  • "We arrived late and tired in the wettest most dismal week of the year to a wonderfully warm and welcoming cottage."

    Tea tray laid out ready with cake and biscuits for us and for the dogs, heating on in every room and the log fire stacked ready to light. Meadows Cottage is both spacious and cosy, comfortable and well equipped and truly wheelchair accessible, except for the kitchen (which was a relief as I needed a break from kitchen duties). The garden is self contained so we could let the dogs out freely. The hosts are generous, kind and helpful without being intrusive. Half an hour's drive will get you to most of the costal walks and the local Garden Centre do a great full English breakfast if you need a morning treat. We will return.

    Wheelchair access was good but some of the angles were a little tight,so please give consideration when holidaying here.kitchen was my favourite room very cosy. Easy access to the garden. The owner was very friendly and helpful, easly driveable to location's. Definitely want to go back in the summer.

    The cottage had all we needed, was big and spacious, the owners came to greet us when we arrived (lovely people) and were on hand to answer any questions, in the property they had left us a few necessities, milk, coffee, tea and also a gift of cookies and cake, much appreciate. Will definitely be going back

    It had a cosy charm and was situated in a tranquil edge of village location. One of our party had mobility issues and the cottage was perfectly adapted for her wheelchair. The owners were very friendly and helpful. Just a note to say that a maximum of 2 cars can easily park on the drive.

  • "This cottage is almost* perfect - very well equipped, comfortable and with a fully enclosed private garden."

    It’s off the beaten track, and the only sounds you’ll hear are bird songs and the hammering of woodpeckers. Our party included a wheelchair user and a dog. There’s plenty of space; the large master bedroom, wet room and wide doors make it totally accessible. It’s within easy driving distance of numerous attractions, including Walsingham, Cromer, Wells and Holkham. We would very happily come back, and wouldn’t hesitate to recommend The Meadows Cottage. * The only thing that stops it being totally perfect is the chilly bathroom! Probably not a problem in the warmer months, though.

  • "We had a great time in the cottage."

    It is in a fabulous area with lots of walks with our dogs. The beds were very comfy the towels and all the little extras we fabulous. The only negatives were the shower as the floor was very mouldy and not nice. All the other parts of the bathroom were fine. The other problem was the fire was very smoky. We respected the property and we never left then alone. We would definitely be back if we visit our son in Norwich.

  • "We had a wonderful stay at The Meadows Cottage."

    Adrienne was very welcoming with some lovely treats & even went out of her way to get my wife some Gluten Free treats. We had a very relaxing 2 week stay in this very spacious cottage which is fully accessible by wheelchair. Kitchen has everything you could want for your stay with lots of storage bedrooms spacious clean and well decorated. Good wifi connection which is important these days. Cottage has it's own private area surrounded by beautiful gardens and private patio a real credit to the Cottages owners who work very hard to maintain them. The Satnav took us way past the cottage so please be aware when travelling in down Billingford Road (B1145) and turn in to Bintree Road continue on past a big black barn looking building for a further 1/2 mile & the turn into the Meadows cottage is on your left just before the National speed limit signs with a sign for Meadows cottage on you're left.

  • "They had an award back in 2017 and I can see that it’s well deserved."

    We always do quite a lot of cooking and the hob of the oven has lost most of its switch markings. I and many others have probably turned the dial clockwise thinking it’s low heat and found it the hottest setting. The settings are in fact anti clockwise. Hence the Prestige pans have been heated very high and have concave bases. They only touch at the edges and take ages to warm up. Suggest a note re hob settings are clearly apparent to everyone. (The instructions were printed and in a drawer next to the cooker) This is the only comment I have picked up on and it’s trivial in the scheme of things. (Has been discussed with the owners) The owners on site are really lovely people and a pleasure to associate with. In conclusion we found the holiday home one of the best we have stayed in to date.   • "The property was very nice."

    Just needed a little more cleaning eg under sofas beds and lots of cobwebs around ceilings. Shower poor with low water pressure.

