The property

This Georgian farmhouse is beautifully located in woodland with panoramic views of the Lincolnshire wolds and the nearby village of Tealby.

Situated adjacent to two other holiday cottages, the property is perfect for families to enjoy time together in a beautiful, peaceful setting, with plentiful walks from your doorstep, with the facilities of Tealby village and Market Rasen less than two miles away.

This property combines character with modern comforts, it has been tastefully refurbished to a high standard to ensure maximum comfort and enjoyment of your holiday.

The accommodation is spacious and well planned for an extended family holiday, with lots of communal space in both the bedrooms and the living areas.

The light, spacious lounge comfortably seats 10.

A 49" Smart TV with blu ray player and a log burner provides a beautiful family environment with open views and easy access to the hot tub which is reached through double doors from this room.

On it's own private schecluded York stone patio, this is the perfect place to watch the stars and listen to birdsong all from the comforts of the hot tub while being at one with nature.

A second snug/sitting room provides a second log burning fire and with plenty of space for relaxing, chilling and enjoying the peace and tranquility of this lovely house.

Reclaimed mahogany floors throughout most of the ground floor add a feeling of luxury.

The farmhouse kitchen, which has a dishwasher, US-style fridge/freezer, Nespresso coffee machine, and 6-seater dining table is the perfect place to cook and socialise in front of the authentic,and efficient oil burning Aga, and the beautiful Belfast sink is sure to be a talking point.

A further dining room seats 10 around a large dining table with a lovely open fire in this spacious but cosy room. Perfect on a winter evening.

With plenty of storage space in both the kitchen and the utility room this house will suit family groups. A super-size washing machine and separate tumble drier in addition to the drying rack over the Aga  in the kitchen makes for easy laundry. There are four spacious and individually styled bedrooms, all on the first floor. Two bedrooms have en-suite showers, basins and toilets.

The largest en-suite bedroom comfortably sleeps up to four people, with a double sofa bed in addition to a king size bed- ideal for a family and young children.This dual aspect room has amazing open views over the Wolds, and to the woodlands.

The second en-suite room can be made up as two single beds if this is preferred, or it can be a super king bed.

There are two further bedrooms- one with a king sized bed with woodland views, and one a double bedroom with lovely views of the Wolds. A family bathroom has a toilet, basin,shower cubicle and separate bathtub, with an enormous airing cupboard, ensuring a constant supply of warm fluffy towels.

Downstairs is a small toilet with shower, and a wet room floor- with ample bathing facilities, there need never be a queue in the morning!

From the door, there are woodland walks and excellent cycling opportunities along quiet country lanes and tracks.

Nearby Market Rasen offers pubs, tea rooms and independent shops, along with the added benefit of a National Hunt racecourse and popular golf course.

The gently rolling landscape is peppered with quaint villages, with quiet lanes and footpaths to follow, while the historic city of Lincoln is just a short drive away, with its castle and cathedral perched high on the hill, overlooking the town.

With easy access to the Lincolnshire coast, this delightful cottage provides an excellent base for a wonderful family holiday.

Tealby is reputedly the prettiest village in the Wolds- a village of stone-built cottages, many of which are listed buildings, gentle rolling hills, streams and Fords. Market Rasen is a small market town on the River Rase, surrounded by open countryside and woodland and located on the western edge of the Lincolnshire Wolds, a designated Area of Outstanding Natural Beauty. The area is a magnet for horse riders, carriage drivers, cyclists, walkers and wildlife lovers, with long distance walking (the Viking Way passes through the village) and long distance walks to explore. Enjoy a round of golf on the tree-lined, 18-hole golf course, visit the National Hunt racecourse, or spend a day on one of the Lincolnshire coast's unspoilt sandy beaches.
