  • "Perfect accomodation for an extended family festive time."

    Our 15month old grandson loved the toys provided in the toy box and our dogs appreciated the extensive grounds. All of us loved the huge log burner for which plently of logs were provided. Almost a shame that the weather was so mild! Great kitchen and large dining table. Yummy chocolate cake and a fine bottle of wine welcomed us. Thank you for a wonderful stay.

    A spacious character property in rustic quiet surroundings surrounded by farmland. Plenty of space for parking. A bottle of red wine and sponge cake on our arrival. Wood burner ready laid and plenty of wood. An enjoyable experience had by all.

  • "We had a 4 night stay, 5 adults and a teenager lad."

    House was fab, spacious, very clean and well equipped. We requested an extra tv to keep our teenager happy, and true to his word, the owner had left a lovely good sized tv for us, along with a bottle of wine and lovely cake. Its a distance from shops etc, so car is essential, unless you don't mind walking miles. Pet friendly - our little pooch loved the outdoor space. Lovely mini break away - would highly recommend. Five Stars!!!

  • "Most holiday cottages we’ve used appear bigger in the photos than in reality."

    This was the other way round - we had plenty of space to spread out, We wanted a short break where the accommodation would be the feature as our daughter is not well and simply needed a change of scenery. This was perfect. Andy was friendly and helpful (and the chocolate cake and wine left for us went down very nicely too).

  • "'Went wrong ' is far too strong a word."

    We enjoyed our break and were comfortable. The need for some maintenance is why I haven't awarded 5 stars. Your photos and grading were taken when the property was newly prepared for holiday lets, and we were initially disappointed , even shocked by the poor condition of the door frame and the lounge floor which is badly in need of repainting. As Little Farm has a top rating we expected the property to fully reflect the photos. We also thought that the grounds were marred by various unused and unwanted objects left about e.g old caravan , bricks, corrugated roofing ,shed etc. However we do realise that removal of these objects would probably be costly. Clearly the owner did look after the grounds as far as he was able by keeping the grass well mown and planting saplings. On the plus side, the property is well appointed and very comfortable. The kitchen has all the necessary equipment and is modern and attractive. The bathrooms and showers are also good. We found the 2 beds we used to be comfortable and the linen was immaculate. We were impressed that there was no extra charge for pets and no limit put on numbers although no caring owner would want to use the dog kennel!! If it had'nt been for the maintenance issues we would happily award the property full marks.

  • "The cleanliness of the cottage was ok but think it needed a deep clean as floors etc were quite dirty ."

    Not enough crockery really and furniture was grubby could do with a couple of clean throws over the settees. In general just needs a bit o tlc. Also The outside grounds needs a good tidy up as lots of dumping grounds for old appliances and rubbish, looked a bit like a junk yard. Host was great when asked for more wood for the great log fire told straight away can use more out of the shed

  • "The shower facilities were a little below standard, I think because of water pressure?"

    Also, although generally the cottage was well equipped, it would benefit from a fully comprehensive set of glassware and another set of crockery - one is not enough if you are using a dish washer. However, I would not want this to detract from the lovely week we spent in this peaceful, quiet cottage! It is ideally situated for discovering the whole of Norfolk and instantly felt like home! Andy went above and beyond in the hospitality department with not only wine and cake but eggs, bacon and sausages waiting for us!!

  • "Lovely spacious property surrounded by stunning grounds."

    Owner lived next door and was made to feel welcomed with a decadent cake and a bottle of wine, which went well. The owner responded to issues and resolved them promptly. We found the welcome pack useful, however the information could be updated eg local eateries. Could do with a deep clean prior to arrival.

    Lots of space, ample car parking, spacious outdoor area and wild flower area with lots of butterflies and lovely plum tree outside the kitchen window.

    Andy the host left a very generous welcome package in the kitchen on arrival, and there wasn’t one thing throughout the week that we thought we needed or missed, everything is there. Andy the owner was only next door and there if we needed, However he never encroached, perfect host. Perfect retreat.

  • "We found the cottage warm & welcoming, with space for all five adults, and a spare room."

