  • "This was our second stay and possibly not our last."

    Apart from the weather our holiday was absolutely perfect, everything we needed, home from home. Stella returned a book that we had left behind and would not let us pay for the postage, this was very kind of you, thank you. The bungalow is very clean, who ever maintains and prepares the bungalow for us, takes time and respects their role, allowing us to enjoy our holiday immediately we arrive.

  • "Delightful clean, warm and comfortable property that has an enormous driveway and rear garden."

    Litchen had everything we needed - cooker, microwave, dishwasher, lots of plates etc. Tv was a smart tv for Netflix iPlayer etc. Even a stereo with cds and vinyl. The only two negatives - which wouldn't stop me staying again - were that if there was a problem you have to go through Sykes, which is not great if it is out of hours as their service for this isn't very good (although I will say that the small issue we had was resolved incredibly quickly and the owner was lovely) and the other is that the washing machine and tumble dryer are in the garage and you have to go outside to access them.

  • "Lovely large spacious bungalow, drive to the front door with no worry about parking."

    Massive secure private back garden which our dog loved. Short walk to a path onto beach and promenade. Also cut through estate to shops, pubs etc. Sutton on Sea quiet in November and "bracing" as expected, but still a nice break. Two large downstairs bedrooms, with comfy firm(ish) beds and bedding. Homely front room, some might find dated, but good quality and fit for purpose. Lots and lots of books, games, jigsaws, records, DVDs, CDs etc. Also every conceivable pot, dish, bowl, glassware, crockery etc, (but could do with one empty cupboard to put own food). Kitchen and dining in conservatory, which can be a little cool. But overall a excellent place for a week away.

  • "Bed too hard and quilt needs to be bigger, dust on top of freezer, cobwebs in corners of rooms and around base of lamps, inside ceiling of conservatory dirty."

    It was mid November and we weren't allowed to put the central heating up, found the house cold. However,big garden was perfect for the dog, location was brilliant, very quiet in winter, the fact there is a caravan park right behind might mean it is noisier in summer. Great that throws were supplied for the sofas to protect from dogs, and dog towels, we did bring our own. Could do with an outside light on the back garden. Very dark outside although torch was provided. Needs mats in bedroom as laminate flooring was cold.

    Sorry that you found some dust and the bed too hard. The comfort of our guests is very important to us.Mattress firmness is a matter of personal taste and so is a difficult one to get right for everyone.Many guests have commented on how "comfy " the beds are. However, all beds have the appropriate size duvets. The thermostat is set between 20 and 23°C which we hope most guests would find comfortable and there is an electric fire to boost the warmth in the living room if needed. The assumption that the caravan park is noisy during the summer months is totally incorrect and we have never had any issues in this regard.   • "This is a huge 1970s open plan bungalow that dosent seem to have changed since 1970 ."

    If you put pineapple and cheese on cocktail sticks on the table and pampas grass in the garden , plus a bit of "G plan " furniture it could be marketed as a 1970s themed experience . It is really warm but not cosy - very saggy settee . Loads of storage cupboards but no storage ! all cupboards filled with owners possessions and i counted over 150 drinking glasses ! . the bathroom fittings are very dated and need replacing . However , it is in a superb location , only 5 minutes walk from beech and just 10 minutes to village shops etc . very quiet road , fenced and dog friendly garden , all floors are hard floors which are excellent with dogs or small children . , excellent for large family and dog owners - excellent local walks with dog ..It has off road parking for lots of cars . Newish kitchen fittings , even bar stools !! also very cheap to rent so lots of positives but i think the modern renter really wants a higher standard But again , you get what you pay for . Bag a bargain before it is updated - then it will cost twice the price .

    Thank you for the " lots of positives" and we agree it is a superb location and excellent for families and guests with a dog.The 30 plus photos show an accurate picture of what the property looks like inside and out and so it is surprising that you were unaware of the features of the property and questioned the accuracy of the listings. Perhaps you didn't view them when you booked which is unfortunate.It is totally inaccurate to say that there is " no storage". In each of the downstairs bedrooms there is plentiful storage in the form of double wardrobes with ample hanging space and shelves and in the kitchen there is a large cupboard for guests groceries as well as a large fridge/ freezer. Counting glasses must be a new holiday pasttime, who knew?!! Property Owner

  • "Very comfortable and roomy."

