cottage and lovely garden to anyone looking for a home from home base, with luxury touches and comfort throughout.   • "A delightful cottage, very tastefully decorated and felt welcoming."

    The well maintained garden was a bonus, especially as it turned out to be a sun trap. We spent some considerable time relaxing there. A great deal of thought had been put into the details and the details count. The kitchen was well equipped and the lounge warm and comfortable. The bathroom, with both roll-top bath and walk in shower, came with a range of towels and extras that one might have forgotten to bring. The bedroom was also very well decorated and the bed very comfortable. The owners had left us a number of treats and goodies which was a welcome surprise. We would recommend this cottage to any couple looking for a relaxing break.

    Location was great - local walks gave you views of Lincoln Cathedral which were lovely. The owner had really thought carefully about everything a visitor may want and the welcome package that was left was really generous too.
