Carlton House

The house was great for our family of 13 getting together after Christmas.

Lots of bedrooms, two lounge areas and close to the town centre and beach. Big shout out to Sykes and the owners for accommodating us at very short notice in between Christmas and New Year after another holiday homes company had cancelled our reservation an hour before we were due to book in. Would definitely come back.

We stayed at Carlton house over Christmas 11 of us in total.

The house was plenty big enough. Bedrooms were plenty and had ample space with comfy beds bathrooms and ensuites were modern and clean. Kitchen and house had everything you needed the two dishwashers came in very handy. Every room in the house was warm. There are so many rooms in the house so you can escape on your own or still all be together in the main living areas. The location is brilliant just 5 minutes walk to the town like wise to the sea. Parking ideal for two cars but lots of street parking outside. The owner was great messaging to check we had what we needed and answered any questions we had within minutes. We will definitely consider carlton house for another stay we enjoyed it.

I booked this property for my husbands 30th as a suprise.

We had 5 couples, one single adult, 3 children and a small sausage dog. The house was like a tardis it just kept going and going. The back room had a very strange smell when we first arrived but this was soon sorted by Opening a window and spraying the furniture down with some air freshener. The kitchen was wonderful and had mostly everything needed. Some more than 2 tea towels wouldn't have gone amiss. The tumble dryer didn't appear to work as had to keep putting it on again and had to constantly empty the condenser. I'm not sure if the hot tub had been cleaned as by the Sunday it had a horrendous smell and was bubbling and not in the way a hot tub should. The lighting to the rear of the property definitely needs looking into as there is none and with it being a little way to the hot tub there is a huge risk of slipping. The front and back door locks need looking Into. I just about managed to lock the back door but no such luck with the front from the inside. All the beds were comfortable which is saying something as I do struggle to sleep in a bed that is not my own. The house was cold upon arrival and mabey could have been warmed through prior to arrival due to the size of the property it did take a while. The showers weren't really the best they were either cold or scolding hot. Overall we had an amazing weekend away and all really enjoyed our stay. Lovely big house in a ideal location just a short walk to the town and sea front, had a few minor issues during the week but these were sorted straight away which was much appreciated, had a great week in skegness and I would highly recommend carlton house

The property was quite tired.

Flooring was broken in places and had been taped over. It could do with a repaint and some of the furniture (dining table and some dining chairs) were quite unstable. I think it was quite expensive for 2 nights given the condition of the property. Location was good. Property size was good and bedrooms and bathrooms were all a good size. Overall we enjoyed our stay.

We had an excellent time at Carlton house there was 13 of us + a baby and 3dogs and there was plenty of space so we weren’t on top of each other the facilities in the house were very clean we will definitely be coming back see you soon thank you for a wonderful weekend Colin and Jane Duke

We had a wonderful stay!

The house is spacious, nicely decorated and close to the beach, shops and restaurants. Our family had a lovely time. The kids loved the games room snug and with several kids of different ages the tvs at either end of the house helped keep them all happy! There is plenty of kitchen dinnerware, glassware, and cooking equipment, something that can be challenging in holiday let's with large groups! Two dishwashers was also incredibly helpful for keeping ontop of clean up duties! It's true a little maintenance is needed but everything was functional and nothing caused a problem during our stay. The owners were very helpful providing an information brochure before our stay and answering any questions we had. Thank you!

house was big enough , driveway very small 3 cars max , camera everywhere watching you ( ring door bell, ring camera in rear garden, big cameras on side and rear of the house) electrics in the house definitely need looking at, kept tripping out, flooring tapped in most rooms downstairs, carpets on stairs slide and slip, Most of the shower heads were broken so the house definitely needs a maintenance guy going over it as it was a shame as in the right location close to most things Apparently not aloud in the garden after 10pm and before 8am, house for up to 18people but can’t accurately make any noise which is hard with kids, The area could do with a tidy up in general

Great property and ideally situated for a short walk to the centre.

Property was brilliant for a family weekend and a mixed age group Rooms are comfortable and good sizes and plenty of room in the living spaces. Had a couple of questions when initially arrived but got answers very quickly and easily resolved Would definitely recommend

We had a family get together here and the house was perfect , plenty of room , great sized bedrooms and a lot of living areas so everyone could have their own space if needed , house is only a short distance to attractions we would definitely stay here again

Carlton House was clean and well maintained.

The facilities were very good and the owners were keen to ensure that our stay was as good as possible.