    We are sorry you were disappointed with some aspects of the cottage. The shower is not a power shower but rather electric and the pressure is usually good. As for cobwebs, we are in the countryside but do check weekly and the cottage is cleaned thoroughly before every visit. It is extremely rare, if ever, that we receive a complaint of this nature. It should be noted that we do live onsite and encourage people on arrival to let us know of any problems during their stay so we can address any issues in a timely manner.     The friendly owners checked we were ok and left tea bags, milk and a cake on arrival. The cottage itself was clean, comfortable beds, plenty of towels, lots of seating in the lounge and dining table. There were lots of books and games for adults and kids, and the kids enjoyed the playhouses and ride on cars in the garden. The extra downstairs toilet was a welcome surprise. My only suggestions would be to have a mirror in the toilet and twin bedrooms. Also perhaps a shoe rack and more hooks for coats near the entrance way as it did get a bit cluttered with 6 lots of each! Overall a great stay and with so many places still to visit would like to return.

    Good enclosed garden for dog. Less than an hours drive to Hunstanton, Sandringham, Walsingham etc. Walks for the dog. It was lovely to find in the information book, mentions of places to eat & dog friendly, we went to one listed & the food was excellent. The lady owner was very friendly & nice. Lovely stay.

  • "We had a very pleasant stay in this lovely cottage in Norfolk."

    The Meadows Cottage is a comfortable and spacious cottage and was perfect for our family break. It was extremely clean on arrival and everything was in good working order. We found the layout was perfect for us as a family with grandparents and two children under 5 and a dog. The children were happy playing in the secure garden, we could sit in the living room and chat with the doors open and see them playing. There were two little playhouses and some toddler play cars in the garden which our children enjoyed. The owner was very friendly and welcoming, leaving us some lovely treats at the beginning of our stay and coming to chat to us at the beginning and end of our stay to make sure everything was ok. The guide which the owner had left was excellent for finding local restaurants, takeaways, and days out. The property is close to some beautiful woods to walk our dog in and was a great base from which to explore Norfolk. Locally, the garden centre at Bawdeswell was excellent with a large play area for kids and some nice shops. The kids loved Roar!! Dinosaur adventure park at Lenwade. We were able to get to beaches like Wells and Holkham early to get parked and enjoy the day. All in all a great little cottage and a wonderful stay.

    Over all that time we have been aware that your company has grown. Yet we still receive the same service, efficiency and attention that we had when we first started using your company. We thank you for that.) We visited The Meadows Cottage 3 years ago in November and returned last week to help me celebrate my 60th birthday. As last time we had a wonderful, relaxing, tranquil stay. The property is very clean, tidy and comfortable. The bathroom is excellent and Linda, who has MS but is not a wheelchair user, finds it very accessible and safe to use. We had 2 dogs with us in 2016 but only have the one now but we know he is safe and secure when let out into the enclosed garden surrounding the house. The owners are very welcoming and available without being intrusive. They add little touches that really make it a home from home. I understand that it is a very popular property but if I can sort my annual leave next year then we will definitely look forward to returning!

    I have brother in law whom has learning difficulties the shower facilities were excellent safe are secure and anyone with a wheel chair would recommend they check this accommodation out - brillant, apart from that they have a lovely little garden for our dog to play in - cottage has all the facilities to ensure it feels home from home cottage i a bit rural, but situated in such away that days out are easily accessible the owners were lovely and couldnt help us enough, to make sure that our stay was enjoyable ( upon arrival club cakes along with tea / milk a lovely touch )

    The owners make the cottage very welcoming and we had it decked out for Christmas. Our Christmas welcome included home made mince pies, festive cup cakes and some mulled wine! Coming over from Australia it was a lovely surprise and our stay was very warm and comfortable. The owners are friendly and helpful without being invasive. When we return to England and Norfolk again in the future we will definitely book in again. As a side note I really enjoyed the art work, which is done by the owners son, and bought a couple of prints to take home. Thank you for a lovely stay.

