  • "Had reason to move a bed, disapointed with what we saw."

    Please trim bush on drive, scratched car. Could improve by making path over lawn on front. Get a new remote for tv. Same faults as 2 years ago. Would still book again, ideal position, lovely house needs some tlc.

  • "A warm, comfortable well equipped house on a quiet road."

    Perfect location for our birdwatching holiday. Nice pubs I’m neighbouring villages, particularly The Hero, Burnham Overy Staithe and The Lifeboat Inn at Thornham. We have stayed here several times over the years and always enjoyed it.

    It’s the perfect location for visiting the surrounding areas - Holkham, titchwell, brancaster etc. house itself has everything you need for a comfortable holiday like home from home. Even saw barn owls and a little owl out of the kitchen window!

  • "Very well presented and maintained cottage."

    Well equipped too. Would definitely visit again. Only minor issues were that the bed in the master bedroom was a little creaky, and the radiators were noisy when turning on in the morning,

    It is a little shabby, but this isnt a huge negative. However once again we arrived to find it not very clean - dirty windows, cobwebs, dust, grubby toilet areas and one gritty duvet. The hot water from the kitchen tap needs adjusting as it is boiling hot and could lead to an accident

    With three bathrooms it is ideal for a large family/group of friends. Windows need cleaning, perhaps a window cleaner should go round as the cleaner probably doesn’t have time during the change over day to do everything. Would stay again

  • "A mixed review I am afraid."

    The positives great location in a quiet residential area. Well stocked convenience shop, garage, cafe and craft shops all a few minutes walk away. Norfolk Coast path a matter of minutes away on foot, so walks from the door, great dogs are allowed and the garden is secure. The previously detailed cleaning issues have been generally addressed. However, like so many holiday lets the property is tired, bobbly bed linen, could do with redecoration/ paint throughout, broken cat flap in kitchen door allows a through draught. 10.5 worn duvet on bed changed for a 13.5 found in the wardrobe but that had a large tea? stain on it. But worse was we arrived at 4.45pm in the cold snap, frost on the ground and the heating was off. It took several hours to warm up not helped by the cat flap. Luckily there was an electric fire in the lounge. Didn't make for a feeling of welcome as did the lack of spare loo rolls, no cling film etc, no welcome note or pack just a 2015 sparse note of instructions. Could be so much better with some attention. The house did warm up after a few days and we made the most of it as a great area to explore especially the coast.

  • "The property could do with a path to the front door at the front, if there is a car on the driveway it makes it difficult to get to the house without walking in the mud."

    Other than this there were no complaints, it was nice that helpful little things like stock cubes were left in the cupboard and there was a dish cloth and washing up liquid. We enjoyed our stay at the house. It is worth taking a torch if you plan to go out on foot after dark, street lighting in the area is non-existent, one of our party fell down a grass bank, another got his feet soaked in a pot hole he couldn't see, all on a short walk to the pub, please note this was before anyone started drinking!

  • "We booked this property in haste when another booking let us down."

    The location is very good, being close to shops, pubs, walks etc. It has all the facilities one might expect such as wifi, Netflix etc and other modern amenities. However, the cleaning and maintenance regime, though adequate, is very poor indeed in places (grubby doors and skirting, a grubby stained table cover in the lounge, horribly filthy corners outside the downstairs shower. The insides of the external door frames are filthy. The paintwork downstairs needs serious attention as does the scruffy woodblock flooring. This is obviously more than end-of season wear and tear. The ceiling in the kitchen has evidence of water damage including a 10cm black stain (mould?). Some maintenance is frankly laughable such as the crudely taped up cat flap at the back door and a replacement edge strip on a kitchen worktop which is nailed on at one end. Most of these edge strips are missing, exposing the chipboard beneath. In fairness, upstairs the decor and furnishings were better and the bed we slept in was reasonably comfortable. Outside, the front "lawn" comprises mostly weeds and sits next to a crumbling, weed-infested drive. The back garden is similarly unattractive comprising mostly "lawn" with a vista of the back of the garage and an ugly oil tank. We have rented many cottages, apartments, villas and houses over a period of decades both in the UK and Europe. Without doubt, this is the scruffiest and grubbiest we have ever stayed in. This is our first experience of Sykes and if this is the standard we might expect, then it is likely to be our last. We were so shocked by what we found that I took photos in case anyone from Sykes in interested.

