  • "Lovely property in a good location just a couple of minutes walk to the towns high street."

    Parking wasn’t available on the lane but there is plenty of opportunities to park on streets very close by and we were able to both unload and load outside the property with no issues. A lovely welcome pack of goodies was provided which was a lovely touch. Central location just a 25 min drive in different directions takes you to Holt, Wroxham or the coast.

  • "We stayed here in November and the cottage did not disappoint."

    Lovely cosy cottage, bedrooms were all comfortable. The kitchen was very well equipped which is important to us as we love to cook on holiday. The host was very welcoming and the welcome gifts she left were very much appreciated. Can't reccomend this cottage enough. We were a party of 5 adults and a dog and the cottage was incredibly good value for what it provides.

  • "Teds Place felt immediately welcoming."

    Our Grandson was very at home and settled in really well. (Lots of toys and books too) We had a lovely welcome package too - bubbly, crisps, biscuits, milk - very generous and much appreciated The location is great and we walked into town and took a trip to Blickling. There really is so much to do in the area. Although you can't park immediately close to the property you can park nearby and we had not issues with this.

  • "The property was ideally situated and very clean but unfortunately the house is quite dark and dingy and very tired."

    The garden situation is bizarre as you have to sit next to the neighbours kitchen she was lovely but we felt like we were intruding on their property. We would definitely go back to Aylsham but we would not stop here again, sorry Sarah you reviews are normally good it just wasn’t for us.

  • "We really enjoyed our stay overall."

    A couple of things would have made it better: the single room smelt pretty musty even though we were staying after a long hot spell. The mattress in the single room wasn’t very comfy. We had 5 people staying and could have done with toilet being separate from bathroom or another toilet downstairs.

  • "We had a lovely stay in Ted's Place."

    Sarah our host was very helpful and left us some lovely chocolates and prosecco which was a nice touch. The house was very clean and there were fresh cut daffodils in the kitchen and lounge. It really was a home away from home and has everything you need in the house. Our dog loved the garden and was perfect. The next door neighbor, also called Sarah, is very friendly and helpful in recommending local places to see and eat. This would be a nice place to visit in the summer and enjoy the garden. If visiting Norfolk for the first time I recommend visiting Horsey beach to see the seals, highlight of our holiday! Thanks Sarah for being a great host!

  • "Ted's place is a well equipped comfortable cottage within walking distance of the centre of Aylesham."

    Because of the narrow street, parking outside is only allowed for off loading but the street widens further down and parking there is not a problem. Every need is catered for at Ted's place with games for children and dog bowls for your dog. The goodies provided by Sarah on arrival were lovely and contact with her not a problem. Comfortable beds, lots of hot water and fluffy towels. Thank you Sarah, we will definitely be booking Ted's place again

  • "Living in a detached house in a small village near York, it was something of a gamble to rent this terraced house in the middle of a town."

    On the first night, we ordered an Indian takeaway, walked in the wrong direction down Town Lane and got lost for a whole hour. When we finally collected our meal and found Ted's Place we thought we had locked myself out and Sarah's husband had to let us in. This is a lovely property, which had everything we could have dreamed of and we ultimately enjoyed a fantastic week. The neighbours (we are very detached from them at home), got up early and woke us up. Their dogs barked and made my dog bark. People walked past the windows, front and back. They were however really nice, friendly people, as were all of the other people we met in Aylsham. Bottom line is, we enjoyed ourselves so much that we want to come back next year, if you will have us. P.S. Thank you for all the goodies you left for us.

  • "We absolutely loved this cottage!"

    It’s a small place but had everything you could possibly need or want. We were pleasantly surprised that the owner left a selection of goodies as well as milk and wine in the fridge! The garden was just lovely, the street was quiet and the whole place had a lovely atmosphere. The house was very clean and the beds were comfy. The town has plenty of places to eat and shop, the bakery had particularly delicious cakes. We were able to park very close by so it wasn’t an issue for us. We would come back in a heartbeat, this was one of the best cottages we’ve ever stayed at.

  • "Fans would be most welcome for the hot weather as the bedrooms were very warm at night."

