  • "Excellent holiday cottage everything you want for a relaxing holiday or adventure holiday."

    Enclosed garden if you want to take your pet. All village amenities two minutes walk. Shop post office pubs and restaurants. We loved our week there would definitely go again. Thanks Ian and Dawn.

  • "Stunning property in my favourite part of Scotland."

    Hong Kong House had everything- Fantastic garden for my dog to have a run and play, very warm and cozy, massive lounge area with log burner, off road parking, shops (PO/grocery and gift shops) and pub all within walking distance, excellent WiFi (even though we were battered by 2 storms in the space of 3 days) surrounded by breathtaking scenery. The property was clean, tidy and warm upon my arrival. I really can’t praise the owner (Dawn) and cleaner/housekeeper high enough. I’m a frequent visitor to Tomintoul and I will definitely be returning to Hong Kong House.

  • "We really enjoyed our stay in Tomintoul."

    The cottage is right in the village so very convenient for walks, refreshments, local shopping. The scenery all round is amazing with endless walking opportunities at different levels. With a scenic drive of around an hour either direction you can reach the main mountains. It's lovely to have laundry facilities after a day out adventuring! Freindly pubs and a superb restaurant right in the village are welcome too. Great place!

  • "Great location, great big enclosed garden, for the dog, it felt very clean considering covid, so well done to the cleaners."

    Quite spacious, lovely walks from the front door. Although most places was an hour drive, the drive through the mountains, was very pleasant. Post office catered for essential bits, but main shops were about 10miles away. Would definitely come back.

  • "A beautiful cottage in the quiet little village of Tomintoul, ideally situated to explore the Cairngorms, which has the most beautiful scenery and some fantastic drives."

    The property is well equipped with everything you could need. Just a little maintenance on the wood burner to replace the fire rope and adjust the patio doors to make them easier to close, this is just a little constructive information to make improvements. The village has a Post Office for your basic needs an the shop opposite does some really lovely ice cream and the Whisky Shop has a vast range of Whiskies. All in all this was a great holiday and we will certainly return in the future.

  • "Given the current Covid situation we were really apprehensive about going away on holiday."

    However when we arrived at Hong Kong House we knew we had made the right decision. The owners and cleaners/gardener had thought of everything. The house itself was so clean and well presented. We had been left a gift of hand gel, antibacterial wipes and tissues on top of all the usual supplies. The instructions for arrival and departure were so clear and easy to understand. The house was perfectly placed right in the middle of Tomintoul with delicious coffees and ice creams over the road (a daily purchase ha) from The Highland Store. All the locals were so friendly and on day 1 recommended a great walk for our family of 4 with a Labrador. The Tomintoul circular walk (3 miles approx) took us via a bird hide and through the fields with fantastic views and looped back round. From that we discovered there were 6 other well marked trails leaving from Tomintoul and completed the country walk too which takes you along the river Avon and up to Queen Victoria’s view point (4.5miles). The garden at the house was so beautifully maintained and perfect for our dog to play in (might even spot the odd rabbit). We organised for a Tesco food delivery the day after arrival which arrived on time and no replacements with such a lovely, friendly delivery driver. However we did top up from the local post office which pretty much had everything too. It was our first holiday in this area so tried lots of new places like The Abriachan Forest Trails by Loch Ness, Loch An Eilien near Aviemore, The Scottish Dolphin Centre at Spey Side (didn’t see any dolphins but saw many Osprey, a heron and kingfisher), we even had a drive up to Cromarty and Rosemarkie (good for dolphin spotting). In summary we had a fantastic holiday in The Cairngorm National Park and wouldn’t hesitate in recommending Hong Kong House. The only consideration I would give is your inclination to drive places as it is at least 45mins to an hour to get to most places from Tomintoul and a busy route for motorbikes which can be quite noisy but that didn’t have a negative impact on our holiday at all. Thanks for such a great holiday!

  • "Hong Kong House is a fabulously well equipped holiday home."

    It's very modern, very clean, very comfortable. We where welcomed to fresh milk in the fridge, tea,coffee, sugar and also a basket of logs for the first night or 2. There's even DVD's and books on the shelves for all ages. My wife and I have spent 7 very relaxed nights at Hong Kong House. We're very sad to be leaving this wonderful little place. We filled our week with skiing, walking, whiskey trails and of course the drive through wild life park near Aviemore and we also went to the cooperage where they make the oak casks and watched the coopers at work. We can't recommend this place highly enough, weather your a couple wanting a quiet break, a passer through the cairngorm mountains or a young family on a skiing, hiking or biking holiday you will find Hong Kong House suitable for everything, with a lovely garden and pet friendly. 5 star

  • "This house was perfect for us!"

