  • "Overall very well equipped house , however kitchen very cold as no heating ( except ceiling fan which we couldn’t reach) and the door between utility room and kitchen does not close allowing cold air in( it was very cold and windy the weekend we stayed£ ."

  • "Great location, close to beach, town and supermarket - all just a few minutes walk."

    The house is large with lots of space. The bedrooms have wardrobes and drawers with more than enough storage. Beds comfortable and clean as was the whole house. The showers were not all powerful and in the afternoon/ early evening the water was not always hot and there was no way to control the heating but this was not really a great issue, we all managed well enough. As previous reviews have said the house could benefit from a little TLC but as regular house bookers we sometimes find the more up market ones a little uncomfortable with young children so for us it was just fine. Some of the furniture is a little worn in the living rooms but comfy enough. Of course the price reflects this and makes it affordable. We had a wonderful time and would use this house again.

  • "Size of the place was perfect for our group."

    As was the location. However the downstairs floors were so dirty when we arrived we ended up buying a mop a cleaning them ourselves. Some of the rings on the hob don't work. The shower on the top floor doesn't drain so you end up in a pool of water. There is also a broken gutter on the outside of the property. I would also have expected the main living room TV to have been a smart TV. Lastly the religious stuff all over the house was off putting. This place could be amazing it just needs some maintenance and slight change of decor.

    The house itself could do with some TLC and modernising. For instance we stopped on the 3rd floor (right at the top of the house) and we only had a window of a minute or so in the shower before the basin filled to the rim with water so the drainage was not working as it should have been.

    We would love to go back but having had a look at the same week next year I was surprised to see a price hike of more than £1000, and to book for a week later the price was over £4000 for the week. Quite Shocking!

  • "Generally good facilities."

    Not as clean as we would expect during Covid. A broken down pipe on the outside wall has obviously been like it for some time, because damp has come through the wall and fused part of the electrics. Owner did get electrician in promptly. There is a broken chair and broken blinds. A broken shower door has been like it for 3 years according to the visitors book. Nevertheless, it is a good price and excellent location and we would recommend it to anyone looking for a holiday for a large group and not expecting luxury.

  • "All of our family (family bubble) really enjoyed our stay at Birch House, Cromer."

    The house was big enough for us all to have our own space, also at meal times we were all able to sit together and chat about what we had got up to that day and what we had planned for the next. Really liked the two lounges a quiet one for you to sit and cheat and one for watching tv or playing games. Really nice place to stay.

  • "Lovely big house with ample bedrooms and living space for a large family holiday."

    Had everything we needed,even kites to take to the beach. The location is really good, 5 minutes walk to town and the sea front , supermarket only a short walk away and a great location to explore the surrounding area. Some rooms are a little cramped and we had an issue with bedroom doors not closing correctly , one of the showers on the 2nd floor had a broken head and door but apart from that everything was perfect .

    Just a couple of minutes walk from the seafront and short walk to the town centre and having Morrisons close by was so convenient for food shopping. The festive wreath on the front door and decorated tree in the lounge was a thoughtful touch and much appreciated by us all.

  • "Had a wonderful family holiday at Birch House - 19 family members from 82yrs down to 6 months!"

    The house is 5-10mins walk to the beautiful beach and pier and even closer to Morrison's which is very handy when catering for a crowd. There are 2 car parking spaces and a public car park close if needed, although most of us were able to park on the road for some of the time. It is a perfect location which more than made up for the slight imperfections in the house. We would thoroughly recommend it - this is a stunning part of the world and there are loads of wonderful things to do in the area.

  • "Lovely airy house with lots of space to socialise."

    Garden (bit of a sun trap the week we were there), living room and large dining room on the ground floor and airy living room on the first floor. Very close to the town centre, beach and pier and with a large supermarket within walking distance so very convenient for a family holiday. House well equipped with two fridges and a full size freezer in the kitchen, well equipped utility room and bedrooms well furnished with very comfortable beds and neat bathrooms for most of the rooms. Lovely place for a family gathering.

    The house was very comfortable with nice beds and plenty of room. The House's location near the centre of Cromer, nearby transport links and local shopping made for a stress-free week. Added to that the walker friendly attitude of Cromer it became an exceptional experience for us.

  • "There were some small discrepancies between the description and the facilities found."

    Notably under Accommodation the listing indicates the third floor bedrooms have basins which they do not, also listed are 11 TVs when in fact there were only 10, we had assumed there would be one in the downstairs sitting room but there was not. While the locations were not described, we had hoped the ground floor shower room would be close to the ground floor bedroom but in fact you have to walk through the sitting room, kitchen and utility room to get to it. Some of the basins in shower rooms were very small and unnecessarily so. Some of the front windows were painted shut and could not be opened, the ground floor front window could be opened but could not be locked. The combination lock on the front door was very useful but does present a credible security risk as I doubt very much the combination is changed frequently if at all. Previous tenants could therefore return and gain access. While this risk is probably small, it might be prudent to provide an additional lock which guests could choose to use if they wished. All the above is intended as constructive criticism, it did not significantly affect our holiday and overall we found the house to be very well equipped and if not luxurious, well suited for our large family gathering.

    Fully equipped kitchen with everything you could possibly need and the starter provisions provided were much appreciated - as were the fact that heating and hot water is included.     The kitchen is well stocked for large parties and the dining room has plenty of space. The two lounges give ample space for communal living, particularly the main lounge upstairs, but the bedrooms, mostly en-suite, give privacy for those that want to escape the hubbub of loads of people talking at the same time.