The ‘Pro’s’ are this is a big house with with excellent proximity to Skegness, but still a quiet location, the beds are comfortable, bathroom’s are modern and well equipped, lots of space on ground floor for sitting & eating.

Well equipped Kitchen, with good range of utensils, love the addition of air fryer. Bathroom’s all had toilet rolls & soap (which doesn’t happen everywhere we stay!) the hot tub was very large & great jets on it. The ‘No’s’ were: parking advertised is for two but there is no drop curb so nothing stopping others blocking your parking, plus you need to negotiate the curb to get to the parking !, back yard has 3 very steep steps to get down to hot tub, hard to use if elderly or with small kids, hot tub was not on when we got there (happens more often than it should looking at other reviews, but was rectified after a phone call.. but still not useable on 1st day) We were told they had forgotten we we’re booking in Sunday instead of Monday, this also meant no milk , dishwasher tablets etc in a welcome pack was left. Bedding let down by no mattress protection or pillow protection, a must really for these properties Flooring we reported at end of holiday as there were 2 Brocken parts that were badly broken and we had to buy tape to mitigate the trip hazard for my elderly parents. I would also advise caution for old/enfants with the stairs in house as they are steep. No exterior lights only security light,so hard to use outside space , and lights not working in area were washing up was in kitchen, and very top floor twin rooms shower temperature control panel not working. All in all we still had a good stay, there’s lots to love in this property, it won’t stop us rebooking, just greater attention to maintenance would improve the overall experience, and lastly why these type of properties don’t leave a house manual to assit with appliances, how to work items, where near by facilities , the addition of this would be useful as not every one knows to work things like digital showers, dishwasher etc.. either an in the house copy or digital version would be helpful !

We do love this place, however, when we arrived the house smelt musty and really bad smells coming from the top floor bathroom and second floor front bathroom (which are above each other) so think there might be a drainage problem here.

Unfortunately there was no hot water for 10 of us to have a shower, this was reported on the Saturday and Adrian and Shelli were great in getting an engineer out, but not until after 7pm in the evening, so we all ended up making do before we went out. Boiler was fixed and we had heating and hot water eventually on Sunday. Then we had a leak through the kitchen ceiling coming through the light, engineer came back out and did what he could, we kept a bowl under the drip. Most of us left on Monday, a couple stayed until Tuesday so we didn’t stay the full week. Adrian was in contact with us and agreed to pay us £250 compensation and also offered to move us to another property he has around the corner, we declined the move as most of us were going home anyway. The compensation was agreed to be put towards our booking for next year (as long as issues were sorted out), but he said that this property was already booked and he was waiting for you to come back to him to see if this can be sorted. If we can’t book this property again for next year then we will take the compensation and put it another booking somewhere else. Your response is appreciated, look forward to hearing from you.

Terrible - let down by the property and Sykes Cottages who have no concept of customer service.

Tried to get a partial refund for the £2.5K spent on a 2 night stay but was refused. Booked a two night stay in October to gather the family together. One of the main reasons for booking this place was the hot tub. On arrival it wasn't working. I had to resolve the issue following instructions from the owner, but it meant that the hot tub was not available until the next day, which was 50% of our stay without a main feature. Also, on arrival, a bedroom door was hanging from the hinges, one of the shower doors would not open properly, two chairs in the dining room had broken/loose legs, a slat was broken on one of the towel rails, a room had damp towels, one of the lights did not work and when one of the 3rd floor showers was used, water ran down the wall of the bedroom below. We raised issues to the owner, but the maintenance person did not fix some of the issues until the 2nd day, thus 50% of our holiday was impacted by the above. Hence my request for a partial refund to Sykes, who dragged the issue out for almost two months by either not responding themselves or by saying the owner was not responding, then said it was too late to do anything about it. They have also ignored my request to escalate the complaint. Give this property and Sykes a wide berth.

Although the property sleeps a lot of people as described, and the dining room is nice and large, the sitting room is rather small.

All areas were clean and well presented. Bedding is basic. A few dishwasher tabs would have been appreciated.

What a wonderful holiday home.

We all wanted to move in! Was just perfect for our large family to stay altogether to celebrate an 80th birthday. The kids loved the games room and the pool/air hockey table was also a big hit. Short walk to the main attractions, restaurants and pubs. A weekend we will never forget. The owners were so friendly too. Will definitely be returning.

We had an incredibly awesome time.