    Decorated and cleaned to a high standard. Beds very comfortable. Kitchen well equipped, crockery in good condition, plenty of cutlery. Decent sized fridge and dishwasher. Huge secure garden. Bathrooms well proportioned, although showers disappointing, but that due to a lack of water pressure which is probably an area problem. Upstairs bedroom is not suitable for older people as stairs very steep and lacking headroom at one point. Very pleased with our choice of holiday property. If we come back to the area, we would definitely come back here, no need to look elsewhere.

  • "Overall the property was adequate but there is room for some improvements."

    On the plus side the house is spacious and the garden is lovely. Our boys thought they'd got their own football pitch. Lovely neighbours who didn't mind returning their football either. Nice quiet area as well and within easy reach of the beach. Cleanliness will always be a moot point depending on whether you're a "clean queen" or just an easy going person like me. I found it to be perfectly acceptable anyhow. But...I wasn't too happy to find that some of the crockery was chipped and cracked. It really is cheap enough to replace plain white plates and I feel this should be done as and when needed. Also the towels were totally inadequate for adults. Only 2 towels per person. A hand towel that was barely bigger then a face cloth and a bath towel which was more like a large hand towel. Two tea towels in the kitchen but no hand towel and no extra hand towels in the bathroom or en-suite. The washing machine was very welcome seeing as we are a family of 5 but I loath drying wet clothes in a tumble dryer unless absolutely necessary. I'm sure that a little rotary dryer in the huge garden would be welcomed by very many families. We bought a clothes line and suspended it between a tree and the fence and dried our clothes in the lovely sunshine. Sorry to the owners.....I said I would leave it but hubby took it down. lol There is a drying rack supplied though and that's by the wardrobe in the bedroom.....that was very handy as well but we didn't find it to start with. All of the beds were reported to be comfortable apart from mine which was the double bed in the en-suite room. That mattress could do with replacing. It felt like I was sleeping on a park bench because it's so hard. I know that mattresses are difficult things to provide because everybody is different but probably a medium sprung mattress would be a safe bet. We also had problems with the lovely funky fire on the wall of the lounge. We had a few chilly evenings during our 2 week stay but the remote controlled fire only worked for one evening! We got the halogen fire out of the garage but that was broken and only one bar worked. Luckily we didn't need it on for very long before the chill was taken off the air. . The main issue I have is about the bedroom upstairs. The description clearly states that the stairs are very steep and not suitable for children under the age of 10. Our 8 year old was like a mountain goat and had no problems at all but our 10 year old continually banged his head as he went up and down the very steep stairs. The description should also make it very clear that this particular room isn't suitable for anybody with mobility issues or aged/infirm. My Husband went to check it out and banged his head on the way up and on the way down. He also commented on a steep part of the staircase which he felt was dangerous. I only looked up from the ground floor but didn't feel confident enough to go and look any further. I feel that this room is very limited as to who can actually use it safely. Not only that but there isn't any lighting on the staircase and no toilet facilities up there so going to the toilet in the night means coming down an un-lit staircase to the ground floor before making your way through the lounge and into the hallway before getting to the main bathroom. The owners do suggest leaving the lounge lights on throughout the night in order to provide light on the staircase. I personally think it's a health and safety issue but if you know in advance what you will be getting when you book the Hemploe then you can decide for yourselves whether or not it's value for money. We managed ok.......2 young boys and their Mum but younger children on their own might not be ok. Older/less mobile people would struggle so the actual age group for this room is very limited. . On a final note.....the tele was brilliant and the internet connection was good as well. . Would we book again? If a few changes were made then I think we would.

    Our dog loved the exceptionally large enclosed garden. Everything you need is available, beds really comfy too. Just a seven minute walk for us to the lovely beach. Our first time in Sutton on Sea and would highly recommend. It is flat and ideal for people with disabilities. Excellent food at The Beach Bar. We will definitely be back.   • "The bath towels could be larger,."

    We were contacted by the owner just after arrival to check all was well, that's the first time this has happen in the years we have been using Sykes The garden fence blew down in the strong winds on Monday, inform by the owner while we were out, fencer turn up at 1630, Fence fixed by 1000 Tuesday Absolutely Brilliant.

  • "The Hemploe was everything you could ask for."

  • "An extremely clean cottage in a fabulous location."