    .... Bath/shower facilities were also very satisfactory, plenty of hot water. ; kitchen facilities fine too including the welcome pack! Suggestions for any improvements would include a double bed or two without foot boards as some men are 6` 4" plus ; and wet weather clothes drying area, perhaps coat hooks in the entrance or inner hall ... But a great place, we shall undoubtedly visit again. Thank you Andy, and the Sykes team.

  • "We booked this mini break with Sykes as we wanted somewhere close to where we live yet far away enough for us to feel we were away from it all."

    Little Farm fitted that description perfectly for us. There were four ladies in our party and we each had our own very comfortable room, each room had hanging space and drawers to store our clothes and belongings. The kitchen was very well equipped with everything you would need to use. We had a lovely welcome pack on arrival which was very welcome and plenty of tea towels and cleaning products to keep our property clean and tidy. The sitting room was very spacious with plenty of seating areas and a dining table with seating for six which had plenty of room for us all to sit at. There were numerous DVDs, books and magazines for our pleasure, so no time to get bored. The property sits in a rural community and is surrounded by fields, I expect it is lovely to sit out in on warm days but unfortunately the weather was not that kind to us on this visit. We did find the property quite difficult to find and it actually sits behind a 5 bar gate which needs to be opened to get access to the property. Luckily Andy the owner was there to greet us and show us exactly where to find the key as if he was not there we may have struggled a little to find it, but I suppose for security purposes this is not a bad thing. The only thing we could have a small issue with was the water pressure in the shower. However we all managed to keep clean and wash our hair, so it certainly didn't spoil our enjoyment. There is a large pond in the garden, so I don't think it would be suitable for young children if booking in the summer months but perfect for older children in the family as there is plenty of space to kick a football about and play games outside if you have energetic people in your party. We would have loved to explore the outside more but we had wind and rain during our visit so we didn't venture into the garden, but I did see a couple of red deer when I opened my curtains in the morning which was a delight. I would definately recommend Little Farm for a lovely relaxing break away. We went as a group of four ladies but it would also suit families with older children. We had a lovely time in this lovely quaint spacious cottage.

  • "This is a great property and the owner on site is excellent."

    He has achieves that difficult balance of being both discrete but also available - something that is not easy to manage. We didn’t need him for anything but he would have been easy to access if we had. The starter pack in the property when you arrive is superb and genuinely useful - a pack of biscuits that are typically available in cottages might be excellent but give me milk, butter, bacon and eggs (amongst other things) from Andy any day!

  • "Had a fantastic break with my wife, Sharon and two boxers, Ruby and Flint."

    Lovely clean spacious cottage with wonderful grounds to explore particularly for the dogs. Little touches of food in fridge and well stocked cupboards made it even better. Andy and his dog Ruby on hand if needed for an help and he met us on arrival. A great place to get away to and do your own thing. Plenty of walks nearby too. We did very little just enjoyed the cottage probably the best place we have stayed. We would definitely return.

  • "The only reason I dropped the comfort score by 1 point was due to one quite important factor."

    We stayed during what turned out to be a heatwave, which I accept will not be the same for everyone. However on the times that this occurs the cottage would benefit greatly for being prepared for warm weather. In the evenings the heat was quite unbearable. Now I do not think it is reasonable to expect expensive air conditioning, but a reasonable quality fan for all bedrooms would have made a huge difference to the comfort at night. This is I believe a genuine oppotunity to improve on what was otherwise a superb location and a fantastic holiday we will always remember in spite of the extreme temperatures and dripping sweat of the evening. A special mention to the owner for his hospitality and not forgetting his beautiful dog, whom my daughters shall never forget.

  • "It was a pleasure to spend two weeks at Little Farm."

    Exactly as described and even better! Superbly equipped kitchen, comfortable bed and living room with roaring open fire. The area is so quiet and peaceful ( The crow-scarer did not disturb us or our young dog), One evening, within a few minutes, we saw a deer and a barn owl flew past the kitchen window. Andy was the perfect host with helpful advice and tourist information. A most relaxing, enjoyable holiday. Highly recommended!