It was a really huge place so facilitated us all really well. Had a nice dining area. And it was clean and nice to stay in. The only issue was that it was very very cold especially downstairs and on the top floor area. however the owner was able to facilitate us and got some heaters for us to help. I think in the winter this needs to be considered when renting the place out. However generally overall was an amazing place to stay. ☺️

Absolutely perfect stay at Carlton House.

The house was immaculate, decorated beautifully and perfect for a large group. If you’re thinking of booking this house…do it! We will be back.

Had the most amazing 3 nights at Carlton house 14 family members for my 70th birthday, the house was absolutely spotless well equipped and beautifully furnished also lovely and warm , it was a very social house we all loved it and can't wait to return, fab location for beach town and pier (who doesn't love a 2p slot machine donuts and candy floss ) many thanks Adrian

We had real trouble getting into the property.

4 of us tried the key. Phoned both numbers given. 1st one left an answerphone message. 2nd one told us to send an email. No reply from 1st .. finally opened the door which actually needed a jolly good clean. Table in dining room is amazing except it makes lots noise. Quite amusing. Radiators upstairs need bleeding. Coat hooks keep falling off. Having said all that the house is absolutely great. Like a TARDIS so many rooms. Good quality all over. Furniture beds showers all great. Kitchen well equipped. Would recommend. Just be nice if the owners were contactable.

Everything was exactly as expected from the listing: the decor was beautiful and gave an extra luxury to the stay.

Everything was thought of and the bathrooms and bedrooms were set up perfectly for a large family group. The location was also great, close enough to the centre and the beach without being too noisy. Would definitely stay here again!

I recently spent 4 nights at Carlton House in Skegness with family and friends.

The house is spacious, spotlessly clean, comfortable and had everything we needed. . Carlton House is in a great location, a short walk to amenities and the beach. Would definitely recommend and would visit again.

Great property, 14 of us including 3 kids and a dog.

Well equipped and spacious, only down side was the pool/ air hockey table is very unstable as missing part of leg so we couldn't have it up round the kids. Garden extremely secure for the dog and a really big hot tub. Very close walk into skegness and really close to bus stop to go to Ingoldmells. We'd stay again.

The house is great and close to all amenities, the kitchen was well equipped if like us you cook from scratch, although a couple of pizza trays would be a great addition, the beds were super comfy, it was just small things that could be kept on top of really.

There are damp patches on one of the 1st floor bedrooms and kitchen ceilings, no hooks to hang towels on in the small ensuite bathrooms, 2 of the blinds in front 1st floor bedroom had broken pull chains so couldn't be opened, light bulbs in the dishwasher area, utility room and downstairs bathroom need replacing. One of the air hockey bats was missing so we couldn't play with that properly! The dining room table doesn't feel very secure and several chairs had wobbly legs. Some coat hooks need replacing. But overall we had a wonderful family weekend and the loaf of bread, coffee and milk were a welcome touch after a long journey.

Very good house which worked very well for a large multi generation family gathering.

Room layout of bedrooms meant it was possible to give space to families with small children where they could sleep whilst the rest partied!! One very minor issue with bed set up was immediately resolved by landlord. Parking was tight for multiple vehicles but we found spaces on adjacent streets. Plenty of bath towels in all bedrooms rooms for guests. One suggestion would be to also leave tea towels in the kitchen or let people know they need to bring some. Overall an excellent house which we enjoyed and had a fantastic family weekend.

Arrived 4pm the apartment was not cleaned, dog hair everywhere not hoovered, everything in the kitchen was dirty from plates, cups, oven , fridge well you get the gist.

Hard floors not cleaned or mopped. None of the bathrooms properly cleaned with things left from previous stays. Hot tub wasn't working so couldn't use the first day. Pool table had no cues this was resolved from Tuesday but air hockey never sorted, some bolts to keep legs in place missing, Broken toaster as per last review still in there and tripped electric again. Apparently the owner said it should of been taken away as electrician failed it. One brake glass fire point broken. Floor in lounge broken and in kitchen. No tables wiped down. 7 chairs for dinner broken as either screws missing or not right. Garden left a mess with rubbish big drain cover cracked and dangerous. We had constant contact with owner and it was excuse after excuse. Blaming bank holiday on cleaning staff availability. They sent cleaners back around 8pm by this time we were cooking dinner and trying to get kids to bed as the first 4 hours the 8 adults were trying to get it in a state to live in. The first night all we did was clean and the kids couldn't use any thing worth while using because it wasn't working or hot enough. We requested a nights refund which was declined as we lost a whole night cleaning without the facilities to use. The owner stating it was unreasonable. Un reasonable is leaving it how it was and the owner said it was disgraceful that the professional cleaning team has let him down. Also the description of room is incorrectly it says a family room with a bunk and king size. This doesn't exist. Good points location to beach/ shop/ transport links. Size is great with plenty of room. The lack of care was shocking so the food points just didn't matter

We arrived early 14.