    The owners were on hand and were extremely helpful. Although the weather was not very good we still had a lovely family holiday. The cottage was very well equipped with toys and books for young children and books and DVDs suitable for the adults. With the toilets very close to one of the bedrooms (all downstairs) it was particularly suitable for my mother who has dementia as she could easily find her way around. The cottage was decorated to a high standard and was very homely. If we were to come back to this part of the country for our next cottage hire we would definitely consider this one again.

    The facilities were superb. It was spotlessly clean, with good quality pots, pans crockery etc. There are great walks for dogs right on the doorstep with good level ground. For young families there is a huge range of toys & games, and the garden & patio are very secure for both dogs & children.   • "My group of friends and I have regular cottage breaks across the country."

    However, this cottage surpassed our expectation. It was far better than I thought and as the person who made the booking, I can honestly say it was value for money. The cottage itself was beautiful, the space around was great, it was very easy to access, the actual cottage itself was looked after, there was a selection of complimentary cupcakes provided by the owners which was just heavenly. Overall the experience was fantastic - even though the weather was not in our favour, the cottage itself did not let us down and was a great experience. I will be doing another booking for this cottage for some time in the summer as it was that good. Highly recommend anyone to book this.

  • "The owners of this single story cottage have clearly put much thought into including a range of facilities to accommodate young children, dogs and some disabled holiday makers."

    When we arrived, we were impressed how immaculately clean the cottage was. There were vases of flowers which gave us a welcoming feeling and some delicious cup cakes. We took two small dogs with us and they could run free, safely, in an enclosed garden. A hose pipe was provided to wash the patio clean if the dogs did their toilet there. Disabled holiday makers should note that whilst the cottage has a highish toilet, a grab handle, wheelchair ramp, wide doors and a wet room, there was no hydraulic hoist or others such appliances. I, myself, suffer with Parkinsons, I can still walk and I found the cottage easy to get around. Some people with severe mobility problems would do well to speak with the cottage owner prior to making a booking to discuss their specific needs. This holiday cottage is ideally suitable for people who are not taking children, or dogs who just want a relaxing holiday in the country. There is a table and chairs on the patio which catches the afternoon and evening sun. A superb facility to wile away the hours with a bottle of wine. There is a wonderful book in the lounge which contains lots of ideas of places to visit, including walks and so on. To sum up; we have stayed at many holiday homes in recent years and they have always been good, but this cottage is the best in our opinion.

The property

This lovely cottage is centrally located in Norfolk near to the market towns of Fakenham and Dereham, with good access to the North Norfolk coastline.

This beautifully spacious cottage is set within the owners’ extensive grounds in a rural village, ideal for walking, cycling and exploring this wonderful county.

Set all on the ground floor and with widened doorways and a wet room, the property is suitable for accompanied wheelchair users.

The well-equipped kitchen offers a breakfast area and overlooks the patio and garden.

It is located next to the spacious sitting and dining room which has doors leading to the patio, ideal for relaxing with a morning coffee while planning your day.

The sitting room boasts a woodburning stove so that you can relax with a movie after a day out exploring.

There are three bedrooms with the master room also having the advantage of a door opening out to the small front garden.

There are a number of local attractions close by such as Pensthorpe Country Park with excellent walking trails and a children’s play area with cafe, or why not visit the wild animals at the nearby Dinosaur Adventure Park.

There are a number of fishing lakes in the local area, plus the world-famous Norfolk Broads are easily accessible.

Billingford is a small village on the River Wensum in the Norfolk countryside. The village is home to a church and a local auction on a Saturday. Just a couple of miles away is the charming village of Bawdeswell which sits between the Bure and Wensum Valleys. It provides an excellent local shop, a good pub and a delightful garden centre. Foxley Wood is nearby, the largest ancient woodland in Norfolk, offering a great place for picnics, whilst Gressenhall Farm and Museum and Norfolk's Dinosaur Park are both within easy reach providing fun days out for all the family. The nearby towns of Reepham, Fakenham and Norwich boast a broad range of amenities and architecture, whilst the churches at Salle, Cawston and Booton are well worth a visit.
