  • "This was the first holiday we've ever booked where the property was attached to the owners home."

    Prior, we had reservations that we wouldn't be able to relax and would be conscious that we could be encroaching on someone's private space. That couldn't be further from how it was. We had a very peaceful and relaxing holiday and the annexe was a lovely and peaceful place to stay and we didn't want to leave. The accommodation was lovely and the garden is such a nice place to walk around. Its a great base to explore and our dog enjoyed the many off lead walks around Norfolk. We hope to return.

    ! The huge garden isnt fenced & because of the wildlife we had to keep our dog on a lead at all times. The cottage was warm, comfortable & well equipped, with freeview TV. Could do with bedside rugs, as it's completely tiled floor. Had a warm welcome from owners & would highly recommend

  • "A lovely, cosy, well equipped, exceptionally quiet escape from it all in a great location to explore Norfolk."

    All you can hear is the birds (including some peacocks next door) Deer pass through the garden. Sadly it was too chilly to sit outside and enjoy watching them during our stay. Would be great in warmer weather. Lots to do within a few miles if you enjoy walking, history, countryside, the coast and small market towns with independent shops. Highly recommended.

    Everything as described. Comfy bed. Tiled floors throughout - perfect for our dog. Really enjoyed the outside space as no fences and felt surrounded by countryside. 2 windmills were very quiet as described (and great for the environment) . Owners were friendly but not intrusive. Some lovely villages within 30 min drive - Cromer, Wells etc a little longer, but a really good base to come back to. We never go to the same place twice, but would definitely recommend a visit here.

    The underfloor heating kept the Annexe very warm and cosy, in this spacious property and made returning after a cold day out, very attractive. Near-by attractions such as Castle Acre and Castle Rising are worth a visit, as are the Walsingham Abbey Snowdrops.

    The peace and quiet helps recharge your batteries and the wide array of wildlife visiting the huge garden Are a joy to see and make even the dullest, wet day great. The owners are a lovely couple who are on hand if needed but unobtrusive otherwise. The property is very well equipped and the washing machine and tumble dryer are a godsend. Have stayed in a number of Sykes cottages but this one is by far the best yet. Highly recommend a stay at The Annexe.

  • "The annexe was very clean and set in beautiful surrouñdings unfortunately our dog was very unwell while we were away but Toni pointed us in the right direction of a very good vet so thankyou for that Toni."

    Also our bed was extremely uncomfortable it was so soft it offered no support to our backs And i ended upwith a really bad back of which i could not sleep.itcould do with an indoor clothes rail to hang towels and washing on as the heated rail Inthe bathroom was not big enough to hang all the towels. Also the settee was really soft to sit on thankyou for the wine and cake .a little bit of milk would have been handy and also some washing up liquid which i took as the shops were not very close by, butitwaslovely to walk round the property with our dog

    The Annexe is a good base to stay in to reach all the interesting destinations. The Annexe was clean, warm at night with the underfloor heating, and best of all, no traffic noise or bright lights. Perfect for relaxation after a busy day exploring. Everything was provided in the Annexe from books, puzzles, tourist information, spotless clean rooms, fully stocked kitchen. The outside dragonfly windturbines were so quiet and even when the wind was really blowing, we were never worried by any noise.

  • "The Annexe is great, it is spacious & comfortable, everything works, although slightly difficult to find the right switches for items in the kitchen - perhaps they should be marked?"

    We did find everything but inadvertently turned the fridge off for a short time & had trouble finding the right switch for lights above the stove. However these were small things which we sorted out. The signal on the tv needed fixing & that was done very soon after we mentioned this & then was fine. The Annex is in a very peaceful setting, easy to find (with satnav & Toni sent good directions). The location good as it is in between King's Lynn & Norwich & not too far from the beaches so we visited everywhere we planned. It's a place I would definitely recommend to others & stay in again.

This lovely annexe is attached to the owner's home on the outskirts of the village of Beeston, near Litcham.

The Annexe is an ideal property for a romantic break for couples wishing to explore this part of Norfolk.

Step inside and discover the open-plan living and dining area which welcomes you with spectacular views out onto the neighbouring open farmland, the perfect place to unwind.

Later step into a well-equipped kitchen featuring a six-ring hob and double oven, sure to inspire those budding chefs.

When you look to catch some shut-eye, make yourself at home in the bedroom, appointed with a king-size bed and lavish en-suite bathroom; for added convenience, there is an additional cloakroom with a hand basin and WC.

Outside, there is a large, private lawn with furniture, ideal for indulge in a spot of alfresco dining; stargazers will be in their element thanks to the minimal light pollution allowing stars to shine bright.

Treat yourselves to a well-earned break from the kitchen with a delicious meal at The Ploughshare pub before exploring the myriad of places to visit.

Head to Swaffham town which is home to a thriving Saturday market, and abundance of independent shops, pubs and restaurants; there is something for everyone!

The local area provides a vast array of attractions, including adventure parks, heritage railway lines, RSPB nature reserves, Thetford Forest, Peddars Way and National Trust properties, including Oxburgh Hall, Thursford and Castle Acre.

The ancient city of Norwich with its historic castle and cathedral is within easy reach and Thetford, Ely and King's Lynn offer a diverse choice of theatres, cinemas, museums, shops and restaurants and are all serviced by good road links.

The capital of the Norfolk Broads, Wroxham, is also close by; take to the water by hiring a boat for the day, an idyllic way to see the area.

About the location

LITCHAM

East Dereham 9 miles; Swaffham 9 miles; Fakenham 11 miles.

Litcham is a traditional, rural Norfolk village with one pub (The Bull Inn), a local butcher, a combined post office and convenience store, and a fish and chip shop. The beautiful village church, with its prominent square tower, dates back to the 12th century, though it was rebuilt to a great extent in the 15th. Litcham and the surrounding villages in the parish (particularly Beeston and Tittleshall) have a busy events calendar. Litcham Common, officially a Local Nature Reserve for over 20 years, is superb for nature lovers, bird-watchers and particularly walkers, as it sits on the Nar Valley Way, which runs all the way from East Dereham to King's Lynn. The three local towns of East Dereham, Swaffham and Fakenham are all about 10 miles away, providing access to a wide range of shops, pubs and restaurants.
