    The hosts Tim and Tracey....and the family were like people we have known for years, so friendly and so welcoming. The house is amazing, clean, well equiped and the views.... well what can we say, even though there is a tv in every room we didnt need it, we could have sat every day just looking out over Barmouth. You will not be disappointed if you stay here.

  • "We had a wonderful week's stay at Arnant with my son, his partner & their 2 sons."

    The accommodation was perfect for us, we had a a bedroom & bathroom on the ground floor & the family used the 1st floor bedrooms, shower room & private sun terrace off the master bedroom. The lounge & dining room were spacious & the conservatory was an added bonus with beautiful panoramic views. The kitchen was well equipped & we were given a complimentary bottle of wine & some delicious lemon biscuits & tea & milk on arrival, which was very much appreciated! It was lovely to meet Tim, the owner & his 2 dogs & he was very friendly & suggested places to eat & visit.

    The house is fabulous really spacious very cleanand lovely views to the sea bathrooms very high spec and a massive bath in one of them We had a very slight problem in one of rooms and Tim said he would be round in two minutes he was and sorted everything Tim is also very knowledgeable about the local area telling us shortcuts to the beach and recommending local restaurants which were all very good The beaches are fantastic with a backdrop of mountains really lovely relaxing holiday thank you

    The house is built to a very high standard. Fixtures and fittings were excellent. If I was to be " picky " a couple of chairs to relax in on the patio would be of benefit also the walk into town is more like 20 minutes. The whole area around Barmouth is stunning and well worth exploring.

    Parking aplenty, and rooms are much larger than imagined. Lovely and clean, with all utensils required to have a great seaside break. Will definitely use again when in area. Walking distance to town, shortcut to beach via footpaths. Slight incline on return, but we managed without issue. Friendly owner on hand if required. Lovely conservatory, balcony and outside space for the good weather.

  • "An extremely well presented property that was exactly how the details portrayed it."

    Tim, the owner, was very helpful with a small problem we had on arrival but it was sorted quickly and efficiently. The little touches on arrival were thoughtful, sweets, wine, mince pies, tea & coffee and milk in the fridge. We had a great stay over new year and will definitely stay again; would highly recommend.

  • "Really enjoyed our stay, the place is huge and really Comfy, a really lovely touch was the wine and Welsh cakes on arrival much appreciated."

    The price was good as we had seen smaller accommodation in Barmouth for roughly the same price. An easy stroll into town (20 mins approx) The place was quiet due to time of year but we still manayto get food and drink. The ‘Captains table’ was a good place to eat and “Myrddrins’ bar sells some cracking craft beer ( Got his own micro brewery ) All in all a really good few days away.

  • "This was one of the best family holidays we have been on."

    The cottage was only 15 minute walk to the beach, which was stunning and mostly empty. You can walk into Barmouth in half hour if you wanted the fair and shops. The sea view from the cottage was stunning and the pictures don’t do it justice. It was clean and perfect for a family. Ideal location for Snowdon, the Mawddach trail, lots of great places to walk and the sea.

    ..views outstanding!! Everything was perfect...like home from home they have thought of Everything...and a lovely welcome gift awaited us..a bottle of red wine which was really nice, a plate of buttered Welsh cakes and a bag of chocolates...such a lovely touch!! Tim visited a couple of times to see if we were OK and needed anything at all..and he came to say goodbye he was really lovely. I would love to come back but its getting so booked up...and im not surprised.. youve got to get it booked ASAP as its going to be so popular to have holidays at home for a while I think....thanks so much Tim and Tracey and to sykes cottages for giving us a perfect home for the week.

  • "Arnant is a modern(7years old) dormer bungalow of high quality."

    Built by Tim, the owner, who lives in adjacent property with his wife Tracey; the family was most helpful. The house book does draw attention to there being a large drop from the patio level to an adjacent small stream. The property is located 55m above sea level and the shortest walking route to the promenade is about 1/2mile. The harbour area is 1.1 mile so the conflicting walking times(5-10 and 6-8mins) are not realistic! We experienced one problem, the ground floor bathroom towel rail did not work - owner aware. Yes there is parking for 3 cars, but not side by side - one would be blocked in. We definitely recommend this property.

We enjoyed the spacious beaches in the local area and there are some spectacular walks locally and in Snowdonia .     The host Tim was outstanding, very welcoming and helpful. He came to make sure everything was ok and to see if we needed anything. The welcome gift was incredibly gratefully well received and needed after a very long journey. The home completely met and exceeded our expectations. The views at sunset time were breathtakingly beautiful. We all loved Barmouth. Its a beautiful little town. The beach is vast enough that you could be away from other people. We would definitely go back. I just wish it was closer.

  • "What an amazing holiday home in the perfect place, just a short walk into Barmouth and beautiful views."