40 to be let in at the front door by a young man. I asked if we could just leave our bags in the living room aware these must be cleaners and checkin was not until 3pm. Person said that was ok. We then all gathered on drive to discuss who wanted what from food shop. Two older men in high vis jackets then came out the property carrying a box of cleaning products and what looked like a bag of dirty laundry and said property was now empty. We went into property to find piles of clean towels along diner table, along with cleaning products. Piles of dirty towels in laundry area, fridge and cooker where unclean, main sink was brown (should be white). Bins in kitchen were full of rubbish and wheelie bins on front of house were overflowing. These were not emptied until Sunday. On further investigation some bathrooms had not been cleaned and two bedrooms had no bedding at all. Beneath one of the beds on the upper level was also rubbish i.e. plastic bottles and clothing packaging. Having a toddler with us we had no choice but to purchase cleaning products in order to clean this property ourselves. My sister in law nearly slipped over outside back door where a wooden square had been placed over a drain cover. This is not fit for purpose as was a slip/ trip hazard following rain. I called the caretaker who told me cleaning staff would come back. We went shopping and out for a few hours. When we returned around 5pm found they had still not returned. I messaged caretaker again. 8pm they had still not come back and we had children waiting to go to bed. On calling caretaker we’re told this was our own fault as we had checked in before we should have. I explained we had been let in at 2.40 and asked only to leave bags. He argued with me check in was 4pm. I screenshot him 3pm check in message from Skye cottages and we finally had a delivery of bedding around 10pm. I asked the man called Callum to come and look at how the house had been left and he said he would speak to his manager as this was not how it should have been. Even if we had not left bags in front room, no way would that house have been cleaned in 20mins. As I tried to explain to caretaker, we were also let in, we never knocked or even asked. I could see people inside so simply asked to leave bags so we could make room to do food shop in our cars. Saturday we attempted to cook breakfast on using toaster it tripped out all equipment in kitchen and main lights. We could not get lights back on an electrician was not sent until late afternoon for which we had to wait around for so we could explain the issue. Sunday we found out the second oven on the double oven stove did not work and that the second dishwasher was still full of dirty dishes from previous people. Overall it was very unsatisfactory for the amount of money we paid for this weekend. We feel we should be compensated for the interruptions to our weekend break and inconvenience caused. To top on all the caretaker I spoke to on Saturday evening I found to be extremely rude and argumentative.

We were told that check in was 15.

00 but on arrival cleaners were still in the building & said that check in was 16.00 although they did let us into the garden. Only 10 bath towels were in the property for 14 people. I requested 4 more which didn’t arrive until the 3rd day. All the outside bins were full including big red one in the front garden which we had been told to use.

We recently stayed at Carlton House as a family group of 12 adults, one child and a dog.

The house was perfect for our holiday as it was very spacious, well equipped and very comfortable. We were able to enjoy lots of family time cooking meals and all eating together in the large dining area. The hot tub was a particular highlight. The house was in a perfect location close to the beach and all other local amenities. Parking was available at the house and on the street which was ideal. The hosts communication was excellent and provided useful information and advice for our stay. I would highly recommend this home for a break in Skegness

Great size property and all pictures are true to size and quality.

We had children (6) and dogs (2) with 10 adults - plenty of space and areas for the kids to happily play whilst adults enjoyed the social spaces. Car parking and garden limited but doesn’t deter from a lovely house. Beach a couple of minutes walk along with plenty of local amenities.

We were all very impressed with the property and really enjoyed our stay.

The amount of space we had was brilliant for the size of our group and we loved all being able to sit and eat together, which you don’t always get even with properties that can sleep large groups. The house was well looked after, with the carpets and decor looking new. Kitchen generally very well equipped, the only small thing that we felt was missing was washing up liquid and tea towels. Appreciate having the two dishwashers but still some things that need washing in the sink. But that’s a very small issue and everything else was perfect

We had a great time, the rooms were great, the house is beautiful, full of character yet modern as well.

The host was attentive and responded to any issues immediately. The hot tub was a plus, just a short walk to the beach, waterpark, town and plenty of shops. We had a great holiday.
