  • "We had a lovely week in this property, it was as advertised and very comfortable for the two of us."

    We very much appreciated the welcome pack. The property is ideally situated for visiting the broads, the coast or Norwich and there is a supermarket within walking distance. We were also delighted to receive the chocolate which was sent when we had a couple of minor issues.

  • "A fundamentally ok property, but with a multitude of maintenance issues."

    We experienced many issues during our stay; despite being reported early to Sykes, nothing was fixed while we were there and we had to spend a good deal of time corresponding to get any recompense. The advertised king-size main bed was not. This seriously marred our stay and we would not have booked had we known. Thank you for having now corrected the listing. Dead plants and peeling paint outside. Coffee mahine broken, leaking and unusable. Washing machine full of stangant water that stank in the most fetid way when we arrived. Kitchen kettle crusty with scale and had rust - replacement needed. No wardrobes anywhere… and a broken leaning over hanging rail in main bedroom. Someone else’s trousers left for us in main bathroom. Numerous lights not working, including above main bathroom mirror. Very sketchy wifi. Garden noise (which is made clear in listing) is worse than expected makes sitting out on the bird-poo encrusted chairs untenable. On a positive side: Guest welcome pack was nice and much appreciated. Loads of loo rolls provided. Beds had good comfy mattresses. General cleanliness inside was good. We had a sense the owners might live far away and not know about maintenance issues that had built up and not been fixed. But, for the money we paid, the volume of issues really were quite unforgivable.

    Thankyou for your valued feedback. In response, we would like to point out that you enjoyed the facilities for 3 days before reporting any issue to Sykes. We were only informed on day 5. There is a 24 hour number you can call so that we could have promptly been advised if any issues and had the opportunity to put these right for you. When once you finally reported you were offered a re clean/visit but you declined as did not want to be disturbed. Would like to point out that housekeeping reported that on your departure the house was left in an unacceptable and untidy state. We are surprised by the points raised as they are unaligned with all recent feedback, but we have raised all your points to housekeeping and maintenance. Kettle has been replaced immediately as there was some scale. Spare lightbulbs are provided for guests in case of any issue whilst there but if you had called the maintenance company could have popped by. The washing machine is less than one year old and working fine. Wi-Fi is the top sky package available as well as sky movies and never had any complaints before about signal. Outside area is regularly visited by maintenance company but when you are in the Norfolk Broads an occasional leaf on a chair (as you sent in picture) is unavoidable. In terms of the description Sykes write this as agents. We are glad that you found the property clean, the beds comfortable and enjoyed the extensive welcome tray. Property Owner

  • "The listing and property photographs tell you all you need to know about the facilities but the really impressive thing is how the owners have maintained and equipped the property."

    The kitchen/diner lacks for nothing and is far better equipped than many homes with a full range of glasses, crockery, cutlery and utensils. The living area has plenty of comfortable seating, a selection of books & games and sky tv & broadband. An especially nice touch was the welcome pack of wine, fruit juice and snacks - thanks!

  • "Had an amazing week."

    Perfectly situated with a few mins walk to Tesco, shops & friendly pub. Seems as you booked the weather for us too! A couple of minor points but not enough to mark it down. There’s a retractable washing line which doesn’t work (no tension), a light bulb out in the kitchen and the cleaners don’t “do the outside” - they were just leaving when we arrived. (we’d stayed somewhere previously and it was so bad we couldn’t use the outside seating area.)The rear seating area at No.26 was OK, just needed a wipe down and maybe a sweep. 6 adults would struggle with hanging space but we were 4 + 1 child so managed OK, would certainty recommend and hope to return. Thank you.