    The kitchen was also well equipped so made cooking a joy. The only downside was the automated bird scarer which releases gun shots four to six times an hour. One of our dogs found this distressing but the other one was fine.

    The beds where very comfortable . The welcome pack from Andy was very much appreciated. There was plenty of space in the garden to roam around. The only down side was water pressure was low when you all wanted showers, also no hairdryer. Other then that it was a lovely place to stay with plenty of places to explore.

    It is what you want if you need to get away and have some family or friends quality time. Little Farm is very spacious inside and has great grounds to chill and relax in especially if the weather is good. It is easy to find and not from from the coast if you want to go exploring the nearby towns. We would definitely book again with Sykes and at Little Farm.

    It was exceptionally well equipped with lots of games and food and warmth for what was a very cold and damp Easter. Our only tiny quibble was the area around the gate to get in and out was very, very muddy and so not pleasant when getting in and out of the car to open and close it.

  • "Little Farm is a really lovely property set in beautiful grounds."

    The rooms are comfortable and well furnished, the kitchen has everything you could wish for and a well stocked fridge ready for our arrival!!!! Even a cake for that all important first cup of tea. There was a large selection of games, DVD's and books to keep everyone occupied and many other thoughtful touches. What really made our stay special was Andy the owner, nothing was too much trouble for him. We picked a week with the worst snow and low temperatures for many years and Andy made sure we had extra logs for the fire and offered to collect groceries if provisions running low. He was an absolute star at the end of our stay clearing lots of snow from the drive and eventually towing us to the main road. Needless to say we will definitely be returning to Little Farm.

    We collected our keys from the guy who owned the cottage who was very helpful and had put the heating on ready so when we arrived it was lovely and cosy. We will defiantly be returning.

A semi-detached farmhouse in the rural village of Great Fransham between the bustling towns of Dereham and Swaffham in Norfolk.

With many original character features and in a lovely countryside setting, this property makes a wonderful place for families and for get-togethers with groups of friends.

On entering the property you arrive in a spacious hallway with rooms leading off from here.

The kitchen is well-equipped with everything needed to prepare some lovely home-cooked meals.

There is a small breakfast table and chairs in the kitchen with a large dining table and chairs in the sitting room giving good flexibility.

The sitting room has plenty of comfy seating in front of a welcoming open fire, making a great place to relax after a full day out and about exploring the area.

There are four bedrooms upstairs with a family bathroom, all with lovely views of the surrounding gardens and countryside.

To the outside is a large lawned garden; a great place for the kids to stretch their legs or even for some family games.

To the front is an outdoor dog kennel and run to keep your four legged friends happy.

There is plenty of outdoor furniture making a great place for some alfresco dining whilst enjoying the surrounding countryside views.

There are plenty of walking and cycling opportunities from the door with the neighbouring village of Little Fransham boasting amenities including a public house and farm shop.

The market towns of Dereham and Swaffham are about 7 miles from the property and are home to plenty of high street shops and pubs.

Further afield is the magnificent city of Norwich with its stunning cathedrals, extensive shopping and fine selection of restaurants.

A little further afield are the world-renowned Norfolk Broads where you can hire a boat for the day, or even take a trip to the North Norfolk coast and visit the its many quaint seaside villages, such as Wells and Holkham.

Whatever you decide to do, the cottage will provide a wonderful holiday at any time of the year.

LITTLE FRANSHAM

Swaffham 6 miles; Dereham 6 miles.

Little Fransham is a small village in rural North Norfolk half way between King’s Lynn and Norwich. The village is spread across both sides of the A47 and is home to a village pub called The Canary and Linnet. Just six miles from Little Fransham is the delightful market town of Swaffham. Swaffham has fine Georgian buildings housing shops, pubs and restaurants, a bustling Saturday market and a twice-monthly farmers’ market. The local area is known as The Brecks, an area of countryside offering forest, heathland and agricultural landscapes. The Brecks is full of opportunities for walking, cycling and horse riding and is dotted with towns and villages to explore. Further afield are the city of Norwich, the Norfolk Broads and the north Norfolk coast, making Little Fransham an excellent base for a holiday all year round.
