  • "Lovely country cottage with all the amenities we needed."

    Comfy bed, well equipped kitchen,warm, clean and welcoming. Real farm living with the sheep, geese, chickens, ducks and all their babies to amuse us. Host very helpful and knowledgeable. Mutford is well placed to explore north Suffolk and south Norfolk. Stunning walks in the woods, marshes, beaches and broads. Very peaceful, relaxing stay. Would return and recommend.

  • "We had a relaxing week, with plenty of places to go to."

    The owners were very kind and friendly. A "Welcome" file with information was probably removed because of Covid-19 and replaced with notices. It would be helpful for such a file to be available when restrictions are lifted. We did not use the second bedroom, but feel that while it is OK for two children, it is not really suitable for two adults.

    It was idyllic. So peaceful you could hear a pin drop - all you could hear were the sheep, ducks and geese. Lambs gambolling in the field, ducklings on the pond. A perfect place to stay.

    Pond Farm Dairy is in an ideal position for exploring the Suffolk coast or the Broads but away from noisy roads. Beccles is a short drive away. There were plenty of walks nearby for our dog without having to get in the car. The cottage was very comfortable with everything we needed,

    Found cottage very quant and comfortable for our needs. Shower was a disappointment due to the lack of water coming out but did the job. Overall a good base for exploring Suffolk.

  • "There were two dirty bins inside the cottage when we arrived."

    one was for general waste and I'm not sure that the other one was for, but it looked as if it may be used for smokers, which was not nice! There was a bin outside which we were asked to put vegetables etc in for compost, however that was extremely dirty. In addition, there were no spare toilet rolls, we had to ask for another one. There was no hand towel in the bathroom, and the 'bath towels' were small, thin and old.

  • "The directions to the cottage are not correct."

    When you turn onto New Road at the end you need to turn LEFT not RIGHT follow this road till you see bungalow on right hand side there is a left turn and then you turn right after approx. 100yards into Pond Farm the cottage is on the left past the large thatched house. You will possibly see chickens in front of you. Inside the cottage the stairs are narrow and may not be suitable for anyone with limited mobility. Apart from this the cottage is very comfortable and the host are very helpful and friendly.

    Owner helpful and interesting in his descriptions of the area. But the directions to the cottage were inaccurate and took us to Ash farm cottage. Owner told us he has repeatedly asked Sykes to correct directions but without success.

  • "The cottage was comfy, warm and just right to recharge our batteries after an awful year."

    Biscuits and milk were provided which was a lovely treat. Unfortunately our last few minutes at the cottage changed our opinion completely. While loading our car at 9.58am after spending 15 minutes or so making sure it was tidy, clean and aired we had the owner push pass us saying she needed to clean and get ready for the next guests. We totally understand and appreciate that the cottage needed to be ready for 3.00pm that afternoon but to not politely ask how our stay was and to rudely rush around as though we were a massive inconvenience. We have manners and rose above her rudeness and said thank you with a smile while she glared at us and shut the door. Definitely will not be returning or booking with Sykes again. Such a shame that a few minutes of bad manners ruined our stay.

    He has told us that he will see about getting it changed, as most people use Sat-Nav to find the cottage.. The cottage was very clean and tidy. On arrival, although we were there quite late, the owners brother (Martin) got us booked into a local restaurant, for some dinner... We really appreciated this as the restaurant was 'fully booked'.. During the week while I was at college,the owners brother and his wife looked out for my Mother and Wife, while I was away. This was really appreciated and made the holiday for them. May I say a big thank you to Martin and Heather..

This beautifully presented, oak beamed traditional cottage was originally a dairy, it is attached to the owners property, a beautiful thatched Farm house.

Located in a peaceful countryside position to the southern side of the Waveney Valley overlooking sweeping countryside and Mutford Wood.

Step in to the heavily beamed, cosy, open plan living area with a kitchen and seating area overlooking the fields beyond.

The cottage stairs rise up through the middle of the room and take you to a double room and small twin room with a shared upstairs bathroom.

Outside there is a small seating area, ideal for an evening BBQ or a morning coffee while planning your day.

The area is wonderful for walking and cycling, the network of lanes linking villages together is perfect for those exploring on two wheels.

The location offers excellent access to the heritage coastline with Southwold, Walberswick and Aldeburgh within easy driving distance.

The property is ideal for friends wishing to explore the area from a quiet location and for families, there is plenty to do for the children with Africa Alive and Pleasurewood Hills not too far away.

Lowestoft 11 miles.

The historic market town of Beccles has excellent amenities, with unique shops, many of which are independent retailers and the range of restaurants and dining facilities are impressive, with numerous cafes, tea rooms and traditional inns. There are also a number of interesting buildings, including the Town Hall and Quaker Hall, which houses the weekly country farmers' market. The more active visitor may wish to explore the town and surrounding area via the Beccles Marsh Trail, which is divided into three walks of varying distance and character. With an outdoor swimming pool and various play areas, children are well catered for, whilst cyclists can enjoy a number of cycle routes around the town. Beccles is surrounded by open countryside, whilst an easy drive brings you to the popular Suffolk coast and the seaside resorts of Lowestoft, Great Yarmouth and Southwold.