    We arrived to find a spotlessly clean house A very comfortable and well equipped house, excellent bathrooms and cloakroom and well equipped kitchen with excellent appliances It was pointed out about the main road behind the property which was quite noisy when windows or garden doors were open The only complaint was from my two 16/18 year old boys who felt the bunk bed arrangement was far to squashed in such a small bedroom (height wise especially) Very handy for Tesco's, and a beautiful quite spot a few minutes walk away by Stalham Staithe We had a lovely holiday, thank you

  • "Enjoyed our stay at Burton Mill very much, a very clean and well equipped house and a great position for the beach, Broads, and village centre, perhaps it would be a good idea to replace some of the stained pillows, also the dishwasher rocked because of a broken bracket to the worktop otherwise everything was fine, thank you for a great break,."

  • "Lovely little property close to the North Norfolk coast and to the Broads."

    Lots of pretty little villages around to explore and some great Pubs to visit for a quick lunch or meal. I was aware of some road noise... but it didn't make any difference to the enjoyment of my stay. The property has some nice very comfortable furniture and the Sky Tv and Internet were a big bonus as I was also doing some work while there. Would have to say a very enjoyable stay,

  • "The property is nice but on the small side for 6 people."

    Storage is limited and it was tricky for the 6 of us to sit comfortably around the table to share a meal. It's in a very noisy spot – we knew it was next to a road but didn't anticipate quite how noisy it would be.

  • "The location of the property was ideal."

    We were looking for somewhere close to the coast so near to the Broads was a bonus. Before we moved in, we parked close by and walked into Stalham eating a light lunch at The Swan. We found that Tesco, Boots, the Health Centre and many shops were close by. The Museum of the Broads was also very close and well worth a visit. We also went on the boat trip which is extra. (Check opening days/times.) Parking at the property was easy on the exclusive drive. Inside the property was clean and well-equipped with plenty of information about local facilities. Unfortunately most of this had not been up-dated since 2019 so couldn't be relied on for opening times/prices. Clearly the kitchen was one cupboard short of the ideal. One was intended for food but with little space beside the china and glasses. We used the small table for cereal boxes, jar of coffee, squash bottle etc. but if six were staying would not be adequate. A small point, but do you have matching china and cutlery at home? Yes, so do we, so it is a shame to find something different in a holiday property. Owners, I expect you started off with everything matching but then some broke and others went missing and replacements were hard to find. Can I suggest you start again? Buy 12 of everything, put 6 in the property and replace from the reserve as and when required. Now for a couple of points of accuracy in the description. The main bedroom was said to have a king-sized bed (i.e. 5ft). The photo shows that, but the bed was in fact a standard double (i.e. 4ft 6in). There is an outside eating area and the photo shows a lovely glass-topped table and chairs standing on bright, multi-coloured slabs. Unfortunately the table and chairs had been replaced with a wooden picnic table and chairs and the slabs had lost most of their colour. The whole area had not been cleaned prior to our arrival and with trees overhead as well as general dust, bird droppings were much in evidence. We decided that we hadn't come on holiday to spend time cleaning, so gave the facility a miss; a pity, as we like dining al fresco when on holiday. A final point to those who might be put off by the possibility of traffic noise from the busy road behind the property. Do not be. We could hardly hear a thing inside with closed windows.

In terms of kitchen storage we have also provided a storage trolley for dry goods in addition to cupboard space. In terms of the crockery we do inevitably get the occasional breakage and this is why we always replace with fresh white replacements. Having double checked the master bedroom it is indeed a kingsize per photos. We have now also updated the leaflets for attractions to the most recent versions. During the recent storms the glass garden table was unfortunately damaged and so we have replaced with a brand new oak table and chairs. We have asked Sykes to update this photo. Patio cleaning is carried out on a regular basis as part of general maintenance. Once again thankyou so much for visiting and we would love to welcome you back at sometime in the future.   • "A well equipped and comfortable property."

    A welcome tray provided. Central for Stalham with pubs and a Tesco’s within walking distance. Stalham is within easy reach of the coast, the Broads, Norwich and other inland attractions. We had two cars which we parked by the side of the property, backing in was preferable and could take a bit of manoevering. The main road at the back was noisy if you left the windows open but the double glazing shut it out normally. Overall a very enjoyable stay.