    Beautiful garden which would have been perfect had we stayed in the summer. Very quiet area and big parking area. It is a bit of a trek for the bathroom from the attic room down quite steep stairs but that cannot be helped. The beds and sofas were very comfortable. Smart tv with Netflix and good wifi. Highly recommended. I left an item behind and the owner kindly sent it back to me.

  • "Nice area, good inside and outside space, however, a few things need to be addressed for the price we paid."

    No smoke alarms, no carbon monoxide monitor ,no slip mats for showers or baths. Lots of dust on walls ,pictures and hall table. Bathroom floors not clean, door to on suite wont close no lock on other bathroom door. Dinning room chairs very dirty and stained, dirty dishes and plates in cupboard and dirty utensils. Sofas to low .but we made the best of the week but very disappointed.

    We are extremely disappointed by this review and the inaccuracies within it. We take the safety and enjoyment of our guests very seriously. There are in fact two functioning smoke detectors, one is on the ceiling in the hall ( see photo 5 on website) and one is at the top of the stairs. A carbon monoxide detector was on the top of the kitchen cupboard as this is the only room with a gas appliance, we have subsequently moved it so that it is visible to guests. Both bathrooms have always had locks on them. We accept that the ensuite door would not totally close as it had swollen in the heat of this extraordinarily hot summer and that there were no shower mats. We have now rectified this. The seats of the sofas are within UK standard height at 17 ins. We do not accept that the property was dirty as has been reported. Our very experienced and thorough housekeeper is consistent in her weekly changeover approach and other guests throughout the year have given extremely favorable reviews regarding cleanliness. We only wish that you had alerted Sykes of your concerns on entry to the property so that we could have had the opportunity to respond to any issues you raised and so that we could have dealt with them immediately.     Sutton on Sea is a beautiful little seaside town and an easy walk from the bungalow. Mablethorpe is just a 5 minute drive away too. Whilst the the accommodation is lovely may I recommend maybe changing the settees as they are quite low and not easy for us older achy people to get up from. All in all we had a fantastic time and our little pooch love her garden x

  • "Fantastic property, the listing honestly doesn't do justice to how lovely and spacious this place is."

    The garden was perfect and the overall layout was beautiful, one thing I would recommend is a toilet upstairs as it's a trek at 2am to go to the loo but otherwise the house is perfect. Lovely recommendation from the owners to visit Donna Nook for the seals. Wonderfully decorated for Christmas and sone lovely little treats left for us and the dog. Thank you for a lovely stay, would definitely recommend and book again.

  • "Excellent property in a great location."

    Easy walk to the beach and local facilities including shops, bars, restaurants etc. Beds really comfortable with lovely cosy duvets, well equipped kitchen and and great conservatory/dinning room looking out over a wonderful big garden with many an happy hour spent watching the birds and squirrels from the window. A problem with the heating was quickly sorted (within 15 minutes) with additional halogen heaters been provided. Would certainly recommend and look forward to booking a return visit soon.

  • "Lovely clean spacious cottage The kitchen was well equipped and a lovely big garden for the dog."

    Being over 6ft 3 I did find it a bit tight in the showers and don’t think that there is a need for two baths perhaps one larger shower would be better. We had a lovely week walking the beaches which were very accessible from the cottage. This was the first time we had been to this area and we are glad we went out of season as we have never seen so many caravans and would expect it to be very busy in the summer.

  • "We had a lovely time at hemploe, the bungalow had everything that we needed, we took advantage of the games that were there, the facilities in the kitchen were very good, our dogs particularly enjoyed the garden and spent most of there time playing outside, it was handy having the beach on our doorstep too, we would also like to thank the owners for letting us change our plans 6 weeks before we were due to arrive by letting us bring my stepdad and his dog at the last minute due to a bereavement in our family which we will always be grateful for as we would probably had to have cancelled otherwise, and it was just what the doctor would have recommended for him, which we are very grateful for, and we will definitely be returning in the near future."

  • "The garden needs a good tidy up, there are weeds which werent removed evixently bad been there a ehile."

    Also, although tv package not a priority, compared to other cottages we have stayed in this has a basic freeview package rather than access to Netflix or a sky package, this would deter us crom staying at tbe Hemploe outside of summer months. We strongly recommend a good tv package

    May I suggest a clothes airer be supplied as the clothes line is in the trees. There is a tumble drier but an airer would cut cost for the owner