    Six of us ages ranging from 75 to 9 have just got back from staying here a week and wow what a great time we have all had. Could not find a single fault, the place is immaculately clean and the beds were very comfy. There is everything you could possibly need in a holiday home. Tim and Tracey the owners are lovely people really welcoming and helpful. They really have thought of everything. We were slightly worried about one of the previous reviews that said the place was cold but we are baffled by these comments as we stayed over the new year period and we were all toasty warm the entire time. We will definitely be staying here again and have already recommended a stay to several of our friends.

  • "The coldest place that I have ever stopped in."

    Under floor heating with maximum temperature of 21 degrees .Not sure if it was working at all to be honest. Very hot at 25 degrees in conservatory one sunny day but down hill after that .Great view though and it must be a great place to stay in warmer weather. It is also crying out for a fridge freezer......plenty of room for one! Paid for 14 nights but went home after 5 nights. Owner Tim is a great chap and I should have contacted him about the heating but being a pensioner I knew my home was warmer.....even my car was warmer on the journey back. Having stopped in Berwyn in Talybont the week prior to Arnant, I had been spoiled with comfort of heat.

    I am sorry to hear that you felt the need to curtail your holiday short due to the heating. Had you contacted me before hand, I would have been more than happy to address this for you.   • "Enjoyed our stay in Arnant so much that we didn't want to go home!"

    Weather was sunny & warm which was a bonus (who needs to go abroad!) Views from the sun room & top bedroom were fabulous. Very spacious rooms throughout the house. The owner Tim was lovely & very friendly. Came to check we were ok & had everything we needed. We took our own bikes with us but there is no storage at the property for them. We locked them to the railings at the back of the house & they were fine. First visit to Barmouth & we weren't disappointed. Lots to see & do (A week wasn't long enough). It has a lovely beach & this is where we sat & watched the stunning sunsets on an evening. Plenty of hills & mountains to explore with fabulous views. Mawddach trail across Barmouth bridge is good for biking. A flat route suitable for all ages & abilities. You can also walk this trail. We also explored Coed y Brenin forest which isn't too far from the holiday cottage. It has both walking & biking trails. The minortaur bike trail was so much fun we went round it more than once! Plenty of places to eat & drink. Would highly recommend this holiday cottage & Barmouth & will definitely return.

  • "The house is lovely, and is in a stunning location, the owners were helpful when anything was asked of them."

    There was only one thing that let this property down, and that was the mattress on the bed in the main bedroom, the room and its views are amazing, but the old style mattress with its springs that can be felt through the sheet, and the fact that it was sloping on both sides, we felt it should have a more modern one on it, one that doesn't bounce the other person around, but this was it's only fault. I certainly would recommend it, it has everything you need. One thing we would recommend though, take some provisions, the Co-op is very expensive even for breakfast basics.

    We found the house very comfortable and in a fantastic position - the sea views were amazing. The owners were very friendly and made us feel welcome. We found lots of things to do in the area with two children. We especially enjoyed Bounce Below and hiring bikes at Coed y Brenin to cycle to the waterfalls. We were very lucky to have some great weather so enjoyed time on the beach as well. We hope to return to Arnant in the future.

    Cottage was decorated for Christmas. Comfortable, cosy & and clean. Fantastic views and a short walk to the beach. A few more knives in the cutlery draw wouldn’t go a miss & oven, fridge are a little bit small but that’s me being very picky! We would definitely stay here again.

    Owner is exceptionally friendly and helpful. Setting is delightful with views over Barmouth and Barmouth Bay. Barmouth itself is within a good walking distance and approximately 10/15 minutes away and beaches approximately 5/10 minutes away, though the paths can be steep and access for disabled persons might be difficult. Highly recommended and we hope to visit again in the not too distant future. Many thanks.

  • "What a beautiful property,well designed and thought out and much bigger than expected."

    Went with our 98 year old auntie and she was able to have a ground floor bedroom with her own bathroom which was really good for her to have her own bit of independence. Bedroom was lovely with the patio doors which we never shut during the night due to the very hot weather, so it kept us nice and cool to sleep . Loved the setting and the views were lovely out to sea and the conservatory was nice to sit and relax and watch the beautiful sunset s . We found everything we needed and we had a welcome pack of goodies which was most appreciated. House was spotless couldn’t fault anything about it , well apart from the fact that we had to leave it ! We got to meet the owner Tim who was very nice and approachable. Would definitely recommend this property and I’m sure we shall be returning.

  • "Everyone who has been here has stated that this is an extremely good place and the owners are very friendly."

    The conservatory is an added feature with true views over the sea. There is adequate car parking and the walk to the town is approx 20 mins downhill. Barmouth is a well presented town with lots of space and eateries. On the web site it features a number of food places to go to but doesn't mention the Ty Craig hotel close by. This wasn't recommended to us but we went to give it a try and have to say it was excellent both for food and attention. We went back and it was equally welcoming the views from the restaurant over the sea were an added bonus. We were able to travel around covering the Snowdonia area fully, we found the Ffestiniog steam railway brilliant, the !st class carriage for an extra £7 each way really worth it. The scenery was beautiful and the coastal area around Aberdyfi very relaxing.