    Lots of books and games which helped keep a 4yo entertained. Excellent position to enjoy the Broads. Minor issue is back bedrooms overlook busy road & traffic noise. Otherwise recommend wholeheartedly.

    The location is ideal for exploring the Norfolk broads and the the Norfolk coast. Stalham is a pleasant town with plenty of shops including a Tesco supermarket. We had a great holiday and recommend this property.

  • "Very good location for exploring."

    The only thing needs a little bit better in cleaning, like dusting, and making sure everything is cleaned, we found downstairs toilet not cleaned behind seat and the sink not cleaned, but that was all. Very enjoyable place to stay and would recommend it.

  • "26 Burtons Mill This is an excellently appointed house, which was spotlessly clean with bottles of wine, tea, coffee and chocolates awaiting our arrival."

    The bright kitchen area is well-equipped with modern appliances and sleek fittings. The lounge is comfortably furnished with settees and chairs. Homely and very comfortable, The three bedrooms are delightful, as are the bathrooms, which offer a choice of bath or shower.

  • "The house was basically grubby."

    There was: a filthy kitchen floor with a filthy mop left to clean it, many chips in the floor tiles; dirty oven, shelves and grill pan; dirty towel rails (splashed); ill-fitting toilet seats (loose) and one that was the wrong size so that you were sitting on the porcelain; dusty skirtings; grubby settee with lots of fluff and dust at the back of the cushions. There was also one piece of furniture in the living room with missing handles, no clothes hanging space AT ALL in the main bedroom, and holes of long standing in the quilt cover of the main bedroom. Although the kitchen cupboards were stuffed full of bits of equipment, there was no larder cupboard to store cereal boxes, tins and jars. The fridge had a thick layer of frost at the back of the cabinet, though the fridge itself appeared to have been cleaned. On the bright side, the beds were clean and comfortable and the TV was a good one. The gifts of wine and biscuits etc were appreciated, but they were no substitute for a clean house. We have stayed in Sykes Holiday Cottages before without issue and we have another booked for later this year, but you are on notice. N.B. the shower in the en-suite didn't drain properly, indicating a partial blockage, which the owners would not have known about, unless the fault had been reported, but it needs attending to. The general consensus was that this property needed a good clean from top to bottom, some general maintenance and then needed to be kept on top of.

    Thank you for your feedback. It is always good to receive constructive feedback in order to improve our property even further. We are disappointed to hear that you were not happy with some aspects of your stay but in future it would be useful to report anything you are unhappy with so that we can at least have the opportunity to put things right for you. With regards to the cleaning, we always have thorough cleaning between bookings including oven and fridge to give a thorough clean. The kitchen floor as you can see from the web page is marble effect and is not unclean. In terms of the toilet seats, these have recently been replaced so we are surprised this was an issue. In the bedrooms we have provided lots of drawer space and hanging rails / hangers to preserve a light and airy feel. The kitchen as you mentioned is extremely well equipped and we have provided additional kitchen storage trolley and baskets in cupboard for storage of dry goods. We are glad that you found the fridge very clean. We are also pleased that you enjoyed the gifts on the welcome tray and TV (inc Sky and BT sports) and that you found the beds and linen/towels clean and comfortable.   • "The noise from the traffic could be heard inside and outside of the property."

    This was particularly annoying at night. There were no wardrobes in the property. We hoped there would be a CD player in the property. In your descriptions it would have been useful to know what was provided so we didn't take hair dryers, iron etc. The outside area should have been swept and cleaned of bird dirt. Generally a light, clean property in a very convenient area.

Wroxham 8 miles; Norwich 15 miles; Great Yarmouth 17 miles.

The market town of Stalham, with its high street with a good range of shops and eateries, is a typical North Norfolk town. There is a small market which comes to the town on Tuesdays and a farmers’ market on every other Saturday, as well as regular sales in the town hall. Stalham is one of the major starting points of Norfolk Broads boating holidays and a museum to give you an insight in to the Broadland environment is a must. Just a few miles inland from fantastic beaches, this is a perfect base for exploring the Norfolk Broads and coastline.