  • "We have stayed here twice before and feel at home and love the location for walks etc."

    We have plans to return next month to celebrate a special anniversary.So,it would be really appreciated if the owner could take action on the following;-- 1. The large frying pan has a loose handle and is so scratched it is no longer fit for purpose and need to be replaced 2. The wooden bed in the bedroom with the en suite creaks loudly even if you just sit on it "gently" I am not sure if this can be fixed 3. When we used the hoover to clean the property we found the suction was "hit and miss2 " and I inspected it to find the dust bag inside was not inserted properly due to a plastic "holding "piece broken/missing. This made it an arduous task but we perservered ,as we always like to the property in a clean and tidy state.It would be great if the hoover could be fixed or replaced by the time we come back on Oct.14th. It would contribute to a memorable anniversary and I would then be able to give Sykes 10 out of 10. Thank you so much Regards Mr. Peter J Cleaver

  • "Excellent value for this spacious holiday let for families."

    Everything included ie hand wash, washing up liquid, dishwasher tabs, tea towels, hand/shower towels, toilet rolls, WiFi, Prime, Netflix, YouTube, books, puzzles, games & magazines. Only 5 mins walk to shops/petrol station. Comfy lounge chairs. Minor issues; entry/exit steps into property are too high for adults & especially toddlers: garden maintenance required with comfy seating; skirting boards & around base of bath/sink (ensuite) need extra attention also around bottom areas of shower trays; new duvet sets needed as the ensuite one was bobbly. Overall a comfy, homely stay with lovely artwork so would definitely book again.

  • "Microwave was covered in rust on the inside of the door."

    Replacement requested but not done during our stay. Seen by the caretaker and photos sent to Sykes for the owner. Sykes cannot tell me if it has subsequently been replaced 13.5 tog duvet and brushed winter type bed linen for mid June holiday. Windows not clean inside or out. Such a shame as so ideally situated and the with benefit of 3 bathrooms.

  • "I don't often leave feedback, but on this occasion I will as I nearly didn't book the cottage due to some very negative feedback."

    The house was very clean and comfortable and although there were only two of us staying it was well equipped and would provide everything needed for up to seven or eight people (mugs, plates, cutlery, glasses etc even two fridges and a freezer) particularly as it is a effectively a three bathroom property, so no queueing! We had our two dogs with us, I never allow them upstairs or into the sitting room, but the kitchen diner was big enough for them to stay in without being cramped. The garden was excellent, totally secure, with the added bonus of a garden gate giving access straight out onto a quiet lane for early morning and evening walks. The location for me was perfect, quiet but only two minutes walk to the supermarket and plenty of really good Norfolk pubs and restaurants nearby. Will definitely stay again.

  • "We've stayed here several times now over the years and find the location ideal for our family summer holiday."

    Likewise, the facilities offered both in the property and the local area are excellent for us. The house has lots of space for us all, a kitchen with just about everything you could need (though we'd still love a tumble-dryer!), and an enclosed garden, which is perfect for our dogs. We really enjoy the feeling that we are staying in someone's much-loved, comfortable, family holiday home and I think that's why we keep returning. We missed out on booking it last year, stayed elsewhere and didn't enjoy it at all. Over the years we've thoroughly enjoyed ourselves here and really hope we have the opportunity to return next summer. Many thanks!

  • "This is a spacious house in a great location."