    I would add more pictures of how the garden is attached to the property as it was much better than I imagined and not an issue at all (others may not realise this from the description and I wouldn’t want people to be put off by this). Lovely neighbours especially Sarah. Please say thank you to her for her kindness. Lovely little break though. Aylsham was a lovely village. I wish we could have stayed a bit longer.

    Spotlessly clean which means you can relax and start your holiday. Thank you for the unexpected treats a lovely touch. No parking space but plenty of free nearby parking. We would return again. Aylsham is a pretty market town the location was great for exploring Norfolk. We went on a nostalgic trip by steam train on Norfolk’s longest narrow gauge railway which runs from Aylsham and Wroxham. Stunning scenery 18mile round trip. Spent a few hours in Wroxham lots of eating places. Sat with a glass of wine by the broads watching the boats. Beautiful weather and a much needed break.   • "Ted's place is an excellent property, very comfortable and handy for exploring the North East part of Norfolk."

    The area is so quiet and the local folk very friendly. The house was extremely well equipped and even had Christmas decorations (we stayed over the New Year period). Aylsham is a lovely town, although it could benefit from a couple more restaurants and pubs. The Black Boys is excellent though, with very attentive staff and excellent food. Would recommend a trip on the Bure Valley Railway - especially with young folk! Walking in the area is good and the town has many fine old buildings and character.

    Sarah had made the house feel welcoming and festive, complete with a Christmas tree - a real home from home. High standards and very tasteful. The kitchen is extremely well equipped - what a treat to be able to make a proper cup of tea immediately upon arrival! - the cosy sitting room is a lovely space to relax and play games, the beds/bedding very comfortable, lovely spacious bathroom.     Very clean and homely, though we found that the lounge was quite dark, which meant that we needed to have the lights on if we wanted to read. Nice spacious kitchen/dining area with good facilities. Bedding and towels were very good quality. Bathroom lovely, spacious, beautiful bath, excellent shower. Only a short walk to the centre of town, with its excellent range of independent shops and two well stocked supermarkets. Would highly recommend the farmers markets for fish, cheeses, meat and breads. Short drive to beautiful Blickling Hall. Would recommend a trip on the Bure Valley steam train. We enjoyed our stay at the cottage very much.

    It was a lovely base to explore the surrounding countryside and well located for beach visits and walks. Beautiful garden which unfortunately we didn't use much due to unsettled weather during our stay. Sarah, the property owner was easily contactable,very friendly and promptly responded to our messages. Would thoroughly recommend this property. However care needed when parking on the narrow street outside property to avoid prominent doorsteps. Better to park in next road.

    The hosts were so welcoming and it really felt like they went above and beyond. The welcome Prosecco was a lovely touch and the communication from the hosts over text was great throughout. The cottage itself is really lovely- lots of character with the beams and a lovely bright kitchen with dining table. The sitting room at the front of the house is quite dark during the day but this didn’t bother us as we were out and about, and once the lights were on in the evening it was really cosy. Bathroom is big with a bath and separate shower cubicle that has strong pressure. Overall it was a great base to explore Norfolk and would definitely recommend

    The cottage is well managed with everything you could need in a home from home, and was immaculately clean and Sarah is managing the covid situation very effectively. The cottage is spacious and decorated to a high standard. The facilities are excellent. The cottage is set down a very quiet one way street, which means you hardly ever hear any traffic as it is not a through route. Parking can be easily found either in the culdesac at the end of the road or at the top of the street, and it's only a walk of 1-2 minutes to the cottage, but you can easily pull up to unload at load on arrival/departure. The garden is mature and a great space to enjoy. The neighbors are really friendly and happily recommended beaches to visit. Aylsham is a fantastic place to stay to relax and unwind whilst still being within easy access of local stores and pubs. The Black Boys Hotel offers fab pub grub and worth a visit, as is the clothing store Amika. Aylsham is 20 minutes drive from Cromer, Sheringham and Mundesley beaches which are all worth a visit. The North Norfolk Steam train line is a great day out and managing the covid situation by allocating cabins to just your party, which worked really well. We are happy to highly recommend Ted's Place and Aylsham and we would definitely stay here again.