    It is clean, well equipped and has a great secure garden for the dog. The kids loved the bunk beds, and there was a gaming console with games plus other games in the living room, tv with DVD player in their bedroom, so they were entertained! We loved the cosy wood burner. It’s a great location in the village, 2 cafes right across the road and the village shop and pub/restaurants a couple of minutes walk. The host was really nice to deal with. We really enjoyed our stay here, and would definitely return if visiting the area again.

  • "Accommodation very comfortable and clean and in a perfect location for exploring the Cairngorms."

    Plenty of nice places in the village to eat out and lovely walks right on the “doorstep “We had a 10hour journey and travelled through the night and Dawn and Ian arranged ,with there housekeeper,for the cottage to be ready for us at 12.00 midday which was very kind of them and very appreciable by us.Would certainly recommend Hong Kong House.

  • "Hong Kong house is conveniently located in the middle of Tomintoul village, only a couple of minutes walk from the town square."

    The owners stayed in contact with us and are excellent at staying on top of any issues (of which there weren't any significant ones). We found it comfortable and a very pleasant place to stay. Only possible drawback (for late risers only) is the morning traffic through the village, but it's otherwise a very quiet and friendly place. We would stay there again without the slightest hesitation.

  • "Absolutely gorgeous cottage, it has everything that you need, lots of personal touches, really clean and comfy."

    It is beautifully decorated and well laid out to enjoy family time. It is in a perfect location for activities, in avimore, bremer, granton Spey, (especially the cycle hire) all reasonable driving distances. Locally a good selection of pubs and restaurants, also good local walks. The play station and DVDs were a great treat for evening relaxing. Thank you

  • "The Sykes Cottages site has never let us down as far as accommodation is concerned so we expected a good standard on arrival."

    We were not disappointed. We would definitely return as we felt comfortable and welcome when we arrived. Everything was on working order and we felt very much at home. Because of adverse weather conditions we spent more time in the cottage than intended but watched wall-to-wall box sets on NowTV which was a Godsend. Lovely little garden in idyllic situation - we look firer to returning in better weather.

  • "We arrived at Hong Kong house after a heavy snowfall in March 2018 and had problems getting into the village because the road was blocked."

    So if travelling here in bad weather be careful to go A9 not A93. Anyway We had an amazing week, the house is situated great for a visit to the highlands, and so much to do. Excellent facilities and the log burner was lovely. We were told to put the heating on constant but didn’t need to as it’s a very comfortable house. Would definitely return and no hesitation to recommend.

  • "The house itself was as advertised and perfectly clean."

    However, it was so cold and the heating only came on for an hour in the morning and an hour in the evening with no opportunity to adjust the time. We only managed to get the temperature to 17C for a short period with the log burner going. Not ideal to be sat inside with your ski clothes on to keep warm! The village is tiny and everything you need is within 2 min walk. The TV could do with being replaced - the speaker sound was very distorted.

The property

Hong Kong House was built by James McGregor Forbes towards the end of the 19th century.

Before returning to Scotland, he worked as a banker in Hong Kong, and named the house Hong Kong House for this very reason.

This house offers a warm and welcoming stay, close to the high street of Tomintoul, with local amenities right on your doorstep.

Ideal for a family of five, or additioaonl guest, this accommodation has everything you need to feel right at home.

Upon entering you will arrive at a sitting room, boasting leather sofas (opening out to provide an additional sofa bed if required) and a wood burner which is tucked into a charming fireplace.

You will look forward to returning home after a long day, reflecting on your outings, and enjoying a night in amongst the warmth, overlooking views of the high street.

The modern kitchen offers a pleasant environment to try your hand at some baking, or simply prepare breakfast in the morning, before resting at the dining table.

Doors open out to the enclosed rear garden so you can enjoy the landscape from inside, or step out to the scenery for some fresh air throughout the day.

The shower room is ideally placed for getting ready ahead of a busy afternoon, with a walk-in shower to suit all.

On the second floor you will find a triple bunk, with a top bunk suitable for a child to watch DVDs in comfort, before sleeping.

A double bedroom is neutrally decorated and promises a peaceful sleep each night that goes by.

Lastly, the family bathroom is suitable for everyone to make use of, with a bath and shower over and white fittings that present a fresh and clean image.

Outside is where you will want to be when the weather is nice; relaxing in the enclosed garden, which has bordering flower beds.

With more to see, Tomintoul offers several shops, cafe's and pubs, a local store and a good quality restaurant, situated on the main road between Royal Deeside and the Highlands.

From the renowned Whisky and Castle trails, mountain biking at the Glenlivet bike trails and fishing, to walks along the Speyside trail, you will be spoilt for choice all year round.