    It is rather tired inside and the sofa is very uncomfortable and grubby. The nearest shop is just a minutes walk away and the property has 2 fridges to easily store all your food. It was slightly off putting to see food left in the cupboards and the property would benefit from a deep clean. The property is also difficult to find in the dark as there are no street lights, it is sunk down behind a thick hedge and the pin drop on Google maps is in the wrong location. One experience we were treated to was hearing flocks of geese fly overhead each morning and seeing beautiful sunrises.

  • "We use Sykes for booking a lot and have only been disappointed twice."

    This was one of those occasions. House in a lovely situation and with great potential, generally well equipped and with lots of cooking equipment and useful general larder items but was in need of a thorough maintenance/updating check. Our first thoughts were that it was quite grubby and needed a thorough clean as did some of the cutlery etc. The paintwork was quite chipped in places and the main sofa was well past its use by date and we could only sit on it comfortably if we stuffed the small cushions under the sofa seat cushions. visit Norfolk a lot and were hoping this could be a place to stay on a regular basis but unfortunately we will look elsewhere for future trips.

    The kitchen was well equipped and cleaning tools were available. The downside is it rained for 2 days solid (then continued with downpours for the rest of the week) and reversing our car down the drive was impossible as the vegetation had grown so much. Unfortunately we couldn't mop up our muddy feet as we couldn't find the mop! We found it just as we were leaving!

  • "I don't understand how you can call a dormer bungalow on an estate a "cottage"."

    The house was well equipped but everything in the oven needed cleaning before use. My main gripe is the master en-suite bedroom where there is only a measured 12 inch gap either side of the bed meaning one has to slide sideways against the wall and the bed to get in and when you sit on the mattress it's like sitting on cotton wool.I can sleep on most surfaces but this was very uncomfortable.It's a bedroom for a single bed not a double. As noted by another reviewer the sofa in the lounge is impossible to sit on as you sink right to the floor and should be changed. I think there should be some system of inspection so that these things don't occur.

    Ideal house and location for families and dog owners. The house is located on the coast at Brancaster Staithe, lovely coastal walks with far reaching views. Jolly Sailors pub was our favourite for meals and real ale, in walking distance of the house. The Fish Shed for outstanding smoked salmon, fresh mussels and local produce in walking distance. Convenience store and attractive independent shops around the corner from the house. Short journey to the seaside town of Wells Next the Sea, would highly recommend Plattens for fish and chips and Wells Deli for bistro meals.

  • "Very pleasantly surprised with the house."

    It was very well appointed, comfortable and clean and situated in a very quiet area. The bedrooms were a good size and with three couples sharing the three bathrooms were a bonus. The house is in a great location for coastal walks and exploring the local area. Only a short walk away is a well stocked NISA shop, petrol station and a few other shops. There is also a café and we enjoyed a nice lunch there on our first day. We can thoroughly recommend the Sunday lunch at the Jolly Sailors pub just down the road.

    The only comment is that the information about the cottage did not mention the availability of WIFI. So we were not expecting this. But on arrival we found that there was a new WIFI Hub. We would suggest that this is added to the information that is available on-line, so that it is fully up to date.

  • "The property was spacious, well equipped and very quiet."

    We did not expect wifi, but the router and username and password were available, although not noted in the welcome guide. There is a local supermarket (NISA) and petrol station as well as other pop up shops. There are good local walks to the sea and along the coast. Both pubs in the village are OK, but have London prices. Don't forget the free 5K parkrun at Holkham Hall every Saturday morning at 9am.

The property

This comfortable, detached holiday cottage is conveniently located in a quiet estate in Brancaster Staithe, just off the main coast road linking many of the beautiful seaside villages of Norfolk.

Set midway between popular Hunstanton and Wells-by-the-Sea, this welcoming holiday cottage is just a few minutes’ walk to a selection of amenities, including a well-loved gastropub, and provides friends and families with a wonderful location for a North Norfolk holiday.

This cottage has three comfortable bedrooms, one with an en-suite bathroom, along with a family shower room and a second shower room on the ground floor.