  • "We had a fantastic week at Ted's Place in Aylsham - a very comfortable stay for 5 of us (me, my wife, our 6yo son and my wife's parents)."

    The house is a real home-from-home and has everything you need for a self-catering break, including a large garden where we sat and relaxed on the first evening after a 4-hour journey from London in bank holiday traffic (and enjoyed the complimentary bottle of wine that was waiting for us in the fridge!) The only minor niggles, which have already been mentioned by other guests, are the parking and access to the property. The house is located down a narrow one-way lane (blink and you'll miss it when coming into Aylsham for the first time - even if you've researched it on Google streetview beforehand) and parking outside/near the house is first-come, first-served, but if you don't get parked right outside you can usually find somewhere within a minute's walk. However, this was to be expected for the location and was communicated to us by Sarah ahead of time. As other reviewers have mentioned, the house is in an ideal location for exploring Norfolk. We visited Cromer a couple of times, which only took about 15 minutes to get to in the car. The Bure Valley railway that goes to Wroxham (for boat trips on the Broads) is a short walk through the town and we also visited Bewilderwood (again, about 15mins by car) which is a fantastic day out for little ones. Aylsham itself has plenty of cake shops and bakeries and we ate dinner in the Black Boys hotel/pub a couple of times, which was excellent (and the hearty breakfast we had there on our last morning set us all up for the journey home). When we return to Norfolk for another family holiday in the near future we will definitely use Ted's Place again.

  • "What a fantastic property."

    Our every need was catered for - not only was the cottage well stocked with essentials, but the quality of all appliances, furnishings and supplies was top notch. The garden was particularly tranquil and the kids loved it, as well as the great selection of toys, games and books. The location was close to the village shops but also very quiet, and although there was no parking directly outside the property, we were able to pull up outside to load/unload and park a minute's walk away. We really enjoyed our week's holiday and were fortunate that the weather allowed us to visit the amazing beaches at Wells, Cromer and Brancaster - just remember to check tide times!

  • "This was a very nice cottage well situated in the village with easy access to local shops and bars, only negative is that luckily enough we did not take a car but if you did the lane is very tight and i would not like to leave my car in the lane it would be tight for another vehicle to get past, but apart from that every thing else was lovely and exactly what the doctor ordered for a relaxing week away."

    !! It was a great base to explore all of the Norfolk area. We loved the comfort and warmth of the house; it truly felt like a home away from home!!! Thanks so much for providing our children with stairgates, a high chair and a cot!!! It made us feel more relaxed that we could be sure our kids were safe and comfortable.   • "The house was in a great part of the town within easy walking distance of the town centre."

    Town Lane is very narrow so apart from unloading the car when we arrived, and loading it up when we left, we didn’t park in the lane. There was a welcoming bottle of prosecco on our arrival, which was a lovely surprise. We had a great stay, did loads of walking and got to know the town better as a result.

    The cottage was comfortable, clean and fully equipped with everything we could need. When we realised that something was missing, we contacted Sarah and within half an hour her husband came with the deckchairs we required so we could relax in the garden. I would recommend Ted’s Place and this part of Norfolk for a holiday.

    The owner had been staying there during the week previous to our visit and Ted's Place definitely has the feeling of being cherished as somebody's home. The neighbours were friendly and helpful too. The step up from the road to the front door was quite a stride but this wasn't a problem as we used the back door instead which was on the level. I would suggest that visitors bring a torch as the small alley to the back door was very dark at night. Also, if you have parked the car down the lane you will see better as you walk back to the property with the aid of a good torch. Those pitch black night skies in Norfolk are a revelation for stargazers! Aylsham is a super town and well situated for visiting all that North Norfolk has to offer.

    the garden is lovely, We used this mainly as a base to fit a lot of sight seeing in which there is a lot available near by, Aylsham is a lovely market town easy to find your way around and very friendly locals, its central for driving to beaches , the broads and towns such as Norwich and Great Yarmouth. Over all we have had a wonderful holiday, Teds Place is brilliant and Norfolk is a gem, we can not wait to return for more adventure :)
