  • "There's not much to say that other people haven't, great house, very good views everything you need is there."

    Plenty to do even this time of year can recommend the marine aquarium, the broken fiddle cafe and restaurant all food homemade and reasonably priced.

  • "An absolutely amazing home."

    Felt like it was our home for the week. Everything we needed was available with more. Clean and warm when we arrived. Stuff for kids to enjoy and even had smart tvs in each room. Will definitely be booking again.

  • "This is a lovely property, stayed this time last year, liked it so much booked again this year."

    .. However.. Last year reported to owners the heating was faulty, the living room sofa broken...... This year bitterly disappointed, the sofa still broken, both shower still faulty ( too hot, boiler been turned down low to compensate ) On top of this, main bedroom mattress need replacing along with pillows, On the plus side heating has been fixed, other things not...... sorry not good enough for a 5 star property. Sad to say wouldn't return again, because the house and location is lovely

    Fabulous cottage with all mod cons and very clean which I always look for the welcome pack of wine and shortbread and milk was so kind and thoughtful the view in the morning was beautiful I didn't see dolphin's but my husband did plenty places to visit my favourite was crovie it was just so quant and mystical loved it great holiday all round the local people are friendly and welcoming

  • "15 Water’s Edge is a beautiful property which met all of our needs."

    It has a great family kitchen-dining area and separate sitting room downstairs. There is also a games room and there are plenty of screens throughout the house with a variety of streaming services which kept everyone happily occupied when the weather wasn’t so good, but the view is to die for. We spent hours watching the waves across from the house, through the window but also on our walks. Great walks by the sea towards Whitehills and Macduff and a brilliant restaurant, the Indian Garden, in town. Other beautiful towns and villages are within easy reach: Cullen, Portknockie, Findochty, Buckie, Findhorn and Lossiemouth East Beach are all worth a look. I wouldn’t hesitate to recommend this property.

  • "It was a lovely house and very clean."

    When we come to Banff we usually stay in a caravan this year we decided to rent this house and we have just got back home and booked it for next year. It was the best thing we have done.

  • "The main issue was that you describe the master and second as being king size "Upstairs you can find four charming bedrooms, with the two king-sizes being front facing, they offer fantastic views of the seafront just outside of the property, and with the two rear bedrooms containing a stacker and a twin, they’re organised perfectly for the kids to relax and get a restful night’s sleep."

    " The beds are not king size they are doubles, meaning that we had to sleep in separate rooms from our wives. this was very disappointing. The owner own web site for letting clearly state doubles. Apart from that the house was lovely.

  • "Had a fantastic week away at 15 waters edge."

    The house was beautiful and the location was great. Waking up to that sea view every morning was stunning! The house has all the facilities we could have asked for and the games room was a bonus for the kids too. We had a small problem with the plumbing in one of the toilets and after getting in touch with the owners this was fixed in less than 24 hours. Really can’t complain about anything and will definitely be looking into booking again maybe in the summer next year.

Nestled on the edge of Banff Bay, this fantastic detached property is in a prime location for walking, sightseeing, and exploring the wonders that Scotland has to offer.

15 Waters Edge is a wondrous family-friendly property, with an array of amenities to keep the whole family entertained, it boasts fabulous amenities both in the house itself and within its prime location of the desirable town of Banff.

As you pull onto the drive of the property, the first thing you’ll notice is the breath-taking scenery, with spectacular sea views surrounding the front of the house, there’s no better view to wake up to.

Inside you can find a spacious hall entrance, and just off that, the sitting room, fit with surround sound speakers and a large TV on the wall, it’s the perfect room to enjoy a family favourite film in the evenings.

You can also find the kitchen downstairs, with stunning granite worktops and a dining seating area, be sure to gather here in the mornings to enjoy a wholesome breakfast to fill you for your day of exploration ahead.

The kitchen also holds wonderful French doors leading onto the enclosed garden area, a lovely patio area next to the towering cliff face, it’s a fantastic area for the kids to play ball games while you kick back and relax with a coffee.

Once you’ve explored the property, it’s time to head out the front door and venture into town, with Banff boasting history in its building of Duff House, treasure trails for a family day out, and the Diff House Royal Golf club for the sport enthusiast, there’s something for everyone in the local area, not forgetting pubs and restaurants for an evening of indulgence and a wonderful harbour to stroll to on warm evenings.

For fishing the river Deveron is famous for Atlantic Salmon,Sea Trout and Brown Trout.

The Macduff Marine Aquarium also offers a fun-filled day out, where you can get close to sea creatures of the coast and even watch the diver’s feed them, it’s a memorable experience for everyone.

Close by you can also find the old smuggler’s village of Pennan, with picturesque beauty and its famous red telephone box from the 1980s film Local Hero, there’s a lot to explore in this village, not forgetting brilliant walking routes being in an area of Outstanding Natural Beauty.

Fraserburgh 25 miles; Elgin 35 miles; Aberdeen 40 miles.

Banff is a former county town and a Royal Burgh, having received its charter from Robert the Bruce in 1324. The town has been designated an Outstanding Conservation Area and is famous for its outstanding architecture. Banff contains a variety of architecture in a number of contrasting styles, including Georgian architecture that can be found in the upper part of the town. Banff Harbour is now a recreational harbour and marina, and the town boasts spectacular sea views, sandy beaches, shops and seafood restaurants. Duff House, built between 1735 and 1740 is situated in the Deveron Valley, and is thought to be one of Britain's finest Georgian houses. Close by is Duff House Royal golf course and two miles away the neighbouring town of Macduff offers the Royal Tarlair golf course and award-winning Marine Aquarium. Nearby, the old smugglers village of Pennan was used as the location for the movie Local Hero, and its famous phonebox is a listed historical monument. The area also boasts sandy beaches, forest walks, cycle routes, whisky trails, pony trekking and dolphin watching, along with the Museum of Scottish Lighthouses in Fraserburgh and the Portsoy Boat Festival and Turriff Show.
